CLOSED SALES

• The number of closed sales in the 12 months ending November 30th, 2025 for the Naples and Bonita Springs Area increased 4% year-over-year (6,012 vs 5,770).

• There were 45 closed sales priced above two million in November 2025 compared to 43 in November 2024; a 5% increase. During the 12 months ending November 30th, 2025, sales in this category increased 12% over the same time period in 2024 (768 vs 685 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending November 30th, 2025, a total of 10,727 new listings were added to the market, this is a 3% increase vs the same time period 12 months ending November 30th, 2024.

• Available inventory as of November 30th, 2025 consisted of 4,155 units, a decrease of 2% vs the same time period in 2024. Current inventory represents 8 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,295,128, a 6% increase vs the same time period in 2024.

• The median sales price for the area in November 2025 decreased 6% to $649,000 vs November 2024.

• There were 20 closed sales priced above two million in November 2025 compared to 12 in November 2024; a 67% increase. During the 12 months ending November 30th, 2025, sales in this category decreased 38% over the same time period in 2024 (277 vs 447 units).

• During the 12 months ending November 30th, 2025, a total of 8,603 new listings were added to the market, a 5% increase vs the same time period 12 months ending November 30th, 2024.

• Available inventory as of November 30th, 2025 consisted of 3,946 units, an increase of 12% vs the same time period in 2024. Current inventory represents 12 months of supply based on current absorption rates.

• The year-over-year average sales price for the area was $741,308, a 12% decrease vs the same time period in 2024.

• The median sales price for the area in November 2025 increased 3% to $395,000 vs November 2024.
