• The number of closed sales in the 12 months ending November 30, 2022 for the Naples and Bonita Springs Area decreased 29% year-over-year (7,313 vs 10,263).

• There were 55 closed sales priced above two million in November 2022 compared to 57 in November 2021; a 4% decrease. During the 12 months ending November 30, 2022, sales in this category decreased 17% over the same time period in 2021 (820 vs 988 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending November 30, 2022, a total of 9,826 new listings were added to the market, this is a 4% decrease vs the same time period 12 months ending November 30, 2021.

• Available inventory as of November 30, 2022 consisted of 2,805 units, an increase of 24% vs the same time period in 2021. Current inventory represents 7 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,156,741, an 18% increase vs the same time period in 2021.
