CLOSED SALES •

The number of closed sales in the 12 months ending July 31, 2022 for the Naples and Bonita Springs Area decreased 25% year-over-year (8,129 vs 10,909).

There were 43 closed sales priced above two million in July 2022 compared to 71 in July 2021, a 39% decrease. During the 12 months ending July 31, 2022, sales in this category decreased 21% over the same time period in 2021 (815 vs 1,031 units).

NEW LISTINGS / INVENTORY •

During the 12 months ending July 31, 2022, a total of 10,014 new listings were added to the market, this is an 8% decrease vs the same time period 12 months ending July 30, 2021.

Available inventory as of July 31, 2022 consisted of 2,671 units, an increase of 16% vs the same time period in 2021. Current inventory represents 6 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE •

The year-over-year average sales price for the area was $1,094,386, a 17% increase vs the same time period in 2021.

The median sales price for the area in July 2022 increased 20% to $670,000 vs July 2021.

NEW LISTINGS / INVENTORY •

During the 12 months ending July 31, 2022, a total of 7,296 new listings were added to the market, an 18% decrease vs the same time period 12 months ending July 30, 2021.
