There are several different ways to sell your property but essentially they can be grouped into 2 categories:
4 week controlled marketing plan: ensures the seller can attract all suited buyers without being forced to make a hurried decision, but with the option to sell prior, at auction or continue to negotiate a successful result after auction.
Only attract serious buyers: having been qualified and prior preparation reduces risk and time delays down the track.
Cash contract: no finance clause means no extensions or loop holes, set the date for completion
No building & pest inspection clause: again no loop holes or opportunity to negotiate on price.
No price marketing, opening the market up to a wider array of buyers and no buyer can say your house is too expensive.
Creates urgency; definite date to bring buyer interest to a commitment.
Competition between buyers on the day, which leads to a premium price
Higher sale success rate than private treaty over 90 day period
Lower days on market than private treaty over 90 day period.
What is a private treaty sale?
A private treaty sale is where the seller sets the price they want for their property; generally after research into the market and discussions with their agent to determine the most realistic outcome. They then start negotiating with potential buyers via their agent.
A private treaty process generally follows the following process:
Price is set and marketed.
Inspections held by prospective purchasers.
Offer is made by the buyer
Negotiation between parties to reach an agreed price
Contracts are issued by real estate agents or solicitors and exchanged.
Buyers have the benefit of a 5 Business day cooling off period.
Contract conditions are undertaken – for example, valuation, finance, building and pest inspections, subject to sale.
Once conditions are met the contract becomes unconditional and settles at the agreed time.

Rob has been a proud supporter of the Buderim men’s shed and was instrumental in helping to fund raise for the construction of the new shed in Kuluin. He continues to volunteer his support and contributes part of his commission back to the shed for any transactionsmadewithintheshedmembership.
Rob has continually sourced vacant shops in the centre of Buderim to assist further with fundraising from sales of hand-crafted shed and donated items. The shops have been instrumental in raising public awareness to men’s health and the benefit the shed is to the community.
