Case Study: 1077 3rd Street Kirkland

A major highlight of my work as a Realogics Sotheby’s International Realty advisor is being able to utilize the fantastic network of SIR affiliates around the corner and around the world. I was able to put these remarkable connections to use when guiding my wonderful neighbors of 14 years, Don and Heather, as they transitioned from the home they had raised their family in to their new dream of living on Lake Whatcom in Bellingham, Washington.

I reached out to my SIR colleague Sandra Hurtley in Bellingham who is an expert in the area and she began her search—sending letters to all the homeowners on the stretch of lake that Don and Heather were interested in living on.

In the meantime, I assessed the updates needed to create maximum value for their current home. We engaged the interior design firm Counterbalance Studios and Uniplex Construction and watched in awe as they transformed the kitchen, family room, and all the bathrooms and installed beautiful new hardwood floors. Their expert vision and work turned the home into a contemporary stunner with universal appeal.

THE POWER OF A STRATEGIC PLAN

In the meantime, over this year of planning and construction, we had been in dialogue with the owners of the perfect Bellingham waterfront home. It seemed like we were all settled on timing and price, until, as often happens in real estate, the sellers changed their minds and we were empty-handed again. Don and Heather were crushed, but we continued our search. Not willing to give up quite yet, I let some time pass and then reached out to the sellers to see if they were once again open to negotiating. Lo and behold, they were willing to talk again. We agreed on a price and negotiated a closing date—we had secured Don and Heather their dream lakefront home!

While this was happening, I had a house to sell. The response was fantastic from the first day on the market, and just six days later, we had four cash offers competing against each other and sold it for 400K over asking! My neighbors had recovered their well-spent design and construction money plus years of home equity. Plus, their waterfront home was waiting for them to begin their new life.

This story would never have played out this well without the expert assistance of my SIR colleague in Bellingham, Sandra Hurtley, with her hawk eye watch over Lake Whatcom. She was a rock star partner in achieving this goal.

A SIX AGENT SALE BREMERTON

Three years ago, I helped my clients purchase a sophisticated penthouse in Bremerton. The clients moved from Boise, where my colleague and friend from Group One Sotheby’s International Realty referred them to work with me locally. Fast forward to today, those same clients were ready to sell. After listing the penthouse, we found the perfect buyers—who also happened to be selling their current home with a Realogics Sotheby’s International Realty agent. With each sale contingent upon the prior closing, we found ourselves under contract in a chain reaction of sales, totaling four properties and six agents from the Sotheby’s International Realty network. The process proved tedious with several speedbumps—from financing snafus to property complications—but through it all, the Sotheby’s International Realty network prevailed. Myself and my colleagues found ourselves on the phone daily to ensure each domino fell into place, creating wins for our clients across two states. Leveraging our personal connections, professionalism, and trust, it was a pleasure to successfully buy, sell, and ultimately refer my clients to a Boise real estate expert.

Marianne has been on the Cornish College of the Arts Board of Trustees since 2007. She sees the importance of funding blossoming artists and has served as a co-chair for the Cornish Gala five times, helping to raise crucial scholarship money. As an alumna of the institute, Marianne is dedicated to maintaining the institute and everything it stands for.

KIRKLAND DOWNTOWN ASSOCIATION

The Kirkland Downtown Association works to foster a supportive and collaborative environment for community members. Mary’s Place offers assistance for families on their journey out of homelessness with five family shelters in King County and resources for those who need it most. Marianne enjoys partnering with Mary’s Place and has encouraged friends, family, and peers to knit hats each winter for donation.

Marianne humbly leads a Giving Circle through the 100 Who Care Alliance, where she partners with powerful women in her life to give back. Each quarter, members donate funds and vote for a local non-profit to receive funds, ensuring donations are allocated to organizations members care about most.
