15,000 acres Price: Offers over NZD$13,000,000

A treasured landscape. Central Otago is admired for its dramatic landscapes dominated by snow-covered peaks and big skies.

Gold mining, extensive livestock farming and latterly vineyards fuel this region’s fascinating heritage. The future New Gold is surely Tourism and Environmental Sustainability.

Located between the historic settlements of Naseby and Dansey’s Pass, Shortlands Station comprises of 6,121-plus hectares /15,000 acres, more or less, is a large-scale sheep/beef and grazing farming operation that’s been in the same family for almost 80 years. Offering extensive flat alluvial plains and easy undulating foothills, yet coupled with large tracts of golden tussock covered Central Otago high country, this Station is part freehold, part Crown Pastoral lease with rights in perpetuity.

Management is focused on regenerative biological farming successfully delivering improved soil ecology and pasture growth, and production gains over the past decade.

Included in the sale are the main farm homestead, two staff houses and a lodge. Farm improvements comprise of a modern five-stand woolshed with covered yards, large concrete workshop, three implement sheds, two hay barns and four grain silos.

The Station also has two glamping sites/cabins set in remote private locations within the property, each offering delightful accommodation for two guests. This separate thriving business, sold in conjunction with the Station is presently managed by the current owners. Shortlands is presently running an estimated 14,000 stock units.

Under current farming economics, Shortlands’ management keeps stock numbers flexible, maintaining less capital stock allowing surplus feed for trading stock and contract grazing. Consisting of capital stock, trading stock and flexible contract grazing.

Shortlands also has the added benefit of having significant approved areas, up to 600ha, for the lucrative intensive winter grazing of dairy cows giving farm management flexibility throughout the season, maintaining a high degree of profitability and sustainability.

The Station holds significant private water rights/consents for large scale water access.

The consented potential irrigation development is designed on a low-cost gravity feed, overhead spray system, complete with variable rate application enhancing economic viability and environmental sustainability.

When completed, the irrigation development has the ability to increase Shortlands stock capacity by more than forty percent helping to secure this iconic property for the generations to come.

Furthermore; the current owners have steered the farm towards establishing direct to market access for the farm produce www. provenancemeat.co.nz along with processing the properties wool directly

into clothing. Concentrating on Protecting Reputation and the traceability of product to market protocols used on the property noting the world-class quality of meat & wool products as produced by this Station.

Any new Owner will almost certainly build on this potential and take this opportunity to the greater world, perhaps utilizing (your own) existing business interests.

For the absentee owner, existing Managers are receptive to remaining engaged should this be so desired.

Beyond nearby Naseby (famous for its indoor year-round curling rink) lie award-winning vineyards, golf courses, and New Zealand’s top leisure and adventure tourism centre; Queenstown, or Dunedin all within a 2½ hour radius.

To the locals, it’s simply Central but, for the rest of New Zealand, along with international wine connoisseurs, it’s Central Otago – a terroir that’s earned its fame on the back of gold mining, pioneer endeavour, farming and world-class Central Otago Pinot Noir. Get your sneak preview at www.centralotagonz.com.

Expansive landscapes, dominated by mountains, rivers and lakes, a sheltered inland location and a seasonal range that swings between New Zealand’s warmest, driest and coldest climatic extremes are all part of what makes Central Otago unique from the

rest of New Zealand. As they say in “Central”, it’s a “world of difference”.

Geographically Central Otago is an inland district of the South Island province of Otago, which extends from the Scots-founded city of Dunedin and the wild Pacific Coast all the way to the Southern Alps, taking in the resort towns of Queenstown, Wanaka, a series of lakes, the mighty Clutha River and the snow-capped mountains of the Southern Alps.

The wider region is New Zealand’s most popular year-round destination attracting visitors for summer and winter holidays to suit every leisure style from adventure to winter sports, hiking and biking, history and heritage to relaxation, wining and dining and luxury pursuits — all of which can be found in the Central Otago area.

Gold country

When the first Europeans arrived in Central Otago during the gold rush of the 1860s, new towns quickly sprang up across the region. Most were located alongside a river or waterway and close to surrounding goldfields.

For the history buff, taking a journey that explores heritage architecture dating back to this period is easy. Many towns are found along the Otago Central Rail Trail – New Zealand’s original great ride cycle trail following the path of the railway line that once linked remote communities.

Today the small towns of Clyde, Ophir, Oturehua and Naseby each has its own unique historic character carefully retained, restored and repurposed so that communities and visitors can enjoy a vision of yesteryear, complete with the comforts of today.

Naseby adventures

Buildings in Central Otago were often made of stone or mud brick as there was little timber to be found in the tussock covered hillsides, but Naseby is an obvious exception. Its Victorian-style architecture housing the local hotel, museums, galleries and cafes gives the impression of being on a living movie set.

Located on the outskirts of Naseby, Maniototo Adventure Park has fun activities and unique thrills for the whole family. Here, the southern hemisphere’s only dedicated indoor curling rink is open year-round welcoming first-timers keen to sample this old-time sport alongside seasoned veterans practising their skills. More information at https://www.maniototoadventurepark.co.nz

The Gold Rush Luge (also open year-round) is a family-favourite while the ice luge (open in winter) is an exhilarating experience speeding down an icy track through the trees. For more tranquil winter fun, there’s an outdoor ice rink where you can boot up and glide across the ice.

Start the day with a tasty brunch and home

baking at the Black Forest Café and finish the day by dining at the Royal Hotel, where you will find locally produced flavours, such as Provenance meats and Lammermoor spirits on the menu. More about Naseby at https://nasebyvision.org.nz/about-naseby/.

Living history

Further afield you’ll find the townships of Oturehua, Ophir and Clyde. In Oturehua, Gilchrist’s Store and Hayes Engineering Works and Homestead are excellent examples of living history and the pioneering spirit of past generations.

Ophir, originally called Blacks, is known for the many original buildings that remain, including the Post and Telegraph office, the Courthouse and the Police Station as well at the iconic single lane Daniel O’Connell suspension bridge over the Manuherikia River. Stay and dine at Pitches Store or the Blacks Hotel to enjoy a touch of history and local hospitality.

The historic village of Clyde is often where people gravitate to when enjoying the choice of three world-class cycling and walking trails that hub from here. For inspiration to pedal away, visit https://youtu.be/4T7xZHAFdhs?si=DRa0W4Gqj5H1181k. Clyde’s heritage precinct provides a choice

of accommodation options in stunning stone buildings, including Olivers, The Lord Clyde and Dunstan House. Combine that with excellent restaurants and cafes plus galleries, boutique shopping and even a movie theatre.

A fine life

These days it’s hard to separate Central Otago from the words “pinot noir”. This is the new gold, responsible for Central Otago’s international claim to fame.

It goes without saying the eating and drinking is exceptionally good here, whether it’s delectable summer stonefruit and artisan produce, craft brews or fruit of the vine in the world’s most southern wine-growing terroir. The vineyards and wineries around Bannockburn, Bendigo and Cromwell are synonymous with New Zealand’s best winemakers, world-renowned pinot noirs and other varieties. Tuck in to more delicious servings at https://youtu.be/iNKBYhyCG1Y.

Self-drive, walk or cycle the vineyards or take a guided tour from Cromwell. However you travel, make sure you stop off at a local eatery or pub to experience some authentic southern hospitality. Built in 1862, Danseys Pass Hotel, near Naseby, is a local icon worth the stop for hearty pub meals and charming hotel accommodation in the original building. Visit its website at www.danseyspass.co.nz.

To the west lie the sophisticated year-round alpine resorts of Wanaka and Queenstown. Summer and winter, these internationally popular lakeside towns are centres of outdoor adventures on the water and in the mountains. Luxury golf courses and local golf clubs abound and, in winter, visitors flock to the region to ski and snowboard the southern hemisphere’s best slopes.

With so much to be explored, plan on spending a few days in the region to fully enjoy all that there is to see and do. Leave enough time to slow down, take your time and really get to know the locals. Pause and admire autumn in Central Otago at https://youtu.be/FBDYIsjqTag?si=xBmvum37ZhLAMJsF.

Atown, a river and a world-renowned wine region — nature has bestowed her very best on Margaret River.

Surrounded by great natural beauty and worldclass vineyards in Australia’s sprawling South West, the little town of Margaret River is the centre of a region with a big reputation and one of Australia’s most popular destinations.

Locals, too, love this cruisy little country gem affectionately known as ‘Margs’. With a resident population of only 7,500, it’s small enough to retain the feel of an authentic country community but big enough to offer other more sophisticated delights that come with pulling 1.5 million visitors annually.

Comfortably settled on the banks of the eponymous river, Margaret River is the largest town in the Shire of Augusta-Margaret River (pop: 18,620). It lies about 300 km, three-and-a-half hours’ drive south of Perth, or 45-minutes from Margaret RiverBusselton Airport which has regular flights from Sydney and Melbourne.

Shop, saunter or stay

There are plenty of good reasons to visit Margaret River. The creative, productive community — farmers, winemakers, surfers and artists — who make their homes here also help fuel the relaxed, nature-loving, artistic about-town vibe.

Saunter the streets and take time to admire the public street art and explore the galleries, eateries, ice-creameries, local food suppliers and surf shops. Visit the Margaret River Brewery offering 24 taps of handcrafted beers and ciders, and the local pub that boasts a 600-bottle wine list.

Each Saturday, the award-winning Margaret River Farmers Market is an authentic country experience that brings together local producers selling fresh farm produce, artisan foods and cut flowers — the bountiful harvest of a fertile land, mild, sunny climate and seasoned producers.

Land of abundance

Leave town to discover the true extent of this land

of abundance where some 60 square kilometres of plains rippled with vineyards stretch into the horizon.

While the Margaret River wine region — around 200 mostly smaller boutique-style wineries — produces 3% of the total Australian grape production, it commands 20% of the premium wine market.

A Bordeaux-like microclimate and red soils combine to produce spectacular red and white premium wines, from Cabernet Sauvignon and Shiraz to Chardonnay and Sauvignon blanc. Visit cellar doors at award-winning, premium wineries, meet the makers and enjoy gourmet adventures at top dining experiences.

Beauty, beaches, breathtaking wonders

It’s a quick, 10 minute drive from town out to the spot where the Margaret River flows into the Indian Ocean and a long series of world-famous surf breaks. Watch the pros surfing the dream, or find your own white sandy beach to surf, swim, snorkel or spot dolphins and humpback whales on their annual migration.

The Margaret River emerges midway between Cape Naturaliste and Cape Leeuwin — an outstanding coastal landscape. Hike the Cape to Cape Track — an epic 4-day walking trail linking two lighthouses on the edge of the LeeuwinNaturaliste National Park. In season, spot the wildflowers blooming alongside the track.

Below ground, a vast network of limestone caves will take your breath away with their incredible limestone formations, stalactites and stalagmites, and ancient fossils. A guided audio tour into the multi-chambered Mammoth Cave reveals fossils dated at over 35,000 years old.

Exploring Margaret River’s ancient charms is an incredible reminder that this remarkable landscape has supported over 60,000 years of human occupation — one of the world’s longest uninterrupted human occupations. Here’s to plenty more.
