we have seen signals that the lending environment may be improving when it comes to access to funding and while the reserve bank has also just raised the OCR by another 50 basis points, many commentators are suggesting that we may be seeing the peak of current retail mortgage rates. What this ultimately means is that buyers can have more confidence around their borrowing, and more importantly repayment capacity over the coming period of time.

create the most competition for your property through innovative marketing exposure. We’re offering spring packages that will enable us to maximise competition and clearly illustrate your intent to sell and therefore attract genuine buyers. In the current market conditions, it is critical to target the broadest possible audience and to be as efficient as possible in tailoring appropriate messaging to your potential buyers. If you decide to put your home on the market, the good news is that spring and summer are some of the best times of year to sell a home. Sunnier weather and blossoming gardens make properties look more appealing and buyers are more motivated to get out and about after the cold rainy months. With the right preparation you can increase your chances of getting more money for your house, faster.

Moreproperty.recently,

It’s no secret that spring is one of the most popular times of the year to sell a house. Choosing the most appropriate method of sale remains important. The optimum time for maximising value on a property is within the first four weeks of the home being listed. There are several reasons behind this, but fundamentally, it is owed to the fact that the property typically receives the maximum interest and enquiry early on, rather than later in a listing period and buyers have the perception that a home is ‘new’ to the market, rather than the fact that it has sat around for a period of

Message from the DIRECTOR

In times of change, we have adapted our thinking to benefit our property seller needs. Like they say, “you can’t keep doing the same thing and expect a different result”. We have introduced several new to New Zealand initiatives in our business to provide a layered communication program that ensures the most influential people are alerted early to the sale of your property. Combine our relationships with our use of technology; we can engage with buyers on a level that will ensure we can find the premium buyer for your property.

re you thinking about selling your house? Over recent months, many prospective sellers have been torn when it comes to picking the perfect time to list their property.

Throughout both 2020 and 2021, the traditional seasonality of the market had been artificially influenced by covid restrictions which has constrained both supply and demand for periods of time, to later release the pent up activity on both sides of the transaction. Now, with the lockdown restrictions not having the prominence they once did, we have seen the colder months provide subdued listing levels as sellers wait for the perfect conditions to present their

creates a more balanced market where buyers have more choice and the opportunity to make decisions compared to other properties available on the market. The Reserve Bank of New Zealand lifted interest rates in their recent announcement, marking the sixth consecutive rise since October 2021. The next monetary statement and official cash rate review is 5 October 2022. While lending barriers have slowed the buyer depth within the property market, the current inflationary effects are having the most impact on the economy and affordability, with the annual inflation rate being 7.3 per cent.

We continue a noticeable increase in new listing activity, allowing purchasers to enter the market with confidence of choice. This has added to the overall portfolio of properties available on the Datamarket.provided by realestate.co.nz shows the increase of new property listings has stabilised at approximately 26,358 properties, which is 107.8 per cent ahead of July 2021. In regard to the last three months, there has been a continued lift in new listings, which has seen the total stock available across New Zealand lift by close to 10,000 properties, or just over 40 per cent, in three months.

Rising property listings can act as a slight headwind for property value growth. This

In contrast, the regions with only slight decreases in average asking price were Auckland, Taranaki and the Central North Island. These graphs, however, can be a blessing for both buyers and sellers. An increasing market can indicate a strengthening of prices because of the value in the average sale price. At the same time, potential decreases can result from a market that might have been overinflated, and the buyers have taken pricing levels back to be more realistic.

Many ask the question about when should I buy real estate? What would a property I purchase today look like in five, 10 or 20 years? How many upturns and downturns are there during various cycles, and are there any key underlying trends that show any long-term declines linked to mortgage rates or a more relaxed credit environment? If it is the case that someone is to ask the question when should I purchase property and in what location; while there is some differentiation in the main centres and there are periods where events have occurred which change housing supply across the 20 years, much of the property markets have remained consistent regardless of external factors.

To put this into perspective, during the past 10 years, the inflation rate has averaged 2.15 per cent, which is in line with the inflation target of 1 – 3 per cent on average over the medium term. It is clear that the rise in inflation impacts everyday life, and the Reserve Bank will take this into account in its monetary statement.

The monthly change is a reduction of 1 per cent across most of the markets, with Wellington showing the greatest fall from August 2021 back -0.3 per cent. These indicators clearly show a change in the fiscal and monetary policy measures, which is a key factor in the market going forward. Timing for selling and purchasing in the same market will be consistent. We can give buyers and sellers confidence in supply and the ability to create demand when value is established.

GARDEN

Their own garden is densely planted with species of flowers that bloom across the seasons: foxgloves and poppies in spring, scabiosa pincushion flowers, cosmos and achillea in summer, astrantia (masterwort) and dahlias in late summer/early autumn and hellebores in winter, to name just a few.

Before moving to this property 13 years ago, Deb and her husband Clive had a straight-edged suburban garden with mondo grass and buxus, manicured to builders’level straightness. But it’s difficult not to be enchanted by the garden they’ve created, complete with a storybook shepherd’s hut sleepout painted in the charming duo of Resene Dell and Resene Sugar Loaf.

She and Clive did a horticulture course to learn about propagation and nursery practices before eventually starting Puriri Lane Nursery, where they now both work full-time. They sell vintage-style plants and botanically inspired gifts and garden wares through Puriri Lane’s online store, including many plant varieties not commonly found in New Zealand.

“When you come to a place like this, you do need to stop trying to control it all. For example, I never used to want to see leaves in my garden, but now I’ve learnt to love watching them fall and scatter,” says Deb. “I am a perfectionist, but a garden is an everevolving thing. I’m always apologising to garden visitors when one of the flowers looks a bit past its best or is going to seed. I guess I’ve just had to learn to relax a bit,” she says. While still holding down her job in the city contracting to a beauty and health company, Deb spent the first year of rural life pulling out weeds. She then started planting the garden with English favourites. Although she comes from a family of keen gardeners, Deb says her interest has only really come about in the past 10 years.

Gardening is full of surprises, like the nigella ‘Love in the Mist’ that self-seeded and popped up in the driveway. Deb doesn’t have the heart to pull it out. As cottage gardens are often planted in annuals, which die off after a year, they can look tired at certain times, but that comes with the territory, says Deb. “Cottage gardens require year-round maintenance. There will be patches that don’t look great all the time, and that is the nature of it.”

While there are no rules to this unstructured garden style, think about planting flowers of different heights for interest and ensuring successional planting. “Carefully plan your plantings so that you can have yearround seasonal interest and create a style that can basically manage itself once planted,” suggests Deb. “Use plants that self-sow to ensure that as the plants multiply, there will be no room for weeds,” she adds.

For example, Dahlias, Cosmos and Echinacea need to be in full sun for 6 hours each day, whereas Campanulas and Foxgloves favor shady areas.

After preparing your gutters you can start to carefully remove dirt, leaves or rubbish using a gutter scoop and putting it into a bucket. Work your way around the house, emptying the bucket frequently. When you have finished, remove the rag(s) from the downpipes and sluice out the gutters using your garden hose. The water should run freely through the gutters. If it runs slowly, or not at all, then you probably have a blocked downpipe.

Spouting and downpipes are intuitively designed as a modular guttering system, making installation, repair and replacement much simpler. Cleaning out your guttering is a far easier job and something well worth doing at least once or twice a year. In late autumn (to remove fallen leaves and debris) and late spring (to clear left over debris from winter). At the very least you should clear them once a year.

Cleaning Preparation

Clearing The Gutter Debris

How to and gutters replace clean

DIY PROJECT 22

Before beginning work on cleaning your gutters, ensure you set up your ladder correctly, taking the proper precautions. To prevent debris from going into the downpipes and potentially blocking them, use a large rag and block the downpipe at the top - where it is attached to the gutter. Ensure this is secure; you don’t want the rag to go down the pipe. When cleaning your gutters, you can also use a downpipe water diverter to keep

variety as they are very simple to dismantle and clean out. So unless you have noticed where the blockage may be, start at the bottom of the pipe. Remove the screws and pipe clips from a section at a time and then raise each section of pipe to free it from the one below. Clean out all the sections using long pieces of wood or wire and wash out with a garden hose. Reassemble the downpipe in the reverse order (from the top to the bottom). Other pipe systems that are not so easy to dismantle will need to be cleared by other means. If the blockage is near the top or bottom of the pipe, poking with a length of strong wire will sometimes be successful, old wire coat hangers are useful for this job. There are a few ways you may notice your guttering is

It’s best to clear your gutters twice a year. Late autumn for fallen leaves and late spring for debris from winter.

The easiest pipes to work on are the plastic

your drains clean and free of blockages. The device simply fixes into your existing downpipes (installed within minutes and there’s no gluing required) and with one simple click you open up the flap to start diverting your roof debris. When not in use, the flap is closed and the water will flow normally through the length of your downpipe and into your stormwater drain or water storage tank.

Damaged guttering spoils the look of your home and makes a mess every time it rains. Replacing the guttering can be a fair sized job, but if you follow the instructions laid out in this guide there is no reason why you can’t tackle the task yourself.

After clearing the blockage, wash out the pipe with water. Depending on the circumstances and shape of your downpipe it may be possible to feed a garden hose up the pipe from the bottom and then turn the water on full; this can be very successful. Other methods are to use long thin rods, or hire a drain snake from the local hire

Even if you have some kind of gutter filter in place, you still need to check your guttering system at least once a year to be safe. It is important to ensure the gutters and downpipes flow freely because overflowing gutters can cause corrosion and damage to your house.

Maintenance Replace Spouting

blocked. You may notice during a downpour of rain, or it may become apparent when sluicing out your gutter after cleaning if the water does not flow freely to the downpipe, or water seeps out from where the downpipe joins. These are all possible indications of a blocked downpipe.

just ask at the plumbing or trade counter at Mitre 10 for the best solution for your house.

Remember,centre.problems

such as blocked downpipes can be prevented with a little maintenance at the right time. You can reduce the chances of gutters becoming blocked by using plastic mesh designed to prevent debris getting into the guttering. The mesh fits snugly into the top of the gutter and acts like a filter. A good idea would be to install a gutter protector to help prevent leaves from blocking your spouting. Many varieties of these are available

These are identified by existing downpipes or stormwater outlets. Secure string line to fascia, using a screw from the first bracket to the low point. Ensure a fall of 5mm for every 10 metres of run. Mark and secure brackets no more than 500mm apart. In high wind or snow prone areas reduce spacing to 300mm. Use a minimum of 3 nails or 3 stainless steel screws per bracket. Minimum scew is No.6 x 25mm coarse thread countersunk.

NOTE: GIB® clouts must NOT be used.

23

Assemble your scaffold and drop cloth around your work area and ensure appropriate safety equipment is at hand. Check the roof overhang beyond fascia is less than 50mm. Establish low points of installation.

So what are you waiting for? Whether a rattan wardrobe, coffee table or intricately woven stool, embrace the rattan trend and transform ordinary design into a naturally show stopping interior.

Often, rattan furniture is painted or whitewashed to suit a room’s colour scheme, but keeping rattan in its natural hue is a wise choice when seeking a more neutral interior. However, because rattan complements any tone, it can also act as a foundation from which to introduce colour. Do this by including colourful cushions on a plain rattan sofa, or selecting a patterned rug to sit under a naturally stained armchair. Embrace colour and contrast and let your eclecticism shine!

rattan’s woven look creates a beautifully soft ambience for any room.

Bring the Outdoors In Rattan outdoor furniture is a popular choice because of its light weight and natural look, while still being comfortable and stylish. This makes rattan a clever option for patio chairs, coffee tables and side tables, perfect for those alfresco lunches. aim is that no child patient, or their siblings, need to return to Kidz First this winter. For this to happen, the support of the Jammies in June Warm Up Appeal is vital.

“It takes a village to raise a child and the Middlemore Foundation has awesome donors and partners who enable us to support South vulnerableAucklandfamilies”

ay White Takanini and Karaka have teamed up with the Middlemore Foundation for the eighth year in a row to help support vulnerable families in South Auckland by giving pyjamas to thousands of kids. The charity works with our local community and marae to facilitate important and life-changing initiatives to keep our most vulnerable tamariki warm this winter.

All donations go straight towards changing lives and helping the community to thrive. Our main initiative is collecting and donating pyjamas during the Jammies in June campaign to keep our tamariki warm during winter. But our mahi isn’t done. We have plenty more programmes we will be supporting in the coming days, months and years.

Depending on what the family needs - each pack can contain jammies, blankets, hot water bottles, heaters, draught stoppers, and window Theirseals.

Since 2011 Middlemore Foundation have received and donated over 81,500 pairs of jammies. Too many of the children who come to Kidz First are living in poorly ventilated, cold, and overcrowded homes - so this year, as well as distributing jammies, they teamed up with Habitat for Humanity to get Winter Warm UP packs and items to as many whaanau as they can.
