It won’t surprise you to know that we keep a close eye on home-mover trends, but it’s not often that what we see in both Redbrik's and national data fills us with joy.
As someone who genuinely loves the city of Sheffield and the town of Chesterfield, and all they have to offer, I have been delighted by the return to urban living that has taken place since the pandemic.
The trend emerged in early 2022 - as the number of renters in rural areas searching for city centre properties jumped 52% compared to 2021. Simultaneously, the number of renters in cities enquiring about rural properties dropped 10%.
In many ways, this is no surprise, as business and leisure restrictions lifted one by one and our social and work lives returned to normality - albeit a new or altered normality. As we move through the year, we’re seeing the same demand reflected in homeowners, as buyer demand for town and city centre properties is rising. Property price growth for homes in urban areas is outpacing topend homes in rural areas, and at Redbrik, we’re increasingly registering buyers looking for homes closer to the hustle and bustle. Recent reports suggest that nearly one in two of us work at least some of the time remotely. For the large part, our nine to five doesn’t require us
to be near the city. So with less need to be closer to towns and cities, why are so many people returning? Are social and leisure activities enough of a draw, or are we entering a new era in terms of where and how people live?
Going Out - Out Out
As someone who lives and works within Sheffield city’s boundaries, I can confidently say the roads and pavements are bustling. Shops, cafes and bars feel full, and after a somewhat slower start to the year than many expected, the city feels alive again. Many home-movers were drawn back into Sheffield in the months following the last lockdown - I know I wasn’t the only one excited to get back into the city for an evening with friends. But I turned to Google to find out whether the eruption of social plans following lockdown was a blowout of pent-up demand or a trend for the long term. The number of people searching for activities and amenities in 2022 is up yearly- as you might expect. But the extent to which this has increased floored me. So far this year, searches for city centre activities have seen a 128% increase compared to the same search terms five years ago. The search term ‘Restaurants near me’ has seen a 56% increase and ’Bars near me a 38% increase. Retail and leisure outlets have weathered an incredibly difficult few years, so it is fantastic to see how those that remain being supported wholeheartedly by

local consumers. So much so that many new outlets are popping up across our region each week. One thing is for sure; we are going out, seeing other people and buying experiences.
The Heart of the Action, The Heart of the City
The ongoing regeneration of Sheffield city centre has attracted many homemakers back inside the ring road. Burgess House, a development of stunning city centre apartments in the Heart of the City development, is proving to be particularly popular. On completion the development will offer new housing, offices, a Radisson Blu hotel, food hall, shopping,
leisure, live music venue, new public realm and green spaces. While town and city centre homes are often thought of as prime property for young and first-time buyers, this group aren’t the only ones grabbing a slice of the city. We are now also seeing reports suggesting that those who moved out of cities during the pandemic - often working from home and in search of more space and greenery - actually regret their move. This, coupled with the build-up of savings during the pandemic and its various lockdowns, explains the second group of town and city centre buyers now emerging -the second home, city centre homeowner.
“When we think of second homes”, finance analyst Sarah Coles explains, “we might usually think of a cottage by the sea or in the countryside, but the pandemic has changed the way we live and may well be affecting second home trends too. The growth of flexible and hybrid working means it makes more sense to buy a home where we really want to live [most likely in more rural areas] and [in addition, purchase] a small place near work for [time in the office and social activities]”.
Sarah’s analysis makes for a fascinating read and suggests many are even re-mortgaging their rural or countryside home, with a view to purchasing a
second property in towns or cities for work and leisure purposes. Her findings show the average figure freed up from re-mortgaging (and not used for debt consolidation or home improvements) is £80,000, a great starting point for investing in an urban home, north of London.
A place to stay in both rural and urban settings really is the best of both worlds. A utopian outcome compared to the mass exodus of cities we all feared, from sensationalised headlines during the pandemic. And with the current mortgage products available, the dream of owning not just one property but two is increasingly attainable.

More than Just a Shoebox
Town and city centre living has previously brought to mind images of cramped, boxy apartments and limited outdoor space (where a balcony overlooking a car park constitutes a city view). But current trends suggest the new demand for property in towns and cities will lead to a revolution in residential town and city centre property and its amenities.
THG Ingenuity’s 2022 report suggests that by 2030, we will see more shared gardens and agricultural spaces in cities, as communities and councils commit more resources to rewilding urban areas. The report also predicts more public spaces and fewer roads as the number of pedestrians, cyclists and public transport options rise. As the pandemic allowed us all to reassess what we want, home-mover demands are more specific than ever. One report proposed many people “want to return to the city, [but] that doesn’t mean that many of the things people valued in homes during the pandemic are no longer sought after. If anything, you could say that people have become more discerning and demanding.” Yes, home movers want to be close to where it is all happening, but they also need the home office and outdoor space they got used to during lockdown.
Reports from Manchester, where there is more of an established urban property market, pose that demand is already evident for “green spaces, open communal areas, and wellbeing hubs that create vertical communities within a city landscape”.
New apartment blocks for both homeowners and renters are increasingly built with shared communal spaces - gyms, pool
tables and even cinema roomsas well as more outdoor spaces, with shared roof terraces and gardens.
With Sheffield being The Outdoor City, we have no doubt the benefits of our community’s rewilding efforts will be enjoyed soon enough, meeting this new demand. The Connecting Sheffield Plan lays out a project to pedestrianise more of the city centre and add more seating, trees and plants to central areas.
In Chesterfield, the £10.28m Revitalising the Heart of Chesterfield scheme aims to transform the town centre's look, feel and flow – creating a contemporary market town with better connections between key public spaces and a more attractive physical environment. It includes plans for significant improvements to Chesterfield’s historic market grounds and proposals to re-imagine the town centre spaces to benefit residents. New paving, seating, lighting, and street furniture will combine with more greenery to create better-looking and betterconnected spaces in which people can socialise and enjoy.
And who knows where these initial revitalisation schemes will take us in the future?
Concepts like The Line in Saudi Arabia’s Neom Project highlight the potential for our urban areas and show we are heading for the cities we have dreamed of and seen in sci-fi films.
Where the days of commuter traffic jams and buildings battered by air pollution are long gone and clean, green streets are the norm.
As a Sheffield resident, born and bred, I am thrilled the appeal of this incredible city has not dwindled as many feared it might. I am also glad this new breed of city-
settlers includes homemakers across generations, from different cultures and with varying interests. Sheffield and Chesterfield have evolved hugely in my lifetime, and I’m confident this next iteration will be their best yet.
So, here’s to our towns and cities; to all they have had, all they have now and all they may have in the future.

After staring at the same walls and pieces of furniture for months of staying at home, there has been a rise in upcycling furniture. We’re seeing desks, tables and sideboards reworked on a budget, using minimal resources. Often creating a more modern aesthetic, you’ll give your old pieces a new lease of life.
Not only furniture but the room itself. Using neutrals or pops of colour creates an alternative ‘feature wall’ to elevate a room.
Panelling is a great option, recently making a comeback from the 70s but with a modern twist, behind your largest items of furniture. Alternatively, lay out paint tape in a design across your wall and paint over in a bright colour to create a geometric design. With plenty of tutorials online, whatever
you have in mind, your room’s makeover is easier than you think so be bold and give it a go.

Thankfully, we’ve all been able to enjoy the great outdoors again and there’s a definite trend toward people wanting to bring elements of nature into their homes.
The house plant craze of 2020’s lockdowns has evolved to include different forms of wildlife and earthy elements.
This trend works in any room and can be easily adapted to blend with your current furnishings. Whether you’re in a countryside house surrounded by the great outdoors, or are working with a smaller, more urban space, there’s plenty of ways to be at one with the earth.
Natural materials with organic textures such as stoneware and marble bring depth and warmth to an interior. Take inspiration from whole foods for your colour palette - toasted almond, burnt orange and pale olive all add a calming warmth to your decor.
Start with a warm, natural tone - terracotta works well - using paint or tiles then embellish with furniture and trinkets. Plants and greenery are a key part of the nature trend but if you aren’t blessed with green fingers, then dried flowers, seed pods and tall, feathery grasses are a great way to add impact and texture.

We’ve love seeing the unique and varied characteristics of each new development in the area., but there’s one quality present in every new build now - and rightly so.
From June 2022, it is now the home builders’ duty to meet new, rigorous regulations to reduce carbon emissions by improving ventilation, preventing overheating and providing infrastructure for electric vehicles. It is the home builder’s responsibility to cut carbon emissions in new builds by 30% to meet energy efficiency standards, and to lower energy consumption and bills. Energy performance certificates must now be a B or above in new homes, with A being the most energy efficient.
Home efficiency not only includes energy usage, but incorporates sustainable drainage solutions, water consumption, and even new home technology like smart heating controls. Most people have felt the effects over the last year of the rise in energy bills and many are beginning to lean towards moving into new build properties to tackle the affordability crisis.
Buying new offers huge benefits to homeowners in the
future, there are many devices to further help the energy efficiency of homes resulting in saving money long term. New build homes are becoming more energy efficient than ever, resulting in running costs being more than 50% cheaper than older properties. Recently, the House Builder’s Federation published a report outlining how owners of new build homes save an average of £435 a year on their utility bills in comparison to owners of older properties.
New EPC legislation incoming in 2025 states that landlords will be unable to rent out properties with a D rating or lower, offering tenants a more energy efficient way of living along with reduced bills. Landlords looking to invest moving forward are being encouraged to buy new so they can be confident that their asset meets legislation and to save cost and time on updating an older property.
From 2025, the Future Homes Standard will require CO2 emissions produced by new homes to be 75-80% lower than those built to current standards. As legislation evolves, we take steps closer to becoming highly energy efficient. Take a look at the eco-credentials of some of our latest new homes…

Emi brings with her a wealth of experience in customer service, having set up her own cafe/ restaurant, The Lilypad, in Chesterfield in 2014. She enjoyed growing the cafe team and building its reputation as a new and fresh cafe concept, inspired by Australia where she lived for a year. She now applies her skills in customer service to Redbrik’s vendors and buyers, ensuring everyone receives only the best service.

THESat unassumingly within Chesterfield’s latest retail destination The Glass Yard is The Batch House, an artisanal food hall bringing flavours from all over the world to S41.
A friend and I headed over on a sunny Tuesday evening and were greeted with an impeccably designed modern, rustic interior while The Hop Lamp bar area has an amazing Godzilla mural by Lewis Ryan.
I headed outside and planted myself in the sun on their white stone benches and used their convenient web app to order myself and my friend a drink. I opted for a pint of Thornbridge Lukas and was very happy to see a local Derbyshire brewery well-represented behind the bar. My friend went for a crisp Sauvignon Blanc which I was told went down far too easily, which is always a good sign.
We took a wander inside around the main foodhall to see the

plethora of vendors on offer. One of the first you’re greeted with is the smell and sight of amazing baked goods from 4 Eyes Bakery, where you can find a range of fresh bread, sweet treats, and classic stonebaked pizzas.
In the mood for a burger? The selection at Brill Burger won’t disappoint. Think juicy patties and delicious toppings all served within a toasted pretzel bun. Transport yourself to India and sample street food from Indie Yum, or to Portugal with the peri-peri offering from Marco’s.
Can’t decide on one thing? You need to try Bubba Tapas and their selection ranging from Mediterranean delights to Korean fried cauliflower. Afterwards, you can continue treating yourself with a scoop from Giuseppe’s Italian Gelato, or a glass of bubbly from Anabelle’s Champagne Bar.
With so many incredible options available, it was difficult to choose. Then I realised that this definitely won’t be my last visit to The Batch House, and I will have ample opportunity to sample every vendor at some point.

So, I went with a chicken and chorizo pizza from 4 Eyes Bakery (the smell from the pizza oven couldn’t be ignored) and I was not disappointed. Pesto chicken and slices of chorizo sat amongst the melted cheese, San Marzano tomatoes and red pepper on a crisp base. My crusts found themselves submerged in a creamy garlic and herb dip, culminating in an empty plate in no time.

We absolutely loved reading every single entry, so thank you to all the schools involved. 14 year old, Mimi's entry was particularly special, so we’re thrilled to share it in this issue. Well done Mimi!
I do have the perfect picture of my dream house in my head. And every time I pass this house on this winding, countryside road I always day dream of my future living there. Although it is not a modern or unbelievably gorgeous house it has the feeling of homeliness and cosiness and it is anything I could dream of.
On the road it overlooks the vast landscapes of the verdant moors and is still only 10 minutes away from the city centre, what a dream! The warm elongated bungalow has the richest dark brown windows which enclose the house.
These windows are definitely not what I personally would
choose however this house just works with these windows, the windows are made for this home.
However I have not yet got to my favourite part. The stables. The exemplary matching stone built stables vertically behind the house, perfectly made for the house. The small trees create a slight barrier from the horses home to the roads view, but is still superbly viewable and I cannot get over the beauty this house holds. Imagine each and every morning waking up to the sound of your horse whinnying and that was your alarm clock. You get up each morning and turn your horses out into the expansive fields just right behind your home
and even get straight back in bed after 10 steps.
This house is not only a human’s home but a horse’s home. And that is my dream, the possibility of sharing your house with the unbelievably inquisitive creatures that horses are. The amount of fun and adventurous times you would have with your best friends is endless.
That is my dream, not a house which is unbelievably modern, not a house that you would be scared to get dirty, not a house which is square as can be. But a house which is a home, which you can share the best memories in and with your best friends in the entire world.

THE LATEST UPDATES FROM THE REDBRIK FOUNDATION...
Since the last issue of the Redbrik Property & Lifestyle Magazine, we have been working hard to raise money and continue our support for fantastic local charities, through our very own Redbrik Foundation. We recently hit the fantastic milestone of £10,000 through our match-funding campaign with donations from Redbrik clients, allowing us to support even more charities including Cavendish Cancer Care.
Cavendish Cancer Care
Each year the Foundation supports a number of charities primarily seeking to enhance the lives of children and young people, the elderly or vulnerable and those with disabilities across our region. In May, the Redbrik Foundation donated £1950 to Cavendish Cancer Care and we are proud to have supported them during our second year.
CEO of Cavendish Cancer Care, Emma Draper said: “On behalf of all of our clients and families
we support, we would like to say a big thank you to the Redbrik Foundation for their generous donation of £1950. This will provide a full package of individually-tailored holistic support for 12 people in our local region. We are proud to be there for anyone affected by cancer and provide our expertise across a range of therapies.”
National Three Peaks
We are excited to announce that we will be taking part in the National Three Peaks challenge on 24th June 2023. 12 members
of staff from Redbrik Estate Agents will be taking on the challenge to raise money for the Foundation. The fundraising target for the National Three Peaks has been set at £3500, exceeding the total we raised during the Yorkshire Three Peaks by £1000 in 2021.
With a total walking distance of 23 miles, The National Three Peaks Challenge involves climbing the three highest peaks in England, Scotland and Wales in 24 hours. Starting from Ben Nevis, Scotland at 5pm, followed by Scafell Pike in the Lake
District just before sunrise, and finally ending with Snowdon in Wales at midday on Saturday, there is no doubt that this will be the team’s biggest challenge to date.
David Cooper, Director at Redbrik Estate Agents and Trustee of the Redbrik Foundation said: “After completing the Yorkshire Three Peaks last year, we’re excited to evolve the challenge and take it to the next level.

Tell us about the background to your career in estate agency
I started in the property sector eight years ago, I fell into the industry by having an interview with a family friend then went on to achieve my Level 2 apprentice qualification. I have since worked across sales and lettings, broadening my property knowledge, but think I have found my calling in lettings.
You’ve worked for Redbrik for four years now – what changes have you seen in the business over the years?
As a business, you must evolve and adapt, particularly in this industry where everything is so fast paced. The most recent change to discuss is that we have centralised the team into one office to work as a collective and are now able to collaborate. The relationships and communication between staff and client is even better than before and it’s proving to be a lot more suitable for our
Landlords as we are working more efficiently.
What one piece of advice can you give to Landlord in the current market?
There’s two sides to this advice, so bear with me! Firstly, be brave with pricing – demand for rental properties is still high, so take the opportunity to ask for more. However, I will say that there is a fine line between achieving an increase in rent and keeping a good, long-standing tenant – it’s all about finding the balance. Also, if you’re torn about investing in property and becoming a Landlord– now is the time. And there is no better place to put your money than bricks and mortar!
What one piece of advice can you give to Tenant in the current market?
Be proactive and be available. A lot of the time, there is a Tenant already in the property who is soon to move out, therefore access is often restricted. If you’re
unavailable for the viewing slots we offer, there won’t be the opportunity for you to put in an application – you really have to be flexible if you want to move in this market. We’re receiving between 50-200 enquiries on each property - I can’t stress enough how competitive it is right now!
What are your predictions for the property market for the coming months?
I feel that growth will continue, albeit at a slightly slower rate. I am aware of the rise in energy prices which may affect tenants’ affordabilty – so as a team we will look after our Landlords by carrying out more thorough affordability checks on potential Tenants.
What do you love most about your job?
No two days are the same. There is such a variety of clients and properties so it’s refreshing to have different experiences and walk into a completely new challenge every day.

The first thing to consider when preparing your property to let is presentation. Try to see it through a Tenant’s eyes - are any works required? Or does it just need a lick of paint and a tidyup? First impressions count and can be the difference between achieving the asking rent or even more. Dressing the home often isn’t required and can be an unnecessary cost. However, adding small, homey touches to make the property more appealing and comfortable can go a long way. Create a welcoming atmosphere – make the viewers feel like they’re at home.
An empty period between tenancies makes for a perfect time to carry out any required updates or renovation works to achieve a better return on investment. While preparing your property, our Property Management Team
will work behind the scenes to coordinate the marketing plan, set rents, conduct viewings and agree applications. We usually deal with approximately 40 enquiries per day per property, which are filtered down to ensure only the Tenants who meet the Landlord’s requirements before viewing.
Securing A Tenant

Once we’ve shown the property and applications have been received, Redbrik will undertake referencing checks on each Tenant. We won’t just hand the keys to your house to anyone! Move-in
When the Tenant has paid the holding deposit, our Asset Management Team takes the Tenant through referencing while preparing the property for move-in. On the day of move-in, Redbrik will carry out a photographic inventory to record the property’s condition on the day the Tenant moves in – we expect them to return the keys in the same state, save for minor wear and tear.
For those Landlords that select our Fully Managed Service, our Asset Managers are responsible for looking after them, the Tenant(s) and the property. Throughout the tenancy, the Asset Manager provides our Landlords with detailed property reports and recommendations for improvements to the home.
These improvements will increase their assets’ value on both a rental and resale basis. They will also take care of renewals, serve any required notices, chase rents and checkout inspections.

1) What are the biggest considerations for anyone looking to get a mortgage/ remortgage?
Income and credit score, we often come across clients who have no idea about their credit history and it can sometimes come as a surprise when they find there are things on their credit report they are unaware of. We would recommend people sign up for one of the credit agency reports (Equifax/ Experian) to check.
2) What obstacles are buyers currently facing? Currently, deposit sizes and house prices. Buyers need a minimum of five percent deposit and if you have to offer over asking price for a property, five per cent will not be enough to be able to have an offer accepting if it goes over asking price.
3) At what point in the purchasing process do you need to speak to an advisor?
At the very beginning ideally,
we can give you an accurate idea of how much you can borrow and a good guide to costs, as well as guide you through the process of buying.
4) What are the benefits of speaking to an advisor? The ability to see deals available from all lenders on our panel, not just one at a time as you would if you spoke to banks directly. You have one point of contact throughout the process and we chase the case for you, so no calling call centres and waiting in queues for updates on your mortgage.
5) Is the process for getting a mortgage any different if you want to rent out your property?
Yes, usually as a minimum lenders will want 25 per cent deposit for a rental property. The amount they will lend is based on the rental income of the property rather than a residential mortgage which is assessed on your personal earned income.

Mortgage valuation – The survey which the bank who you are borrowing the money instructs to ensure the price you are paying is reasonable
Rates – The rate of interest (%) charged each year by your mortgage lender
Equity – The difference between your mortgage balance and the valuation of your property (essentially deposit)
Buy-to-let – Purchasing a property on the basis that it is being rented (let) out
Base rate – The interest rate charged by the Bank of England to commercial banks for loans
Higher Lending Charge –The charge (sometimes) from mortgage lenders for borrowing a high per centage of a property e.g. putting a small 5% deposit down may incur the HLC.
Early repayment charge
– The penalty charged by a lender for leaving a deal early. E.g a five year fixed rate, if redeemed after two years – therefore three years remaining, will incur an early repayment charge. This can be avoided if you are moving house by moving the deal over to the new house. This is called “porting”
Tracker rate – A mortgage rate which is linked to the Base Rate, e.g. a tracker rate of Base Rate + 1%
