A Sheffielder through-andthrough, Mark loves sport and is also a Vice President of Sheffield United F.C. He is always up for a challenge, especially if it involves raising money for charity. He's run the London Marathon, the Chesterfield Half Marathons and threw himself out of a plane at 13,000 ft. all in the name of charity.

I'm going to say it, as cliché as it might sound. It has been one of the strangest times we have ever faced in the property market. Even during the 2008 financial crisis, there's never been a time when the property market was forced to a standstill. When the pandemic first hit, we understood that for some, moving home was the last thing on their mind. However, we were also aware that there was a significant number of people still looking and needing to sell, buy or rent a property for a variety of reasons. We needed to remain available to help, even if this was by phone call or Zoom during the four weeks when we could not do face-toface viewings or valuations. The 3D virtual tours we've created for our customers since 2017 grew in popularity, with over 400 visitors per day on average. We didn't lay dormant. Instead, we looked at ways to further adapt and enhance our service. We ditched the traditional 'linear' service model used by most agents and created bespoke client teams with individual areas of expertise who operate in locations they know and love. A few months after reopening, we received the much-awaited news that Stamp Duty would be slashed. In a bid to reinvigorate the economy, Chancellor of the Exchequer, Rishi Sunak, raised the threshold from £125,000 to £500,000. This, along with the pent-up

Coming out of the pandemic We've seen customer demands change year-on-year since Redbrik launched over eight years ago, as things fall in and out of fashion. But changes in the last year have been far more rapid. It's not just impacting the property market but every sector with a product or service to sell. We've been fast-forwarded into an era where people's priorities have completely changed.
Everything you thought you knew about your customer pre-2020 has moved on. As well as the most obvious changes, such as more home working, and fewer international holidays, we've seen a shift in how and where people choose to spend their money. Throughout lockdown, a large proportion of the general public ended up saving money. Funds usually allocated to travel, leisure, and hospitality were either refunded or just not spent. This has given people more money in their bank accounts and created substantial pent-up demand for leisure and activities. According to leading UK economist Roger Martin-Fagg, as of May 2021, there is an additional £180 billion in people's personal bank accounts waiting to be spent. That's the equivalent to nearly a whole month's GDP, giving many people spending power like never before. When speaking to our customers, they tell us they're now looking at their finances differently. Instead of that holiday abroad, they're considering investing in a holiday
home on the coast in the UK that they can use more frequently, or perhaps near one of our ten national parks, especially with foreign travel still so challenging. Investor Landlords who previously tried to manage their portfolios are now turning to us to give them the best advice, especially following all the legislation changes over the past 18-months. Not only is it giving them more time to focus on other interests and acquiring their next investment, but it's made financial sense for them too. Industry journalist Christopher Watkin recently highlighted that Landlords who didn't use a letting agent to manage their property are 272.5% more likely to be twomonths in rent arrears in 2021! (Based on stats from HM Government and Denton House Research). Record numbers of older people also turned online during lockdown to purchase and communicate. Technology and social media have created a level playing field for consumers. And, as that tech has got better and easier to use, it has given more people
the freedom of choice and the opportunity to better research and compare services they want to use more freely. We understand that some people will continue to prioritise getting the cheapest service no matter what, whilst many others have always valued and paid for the knowledge and support of experts. It's why different brands in every sector at various levels exist. However, we're now seeing that individuals who sat in the middle ground are becoming more scarce. Instead, they're identifying and going for the quality option, understanding that quality gives them better value overall, and perhaps more importantly, the one commodity you can't buy; more time. It’s evident in lots of industries, not least retail. Primark and Louis Vuitton could not be more different but they have identified their customers’ needs and are delivering what they want, highlighted by the queues outside their stores every time you go past. In contrast, the mid-market brands who did not evolve or take the time to understand or provide for their clients have failed.

In the UK's most extensive house moving trends survey, carried out by the Property Academy, we know that people do not prioritise cost when to comes to moving house. Indeed, it's not even considered in the top five reasons sellers choose their estate agent. Instead, people highlight marketing and service quality and the ability to get the best price for their most valuable asset. Experience, experience, experience For some time now, we have seen how customers want and are demanding more. A great example from outside the property world is in performing arts. We all seem to be looking for experience-led services, not just services. And we believe that people are looking for more than just a transactional relationship when it comes to estate agency, which it can often feel like, especially when it's done badly. We've always been avid supporters of the high street and our local community, which is truer now than ever before. We wholeheartedly believe that we can enrich the local area by creating quality new office and social spaces within the communities we serve. Our clients still crave the bespoke advice delivered in person to help them move. If you watch any of the US real estate TV shows, you'll see and understand just how crucial it is to have close personal relationships with your agent. Yes, the shows can be cheesy at times, but they showcase the importance of experts understanding their clients' needs and advising them accordingly. We are updating our office space in Chesterfield to create a better work environment and a vastly improved client experience. While our two newest branches, Ecclesall Road and Fox Valley, sit alongside

Conscious consumerism But it's not only about premium experiences. We have seen our customers take a more ethical standpoint, favouring companies with a culture that cares, businesses that look after their employees and the world around them. No longer is it acceptable to be a spectator; it is the time to be active with change. The most recent PwC Consumer Sentiment Survey* showcased growth in conscious consumerism and focused on shopping locally. Post pandemic it reports: "Around 1 in 5 people say they've been shopping more with local businesses, with a similar proportion shopping more with small businesses since lockdown. And even more, people indicate they will shop increasingly locally once lockdown is lifted (and the closed stores reopen). This data echoes findings from our Store Openings and Closures report, which saw fewer shops closing in small towns, aided by people working from home, staying at home more and spending locally." A quick Google search tells me that a brief definition of conscious consumerism is when a commitment drives buying practices to
making purchasing decisions with positive social, economic, and environmental impact. It manifests in different ways. For us, as well as being advocates for the local high street and shopping local, we've always been committed to looking after people. Whether that's delivering the best service to our customers no matter their circumstances, looking after our team or giving back to the community we serve. This year, we were awarded the title of Best UK Property Company to Work For by Best Companies, an incredible accolade recognising Redbrik's commitment to our people since our inception eight years ago. TRUE BLUE When it comes to colour, one of the all time interiors classics is set to make some noise in the year ahead. Blue is back but this time it’s bold! Dark navy blues have been very much on trend over the past couple of years but it seems like we’re heading in a brighter direction for 2021/22 with splashes of cobalt and sky blue illuminating our homes.
Blue is so versatile, it can be decadent or calming depending on which tone you choose. An easy way to introduce bright blue is to choose a statement piece of furniture such as a squashy, velvet sofa and keep walls understated in a soft blush pink or pale taupe. If you’re feeling brave, then blue pairs amazingly well with yellow or orange both colours are opposite blue on the colour wheel so offer a stunning contrast.
The colour works just as well in period homes as it does in contemporary settings, in fact blue was a very popular colour for use in Victorian homes as commercially produced wallpaper became available for the first time using new synthetic dyes. Vintage inspired blue wallpaper, whether harking back to the Art Deco period or the 1970s, is readily available so find a design you love and let it inspire the rest of your interior scheme.

NEW HOMES LIKE NO OTHER Why are you passionate about new homes? Peter: New Homes involves such a broad range of activities; it’s working on every single aspect from conception to realisation. Starting with a blank sheet of paper and helping to create a property type that suits the area and right demographic, then moving onto property size, layouts and design. There are so many options and when a buyer loves something you’ve helped create it’s very rewarding work. Jen: My passion is marketing. Often we are selling something that doesn’t yet exist, so I work with our design team to create brands, development identities and CGIs to bring the homes to life. I’m also responsible for running our dedicated New Homes social media account. Seeing it all come together with

a well-planned development launch is fantastic. I also love seeing new interior trends emerge; sometimes ideas we’ve never come across before. We’ve just heard

Do you have anything exciting in the pipeline you can tell us about? Peter: We have a development to the east of Sheffield coming up that’s bringing something totally new to this particular location at a perfect time… There’s nothing like it in this area for sale, which is really exciting. Jen: At the moment we are appraising around 10 new sites a week and are involved in many developments that will be coming to market soon – so stay tuned!
Tell us about the expansion of the team and how Redbrik New Homes has grown over the last few years… Jen: After starting at Redbrik in 2016 I moved my focus to New Homes in 2017 to set up a dedicated department. We quickly found that developers appreciated the expertise and fully

in-house service that we could offer, having one experienced New Homes Consultant looking after them from beginning to end. The department grew quickly, both in number of developments and staff, and we’re now up to a strong team of seven.
What changes have there been for New Homes since the start of the pandemic? Peter: There is incredible demand for housing in general but especially new homes. I think people understand that just because it’s a new home doesn’t mean it needs to look like a Lego house. New build properties these days are much more design-led and a lot of thought is put into how people now use their homes, meeting lifestyle demands. Jen: In terms of trends – outside space is at the top of most people’s lists now, and home offices of course. Thankfully developers are listening to what people want and need and thinking up new creative ways to deliver this.
who ideally wanted three-beds so we worked with the architect to create larger threebedroom apartments. Jen: We completely changed the configuration of the apartments to meet the buyers’ needs - ‘lets move this wall here and change that over there’ and it worked brilliantly. Peter was in his element… Peter: We were brainstorming and creating every day and ended up giving people exactly what they wanted.
What is different about Redbrik New Homes? Peter: It’s experience, it’s knowledge, it’s knowing what a buyer and a developer want. It’s creating a product from scratch – which not everyone does, it’s not just ‘we’ve built this, can you sell it for us?’. It’s tailoring everything we do to each buyer and target audience and getting the best price for every developer. Jen: I believe that our marketing sets us apart from the rest, but even more importantly, the skills and experience of the team. Children lead busy lives and so having a private space of their own for reading, chatting with friends or a little quiet time could be beneficial for their mental health.
A good night’s sleep is vital for growing children and so your choice of mattress is important. Children need a supportive mattress at least 10cm longer than their body and it is recommended that the mattress is changed every five years. One of the latest additions to Sheffield’s hospitality scene is rooftop bar ALTO. Built on top of the CUBO Work office building on Carver Street in Sheffield City Centre and part of the Heart of the City development. I went along on a sunny Friday summer evening to see what it was all about. Entering the bar through a very unassuming entrance on the side of the building and heading up to the fourth floor, ALTO opens up into the stylishly industrial-designed bar and large rooftop terrace. The décor is beautifully Mediterranean with whitewashed stone seating and tropical palm trees that wouldn’t look out of place on a sandy beach. Chilled dance anthems playing in the background add to the laidback atmosphere. Peek over the wall and see the

city from a whole new perspective, as well as checking in on the progress of the Heart of the City. OUR COMMITMENT TO COMMUNITY At Redbrik, we have always strived to give back to our local community in the best way we can. To take our efforts one step further, we set up the Redbrik Foundation in 2020 to support children, young people, the elderly and those with disabilities in the Sheffield & Chesterfield areas. After hosting and supporting many charity events over the years, including the Redbrik Chesterfield Half Marathon, which raised over £100,000 for charity in 2019, creating our very own Foundation felt like the natural next step. The Redbrik Foundation will support a number of charities each year, picked by our colleagues. Our chosen charities for this year are The Children’s
Hospital Charity, St. Luke’s Hospice, Bluebell Wood Children’s Hospice, Ashgate Hospice and Fairplay. Naturally, since the Foundation was set up in 2020, restrictions have limited the number of in-person fundraising events. However, our everdedicated team have come up with new and exciting ways to generate support for the Foundation and its charities, at a time when they need it most. In December 2020, we organised donations of Christmas presents to Sheffield Children’s Hospital so that every patient would receive a gift during the festive season, both within the hospital and out in the community. Redbrik Director & Foundation Trustee, David Cooper, dropped the presents off
at the hospital and thanked staff for their commitment and dedication to families across our community. We were blown away by the contributions from our colleagues – David almost couldn’t fit all the gifts in his car! For our Christmas party in 2020, we organised virtual events throughout the day for our colleagues, from TikTok dance challenges to ‘Singo’ (singing Bingo), which was a hit with many. The Redbrik team kindly donated what they would typically spend at a Christmas party (their outfit, for example, or their taxi home) to the Foundation. We all had a great day of festive fun, raising over £490.

With restrictions easing in the Summer, we began organising the first in-person fundraising event for the Foundation: the gruelling Yorkshire Three Peaks Challenge. On Sunday 25th July, our team tackled the three highest peaks in the Yorkshire Dales: Pen-y-ghent, Whernside and Ingleborough. Covering over 24 miles and 1,585m of ascent, the team completed the challenge in the alloted 12 hours. Not only this, but they also raised over £4,000 for the Redbrik Foundation, going above and beyond the £2,000 target. David Cooper, Redbrik Foundation Trustee, said: “The Yorkshire Three Peaks challenge was incredibly tough going at times, but it was an amazing effort from the whole team and a day we’ll never forget. I’m so pleased we managed to raise such an incredible amount of money for such deserving charities.” Alongside the fundraising events, we are working every day to ensure ongoing support for the Foundation’s charities. Redbrik clients have the option to give a voluntary donation when they sell their property with us. We are incredibly grateful to every one of our clients who have taken up this opportunity and for all the support they give the Redbrik Foundation. Building on the success of the Redbrik Chesterfield Half Marathon, we created the Redbrik Foundation Chesterfield 10k. Supported by Chesterfield Borough Council, the 10k will be the first running event of its distance to take place in the market town of Chesterfield. Taking place on Sunday 17th October 2021, the 10k is an accessible event and aims to promote and support local people’s health and wellbeing with a fast, picturesque route. Charity partners for the event are the Redbrik Foundation, Ashgate Hospicecare and Bluebell Wood Children’s Hospice.

What is your background, and when did you begin your career in estate agency? I started working in the industry 16 years ago, after I’d completed my A-Levels. I was fortunate enough to know that I wanted a career in property and secured an admin role in a local agency in Bakewell. Since then, I’ve gained a huge amount of experience and knowledge dealing with thousands of property transactions throughout South Yorkshire & Derbyshire.
What do you love about South West Sheffield? Where do I start! As someone who loves his sport and the outdoors, I love nothing more than running around the streets of Sheffield or taking in one of the many excellent local parks – either Endcliffe or Millhouses is often my Sunday morning choice. We are so fortunate to have an incredible range of independent coffee shops and eateries, some of which are literally on the doorstep of our new office on Ecclesall Road, which makes snack time between appointments a particularly hard task!
What do you enjoy most in your role as Property Consultant? I get to see some incredible homes in my role, but the satisfaction comes from being on the journey with the client, right from the initial consultation to completion day and collecting the keys for their new home. I am just one small part of an incredible sales team we have, and to know you’ve played a vital role in helping that family move to their dream home or helping a

You recently set up your Instagram profile (@redbriktom) sharing properties and market updates – how has that been going?

What are your predictions for the property market for the rest of 2021? The market has been nothing short of frantic for the first half of the year, with low stock levels and high demand driving prices up. We are seeing the early signs that things aren’t quite as manic, however, it is still a fantastic time to sell. I firmly believe that prices will continue to rise, and it’s difficult to see what catalyst will change the trend we are currently witnessing. Managing and coordinating a sale

Regular buses run between Sheffield City Centre and Stocksbridge along the number 57 route, providing a valuable link between the rural villages and the city centre. Stocksbridge is one of 100 towns selected to bid for a share of the £3.6 billion Government Town Funding Scheme. After submitting a successful bid, Stocksbridge was awarded a £24.1 million Towns Fund Grant. This is to be used within the local community to improve walking and cycling trails, a major redevelopment of part of Manchester Road. With breathtaking landscapes and scenery on the doorstep, Penistone and Hoylandswaine are ideal for walking, horse riding, and cycling. The Trans Pennine Trail is easily accessible, with parking available in the centre of the village.
If you’re looking for something different, try out Loxley Driving Range’s nine-hole Foot Golf course.
The central part of the trail stretches from Penistone across into both Barnsley and Sheffield and is perfect for both avid walkers and cyclists. There is even a community run bike shop that offers bike hire too.

DAMFLASK AND AGDEN RESEVOIRS
PENISTONE PARAMOUNT Penistone is very lucky to have the Penistone Paramount; an independent cinema and live events venue based on Shrewsbury Road. Originally built in 1914 as the Assembly Hall for Penistone, the Paramount is now a 344 seat cinema showing the latest blockbusters as well as regular comedy and theatre performances.
Starting from the village of Low Bradfield, it’s a short walk to Damflask Reservoir, which is located in the Loxley valley. Following the waterside paths provided by Yorkshire Water, it’s a lovely, family-friendly walk and is popular for birdwatching throughout the winter months. Another favourite for a day out in North West Sheffield is Agden Reservoir. Agden, meaning ‘valley of the oak trees’, sits above Damflask Reservoir with Dale Dike and Strines Reservoirs to the South-West. With scenic circular routes around each reservoir or a 5.3 mile circular to take in all three, there are options for walkers of all abilities.

What do you think Landlords are looking for in a lettings service?
What rules and regulations should Landlords and tenants be aware of?
In my experience, it’s the following four key points; good communication, for their property to be well looked after, multiple tenant applications and the best price.
There have been major changes and increased rules and regulations that Landlords must adhere to when renting out a property.
Landlords are looking for a personalised service. At Redbrik that means they have one point of contact from property inspections, managing maintenance right through to carrying out check-ins and check-outs.
Some of the more basic requirements include Gas Safety Inspections (required yearly), Electrical Condition Reports (required every five years) and ensuring furniture abides by fire regulations.
In terms of multiple tenant applications, we’re receiving on average over six quality applications per property we market for rent. This ensures our Landlords get the yield they want, if not more!
As a managing agent we ensure our Landlords’ rentals are compliant but if you are choosing to manage on your own you need to be up to date on what is required.
What advice would you give a first time Landlord? Securing the right tenant starts with the marketing. We currently have a database of over 4,640 potential tenants registered with us, with an average of over 40 people contacted per property marketed. The rental market moves so quickly, you’ve got to be sure your property is going to catch people’s eye. Quality images are one of the most important factors; people take real notice of them and can quickly be put off a property with bad images. Good quality marketing really does attract good quality tenants. The other piece of advice would be to make sure you’re covered. If 2020 has taught us anything it’s that you never know what’s round the corner. Anything you can do to protect your investment is a good thing. That’s why we offer Rent and Legal Protection for our Landlords.

Buy-To-Lets are a great long-term investment. But like any investment, be aware there are always risks. We would always recommend speaking to a reputable agent before you buy to mitigate the risks.
There has been quite a lot of misinformation in the press recently, for example there have been reports that state all properties must accept pets, which is not correct. This only applies if the Landlord or agent uses the Government Model Tenancy Agreement,
which most do not as they have their own drawn up by solicitors. Landlords should be aware though that if a tenant has pets, they cannot accept a higher security deposit, but they can ask for an increased monthly rent from the tenant.

It’s no surprise that our buyers now have different requirements for their next home in 2021. We’ve noticed our buyers’ demands change dramatically throughout the year, and many features appear to be staying put on people’s lists for 2022.
Although the sunshine in the UK is often short-lived, it has not stopped prospective buyers from searching for more outside space and closer proximity to parks. Interestingly, buyers are not only after a luscious green space, but many see it as an opportunity for more entertaining space.
A survey carried out by Zoopla revealed that approximately 51% of UK homeowners are currently living in properties that do not meet their needs.
In a bid for more space, we have seen a trend of buyers searching for detached homes. Also, an impressive amount of our recent most viewed properties include conservatories, garden rooms or garages/workshops, perfect for connecting your home to the outside and creating an additional room.
Greater indoor and outdoor spaces are in high demand in Sheffield and Chesterfield, particularly living spaces that can serve more than one purpose. Extended periods of home working have altered what buyers are looking for in properties, with many of us becoming dissatisfied with where we currently live.
The race for space From conversations with our movers, a bigger home is usually the main priority in searching the property market. This comes as no surprise with the move to working from home. Many people are now planning to split their time between home working and the office and need a suitable space. At Redbrik, we have seen a significant increase in the sale of four and five-bedroom family homes.
Following a DIY boom, some buyers are now looking at properties that they could renovate to meet their needs for space without breaking the bank. Opportunities for conversion are extremely attractive, as many look for projects to get their DIY fix.
