• The number of closed sales in the 12 months ending August 31st, 2025 for the Naples and Bonita Springs Area decreased 4% year-over-year (5,743 vs 5,973).
• There were 49 closed sales priced above two million in August 2025 compared to 37 in August 2024; a 32% increase. During the 12 months ending August 31st, 2025, sales in this category increased 4.5% over the same time period in 2024 (722 vs 691 units).
NEW LISTINGS / INVENTORY
• During the 12 months ending August 31st, 2025, a total of 10,731 new listings were added to the market, this is a 5% increase vs the same time period 12 months ending August 31st, 2024.
• Available inventory as of August 31st, 2025 consisted of 3,813 units, an increase of 9% vs the same time period in 2024. Current inventory represents 8 months of supply based on current absorption rates.
AVERAGE & MEDIAN SALES PRICE
• The year-over-year average sales price for the area was $1,293,718, a 9% increase vs the same time period in 2024.
• The median sales price for the area in August 2025 increased 4% to $666,000 vs August 2024.
