Lucid Motors Expands CG Factory

Luxury electric vehicle manufacturer Lucid Motors has opened a major expansion to its Casa Grande factory, quadrupling its size in anticipation of its entrance into the large market for SUVs.

The AMP-1 plant now covers 3.85 million square feet.

The company officially brought a 3 million square feet facility online in January during a ribbon-cutting ceremony attended by Gov. Katie Hobbs and Lucid CEO Peter Rawlinson, along with other industry representatives, local officials and employees.

The added space encompasses a new general assembly line, expanded body and paint shop, a relocated and expanded powertrain facility, a relocated logistics center and what’s described as one of the most advanced stamping facilities in the world, used to form fenders, hubcaps and other components out of

sheet metal. It also includes a warehouse, consolidating space and employees from a Tempe location.

“In just a few short years, the Lucid team has evolved our manufacturing footprint into one of the few highly integrated electric vehicle manufacturing plants in the U.S.,” said Steven David, SVP of Operations at Lucid.

“This expanded state-of-theart plant will bring greater operational efficiency to our manufacturing process and allow us to continue to deliver our high-quality, groundbreaking electric vehicles to our customers.”

The expansion followed the layoff of almost 1,000 workers from the Casa Grande facility in March 2023. Production of Lucid Gravity, an all-electric SUV with a projected range of 440 miles and seating for up to seven, is set to launch late this year.

Final $95M Piece to I-10 Widening Puzzle Falls into Place

A$95 million grant awarded to the state of Arizona from the U.S. Department of Transportation is expected to close the funding gap for the long-awaited widening of Interstate 10 through the Gila River Indian Community, clearing the way for a third lane to be added in each direction to improve traffic flow and safety.

The money is coming from the Nationally Significant Multimodal Freight & Highway Projects program, which backs projects along U.S. highways to improve safety, efficiency and reliability. A Jan. 22 announcement of the grant award from Gov. Katie Hobbs’ office quoted Gila River Indian Community President Stephen Roe Lewis about the process for securing the funding:

“When we learned last year that Arizona would not be receiving a federal grant for this project (from a different grant program), I immediately contacted Gov. Hobbs, and together we rolled up our sleeves and got this new grant proposal together, focusing largely on the importance of this road to our community, and we presented it together to (U.S. Transportation) Secretary (Pete) Buttigieg, a first in our state, and probably in the entire country,” Lewis said.

Hobbs said the $95 million will be pooled with $695 million in state funding and $221 million from the Maricopa Association of Governments to fully fund the approximately $1 billion project. Casa Grande Mayor Craig McFarland said the addition of the MAG funding and a reduction in cost estimates also improved the project’s bottom line from a $360 million gap last year.

Along with the additional lanes improvements, the project will include replacement of the bridges over the Gila River, which is scheduled to begin this spring.

Two Pinal Interim Directors Promoted

Pinal County has elevated two interim directors who served throughout much of 2023 to become full leaders of their departments:

Director of Public Health Merissa Mendoza

Mendoza began her career with Pinal County almost 13 years ago working in the WIC nutrition program. Over the years she has worked as a nutritionist, breastfeeding coordinator, nutrition program supervisor and division manager for Nutrition and Vital Records. She was named to the interim role in February 2023 at the recommendation of the departing Dr. Tascha Spears.

She earned a bachelor’s degree in nutrition and dietetics at Arizona State University and a master’s in public administration at Grand Canyon

University. She holds the Registered Dietitian Nutritionist and International Board Certified Lactation Consultant credentials and is also a graduate of the Scottsdale Culinary Institute.

Air Quality Director Anu Jain

Anu Jain was named interim air quality director in July 2023, 21 years after she began working for the department as a permit engineer. She rose through the department’s ranks to become air quality permitting manager.

Jain will lead a department with 14 employees and report to Deputy County Manager Himanshu Patel.

Prior to joining the county, Jain was an environmental engineer in the private sector, having graduated from ASU with a bachelor’s degree in chemical engineering.

Maricopa Taps Bitter for City Manager

The City of Maricopa has chosen Benjamin Bitter, its deputy town manager and chief product officer, to take over the city manager role July 1 as current manager Rick Horst transitions to a new role within the City..

Bitter said, “Following on the heels of such a great leader and mentor is a daunting task. Nonetheless, as we have worked together closely over the last 2½ years, I have seen Rick manage many difficult

challenges, and I know that my capacity to do the same has been strengthened.” Horst will become the City’s first chief strategy officer.

Bitter was first hired by the City as capital improvement plan and engineering director in 2021 after nearly four years serving the Town of Florence as assistant to the city manager and director of intergovernmental relations and communications. Prior to that job he was city manager for Ashland, Kentucky, and senior management analyst for the City of Casa Grande.

Bitter has secured millions of dollars in outside funding for Maricopa projects

and supervised many city departments. As chief product officer he’s in charge of delivering “products” or services, according to his LinkedIn profile.

He signed a three-year contract for the city manager position in December 2023 with an initial base salary of $242,000, to be increased by the same percentage as the other full-time executive managers receive.

“We are excited to welcome Ben as our new city manager,” Mayor Nancy Smith said. “His proven track record and passion for Maricopa’s development align perfectly with our vision for the city’s future.”

Don’t Fall Flat with Fiber: Fast Ways to Fit it In

When it comes to your diet there are so many roles that different nutrients can play, but fiber may be the heaviest hitter in terms of how many functions it serves.

It’s an indigestible substance that helps keep your digestive system healthy by bulking up your stool, preventing constipation, lowering cholesterol, stabilizing blood sugar and creating feelings of fullness that cut down our food consumption.

Here are some of the most fiber-rich foods and easy ways you can fold them into your daily meals.

Whole Grains

Whole grain food is rich in both soluble fiber, which dissolves in

water to transform into a gellike substance, and insoluble fiber, which remains relatively unchanged during its journey through the intestines. Both have significant health benefits and whole grains are a good source for both.

Oats, quinoa and whole wheat bread are excellent sources of dietary fiber. They provide essential nutrients and offer a range of health benefits, including improved digestion and heart health. Incorporate whole grains into your daily meals by opting for whole grain bread, cereal and pasta.

Fruits and Vegetables

Fruits and vegetables are nature’s fiber powerhouses.

They not only provide essential vitamins and minerals but also contain high amounts of fiber. Apples, berries, broccoli and carrots are great options. Try incorporating fruits and vegetables into your meals by adding them to smoothies, salads, and stir-fries.

Green Leafy Vegetables

These veggies in particular, including spinach, kale and Swiss chard, are not only rich in vitamins and minerals but also high in fiber. Incorporate green leafy vegetables into your diet by making lots of salads or adding them to stir-fries or sautés.

Legumes

Legumes, including beans, lentils and chickpeas, are rich in fiber

and protein. They are versatile and easily can be added to dishes like soups, stews and salads.

Adding legumes to your meals provides a significant fiber boost while offering a host of other health benefits.

Nuts and Seeds

Nuts and seeds, such as almonds, chia seeds and flaxseeds, are packed with fiber, healthy fats and other nutrients. They make for a convenient and nutritious snack option. Try sprinkling them on your yogurt, salads or smoothies.

Bran Cereals

Bran cereals, such as bran flakes or oat bran, are an excellent choice for a high-fiber breakfast. They provide a substantial amount of fiber and can be enjoyed with milk or yogurt.

Chia Seeds

Chia seeds are tiny punches of fiber. They absorb liquid and form a

gel-like consistency, making them a versatile ingredient in various recipes. They can add a delightful crunch to your smoothies, yogurt or oatmeal to boost your fiber intake.

Flaxseeds

Flaxseeds are another fantastic source of fiber, along with omega-3 fatty acids. They can be ground and added to baked goods, oatmeal, yogurt or smoothies.

Avocado

Avocados not only are creamy and delicious but also an excellent source of fiber and healthy fats. Include avocados in your salads, sandwiches or as a topping for toast.

Berries

Berries, such as raspberries, blackberries and strawberries, are not only sweet and flavorful but also packed with fiber. They make a perfect snack or can be added to cereals, yogurt or smoothies.

Proceed with caution

One thing to remember if you’re out to increase your fiber intake is that slow and steady wins the race every time.

Eating too much fiber in one sitting or increasing your intake too quickly can create such unwanted side effects as bloating, cramping, constipation. In rare cases, intestinal blockages happen when fiber is consumed without enough fluid, especially with fiber supplements.

Most dietary guidelines recommend getting most or all your fiber from food sources.

Calculate your approximate fiber intake per day, then work to increase it by 1 or 2 grams per day unless you feel digestive distress. If you do, try to keep your consumption at the same level until you can digest it comfortably.

Breast Cancer: Early Detection is Key!

It is estimated that one in eight women will be diagnosed with breast cancer in her lifetime. The good news is that the survival rate can be as high as 98% with early detection.

Getting a yearly screening mammogram is important for the early detection of breast cancer. Breast cancer is the most common cancer in women, and mammograms can detect cancer before it causes any symptoms.

This means that if breast cancer is detected early, it is more likely to be treated successfully!

During a mammogram, a low-dose X-ray is used to take images of the breast. These images can detect small masses or calcifications in the breast tissue that may be a sign of cancer.

Mammograms can detect cancer up to two years before a lump can be felt by a doctor or patient.

It is recommended that women begin getting yearly mammograms at age 40, or earlier if they have a family history of breast cancer or other risk factors. Mammograms are a safe and effective way to detect breast cancer early and can ultimately save lives.

300 SECONDS A DAY May Keep Doctor Away

Anyone who doesn’t like to exercise can wave away the idea with a simple “I don’t have time,” and a lot of people away with it. They do have demanding jobs and family lives that keep them hopping, maybe not literally but enough to keep their schedule packed.

However, just because you can’t cram in the recommended 150 minutes of physical activity a week doesn’t give you license to skip all of it. Every little bit counts toward your goal of staying active and keeping your heart, brain and everything else in good working order.

Even a five-minute strengthening or cardio workout can make a significant difference in staying fit and

strong — and we’re not just talking about HIIT here, though it’s great if you have the stamina to do it.

With HIIT, or high-intensity interval training with bursts of activity performed at 80% of maximum heart rate or above, the estimated calorie burn is 20 per minute. The biggest benefit comes from the faster metabolism that can persist for hours afterward. Don’t attempt this if you haven’t exercised in a while, but it is possible to work your way up to that level of activity.

Most five-minute workouts are structured with a series of five exercises done for 45 to 60 seconds each, with a 15-second rest in between. You can put together nearly any five that you

enjoy doing and can easily segue between — five bodyweight movements can work, or you can alternate a couple with cardio exercises like marching or running in place.

What do we do as a family?

Between school, work and playdates it can be hard to fit family time and physical activity into your family’s busy schedule. Active play helps strengthen family bonds crucial for your child’s social and emotional development.

So how are you supposed to convince your kids that having fun outside is more fun than screen time?

Let’s start with the easiest. Whether it’s after lunch or after dinner, taking a walk is a fun outdoor activity that helps to burn the glucose in your body after a meal. Plus, walking aids in digestion. If you’re working from home these walks will give

everyone the chance to get some fresh air.

Walking is great for the family’s mental and physical well-being.

Take a Family Bike Ride

Bike rides are economical, environmentally friendly and great exercise for everyone. Be sure the bikes are in good repair, have appropriate helmets for everyone, and choose a bike route that even the youngest or most inexperienced member can safely navigate.

Fishing

Fishing is a great way for families to get outside, and it also teaches kids today there is more to life than technology. Fishing gets kids outside in the fresh air and helps them experience the art of

patience. If you have little ones, they love feeding ducks as well.

P.S. Bread is a big no-no for ducks. Instead bring along corn (not popcorn), rice, peas, broccoli, tomatoes and non-citrus fruit.

Make an Obstacle Course

Obstacle courses are fun outside activities for kids. Pull out all the outside gear for this one. Use jump ropes, Hula-Hoops, pool noodles and whatever you have to create an obstacle course.

Sometimes the best games are the classics: Grab a ball and have a family game of kickball.

It can be hard to know where to start with getting your kids outdoors, but the benefits of less screen time and more green time is unrivalled.

Rock Earle, Founder, ROX Group

Rock Earle obtained a real estate sales license almost 50 years ago, in 1975, and has been involved in the real estate investment, development, and brokerage business since that time.

After relocating to Arizona in 1978, Rock dealt in raw land, opening a branch office Casa Grande in 1981. During approximately the same period, Rock created a unique condominiumconvertible fourplex apartment design and eventually developed 37 fourplex lots, 11 fourplexes and 24 condominiums. The design was subsequently widely copied by other builders.

In the mid-1980’s, Rock applied his unique expertise in Pinal County real estate to concentrate fully on land investment, brokerage, and syndications in that area. Based on his fundamentally technical approach to the land business, Rock has tracked every land sale in Pinal County daily from the mid-1980’s to the present day on his own tracking of commercial sales and proprietary maps. As a result of this specialized knowledge, he became generally known as an expert and established a consulting business in that area.

Beginning in 2012, Rock began a series of mergers & acquisitions for the purposes of obtaining a position in more operating companies; which included taking over other real estate brokerages and property management companies in Pinal County and purchasing an insurance agency. The ROX companies, collectively known as ROX Group, also expanded into media and formed ROX Media and RAXX Direct Marketing, which is now the publisher of approximately ten unique magazine titles, including digital marketing, in Arizona.

In 2020, the ROX companies expanded for a couple of years into new home construction and development, remodeling, building materials and supplies sales, installation and repair, and a small porta-potty rental company. In 2021, the ROX company purchased Casa Grande Rent-A-Can, now Rent-ACan Site Services; a leading provider of high-quality portable toilets, sanitation product rentals, dumpsters, fencing, and water and has since expanded it to serve the western Pinal County area and most of the Pima and Maricopa County regions in Arizona.

In March 2008, Rock agreed to take over the Mahoney Group’s real estate brokerage operations; today this entity is ROX Real Estate consisting of commercial and residential brokerage and property management.

Rock is an avid traveler and has been to almost 100 countries in the world; many of which have been visited multiple times. He enjoys life with his wife, Elaine, and twin teenage sons, Chandler and Christian. He is also an avid reader and is always open to new business ideas.

Get to the Heart of your Exercise

The heart is a muscle, and like every other muscle it gets stronger the more you use it. Because it’s deep within your chest, you can’t work it the same way you do an arm or a leg. Still, nearly every move you make is going to need your heart’s help as it pushes and pulls blood and oxygen throughout your circulatory system.

It’s mutual aid. Your heart fuels the rest of your body and in turn the rest of your body helps your heart stay robust through physical activity, pumping your heart so it gets stronger while helping it circulate life-giving oxygen and nutrients throughout your body.

There are three main categories of intentional movement or exercise, each of which has a distinct role to play in fortifying our heart health. Working our way from the outside toward the heart of the matter, they are:

Flexibility

Stretching and balance activities provide a solid muscular and skeletal base so you can engage in exercise, along with any other kind of movements we make on a daily basis, without straining our muscles and joints or being injured. You should stretch your muscles before and after undertaking exercise and find opportunities to do more of it, such as yoga classes.

Strength/resistance training

Working your muscles not only strengthens them individually but also makes your heart’s work much

easier by adding lean muscle mass and reducing fat throughout the rest of your body. Burning fat, which results from nearly any kind of exercise plus eating at a caloric deficit, can reduce your blood pressure, cholesterol levels and other readings inextricably linked to better heart health.

As many of us know, the Centers for Disease Control and Prevention and many health experts recommend that people put strength training into their schedule at least twice per week, on nonconsecutive days to allow for recovery.

Aerobic exercise

Any sustained activities that keep your heart pumping and your lungs working are most directly responsible for keeping it healthy. Aerobic exercise makes sure your heart muscles are frequently used and remain strong and capable of efficiently oxygenating and fueling the rest of your body.

The most frequently recommended amount of aerobic exercise per individual every week is 150 minutes of moderate exercise such as jogging, hiking, dancing, water

aerobics or cycling on relatively flat terrain. The alternative is 75 minutes of vigorous exercise, which includes running, cycling 10 mph or faster, most aerobics classes, jumping rope or some combination of the two types of activities, which has the same total result.

HOW TO START

• Check with your health care provider — If you have any chronic illnesses or have been living a sedentary life, ask them what type of exercise you can undertake without dangerously straining your heart or lungs.

• Experiment — Once you have an idea of your limits, get an idea of what activities you enjoy. You can sign up for any number of aerobics, resistance training or stretching classes, join recreational sports leagues or try various YouTube workouts at home.

• Accountability — Find someone to work out with or who will hold you responsible for carrying out your plans to work out.

Bea Lueck has been a longtime resident of the area, having moved to Maricopa in 1981. Bea and her husband Rick raised their two children in the same house they are in today. Their son and daughter are raising their families in Casa Grande.

Bea has had an assortment of careers along the way, working as a produce broker, advertising sales, television station sales and operations at the local Casa Grande station and now real estate broker.

In December of 2009, a random meeting with old friends convinced Bea to get her real estate license. So she went to school and in February 2010 she joined the ROX Real Estate team. Bea has remained with the company ever since, through the merger of ROX Real Estate and Coldwell Banker Excel in 2012.

When COVID hit in 2020, many businesses were forced to reinvent their operations. The world of real estate was no exception. For the first time schools allowed online broker classes. Bob McManigle served 10 years active duty in the Air Force and Navy. After active service he spent another 31 years working for the Department of the Navy as a civilian. UPDATE: Corporate Transparency Act Places New Federal Reporting Requirements on Most Businesses

The Corporate Transparency Act (CTA) is part of a federal effort to combat illegal money laundering and other financial crimes.

The CTA went into effect Jan. 1, 2024, requiring most U.S. companies to file first-time paperwork with the Treasury Department’s Financial Crimes Enforcement Network (FinCEN). Failure to comply can carry stiff fines and jail time.

Here are general answers to FAQs.

Does my business have to file a report? Entities required to report include LLCs, most corporations, most partnerships and certain types of trusts.

Who is exempt? Exempt companies include sole proprietorships, certain types of partnerships (consult with your attorney), inactive entities that meet specific requirements, and large companies in specified regulated industries.

What has to be reported? The required information is relatively simple, such as the legal name, trade names or DBAs, physical address, jurisdiction of formation (e.g., Arizona), and Employer Identification Number (EIN).

The reporting company must provide specific information about (a) the “company applicant” (the individual who filed the application to form the legal entity) and (b) each of the reporting company’s “beneficial owners.” For each individual, the report must include their name, date of birth, home or business address, and a unique identifying number from an acceptable identification document, along with an image of the document.

A “beneficial owner” is someone who exercises “substantial control” over the entity; owns 25% or more of the equity interests of a corporation or LLC; or receives substantial economic benefits from the entity’s assets.

When to file? If your entity existed before Jan. 1, 2024, you have until Dec. 31, 2024, to file your initial report. If your entity is created during 2024, you must report within 90 calendar days from its inception date. An entity created after 2024 must report within 30 calendar days.

How do we file? You must use the FinCEN online portal at boiefiling. fincen.gov/fileboir.

What if we don’t file? Failure to file on time can be costly. “Willful” violations can carry civil penalties ($500 a day) and, in some cases, criminal liability (up to $10,000 in fines and two years in prison).

How often do we have to file? Every time something in your report changes, you have to file another report. Any change to a previously filed report must be reported to FinCEN within 30 days of the change, and any error must be corrected within 14 days of filing.

These Tools Help Avoid Probate

In Arizona, a last will and testament by itself is not enough to avoid probate. It accomplishes the exact opposite when it is not accompanied by probateavoidance tools.

Examples of probateavoidance tools include, but are not limited to, a living trust, a beneficiary deed recorded prior to the decedent’s death, and beneficiary designations on accounts.

When a person dies, his or her will must be filed in probate court (unless probate-

avoidance tools are used) and letters of appointment must be issued before the personal representative has any power to act on behalf of the estate of the decedent.

If a person dies with only a last will and testament and his or her estate is not set up to transfer to beneficiaries through probate-avoidance means, the will must be probated.

CAC Engineering, Computer Science Students Gain Experience

Central Arizona College students enrolled in SCI195 (High Altitude Balloon Payload) and EGR198IS (Special Topics in Engineering) participate in learning opportunities outside the classroom. At the beginning of the semester, they select a project designed to answer a question or solve a problem.

Prof. Armineh Noravian says, “In SCI195, students engineer a payload to collect atmospheric data. In EGR198IS, students work on a problem either of their own choosing or suggested by me. These projects have ranged from electronics to mechanical to software or a combination of all these.”

She adds, “The problems that students work on have largely fallen on the ill-structured (like a real-world problem) side of the spectrum. Unlike well-structured problems (which are generally educational exercises with rules, within set parameters, with pre-determined right or wrong solution), ill-structured problems have

numerous solutions and pathways to solutions, have few parameters and contain uncertainty or ambiguity about how they are organized.

“Such problems inspire creativity and innovation because the focus of students is not on getting the correct answer so that they can pass the class. Instead, students engage in what engineers call ‘playing’ where they explore, experiment, and learn through both success and failure.”

Encouraging students to do projects outside of their regular courses is important and allows students to learn from experience through creative experimentation and exploration. Student feedback on these courses shows they gain confidence, disciplinary growth and a professional identity.

Additionally, students may list their work on a resume, making them competitive with other candidates for internship or scholarship opportunities.

I hope when you think of the library, you can think of all the health and wellness benefits associated with us.

Of course, we have books on exercise, mental health, cookbooks for healthier recipes and books to exercise our minds.

But did you know that the Casa Grande Public Library has a Storywalk®? This is an activity that engages families in literacy and getting active. Pages from a children’s book are printed and placed in displays along a walkable path at a park, school or neighborhood.

Our Storywalk starts at the Main Library, 449 N. Drylake St., and takes you on a nice stroll around Peart Park,

reading as you go. Youth Librarian Julie Lash Martinez saw this idea at other libraries and thought it would be great in our community.

In 2016, she applied for a Library Services and Technology Act grant and was awarded the funds to have the Storywalk installed in Peart Park in spring 2017. She changes the Storywalk story five or six times a year, usually coinciding with seasons and holidays.

Another way the library encourages health and wellness is through our Culture Passes. These are provided from Act One, whose goal is to create and provide access to quality arts experiences enhancing the lives of Arizona’s children and families.

Some of the destinations that encourage physical activity are the Arizona Sonora Desert Museum, Besh Ba Gowah: Archaeological Park and Museum, The Boyce Thompson Arboretum, The Reid Park Zoo, The ARB at Flagstaff, and the Desert Botanical Garden. Each of these destinations will get you walking as well as enlightening your mind with new information.

The Culture Passes are available the Main Library and the Vista Grande Library on a first-come, firstserved basis. Patrons are allowed to “check-out” two destinations in a 30-day period, with only one during a seven-day period. The Culture Pass is for two free admissions to your chosen destination.

A Grateful Farewell Embracing the Next Chapter

After nearly 21 years with Pinal County Juvenile Court, I announced my retirement for April. It is with a deep sense of gratitude and nostalgia that I reflect on the incredible journey I’ve had.

Reflecting the journey

Relocating back to Casa Grande in 2002, I was quickly “summoned” with a call from the Hon. Judge Bill O’Neil to come “volunteer” at the court.

While that volunteer role quickly turned into a full time job, it has been a journey filled with challenges, growth and friendship that I will forever be grateful for.

Over the years, I have achieved significant accomplishments and navigated through

challenges like staff changes, tight budgets and COVID.

The highlight of my career has been supervising my incredible Court Appointed Special Advocate (CASA) team. Children being removed from their homes because of abuse and neglect is heartbreaking. The work is hard. But my team has done so with compassion and determination.

Since CASA began 35 years ago, over 2,700 children (just in Pinal County) have been advocated with over 450 adopted into forever homes.

As I retire, I will carry with me countless memories, the triumphs of teamwork and a shared sense of purpose. I have worked hard to put together a team in place so

when I close the door to my office one last time, the work will go on. That’s what good leadership is all about. When you leave, the work continues. And our kids deserve it.

Retirement marks one door closing and another opening.

There’s been a few too many tears over the past few months as I prepared to hand over the baton to new leadership. But I know my new chapter will certainly include many of the same activities I have always done — serving my community, volunteering and promoting what a great city Casa Grande is.

Here’s to new beginnings, lasting friendships and the adventures that await!

Almost everyone wants to or needs to go away for one reason or another and your pet(s) cannot come along.

Once your itinerary is confirmed, arrangements must be made for your pet’s care. If you prefer taking your pet to a boarding facility, their staff will advise you of any requirements for your pet’s stay. This may include proof of current vaccination by a licensed veterinarian, etc.

Upon arrival, they should discuss your preferences for your pet’s care including feeding or medicating instructions. You should visit the facility before checking your pet in.

If you prefer your animals stay at home with a professional pet-sitting service, a friend or family member, it

is essential that you review and leave care information about each of your animals with the sitter — especially medical instructions.

Be as detailed as possible in listing vet’s contact information and feeding and medication instructions. Put this list in a prominent location for your sitter to see.

It is highly recommended that you review your instructions with your primary care veterinarian before the sitter arrives. You should confirm the office requirements for someone other than yourself bringing your pet in for veterinary care and what to do if they are unable to reach you.

If your pet currently is being treated for a chronic condition, ask your vet what the caregiver should do

if unable to follow the doctor’s recommended care instructions. An example would be if your pet is diabetic and won’t eat or what to do if your pet who is being treated for seizures has a seizure or won’t take its meds.

The discussion should also include budget, payment arrangements and what your preferences are should the veterinarian recommend humane euthanasia.

Get your Fill at your Kitchen Beverage Center

One of the most in-demand kitchen features for 2024 is the rare one you can thoroughly customize to your own tastes and budget — the beverage center.

Whether it’s coffee you crave or you follow your passion for wine to the ends of the Earth, you can set up a station to cater to your needs by rounding up the appliances, equipment and ingredients you need to make a tasty splash in your life.

Scaling your beverage center (the term is also used for mini-fridges) to your needs and interests takes some forethought, but it’s also a great chance to use your imagination.

Setting priorities

The fact is there are a lot of different drinks you can make, and if you’re an aficionado of several types (say, wine, beer, smoothies, coffee, tea and flavored sparkling water) it can take up a lot of space before you even realize what’s happening.

If you find your wish list for your beverage center is getting unwieldy, you may need to scale back.

Equipment and location

Maybe you only need a couple of beverage dispensers to deliver fruitinfused ice water and iced tea, which could occupy a few square feet, or you have a coffee maker, espresso machine, blender and soda maker to serve all the beverages you love — plus you’d love an extra sink.

Clearing the space in your kitchen for all this machinery could be difficult, so in these cases you might be better off setting up a dedicated space in the family or dining room.

Wine collectors have even more considerations regarding storage and temperature that can entail one or two coolers. It would be ideal to integrate them into the kitchen if there’s room, but they could need to be set up in a separate bar area (and locked if you need to keep it out of reach for children).

If you have a kegerator for fresh beer, you may want to put it in the home theater or game room to pair it with the activities it’s likely to be consumed during.

Convenience and accessibility

The main function of a home beverage station is its convenience, so you need to think about everyone who’ll be using it. When there’s a significant kid contingent you’ll need to put the supplies at a lower level while being cautious about placement of whatever you don’t want them to get into.

Also consider how it will most likely be used. Will it be a grab-and-go stop as everyone in your household heads to the car or hits the trail? Or will family and guests want to hang out to chat and mingle?

In the former case, you should try

to get it as close to the front door or the exit into the garage as possible, and for the latter you’ll want some space nearby where people can stand or sit while they share and reminisce.

The fun factor

This is where your creativity comes out to play and gives your beverage center the drawing power it needs to become a nerve center of the house.

This can start with signs and themed artwork, which can be refreshingly obvious or charmingly subtle. You can use glass-fronted cabinets to show off your collection of “world’s greatest dad” mugs or colorful drinkware from around the world.

If you have a favorite vacation spot or fantasy getaway you’d like to recreate at home, your beverage station is the place to do it.

Use art, knickknacks and furniture to transport everyone to the beach, the forest, the jungle, Machu Picchu or your favorite video game. Do whatever comes to mind as you turn it into a hangout for everyone who lives in or visits your home.

In April 2004, Connie Rush along with some of the other agents left The Mahoney Group and opened a new real estate brokerage called Coldwell Banker Excel Realty.

In 2008, the owners of The Mahoney Group decided to focus on insurance and discontinue real estate. Rock Earle was approached by several of the agents to open a residential real estate brokerage. On September 22, 2008 ROX Real Estate opened in the lakefront building at the corner of Pinal Ave and Kortsen Rd.

On August 23, 2012 ROX Real Estate merged with Coldwell Banker Excel Realty to become Coldwell Banker ROX Realty.

And now, at the end of March 2024, we return to our roots as ROX Real Estate.

Reasons to Work With a REALTOR®

REALTORS® are members of the National Association of REALTORS® and subscribe to its strict Code of Ethics. When you’re buying a home, here’s what an agent who’s a REALTOR® can do for you.

1. Act as an expert guide. Buying a home typically requires a variety of forms, reports, disclosures, and other legal and financial documents. A knowledgeable real estate agent will know what's required in your market, helping you avoid delays and costly mistakes. Also, there’s a lot of jargon involved in a real estate transaction; you want to work with a professional who can speak the language.

2. Offer objective information and opinions. A great real estate agent will guide you through the home search with an unbiased eye, helping you meet your buying objectives while staying within your budget. Agents are also a great source when you have questions about local amenities, utilities, zoning rules, contractors, and more.

3. Give you expanded search power. You want access to the full range of opportunities. Using a cooperative system called the multiple listing service, your agent can help you evaluate all active listings that meet your criteria, alert you to listings soon to come on the market, and provide data on recent sales. Your agent can also save you time by helping you winnow away properties that are still appearing on public sites but are no longer on the market.

4. Stand in your corner during negotiations. There are many factors up for discussion in any real estate transaction— from price to repairs to possession date. A real estate professional who’s representing you will look at the transaction from your perspective, helping you negotiate a purchase agreement that meets your needs and allows you to do due diligence before you’re bound to the purchase.

5. Ensure an up-to-date experience. Most people buy only a few homes in a lifetime, usually with quite a few years between purchases. Even if you’ve bought a home before, laws and regulations change. Real estate practitioners may handle hundreds or thousands of transactions over the course of their career.

6. Be your rock during emotional moments. A home is so much more than four walls and a roof. And for most buyers, a home is the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on the issues most important to you when emotions threaten to sink an otherwise sound transaction.

7. Provide fair and ethical treatment. When you're interviewing agents, ask if they're a REALTOR®, a member of the National Association of REALTORS®. There are many reasons someone decides to sell their home. Common reasons include job relocation, divorce and upsizing/downsizing for a variety of personal reasons. No matter what your motivation to sell, selling your home can be stressful and confusing.

Step One: Hire a Realtor®: This step can save you lots of time and money. A professional real estate agent will be there to help you along the way. Agents do much more than unlock the door! In Arizona, agents not only negotiate the sale, they prepare the contracts as well. Your agent will run a comparable pricing analysis to determine a recommended sale price. There are dozens of reasons why the home down the street sold for more than the suggested price for your home. Property condition, upgrades (or the lack of), landscaping, pool, square footage of house, lot size and location - all these and more can impact your sale price.

It is suggested you have a pre-list home inspection done. This will help determine potential issues before buyers see the home. Think of it this way, if you would want the broken garage door fixed in a home you were buying, your potential buyer may think the same way!

Next is the listing agreement: This contract is between the seller and the listing brokerage. It details the terms of the listing and includes information on the commission charged for selling your property. One of the forms you are given to complete is the Seller Property Disclosure Statement. Please complete this to the best of your ability and disclose what you know.

Once you sign the listing agreement with your agent, they will most likely hire a professional photographer to take photos and possibly drone footage of the house and neighborhood. Now it’s time to market on the MLS, various home search websites and in some cases social media.

The Many Steps to Selling Your Home

Agents will start showing your home and may provide feedback. Don’t take the feedback personally! Once you receive an offer your REALTOR® can help negotiate the terms of the offer. Now the time-critical steps happen quickly!

• Buyer will deposit Earnest Money with the neutral 3rdparty party, the title company.

• Inspections: The default is a 10 day buyer inspection period but it will be noted on the contract if different.

1. Buyer has 10 days for an inspection where they have an opportunity to request repairs.

2. Seller then has 5 days to reply. This gives you time to get estimates, get a second opinion etc.

3. If the seller doesn’t agree to all repairs, the buyer has 5 days to accept the response or cancel.

• Repairs: Once repairs have been agreed upon, the seller has up to 3 days prior to close of escrow to complete agreed upon repairs.

• Final Walk-through: Prior to close of escrow, the buyer will conduct a final walk-through to confirm requested repairs are completed and the property is in the same condition as when the offer was presented.

• Signing the closing documents: Both buyer and seller will schedule a time to sign closing documents with the title company. Once funds have been delivered to title and the county recorder’s office has confirmed recording, it has officially closed and at that time keys can be delivered to the buyer.

How to Get a Home Loan: What are the steps?

Ask any real estate agent and they will say the first step to buying a home is to get prequalified for the loan. By applying for and getting approved for a home loan, this will help you set the purchase price that fits your budget.

Getting a home loan will require upfront documentation including: paystubs, tax returns, bank statements, etc. Each loan scenario is unique and your experienced lender will request all docs needed to ensure your success. Your lender evaluates your credit and financial history and will work with you to clear up any discrepancies on your credit report; educate you on the process and give you an estimate showing how much money you will need for the downpayment and closing costs.

Not all loan officers are the same, even though they provide the same or similar products or services. Mortgage bankers work for one company or institution and control the loan process from application to closing/servicing. They write and process loans for a single lender, whether it’s a bricks and mortar bank or online mortgage company. They can “shop” your loan scenario via various outlets ensuring you receive the lowest possible rate available. Mortgage brokers, on the other hand, also have multiple lending sources and can shop your loan to find the best deal for you. They typically do not have full control of the file process and are the “middle man” until closing. There are advantages and disadvantages to both.

Once you find a home, the lender will continue to gather documentation from you as needed for underwriting. They will also order the appraisal to confirm the value of the property.

IMPORTANT WARNINGS!

Once you are under contract to purchase a home, you need to be careful to NOT make any changes that will negatively impact your credit score or debt-to-income ratio.

• DON’T buy a new vehicle

• DON’T charge new furniture or appliances on a credit card

• DON’T change employers

• DON’T change your spending habits

• DO save money for your down payment and closing costs!

Discuss all of the above with your lender if you must get a vehicle or change jobs!

Title and Escrow: What do They Do?

The title company and escrow company may be the same company or it can be two or more companies working together.

An escrow company is an independent, neutral intermediary that manages the exchange of money for real property.

Whether you are the buyer, seller, lender or borrower, you want the assurance of knowing that no funds or real property will be exchanged until all the written contract instructions have been followed and the conditions met. All changes to the contract must be in writing and signed by all parties to indicate agreement. The escrow office maintains confidentiality and keeps the funds and documents safe during the escrow. When all the terms and conditions of the contract are met, and all parties agree, the escrow officer will disburse funds and record the documents with the county recorder’s office.

A title company is a specialty insurance company that insures the property is free and clear of title defects. Depending on whether the transaction is cash or financed there will be one title policy issued for the owner and if financed, a second policy written to provide the lender additional coverage.

Prior to issuing the policy, effective with the close of escrow, the title company will do perform an extensive title search and examination. If a defect is found, the examiner will work with the seller to resolve the issue. Some of the common title defects include liens including mechanics’ liens, back taxes, claims related to homeowner divorce and remarriage and death of an owner.

Title insurance is a single premium policy, issued once at close of escrow. The premium is collected as part of the transaction. If you refinance the loan at a later date, a new title insurance policy is issued.

Become a Volunteer Reading Tutor

The AARP Foundation Achieve Pinal reading program needs your help. This volunteer-based tutoring program helps children become better readers. They are seeking volunteers aged 45+. Virtual tutors can be located anywhere in the country. Take a look at all they do.

• AARP Experience Corps Pinal-Casa Grande utilizes proven methods to give second- and third-grade students individual attention teachers are unable to give.

• The program utilizes trained volunteers aged 45 and older.

• Students receive one hour of tutoring weekly, online or in person.

• Tutoring leads to greater student confidence and participation in class.

• Volunteers realize social, emotional, and general health benefits from the program.

◊ 98% of tutors polled reported increased sense of purpose.

◊ 85% felt that their lives had been improved.

Strong Student Progress in 22-23

Seventy-three percent of program students progressed an entire grade level in their reading in the 2022-23 school year! They also improved on last year’s score, which was 68%. Nationally for AARP programs 62% of students advance ½ grade level. So, they are over twice as effective as the national AARP average! They attribute this progress to the hard work of their tutors who devoted 4,900 hours this year. They are dedicated, innovative, and hardworking.

Total Students Served

Over three years this program has served 426 students. The one-onone sessions that these students enjoyed gave them the gift of enhanced reading skills. This gift will improve their lives and give them the opportunity to, in the near future, fill the terrific jobs that are being created in Pinal County. Keep in mind that 3rd graders are only 9 years away from entering the workforce.

Goals

The goal is to offer this program to every school district in Pinal County. When they have done that, they will have created a template that can be used throughout Arizona, and possibly replicated in other parts of the Country.
