Blue Friday on September 22nd 2023 will create Australian Real Estate history.

For the first time, hundreds of properties will go to the market for sale by auction on the same day by the same brand under the banner of “Blue Friday”.

But what’s so special about it? Here’s 5 reasons we think you should join us -

1. It’s an Australian first - there will be more noise than ever before around Australia real estate – for those that join us, it simply means more eyes on your property.

2. This will be the biggest marketing exercise Harcourts do in 2023 –together, marketing of this campaign and the properties for sale will see a multi-million-dollar marketing investment made.

3. It’s Spring – the selling season... but more importantly, the property market in Australia has turned. We’re just over half way through the year and our combined capital cities have increased in value by 3.5% in the year to date. In June, national house price values rose 2.8% which is the highest quarterly movement since January 2023 and Auction Clearance rates are over 70%.

4. We’re going to need to build another Perth to fit in the forecast population growth! Between now and 2027, Australia is expected to grow by 2.2 million more residents, lifting the total population from 26.3 million to 28.5 million – demand for property is on the rise!

• There is belief that the Reserve Bank of Australia (RBA) is almost finished lifting interest rates – there may be one more 0.25% lift in August or September, but that will be it – this will increase borrowing capacity and mortgage demand, or for you – create more buyers.

• Based on a multiplier of gross household income model, there is belief that across the country, homes are undervalued. Using a dwelling price around $850,000 and taking into account our average median house price sits below that across seven capitals, means that on average are 4% or about $32,000, undervalued, with the degree of undervalue varies from 1% to 27% depending on state or territory.

• Leading into Spring, there has been an unseasonably low level of available stock on the market, meaning Sellers have been on strike giving those actively on the market to buy very little to work with – an injection of new stock on the market will happen in Spring, but no one else will be able to market your property at the scale of this campaign.

• Days on market may be slightly longer than the property boom of 2020 and 2021, but the number of days is relatively low which is a sign of tight supply for good property – making it a great time to be listing and selling your home.
