Making a Difference

W

hen I began my year as your 2021 President, I offered up one of my favorite quotes from the acclaimed Jane Goodall: “What you do makes a difference, and you have to decide what kind of difference you want to make.” In a year when COVID persisted and it sometimes felt as if we were on a never-ending treadmill of activity, we could all be forgiven if we felt like we had not made a difference. But we have. I know that you, my fellow REALTORS®, have made a difference in the lives of your loved ones, your clients, and your community. At RAR and CVR MLS, we have sought to make a difference by providing the products, programs, and services that have enabled you to continue to earn a living and help buyers and sellers in metropolitan Richmond realize their dreams. Despite living through yet another year with the pandemic, we were able to accomplish many firsts. We have a record number of users in our ranks—6,500 in CVR MLS and 5,700 in RAR. Accordingly, your RAR and CVR MLS staff responded to more calls and emails seeking advice or assistance than ever in the history of either organization. While we were able to return to in-person classes, we continued to build our virtual education platform—offering a greater variety of training sessions. Your government affairs team and a dedicated group of volunteers raised a record amount of RPAC dollars and secured more major investors and donors than 2020. We also lobbied successfully for an Accessory Dwelling Unit ordinance in Henrico,

$4 million of ARPA (American Rescue Plan Act) funds allocated to affordable housing in Chesterfield, and a dedicated source of funding for the City’s Affordable Housing Trust Fund. In another first, we established a Diversity, Equity, and Inclusion Task Force to develop recommendations for how we can increase diversity in our volunteer ranks and how we can better educate our members and the broader community about the benefits of fair and equal access to housing opportunities, particularly home ownership, which is the number one means by which we will close the racial wealth gap in our region, state, and nation. I am pleased that this Task Force will become a standing committee in 2022 and beyond. Thankfully, we were able to gather in person, occasionally, this past year. Our spring golf tournament and reception was certainly a highlight for me. And I was thrilled that we were able to hold our first Week of Service effort in October. It was fun and rewarding to volunteer alongside my fellow officers and directors. Speaking of our 2021 officers and directors, I want to express how grateful I am for their service. Our world and the real estate market seem in constant flux; it takes steady hands to lead through constant change. We are incredibly fortunate to have such committed REALTOR® volunteers and such a talented, dedicated, and hard-working staff. I look back on 2021 with pride; and I look forward to 2022 with enthusiasm. I wish my successor as President, Dare Tulloch, all the best. During the week of October 18th, RAR Board members challenged their fellow RAR members and sponsors to get out and volunteer their time for a nonprofit that is near and dear to their hearts. The RAR and CVR MLS Board members spent a day volunteering at Sankofa Community Orchard where they installed border landscaping materials and planted perennials and garlic around the one acre site. The Sankofa Community Orchard is an urban demonstration project that is being completed in phases in the southside of Richmond. When finished, it will feature 80 fruit trees that will contribute to the area’s urban tree canopy.

CVR MLS hosted the inaugural year of Locktoberfest, a great opportunity for agents to return idle lockboxes to win prizes, including the chance to win free 2022 CVR MLS fees.

Every year, RPAC’s Fair Share ($99+) and Major ($250+) Investors are invited to share a cocktail and break bread with their City Councilors, Boards of Supervisors, Delegates, and Senators from across the region. It is a great opportunity for members to get know who represents them in local and state government on a personal level. After a year off in 2020 due to the pandemic, we are excited for the return of this event.

Lean into our strengths

L

ast year, as Libby Gatewood began her year as President, she noted how uncertain the future looked. No one knew how the virus would behave, when vaccines would be available, and how the real estate market would perform. Learning to live with uncertainty is one of the many lessons I have learned during the pandemic. I have learned as well that while we need to recognize and work on our blind spots or weaknesses—both individually and as organizations—it is equally (if not more) important to identify our strengths and lean into them. Building upon our strengths—not reinventing the wheel—will be our focus in 2022. The pandemic hastened our transition to virtual learning environments. We now know that many of our members enjoy the online learning environment. So while we remain committed to offering in-person classes, we will work to strengthen and expand our virtual classroom.

As we all know, real estate is both high tech and high touch; so as your Association and MLS will continue to provide the strongest portfolio of technology products to enable members to work productively, safely, and efficiently. Improvements to the MLS dashboard is just one of the technology enhancements we will benefit from in 2022. In terms of high touch, the 2021 spring golf tournament was such a hit, we’ll host another one this coming spring. And I’m thrilled to share that REALTORfest will return in October. Finally, our government affairs team will continue to do what they do best—protect private property rights and support policies that expand home ownership. These are just a few of the coming year’s highlights. But please know that the leadership and staff of RAR and CVR MLS are here for you day in and day out. Excellent customer service is a strength we want on display daily. I am honored to be following in the footsteps of Libby Gatewood; and I am humbled by the opportunity to serve as your 2022 President. Together, let’s lean into our strengths.

PHA’s Housing Resource Line B Y J O VA N B U R T O N

A

year ago, as a direct response to the pandemic, the Partnership for Housing Affordability (PHA) launched the Housing Resource Line (HRL) in an effort to assist Richmond households faced with housing instability. Serving as a regional connector to housing services, the HRL completed more than 7,500 calls during its first year of operation—a reflection of the severe demand for affordable housing in our community. The HRL helped illuminate exactly how severe our housing needs in the Richmond region are. The majority of callers to the program were in need of affordable rental housing options, financial assistance, and legal aid. Furthermore, nearly half of the callers were impacted by COVID-19, illustrating the clear link between health and housing. With the HRL in place, our region has more access than ever before to real-time data on housing

instability. This data will serve as a great resource for our local government partners as they seek to better serve their residents. In addition to critical data, the HRL has achieved tremendous success during its inaugural year. More than 200 households were connected to over $500,000 in financial assistance. Dozens of other callers were directed to legal representation, case management, and home repairs. These outcomes have significant benefits to our community. Not only has the HRL resulted in reduced evictions and housing instability, but also it has alleviated pressure on our public health systems and diverted police calls for service. For every dollar invested in the program, there has been a social return of $6.37—proving that upfront investments in housing have positive impacts on all aspects of our communities.

Broker Open Mic with Mike BY GRACIE PECK

T

he Richmond Association of REALTORS® is committed to providing professional development opportunities for principal and managing brokers. In 2021, RAR debuted a new program called Broker Open Mic with Mike.

These seminars, offered twice during the calendar year, were led by RAR/CVR MLS Legal Counsel Michael Lafayette. These open mic webinars presented principal and managing brokers with the opportunity to learn more about trending risk management issues such as: » COVID-19 and its impact on real estate transactions » Common contract drafting issues that are negatively impacting transactions » The legalization of marijuana

» Anti-trust activity on social media » The release of the Virginia Real Estate Board Source of Funds Guidance Document » Fair housing concerns surrounding Buyer “Love Letters”

These seminars also provided an open forum for questions concerning the current market, common transaction issues and other relevant topics.

Code of Ethics Training Due by December 31 BY GRACIE PECK

A

ll members of the National Association of REALTORS® are required to complete at least 2.5 hours of an approved Code of Ethics training within a three-year cycle.

The current three-year cycle began January 1, 2019. This REALTOR® membership requirement must be satisfied by December 31, 2021. The purpose of this ongoing training is to enhance professionalism and competency, heighten awareness of the key tenets of the Code of Ethics and to encourage REALTORS® to view the Code as a living, viable guide in their dealings with clients, customers, and the public. REALTOR® Appraiser members and Commercial REALTOR® members are required to complete an

approved ethics training course, as they subscribe to the Code of Ethics and are bound by its obligation. Members who have attended New Member Ethics Orientation after January 1, 2019 are not required to complete additional ethics training until the next three-year cycle beginning in 2022. Failure to complete the required ethics training shall be a violation of a membership duty for which membership is suspended and subsequently terminated. This may also lead to possible MLS service disruption. For more information on how to satisfy this membership requirement, visit RARealtors.com/NAREthics

A

pplications are open to join the next cohort of the Richmond Association of REALTORS® Circle of Excellence. This program recognizes members of RAR who have demonstrated a commitment to professional development, leadership and community engagement. The 2020 Circle of Excellence recognized 32 REALTOR® members who qualified through measurable means including course completion, leadership roles, and activities with local nonprofits.

This year, an additional mandatory course was added to the program requirements. All applicants must complete the National Association of REALTORS® Fairhaven Training. This fair housing simulation is designed to help members identify, prevent, and address discriminatory practices in real estate.

2021 Consumer Campaign BY HANNAH BAUMER

VR MLS and the Richmond Association of REALTORS® partnered with local creative teams, specializing in photography and film, to produce content for consumer placements and a stock library for members’ marketing use. The campaign launched in 2018 with photos and video centered around Richmond localities, landmarks, and Realtor-client interactions. The library was expanded this year to include several useful marketing “how to” videos, including topics like: MAKING A GRAPHIC WITH ADOBE SPARK!

Last year, the library was updated to include over 2000 high-quality photos, graphics, and videos available for REALTOR® members to download and use.

The campaign supports our consumer-facing site, WeAreTheR.com. Ads incorporating the new stock library appeared in print and digital consumer placements with the tagline "Realtors: Your Local Community Experts," to draw consumers to resources promoting the value of using a Realtor.
