Hello and welcome to our online ……….. magazine! Covid 19 Lockdown Level four has brought its share of challenges to our industry, an industry traditionally dependant on our face-to-face communication with our customer base of Buyers, Sellers, Tenants, and Landlords. Who would have thought that we could have transitioned from the traditional business model to being a 100% online business listing and selling properties (some unseen), communicating with Landlords and Tenants, and all done online within such a short timeframe? On this point, I offer my sincere thanks to the amazing team of dedicated professionals, we have within the business who rushed into our offices on lockdown night and grabbed computers, printers, and files and were up and running from their home offices the following day. Probably the single most dramatic change to our business has been the huge success of our Online Auctions. Our Wednesday weekly auctions now have our auctioneer being videoed from his home studio in Greenhithe, our Administration Manager running the on-screen display for the internet from her kitchen table in Papakura and a team of agents located from Hunua to Papatoetoe with buyers on the phone from all over New Zealand and some International, placing bids with the auctioneer. I honestly believe we all underestimated the power of the internet in allowing buyers’ access to online property information, the ability to communicate remotely with their finance brokers, lawyers etc, and enabling them to make informed decisions to bid and buy online.

In response to COVID19, we are sending care packs to help Middlemore Foundation respond and distribute essential items to the critical needs of vulnerable families in South Auckland.

Middlemore Foundation is working with community organisations and local marae to distribute care packs to families in need. Why we support Middlemore We want to help respond to the critical needs of vulnerable families in South Auckland. We have been in partnership with Middlemore Foundation for over 7 years supporting the South Auckland community with targeted health, homes and education initiatives. All donations go straight towards changing lives and helping the community to thrive. Our main initiative is collecting and donating pyjamas during the Jammies in June campaign to keep our tamariki warm during winter. But our mahi isn’t done. We have plenty more programmes we will be supporting in the coming days, months and years.

It’s

been a heady ride for the housing market in New Zealand over the pandemic. Prices have surged, sparking a rush of people coming to market to sell their homes. Since March however, conditions have become a bit different. Restrictions on finance have slowed the market and prices appear to be starting to plateau. While it is easy to track the number of properties for sale, tracking serious buyers is a little more 10

difficult. New Zealanders are property obsessed and enjoy looking at properties for sale and attending auctions, even if they have no intention of buying or selling. To combat this, we have used the number of active bidders at auction to gage buyer activity. If you make a bid at an auction, it can reasonably be assumed that you are a serious buyer. Not surprisingly, the number of active bidders was low during the first lockdown but once the economy was fully open again in June 2020, active bidding began to increase again.

A mortgage repayment holiday is not actually a holiday, it is a deferment of the interest for a period of time. Interest is still charged and accumulates or compounds onto your mortgage, as such the outstanding balance at the end of your deferment has grown, let’s take a look at an example.

A better option if you are under pressure to maintain your mortgage payments as they are today, is to look to move to interestonly for a period. If we compare the same example of doing this for 6 months, your monthly payments will drop to $1,125.41 (saving you $765.58 per month) and in 6 months time, your balance is the same as today, $391,450.

Billy Bonds has an outstanding loan balance of $391,450 as of today and is currently on an interest rate of 3.45%, with 27 years to run on his home loan and repayments of $1,859 per month.

When you start paying your mortgage payments again, they will then have to increase to $1,880 per month to keep your term the same (i.e the term will now be 26.5 years instead of 27 years).

Our general advice is: where possible, you want to maintain your current mortgage payments for as long as possible. If you’re under pressure, then move to interest-only payments for a period of time. Only after these options have been exhausted do you want to move to a mortgage repayment deferment.
