WELCOME BACK You might have expected us to lay out a long list of housing-related predictions for the first Redbrik magazine of 2022, our tenth issue. And while (thankfully) our predictions have been broadly spot-on over the last few years, we have instead decided to talk about fashion – (don’t worry, we’re still a property company)! For us, the thing that never changes is that property always has and always will be in fashion. Now more than ever, we and the British public are just obsessed with property. As well as all the emotions that go into moving, property is usually a person’s biggest asset and the most popular investment made. The hope for many is that you can enjoy the benefits of living in your home before eventually selling and making a

profit which you can use for your next property purchase. The Modern Day Buyer A Santander first-time buyer study found that nine in ten young adults aspire to own a home in the future, and over half (51%) of the first-time buyers surveyed listed it as one of their top life goals. This is equivalent to an estimated 4.75 million people between 25-34 years in the UK. This is reflected in the rise of technology designed to help people save for a house deposit and the uptake of this technology by UK consumers. Apps such as Chip provide automatic savings by pulling small amounts from your bank account depending on things like payday and spending habits. The idea is that when you have a saving goal in mind, such as property, you can easily accumulate the savings, and you won’t miss the money you save. In comparison, something like the Moneybox app is aimed more towards beginner investors, with investment options depending on if you’re cautious, balanced or adventurous. We’re hopeful that over time blockchain will bolster the property market in the same way the internet did many moons ago. Although it is more known for its role in cryptocurrency, it could completely transform how data is shared across the entire property purchasing process, making it simpler and even safer.

Stylish kitchens in the apartments at Burgess House, Sheffield City Centre, have piqued the interest of a new generation of buyers

An Investment for the Future There’s no denying that property is a cyclical market with ups and downs the same as any other. However, in 2015 a report by economist Rob Thomas showed that buy-to-let returns over the previous 18 years had beaten those from every other major asset class available. It went on to say that since buy-to-let mortgages were introduced in 1996, the net annual returns have averaged at 16.2%, compared to a lower average return of 6.2% on UK equities. It’s too early to say whether newer investment opportunities such as cryptocurrencies will prove profitable in the long term. There is always a lot of interest and publicity around more unknown types of investment, but property has a reliable and lucrative history.

Interestingly in the past year, Lloyds has announced plans to become one of the biggest private landlords, with a target of buying 50,000 homes in the next ten years. Similarly, John Lewis (the employee-owned group comprising John Lewis department stores and Waitrose supermarkets) is understood to have identified enough excess space on the land it owns to build at least 7,000 homes. This shows the confidence that business has in the returns from property. But it’s not just big business potentially reaping the rewards from property investment, as you’ll see from our lettings focus on pages 44-45. Property has always been seen as a sound investment, so it’s no surprise that we’re continuing to see empty nesters putting their spare cash from the bank into property to maximise their income in retirement. For December 2021, data from the HomeLet Rental

Index shows the average rental price for a new tenancy in the UK was £1,060 per calendar month, up by 8.3% from last year. According to a recent article in The Times about buy-to-let property investment, it was reported that “banks are gearing up for the momentum to pick up this year”. It reported that “in 2021 buy-to-let investors borrowed a record £18 billion, according to UK Finance, the body that represents mortgage lenders — an 83% increase on the previous year. What is more, 34% of landlords in the UK are planning to buy at least one more property within the next 12 months, according to research from Shawbrook Bank.” A new generation of investors are also joining the market, thanks to so-called financial influencers and PropertyTok. Social media platforms such as TikTok are giving young people a platform

on which to talk about being savvy with money from a young age. Videos relating to ‘Real Estate Investing Tips’ on TikTok have had an incredible 1.2 billion views. The Financial Times recently reported that social media influencers who broadcast videos to vast online followings on platforms including TikTok, Instagram and YouTube became a key source of information for young people who started investing during Covid-19 lockdowns. It has also been widely reported that the average age of people buying buy-to-let property has fallen significantly. Research by mortgage broker Commercial Trust revealed the two age ranges that have witnessed a year-onyear rise in the proportion of all buy-to-let mortgage applications since 2015 are 20 to 29 years old and 30 to 39.

PROPERTY IN 2022 So, if property is always the investment of choice, does that mean our job, as estate agents, is easy? Not at all! Consumer needs are constantly evolving in every aspect of service, whether that's retail, hospitality or property. In estate agency, clients are looking to hand over their complete sale to experts. This ‘concierge style’ service is something that we’ve typically seen in the hospitality sector and fashion industry in the form of personal shoppers and stylists. Its growing popularity has seen this high standard service level spilling over into other sectors, including property. Our ‘legal all-inclusive’ sales offer has been running for over a year and aims to make home moving straightforward and as stress-free as possible. By providing homeowners with tailored marketing, and our unique legal service provided by local law firms, we reduce the time it takes to move, and get our sellers more. Something that will remain important as high property demand is set to continue through 2022. Zoopla Research recently conducted a nationally representative survey of UK households which found that 22% remain ‘eager’ or ‘very eager’ to move home in the next 18 months as a direct result of the pandemic. The survey revealed a clear split in the desire to move between younger households and growing families, and

older, more established households settled in their current home. The primary motivation of those eager to move was that their current home was not suited to their requirements (46%). This was followed by personal reasons, e.g. to be nearer friends and family (28%) and finally expectations of changes in working patterns (18%). The shift to more hybrid working for many office workers continues to be a key catalyst of housing decisions and choices. In addition, Zoopla’s analysis showed that the impact of the pandemic on home-buying decisions has further to run. The scale of financial gains homeowners have seen in the value of their homes since 2020 will ultimately bring more sellers into the market. Unlike other investments with dramatic market peaks and troughs, property continues to weather the storm of each decade. The pandemic has only highlighted the reliability of the market as a sound investment. I don’t have a crystal ball to tell me what is in store for 2022, but what I do know is that property will remain the investment of choice. WALK THE LINE Classic and playful in equal measure, this season’s stripes on fabrics, furniture and accessories have reignited our love affair with this timeless trend. Stripes can add fun to a space - think candy-striped deckchair inspired patterns or add a subtle hint of pared-back Nordic style. As every interior designer knows, stripes make a room look bigger. Whether laid on the floor, on the walls or in fabric or upholstery, stripes visually lead the eye away, creating a neat space-enhancing trick. THE REDBRIK FOUNDATION FIND OUT MORE ABOUT THE IMPACT THE FOUNDATION HAD IN 2021. Redbrik in the Community As a company, we are always looking for new ways to give back to the community through the Redbrik Foundation. We spoke to David Cooper, Redbrik Director and Trustee of the Redbrik Foundation, to find out what's next for the Foundation and reflect on the last year's achievements. Reflecting on 2021 Fundraising in the early part of 2021 was difficult as a result of Government restrictions. However, we were delighted to complete our first major event on Sunday 25th July 2021, when our team took on the Yorkshire Three Peaks challenge. This was a fantastic first in-person event to kick off our fundraising, and we managed to raise over £4,000. We have also implemented our Match Funding campaign, whereby every client who sells

with Redbrik is invited to donate £25 to the Foundation, which Redbrik then doubles. This campaign has been a great success during the first few months, and we are very thankful for the generosity of our clients.

Our second large scale event of the year was the inaugural Redbrik Foundation Chesterfield 10k, and we couldn't be prouder of every runner, plus the entire team that volunteered to make it possible.

Each year brings new challenges for the organisations and initiatives supported by the foundation. Following on from the success of 2021, we have decided to raise our fundraising target to a whopping £25,000 to ensure that the organisations we support can continue their vital work.

In December, we organised our second toy collection for the Sheffield Children's Hospital Charity. This was something we loved doing in 2020, and we couldn't wait to spread a bit of Christmas joy again. We are thrilled to have achieved the £10,000 fundraising target we set for ourselves at the beginning of 2021. The money we raised

One of the new events we are planning to host within the community is a children's football tournament which will be packed full of fun games and prizes. Keep an eye out on the Redbrik website and social media for more information about the upcoming tournament.

10k said: “We launched the 10k event in 2020 with a view to providing a fantastic experience for both participants and the local community, and as a way of generating revenue for the event’s charity partners.

More than 1,300 runners took part in the first-ever Redbrik Foundation Chesterfield 10k, which took place on Sunday 17th October 2021. The 10k helped raise thousands of pounds for good causes across the region, with over £59,000 pledged for the Redbrik Foundation, Chesterfieldbased Ashgate Hospicecare and Bluebell Wood Children’s Hospice, along with many other charities selected by runners from across the region. Main charity partners, Bluebell Wood Children’s Hospice and

Why do you think defined company culture is important?

My role varies throughout the business. I am generally led by the needs of our organisation and our employees. My job is to assist the business on the complete life cycle of an employee and to make sure every individual feels supported at every stage of their journey with Redbrik. This also includes scouting new talent to enter the business as part of our forward-thinking culture.

Company culture identifies who we are as an organisation; it sets out our mission, values, and standards. This ensures that we have an informed approach to all decision-making as a business and allows us to ensure we are hiring like-minded individuals who understand who we are and what we expect.

Another important part of my job is being a mental health first aider. This responsibility adds a whole new dimension to my role, which I love because employee wellbeing is a personal passion of mine. What do you love most about your job? Where do I start! I love the variation of my role and how no two days are the same. I take pride in supporting individuals to achieve their work goals and love seeing their hard work pay off; that is so rewarding for me. And of course, I can’t forget my colleagues that I work with day in, day out - they’re the best.

Redbrik was named ‘The Best UK Property Company to Work For’ in 2021. What did this mean to you? This was honestly a true career highlight for me. With this being the first year we had entered, I had no gauge where we sat in comparison with others. I knew the company was amazing, but it was reassuring to have this verified by such an iconic award. It means so much to us to know that our employees contributed to the result with their anonymous survey, and it wasn’t just top-level management who had a say in how good the company was; it came from each employee. The award was a special moment for us all, and we as a company are looking forward to building on the result.

Do you have any examples of how you have supported employees with growing and developing in their roles, resulting in an internal promotion? I can’t take the credit for developing all our staff, it’s down to our fantastic management team who nurture their teams, and I support them where I can. Although, we do have endless progression stories within the business, which makes me so proud. All our current Area Managers started in lower positions and have progressed to the role they’re in now. Our Client Services team, led by Tammy Kelly, is an excellent example of how we hire non-industry candidates and develop them to identify their strengths and support them with progressing within the company. Our ideal is that all hires will start in their role to gain a clear idea of our business and then progress from there. What positions will the Redbrik Group be looking to recruit for in 2022? This is a tough one to answer because as we continuously develop, we don’t like to make rash decisions. We are always

thinking of the bigger picture and future opportunities to stay leaders in our field. However, we do have a future organisational chart to plan where the next vacancy will sit. This provides our current staff with the chance to see development and progression opportunities. With that being said, due to us constantly developing the company, we are always on the lookout to add to our talent pool and line up the next future star of Redbrik, so watch this space.

Beighton is a village and Sheffield suburb six miles south east of Sheffield’s city centre.

Beighton and Sothall have plenty of supermarkets and petrol stations in the area, including the Asda Petrol Station and the Sainsbury’s Petrol Station. There is also the Beighton Post Office, which is in the heart of the village.

The tram is a 33-minute journey into the centre, and the buses are regular with a 40-minute journey time. Both Beighton and Sothall are in a fabulous location for both rural activities and days out. Situated close to Crystal Peaks Shopping Mall & Retail Park and Rother Valley Country Park (pictured), there’s something for everyone. Nearby to Beighton is Shire Brook Valley Nature Reserve, located in the Woodhouse area, which contains Carr Forge Dam and is a great location for wildlife. The

MOSBOROUGH The village of Mosborough is situated seven miles south east of Sheffield’s city centre and stands on the edge of Rother Valley Country Park. Regular buses run between the village and Sheffield’s city centre. The journey is approximately 24 minutes and provides an essential link between the rural villages in the outskirts and the city centre. Local Schools The local Mosborough Primary School, has an Ofsted ranking of ‘Good’. Close to the local primary school is the Lamb Setts Montessori Nursery School and nearby Halfway Junior School. ECKINGTON The historic North East Derbyshire market town of Eckington is located seven miles north east of Chesterfield and just over eight miles south east of Sheffield city centre. The town has plenty to offer, particularly if you love days out as a family. The town also has regular transport links, with a 36-minute bus journey into the city centre for those commuting to Sheffield for work. Essentials The area has two petrol stations, Marsh Lane Texaco and the Morrisons petrol station nearby, and plenty located on the commute into Sheffield city centre. Eckington also has a plethora of hairdressers; Formula Hair Innovation and Studio 21 are located on the main road through Eckington.

Gulliver’s Valley If you’re looking for a fun family day out for your kids, Gulliver’s Valley provides rides for all ages, water rides, attractions and experiences, play areas and fun activities. The theme park and resort, located next to Rother Valley Country Park and a 22-minute drive from Sheffield city centre, is aimed at families aged two to 13. Other activities in the park include going to the Crimson Caves, Gully town golf and the mini-farm. The theme park also does short staycations, provides

Notice periods have returned to pre-pandemic levels of two months for landlords from 1st October 2021. With the introduction of the Coronavirus Act 2020, the UK Government increased all notices to six months for most grounds (including Section 21 notices), with exemptions for certain serious cases. From 1st June 2021 until 30th September 2021, notice periods

changed to at least four months in most circumstances (apart from exemptions for the most serious cases). Notice periods for cases where there were less than four months of unpaid rent, reduced to two months’ notice from 1st August 2021. Moving forward, the UK Government intend to retain the power to implement any similar measures again in the future should the public health situation worsen.

Client Case Study Buyers Kayleigh and Paul purchased a 4-bedroom property in Woodseats through Redbrik at the beginning of 2021 - they had registered with us some months before and gave us an understanding on the type of property they were looking for, in which area and that they wanted a renovation project to use as a buy to let. After registering and viewing a few properties, we flagged this property which had just come back on the market to the couple and booked them in for a viewing at their earliest convenience. Following a straight forward negotiation, including advice from our financial services team, we agreed a sale.
