Market Update

Unusually, sales slowed down throughout Spring. Yet there has still been plenty of genuine buyers in the market, so here’s hoping for a productive summer, for both our vendors and buyers!

Sales are typically taking more time to transact, and prices have adjusted to suit the current market. However, uncertainty is being created amongst buyers from the Official Cash Rate (OCR) continuing to increase, causing buyers to sit back and

wait to see an outcome, from both interest rates and house prices.

The festive season and summer in general is always a great time to sell, as buyers generally have more time for inspections and for you to enjoy summer gatherings in your new home!

These findings are as per recent REINZ Reports as well as reporting from Economist, Tony Alexander.

A collaboration between ourselves; IP Interiors and renown Queenstown Architect Firm; Kerr Ritchie saw this beautiful newly renovated home take out Australia and New Zealand’s, 2022 Best Design Award and a special feature in New Zealand’s House & Garden Magazine! It’s easy to understand why.

Working together with the goal to ‘deliver nothing less than the owner’s vision, a ‘sustainable’ family home that’s fun for a young family who have a love for indoor, outdoor entertaining and enjoy soaking up the breathtaking views from either side’.

The plans were articulated around the philosophy of ‘empathy within the natural surroundings’, referring to the native bushes, manuka and tea tree trees which have yellow & brown hues, hence the neutral interior colours which harmonize the exterior. This can be seen oozing through each aspect of the home, and was achieved by applying harmonizing textures, shapes and colours inhand with the expansive coastline of native New Zealand, also a key focal point of the design.

Daisy Smith, Partner of IP Interiors says that, within the Design and Architectural Industry “we’re noticing more and more requests like this, many Homeowners aren’t wanting their Beach Houses to feel too cluttered, but at the same time are wanting to have a sense of luxury, bound by budgets.” For the owners of Wyuna Bay, collectively we achieved this by:

• Carefully choosing the right materials and letting the luxurious materials tell their own story.

• Choosing furniture and decor that’s proportionate to the size of the home. This is important as space depicts a sense of luxury.

In this instance the benchtop, sofa, carpet and artworks can look quite small in symmetry to the size of the home. Each has been uniquely customised to deliver a true statement on its own.

• Using statement furniture and lighting but in proportion to the Owners budget. We carefully selected a few which delivered the sense of indulgence that they were looking for.

Perhaps you’re currently in the midst of putting your inner Interior Design skills to the test in your own home, but have realized that it’s more involved than you initially thought.

Daisy shares some insightful tips and tricks for the aspiring Interior Designer that she has learnt throughout her successful career.

• If you want a modern house, floor to ceiling windows are a must have.

• Invest in the whole journey, otherwise you’ll end up with a house that has a real “builder-house” feel.

• Cedar is a beautiful material but does require repainting every 4-5 years, so it can be very costly especially if you have a difficult site.

• Take time to source feedback and opinions on the key materials which you’ll be using beforehand, to ensure that you’re spending your money wisely.

• We have a signature design process which people quite enjoy. We encourage you to mark a day to analyse from the minute you wake up, to when you go to bed and during this period, note how you use your current home; what do you love, hate, and dream about when using your current home? Design your new home around your lifestyle, don’t just look through magazines, Pinterest or the likes and handpick everything that looks ‘funky’.

Riverside Adventures, it looks exciting - in a nutshell what is it and who is it for?

We’re a family owned and operated business based on the edge of Lake Karapiro in the Mighty Waikato.

What tours will be on offer throughout Summer?

We have everything available for this coming summer and we’re offering fully inclusive bespoke packages, which are proving extremely popular.

Lastly, a weekend at Riverside Adventures in summer - what does that look and feel like?

We believe a weekend with us in summer epitomises a kiwi holiday!

We put adventure packages together for people to experience our amazing area and offer biking, kayaking, glowworms, shuttles, adventure races and team building. We have something to cater for everyone, from those who have retired, to families, school groups, corporates and more!

Who are the brains behind the business, what were the motivating factors for such an adventurous location?

We also have our shuttles running regularly on the Te Awa River Ride, Waikato River Trail and Hauraki Rail Trails, as well as Kayak Glowworm tours, Daytime Canyon Kayak tours, bike hire, and kayak hire.

The outdoors, friends, whanau, fun, adventure and maybe trying an activity for the first time. There is nothing more magical than being out in nature and exploring our surroundings with your nearest and dearest.

Riverside Adventures Waikato - previously Lake District Adventures, was a dream of mine from when I was a child, to be able to share the Glowworms with others and to show people their amazing backyard.

With the help of my parents, Ann and Mike Paget and husband Steve, it became a reality almost 10 years ago! The fact that we now have 3 awesome trails nearby as well as the lake, is a bonus and works in so well with everything that we have on offer.

Our mantra is to “come and share the beauty of our surroundings: Riverside Adventures, Waikato invites you to experience pure adventure by bike, kayak or on foot to stretch your body, boost your morale and feed your soul.”

The 4 pillars are about getting people to Play all day and stay the night.

We want to offer people the ease of everything being in one spot. No need to travel anywhere else.

After covid we realised that we had an amazing offering which Kiwis and Internationals truly want and need.

In the near future we’ll also have a space for people to meet and include adventures into their next function, meetings, team building events etc. With wellbeing becoming and integral part of teams, we want to be able to offer the whole deal. We also work with a number of other local providers to offer other activities and local cuisines!

How to ... buy a home.

We’ve all heard of those basic tips like, make a budget, quite avo on toast and don’t go out for dinners, but let’s be honest, who finds joy in the most mundane tips like those? We certainly don’t and with years of assisting property buyers under our belt, we know that we’re not alone, which is why we’ve put together some tips that are realistic and alot more exciting!

Saving Tips

• Make purchasing a home your main priority and don’t invest elsewhere, so that you can funnel all of your money into that one goal.

• Spend proportionally to your income (i.e. no more than 10% on materialistic items).

• Shop at a cheaper grocery store and try to always use all of your groceries, rather than throw any away, make the freezer your best friend.

• Quit purchasing luxury items and delivery based services like, Uber Eats.

• Decrease your smoking and alcohol intake.

• If feasible, live with your parents and/or family to try and save on some living expenses.

• Clean out your wardrobe and sell any quality, unused items.

Whilst it’s essential to save for your house deposit, it’s important to know what else you need to save for and to better understand what’s involved in the whole process. Here’s our collection of all you’ll need to save for, when it comes to buying a home.

Your Deposit

Starting with the obvious – you’ll need a deposit

to bring your home owning dreams to life, but how substantial a deposit depends on the price of your home and how much you have the capacity to borrow. Usually saving 20% of purchase prices plus other related costs is a good idea and means you’ll have less to pay off over the years.

Bonus tip? When prepping to secure yourself a loan, use an online calculator and an estimate of what you may borrow to see what your mortgage repayments could potentially look like. This can help you prepare mentally and also ensure that the homes you’re looking at, fit within your means and budget.

Purchase Costs

• Legal fees: These are the fees you’ll need to pay for working with a conveyancer or solicitor in the process of buying a home, and they’re estimated to cost around $1,800.00 but this will fluctuate depending on where and what you’re buying.

• Building & methamphetamine inspections: These inspections are important, as they make sure that there aren’t any problems with the property that you or I wouldn’t be able to notice. If your home is older, this process is even more important.

Moving Costs & Furniture

Something else that often gets overlooked are the costs associated with moving all of your items into your new place, and the cost of the new furniture once you’re in there.

Of course this can also be the one cost that you can save a lot on by recruiting family or friends with a truck or a trailer, to help you move and making the most of second hand marketplaces.

But if removalists are required and if you’re a lover of having everything ‘new’ for your new home, then these are additional costs that you’ll need to consider beforehand.

Remember though that no one expects your house to be 100% Architectural Digest on day one, unless you’re having Kris Jenner over for dinner. So when it comes to furnishing your home, you can take your time to factor all actual spends into your budget, once you’ve moved in.

Emergency Buffer

Always have an emergency stash that you can lean on should you run into trouble, in the instance when a bill costs you more than you’d originally estimated.

It can be hard to know “how much is a safe saving buffer”, but aim for a buffer that will cover you for at least two - three months of living expenses.

Saving and purchasing your first home is super exciting, but comes with many added responsibilities that are important to be aware of, before popping your toe into the water too early.

7 Steps to Create New Habits

The trick is to chip away at your goal in small, incremental steps. In other words, when you know how to form a new habit (related to your goal), then you can turn success into a series of daily actions.

Focus on just one new habit at a time; what do you want to achieve?

Commit to 30 days: During this time, your entire life should be structured around carving out time every day to consistently do it. Anchor your new habit to an established habit: A habit shouldn’t be based upon motivation, fads or temporary desire. Rather, it should be instilled in your life to the point that it becomes habitual.

Take baby steps: Really, the only way to make a habit stick is to turn it into automatic behaviour. You can do this by taking baby steps and creating a low level of commitment.

Plan for obstacles: Prepare and anticipate that these obstacles will come. Then, you won’t be blindsided by them. Create accountability for your habit: hint hint, that’s us in this community!

Reward important milestones: Focus on building a reward system into the process so you can take time to celebrate the successful completion of your goals.

Build a new identity: You can do a lot by committing to a small action, doing it every day, increasing the effort over time and overcoming obstacles.

Everyday Habits that Zap Your Energy

Messy desks: Missed the memo on spring cleaning? A, US study found that when there are too many objects competing for your attention, your brain’s ability to process information gets compromised.

Working through lunch: Swapping your break for an extra hour of work won’t up your productivity. Research shows it’ll only make you feel more tired at the end of the day.

Skipping workouts: Sure, hitting the snooze will score you extra shut-eye, but you really should get up and moving. US scientists found that regular exercise can decrease feelings of fatigue.

Bad posture: Did you know people feel tired and more depressed when they slouch? That’s what a study in Biofeedback found. So keep a spring in your step, strut with an upright posture instead.

Saying yes to everything: So a life of saying no would be pretty boring, but if you’re constantly saying yes at your own wellbeing’s expense, it might be time to put your own needs first instead.

The Sculpture Park at Waitakaruru Arboretum provides an Art-inNature experience with over 100 sculptures and installations within one of New Zealand’s largest outdoor galleries.

A recent conversation with Dorothy Wakeling, Secretary for the Trust provided us with so much insight into how incredible Art-in-Nature experiences really are!

The Waikato Sculpture Park is renowned for offering, ‘Art-in-Nature Experiences’, what exactly are these?

Throughout the seasons, the park provides environmental and creative inspiration for all ages, including school groups and families.

• Walk the 2km art-in-nature trail, featuring more than 100 sculptures with new exhibitions annually.

• 30,000 trees have formed the renewed landscape.

• Make ephemeral art like t-pees and rafts out of natural materials.

• Enjoy activities like, Find the Roosting Ruru and Out of the Box.

John & Dorothy Wakeling founded the park, when did this take place and what was the driving force behind this ambition?

Karin Barr has her glass sculpture; ‘Eternal Fire’, in the parks current exhibition. Can you tell us about it?

What does a day at, The Sculpture Park look like?

A great day out, especially when the sun is shining, with friends and/or family!

As a local sculptor, Karin works with cast glass with a background in stone carving. Eternal Fire is a representation of a typical sculpture for Karin, working with various components to reproduce firewood pieces into glass, to make a firepit. With the use of sunlight which causes the glass to ‘shine brightly’.

Most people allow a minimum of 2 hours for their 2km walk to the park, some because of the trees and beautiful surroundings, others to be inspired by the art they see along the way.

We hope to see you this summer!

In 1991, we started replanting 17.5ha of what once was a derelict quarry, and now it is a beautiful renewed landscape with more than 30,000 trees, which are protected for carbon sequestration.

We initiated a charitable trust to make ensure that the park can be sustained long-term. The Art-inNature Arboretum Trust manages the park with both volunteers and paid staff.

Jocelyn Pratt also has her marble sculpture; ‘Seasons of the Future’ on show at The Sculpture Park. Can you tell us about it?

A stone sculptor with a passion for working with hard, volcanic stones. This piece is made of marble from Takaka Hill, which was sourced more than 20 years ago. The colour of the stone is to represent the ocean, using the darkest part of the marble, with the focus of the whole piece being around regeneration. riserealestate.co.nz

Since, December 2021 Rise Real Estate has been supporting Kidney Kids, New Zealand in the form of monetary donations from each sale made.

This pledge is one that means a lot to us (Rise) as a team, as our foundations are built on helping another and supporting our community, so if it means that we can do this in other ways than just through Real Estate, it’s our pleasure to do so.

Recently we caught up with Rachel Barrett, National Manager for Kidney Kids, New Zealand to gain insight into the non-for-profit organisation and how our donations are utilised.

Kidney Kids NZ is a not-for-profit National Organisation supporting children and their family / whanau who live with kidney disease / disorders. Kidney disease can be mild, and children can recover well but some kidney diseases are serious, debilitating, isolating, and life changing for the whole whanau.

Many days, weeks or months can be spent in the Starship hospital receiving specialised paediatric renal treatment. Starship is the only hospital in the country, providing this specialist care.

Families are often separated for lengthy periods of time while their child is in Starship for treatment with a parent / carer and the rest of the whanau at home. This can be an anxious

time for everyone being away from the rest of the family, while getting used to having a chronically ill child, and families can struggle with financial difficulties and their need for emotional, and practical support is heightened.

It is easy for a family to register with Kidney Kids, NZ and get support and information for the whole family. We visit our families in Starship and make home visits and attend the paediatric renal clinics in the main regions. We hold events to enable families to connect with each other. We have an education programme to ensure kidney kids get the extra tuition they need, if falling behind at school due to ill health or long hospitalisation.

We have a Smart Watch Programme which allows the kidney kids to manage their medication, fluid intake, exercise etc. We offer practical and emotional support and kidney health education and information.

The annual camps and parties are the highlight for many, which promote friendships, confidence, teamwork, and a fantastic weekend full of fun and a lifetime of memories are made.
