EXECUTIVE SUMMARY

Every two years, River Creek Owners Association (RCOA) is required to conduct an anonymous satisfaction survey among it members. This task is managed by the RCOA Communications Committee and overseen by the Board of Directors. The survey is intended to gather data that will better inform the long-range governance and management activities of the community . The Communications Committee conducted an anonymous survey among RCOA members. Respondents were given the opportunity to complete the survey online through a Google Forms application or on paper.

Based on the total number of households ( 1,132 units) that are part of RCOA for the results to be statistically relevant, at least 291 (25.70%) surveys needed to be completed to achieve a confidence level of 95 percent. In collaboration with the Communications Committee, the RCOA staff informed the community of the survey through direct mail post cards, community signs and emails sent to all registered owner household email addresses. The survey opened on January 24, 2022 and closed on February 11, 2022. A total of 503 (44.43%) surveys were returned, surpassing the statistically relevant threshold.

Below is a high-level summary of the survey findings:

SECTION A: Community Demographics

Question 1: Asked for House Number & Street Name to validate 0wnership and determine the number of households that returned more than one response. Of the 503 returned surveys , 43 came from the same household.

Question 2: Asked respondents to select from a list, the “neighborhood” they lived in. Of the 490 that selected a neighborhood, 55 percent of the respondents lived in an Attached Home.

Question 3: Just over 30 percent indicated they lived in the community for over 13 years.

Question 4: Over 60 percent of the respondents said two (2) people, including themselves, lived in the household.

Question 5: Nearly 70 percent of the respondents indicated that the individuals living in their household were over 61 years of age.

SECTION B: Neighborhood Maintenance & Upkeep

The results for this section represent the responses of all survey respondents. Appendix B presents the aggregated raw data responses to the questions below by Neighborhood.

Question 6: Over 90 percent of the respondents believe that the homes in their neighborhood are either “Well Kept” or “Very Well Kept”.

Question 8: Just over 60 percent of the respondents said they were “Satisfied” to “Very Satisfied” that RCOA Management is consistently enforcing Covenants (rules for exterior maintenance and upkeep) in their neighborhood. Of those that indicated satisfaction, just over 60 percent of the respondents live in Attached Homes.

Question 9: Nearly 70 percent of the respondents said they were “Satisfied” to “Very Satisfied” that RCOA Management is performing common area maintenance in your neighborhood . Of those that indicated satisfaction, just over 60 percent of the respondents live in Attached Homes.

Question 10: Just over 30 percent of the respondents indicated they would support “ Raised Crosswalks” as a traffic calming measure to further address and reduce vehicle speed through the community

Question 25: Just over 60 percent of the respondents said that when they login to the RCOA website www.rivercreekowners.com, are able to find the information you are looking for “Some of the Time”.

Question 26: Nearly 75 percent of the respondents either contacted RCOA Staff by “Phone” or “Email”.

Question 27: Of the 247 comments received regarding s uggestions on how the RCOA staff can communicate more effectively, the theme of “Answer Email/Phone/Return Calls/Timely/Responses ” was noted 88 times.

SECTION F: Board Meetings

Question 28: Just over 50 percent of the respondents said they stay informed about actions being considered by the Board of Directors by “Read[ing] Meeting Minutes”.

SECTION G: Satisfaction with River Creek

Question 29: Of the 446 comments received regarding w hat attracted them to live in River Creek. The themes of “Club/Golf/Pool/Tennis/Amenities,” “Beautiful/Well Maintained/Landscaping/Grounds,” and “Gated/Security/Safe/Private, ” were noted more than 166 times.

Question 30: Over 90 percent of the respondents are “Satisfied” to “Very Satisfied” with living in the River Creek community

The raw data provided by the respondents was grouped into Themes where specific terms or phrases were stated at least two (2) or more times. Some respondents listed several different suggestions together. These were separated and listed with the corresponding Theme.

Tree/Shrub/Bushes

1. Shrubs are not always trimmed; some haven't been trimmed in years and shrubs of the same type, lined up in a row are significantly different sizes from the others in that row. These are shrubs that have been planted three to six years ago (versus new plantings) so are very maintainable.

2. Trees and sidewalk

3. Clubhouse Square entrance often has heavy equipment parked in the lot and bushes have been damaged and not replaced for years. Non-operational cars (with flat tires - gold Jaguar) allowed to remain parked in the lot.

4. Landscape grasses at entrance of my neighborhood are distracting in the summer, as it makes it very hard to see pedestrians walking through the crosswalk. We have asked they be replaced with shorter box shrubs this year.

5. Visibility for residents entering and leaving via alleyways behind homes as hedges and landscaping prevent visibility of cars and/or children or pedestrians in the street.

6. Low-hanging tree branches over sidewalks, inadequate lighting at crosswalks.

11. Well, there were two wonderful pine trees on the berm that offered some privacy that were cut down. This was a few years ago and we were waiting for them to be replaced. As of yet this has not happened.

13. A couple houses don't do great at their yard upkeep/bush trimming but in general satisfied.

16. The creek behind our house. A couple of trees fell during storms and they cut them down then left all the debris and made the remaining trees look like Totem polls. It is no longer soothing to look at. I constantly look at it a just want to fix it. I asked the HOA about this. M y neighbor is unhappy as well.

17. The fallen trees that border our property and River Creek property are an eye sore, but I understand that Loudoun County will not allow them to be cut up and removed.

22. The ash trees that were all put in by the builder on many of the lots have a beetle bore that is killing them. It is so important that these are removed with new trees put in or that the current trees are treated. Otherwise they are all going to die and our beautiful, tree -lined street is going to lose its lovely character. It's also important to trim trees back from the light poles.

32. Yes - HOA left piles of tree limbs and tree trunks from downed trees in the common area behind our and other houses. However, the common area is only 50’ wide. It’s not a wooded area, but a narrow strip between rows of houses.

33. The ravine in the back our our house is a mess and haven for snakes. There are numerous downed trees that were left there.. I have seen similar areas cleaned up around the golf course and in other neighborhoods. .. would love to see this area cleaned up as well.

One of the things we loved about our home and certainly paid for in the price was the views but we're very concerned with the lack of tree maintenance which will soon block our views if it's not taken care of. We've offered to pay for it and hire it out but have been told we ca nnot. Dead trees should absolutely be taken care of from a safety perspective.

35. Behind our row of townhouses, just keep up with the removal of dead trees/branches and replacing dead bushes...recommend putting a trashcan near the utility shed as people take their dogs walking there and do not clean up

36. Maybe some of the landscaping shrubs are too big due to age, and some trees need to be pruned.

37. The view out the front of our house looks out at the parking lot so more trees being put in on the hill between our house and the parking lot to help block that view, would be appreciated.

38. Wood buffer areas on the 8th hole between homes and the course and no access to homes from the rear.

41. The reserved/forest area adjoining my property needs regular attention, and Blake told me they need guidance from the HOA to clean the area, I have spent several hundreds of dollars clearing the area over the years to keep my family safe.

1. Yes. Weeds on sidewalks not taken care of. Overgrown landscaping. View of trash at club off Perdido. Loose sidewalk bricks.

2. Yes - lack of outdoor maintenance and weeding and keeping of landscaping.

4. Yes - because there is no grout in between all the bricks on the walks, weeds grow in there and are very difficult to get out. We were given an option to have them chemically sprayed, b ut didn't want the chemicals around us or our pets. Regrouting all of the sidewalks would be the best solution.

12. The weeds and grass poking through the brick sidewalks whi ch then leads to the spraying of Monsanto, a deadly chemical. Older residents who use walkers must walk in the street as the sidewalks are so uneven, and I worry about them getting hit.

13. The new brick sidewalks seem loose and less even than the prior. No sure why they were replaced - seems a dramatic waste.

14. Sidewalks require a lot more cleaning and pressure washing than previous. Maintenance of landscaping which belongs to HOA property is sporadic and not predictable.

17. Yes. One neighbor does not maintain their yard in what we consider is in keeping with the mandates established by the community. The back yard is mostly weeds. The front yard uses materials that are not permitted (ie. Stones instead of mulch)

19. Some (not most) neighbors do NOT maintain grass cutting and weed eating. One house doesnt weed eat at all. Grass around signs, mailbox etc gets over a foot tall

Do we own the sidewalk in front of our house or does it belong to HOA? If the sidewalk is damaged, is it also our responsibility to repair it? The street gutters were cleaned by HOA and they look so much better. I know there are many neighborhoods without sidewalks so it is a unique problem for us.

7. Landscaping/grass areas in common areas is terrible compared to the rest of river creek. In addition, the walkway around the large parking lot across from the clubhouse is always strewn with bottles, cigarette butts, and other trash.

8. The hoa does not care for the commons areas well either. The gate behind my house it’s practically falling down. I’ve reported the issue several times and nothing has been done to correct the problem.

26. Yes the HOA routinely ignores pruning and seeding in the common area behind my home. Sidewalks are over run with weeds and streets rarely are swept. Trees belonging to HOA over hang the sidewalks and are ignored unless we file a complaint. No one cares that a full dumpster is exposed when entering our neighborhood. It’s pretty sad how clubhouse square is ignored.

27. The "open" space behind the neighborhood is unkept, and maintained.

29. The park in our neighborhood needs lots of attention. The grass is dead. Weeds. Looks awful.

Verges

3. The verges were replaced with brick and a number of people do not remove the grass that sprouts up between the bricks. Weeding is also an issue in a few front yards.

4. The verges. Considering the number of properties in this neighborhood, I feel the combined Member fees more than subsidize the RCOA simply mowing and maintaining the long strips of grass verges.

7. Verges beside the sidewalks do not seem to be mowed with regularity.

9. Verges need to be maintained by the HOA since they do not belong to property owner and dog traffic ruins grass. Those who have extensive verge property are penalized by having to maintain property they don't own.

Many HOA verges continue to degrade as a result of no maintenance and have resulted in becoming areas of just weeds and dirt.

25. Additionally, the question of what to do with the Verge has yet to be resolved by the HOA

26. The trees on the verge along Westchester Square, including the area around them, a re poorly maintained.

27. The public space grass and verge at the end of Buccaneer around the mail boxes area is poorly maintained by Blake compared to other higher traffic streets. “Out of sight, out of mind?”

7. Yes, some of the driveways have not been painted yet and should be, in order to keep the look consistent.

8. Yes driveways are different colors and cracked and garage doors as well - the stain is not solid so all look unfinished or needing repair

9. Driveway Surfaces: Recent repairs to driveways have left our neighborhood in a complete mess with multiple colors of driveway surfaces. Not only are there now a variety of colors ranging from bright white to beige and gray tones, but even portions of driveways are now in multiple colors instead of one. Also the textures of the surface vary considerably. Even after the driveway guidelines were recently updated, the patchwork installations continue. New surfaces that have been installed have already started to delaminate, resurfacing durability appears to be insufficient. To date the only control sample for people to review and possibly use to instruct their contractor are a series of painted surfaces on a sidewalk in Clubhouse Terrace (Pecan Valley) with no specific reference to what is actually approved. A written specification alone is not sufficient to try and ensure consistency.

10. Paving of our Streets: We have recently completed a partial repair of the asphalt and there are plans to resurface the streets correctly in the near future. However, we need to focus our funds that we have allocated to complete this repair instead of diverting funds to adding unnecessary additions to this scope of work.

11. Perhaps not a concern but desire for more clarity. It's not clear to me what decision was made regarding what is appropriate for upkeep on the driveways (I thought there was some discussion over suitability of painting).

It is unclear as to what effective guidance has been provided to homeowners and contractors alike and how completed projects are being evaluated for compliance. We are still seeing garage doors in severe disrepair and recently finished doors in multiple colors. In Eagle Ridge, there are different colored garage doors, both painted and stained

right next to each other. This has been the case for several years. Does a control sample exist as a written specification alone is not sufficient. The bigger concern is that we need to work at better communication on what is correct. You now have people actually thinking they can simply replace only a portion of their garage door knowing it will not match and they seem to think that would be okay.

Also, the landscaping company does nothing to keep up the entrances to our neighborhood and let’s everything die and not cut back nor replace with new mulch, flowers, or foliage.. this is disappointing when other neighborhoods are kept up and our fees are as high as they are.

Taking down the metal faux gate and replacing it with liriope is a start but more work is needed.

10. Not at the moment - not a maintenance issue but traffic cutting through Eagle Ridge is a major issue. It would be good to have a no thru street sign at each entrance of Eagle Ridge. Or a speed bump. Eagle Ridge becomes a speedway and also we have had issues with RCC maintenance vehicles cutting through which are extremely noisy. It is a narrow street and with no real visitor parking, vendors park during day making it a navigation issue backing out of driveway. I think it is overall a safety concern for River Creek.

I would appreciate the HOA cleaning the back when they take care of the ravine. A group of neighbors was also given permission to place bluebird feeders along the ravine. There are approximately 10 feeders very close together and during the season many birds fly over our property and leave their droppings on our roof, walkways, and patio decks. There are additional boxes along the River which are spread out appropriately. I have communicated with Frank McLaughlin and HOA manager and indicated to them I would get back in touch if it continues to be a problem but I wanted to get my concerns on record since I have the opportunity.

Burning Sands Terrace is short in distance and a straightaway (maybe 200 yds) and vehicles just race to get to the other end. This is a definite safety issue with kids often playing in the street not to mention the excessive noise that goes along with speeding. Something needs to be done before there is an accident. 42. 44. Yes - The speed humps installed at Olympic (Main Gate and Shoal Creek (Rear Gate) are too wide and too high. They are NOT motorcycle friendly and are a hazard for motorcyclists entering the community. The are also, apparently, too high for some of the residents automobiles (look at the current state of damage to the Olympic entrance. The motorcycle issue was addressed at a board meeting and the BOD instructed the HOA Manager to make adjustments to the main gate entrance by removing a center section thus creating a path for the motorcycle. This assigned task was NEVER implemented.

I would also support removal of these signs and replacement with more appropriate traffic calming measures.

Olympic/Trucks/Signage/Lighting

1. Trucks entering Olympic entry: Signage larger and more frequent needs to be installed on THe Parkway. Too many times trucks are turned around causing a bottleneck

2. Also, FYI, the "signage" that was added to stop trucks from entering Olympic gate is TOO WORDY. No Truck driver can read it before the truck has passed. Fewer words will result in more effective adherence. TRUCKS - SECOND RIGHT ONLY

3. It appears that there is confusion as to what side of the road is correct for many cars h eading out on Olympic from the club house. There have been several instances where I have been crossing the road from my home to the trail (right at the pool/gym area) when I’ve looked up to see cars heading toward me on the wrong side of the road. I think more clear signage at the club house end would help people know what side of the road they need to be on when exiting from the club house.

It has take me 30 min to get through that gate due to this.

Also, the two lanes in for cars need to be widen and give signage earlier that says residents right; visitors/golfers left.

17. There is a no truck thru sign on mid ocean and these truck drivers ignore it. How do we hold them accountable to not use Mid Ocean as a thru street??

3. The plantings in the medians at the ends of the street are safety hazards. The plant material is too dense and/or too tall. Children can be playing and can't be seen by the average height car. Perhaps SUV's can see fine. Short adults are also obscured. As a pedestrian there have been times I couldn't see a car turning in. The blind spots these plantings create work both ways. The pedestrian signs in the crosswalks leading out of Potomac Bluffs "walk." They either are moved by a person or are vibrated. At times I can barely get my car around the sign to turn into Potomac Bluffs.

Data/Studies

1. The actual concern regarding safety is the implementation of measures without the support of hard data to support the action taken. A perfect example is the use of the very unattractive plastic crosswalk signs that were installed without any actual supporting data and without the pre-approval of the full Board of Directors. The community has existed for several decades without any solidly documented safety issues so there should not be an overreaction based solely on the impressions of individuals. River Cr eek is designed to be a lovely residential neighborhood and not a commercial business zone.

2. Before any further safety enhancements occur there has to be clear and substantiated data produced by a professional traffic engineer to first identify the specific needs or issues that our community requires. From that study and evaluation, we should then work with knowledgeable professionals, local jurisdictions and the entire community to develop appropriate solutions to support any such modifications or expenditures.

3. Unfortunately, no such data or investigative study was conducted or provided in the past to support the purchasing and installation of the cheap and inappropriate plastic crosswalk signs we have now. In addition, mounting signs to our light posts with zip ties is not leveraging what is available or providing a permanent and finished solution appropriate for our community.

4. All existing conditions along our roadways need to be carefully considered and a measured response should be a priority. The decisions we make regarding our existing infrastructure must have a positive impact and one that is best suited for a private gated community with a commercial entity within it. Any safety expenditures have to be based on more than neighborhood opinions or hearsay. This would include any future purchase of any expensive infrastructure in confluence park."

5. The pedestrian signs in the middle of the roadways are unhelpful. It would be helpful to understand what studies were done prior to their placement regarding pedestrian safety concerns and past incidents. What I observe is that cars now track through the grass to miss the signs, pa rticularly in those locations in which signs are close to a turn. I am not supportive of wasting HOA money to continually "fix" the ripped up grass from cars veering there to miss I sign of which I question the utility.

Teenagers

1. The area by the pointe seems to be a trouble area with teens at night in the warmer months.

Further, snow and ice needs to be removed promptly for obvious reasons. This is extremely important for the various townhouse neighborhoods. The HOA needs a plan to assure this is done even if the association does it themselves and back bills violators. Safety is the issue.

5. And, someone needs to read the eBlasts before sending them out. Besides spelling and grammar issues, you can tell the times it had been written way ahead of time and goes out with false/incorrect info because something has changed during the week and no one bothered to update the Friday eBlast. When there has been conflicting information between an email during the week and a Friday eBl ast, there is NEVER anyone looking at emails on a Friday afternoon and responding to questions about inconsistent messaging.

7. I think the RCOA staff needs to attend a class in basis communication techniques - or have some residents that are well versed in communications, set some standards of operation for the HOA staff (maybe the Communications Committee)! "

3. Follow up reporting on initiatives/projects approved by the board, where they stand, what it costs, and neighborhood satisfaction of same. (i.e., the 360 survey, updates on the verge, landscaping in common areas, re-brick sidewalks, etc.).

4. Board members should troll the social media and neighborhood chat s for topics and address them in these weekly messages.

5. Those single board meeting notices have paragraph after paragraph of instructions on how to use Zoom instead of giving a list (not a link) of the topics at the beginning of the email.

I know the community has its group of activists, but the majority just want to be treated like we matter otherwise it is creating more activist or people who think negatively of staff.

6. Written communication are quite formal / legalistic which can be necessary in certain cases; however, initial communications could be in a more neighborly tone. A good example are the signs requesting dog owners to pick up after their dogs.

7. Prior to us moving in we did extensive remodeling inside and one day for about two hours we were told a worker's car was obstructing the sidewalk in front of our house - it was not our car. Despite our best efforts to keep our workers from infringing on only HOA issues, this happened once. within days we got noticed with a picture. We were taking back by the coldness of this notice and the d emand we remove the car or else! The car was gone prior to the letter even being written. As a new owner, the letter should have been more client centric and simply stated that " it came to our attention a car in your your drive obstructed the sidewalk. Since you are new to RC, we wanted to remind you that we ask that this not happen." Instead it was a cold demand letter. This also happened to my son who had just moved in to RC and they accused him of not picking up his dog's mess at his mailbox and sen t a similar nasty note. For the record, the dog mess was from a small dog not the size of his large animal and, it most likely was put there when the plows pushed the snow up against his curb. A nicer touch would have been warranted here als . this is not the friendliness we had hoped for right after moving in!.

22. We've loved everything except the restaurant. We eat there about once a week, and in the last 5 months since we moved in (15-20 dining experiences), I think the staff has gotten our order right about 3 times. Either the server seems to have a hard time understanding what we are saying (frequently), or the kitchen ignores requests on our order. For example, last Sunday we went to the restaurant for breakfast. Both my husband and I have food sensitivities/allergies to gluten and dairy. (We know this is a pain and try to be as kind as we can when requesting modifications to our order.) We explained the food sensitivities to the server, ordered ""no toast"" with our breakfast, and asked that our eggs be made with olive oil instead of butter. When the server brought our food, both of our plates had a bagel on them, which our server noticed as she set them down (she seemed frustrated with the kitchen). Since they gave us gluten, I decided to confirm that the eggs were cooked without dairy. The server went to the kitchen to ask and came back and told us the cooks did use butter to make the eggs and we should not eat them. She had them remade, but they had no salt or pepper or seasoning whatsoever. We barely ate any because they tasted so bad. We are almost to the point where we don't want to come to the restaurant anymore because we're so frustrated with our order being wrong 90% of the time and food that is very hit or miss.

25. I am an original owner, purchased my home in July 1999. #1 goal was relocating to Loudoun County. #2 was my family's interest in the River Creek Club. We have been overall very satisfied living here.

26. This may sound stupid, but I did not realize what type fo community it is/was so while I really like Rivercreek the elements you might expect were unknown to me. I only tangentially understood it was a gated community. That was not important to me. However, I have come to use the common areas more than I anticipated.

These are shrubs that have been planted three to six years ago (versus new plantings) so are very maintainable

3. Some common areas are full of weeds that spread to the properties in the neighborhood. Blake may claim to put down weed treatments but who knows if they really do apply it - no one from the maintenance crew accompanies them to make sure RC is getting what they pay for.

Taking down the metal faux gate and replacing it with liriope is a start but more work is needed.

21. Driveway Surfaces: Recent re pairs to driveways have left our neighborhood in a complete mess with multiple colors of driveway surfaces. Not only are there now a variety of colors ranging from bright white to beige and gray tones, but even portions of driveways are now in multiple col ors instead of one. Also the textures of the surface vary considerably. Even after the driveway guidelines were recently updated, the patchwork installations continue. New surfaces that have been installed have already started to delaminate, resurfacing d urability appears to be insufficient. To date the only control sample for people to review and possibly use to instruct their contractor are a series of painted surfaces on a sidewalk in Clubhouse Terrace (Pecan Valley) with no specific reference to what i s actually approved. A written specification alone is not sufficient to try and ensure consistency.

22. Garage Doors: The wide variety of door finishes remain and continue to occur. It is unclear as to what effective guidance has been provided to homeowners a nd contractors alike and how completed projects are being evaluated for compliance. We are still seeing garage doors in severe disrepair and recently finished doors in multiple colors. In Eagle Ridge, there are different colored garage doors, both painted and stained right next to each other. This has been the case for several years. Does a control sample exist as a written specification alone is not sufficient. The bigger concern is that we need to work at better communication on what is correct. You now h ave people actually thinking they can simply replace only a portion of their garage door knowing it will not match and they seem to think that would be okay.

23. Rental property in Eagle Ridge continues to decline with no apparent evidence that any oversight has occurred by the HOA resulting in any action by the owner to correct exterior maintenance issues.

Verges: Currently there are a number of planting styles in Eagle Ridge and while some continue to be maintained by the homeowner, many are in complete disrepair and have been so for at least five years. Many HOA verges continue to degrade as a result of no maintenance and have resulted in becoming areas of just weeds and dirt.

25. Sidewalks: Consistent weeding and cleaning of sidewalks is required.

26. Signage: Signage in some areas are in a significant decline and need to be replaced and repaired with the correct materials and installation as originally designed.

27. Group Mailboxes: Painted surfaces of Group mailboxes need to be refinished and refurbished.

28. Street Lights: Street light globes have not been cleaned since they were installed. Some light posts are leaning and should be straightened. They are no longer an asset to provide appropriate illumination on our streets but a vision of complete neglect.

29. Paving of our Streets: We have recently completed a partial repair of the asphalt and there are plans to resurface the streets correctly in the near future. However, we need to focus our funds that we have allocated to complete this repair instead of diverting funds to adding unnecessary additions to this scope of work.

30. Utility Boxes and supports: We need to work with the utility companies to refinish or repair damaged, declining or abandoned utility boxes in the neighborhoods. It has been encouraging to s ee the number of boxes that have been screened by landscaping through the efforts of the GLC but declining surfaces and supports require attention.

31. We are at the crossroads of making a difference in our incredible community based on its age. We can choo se to invest in the improvements, the necessary replacement of areas at the end of their useful life and maintenance of what we have or sadly let it dissolve into just another unremarkable suburban location.

Also, one flag...wh en the assessments were underway, I know many of the people with whom I spoke were dinged for a dirty roof. Unfortunately when we received notice of our dirty roof - it was not evident why the evaluation was made. Particularly given that the notice came with black and white photos that did not show any area of concern. When we had roofing professionals out to inspect, it was not clear to them what area they should treat (and frankly, they questioned whether any of it needed treated). That's not an accep table approach to having homeowners take action - when corrective action needs to be taken, the communication should be clear and open.

Many homeowners have decided to make changes to the appearance of their homes and it appears that no active review of the neighborhood is being made to ensure compliance with covenant requirements.

47. Many areas in River Creek need enhanced maintenance. These areas include street signs, light poles, utility boxes and lar ge mailboxes. The common areas that contain turf also need significant improvement. The grass is either not maintained at all or is not given sufficient care in the areas of fertilization, weeding and seeding.

There are approximately 10 feed ers very close together and during the season many birds fly over our property and leave their droppings on our roof, walkways, and patio decks. There are additional boxes along the River which are spread out appropriately. I have communicated with Frank M cLaughlin and HOA manager and indicated to them I would get back in touch if it continues to be a problem but I wanted to get my concerns on record since I have the opportunity.
