As 2024 comes to an end, we have so much to be excited about and to be thankful for.
It’s been another incredibly challenging year in so many ways. Global unrest, elections, cost of living pressure, tough real estate markets plus weak levels of public confidence have all contributed to a difficult environment to operate and live in.
But, I can’t tell you just how proud I am of our team. Throughout this year across the Group we have stayed positive and maintained a focus and a commitment on being the best that we can be, providing optimistic and confident leadership to the people around us – our team mates and our clients. In uncertain times, people look to those around them that give them hope and confidence in the future – and we’ve certainly done that!
Our market share has increased in almost every marketplace we operate in. Our online traffic has doubled year on year with appraisal request up by almost 94% - our online reach and profile has increased exponentially. Our NPS score has increased to over 80, again signalling that our clients are more satisfied with the service we deliver than ever before. More and more people are being attracted to our brand.
So we should be hugely proud of how, as a Group, we have stepped up, looked after each other and stayed true to who we really are.
So what does 2025 hold?
Clearly we will continue to see some uncertainty and challenge ahead, but I am really excited about the year in front of us. The market is showing strong signs of improvement across the board. There is more confidence
and optimism emerging with listing and sales volumes lifting. With two interest rate reductions in NZ over the last couple of months and another in the US – plus more predicted in Australia in the new year, this will without doubt spur on our clients to act. We have seen these cycles many times – we are at the start of another recovery and strong market – and we are so beautifully positioned to take total advantage of it!
So make sure your goals are set, strategies determined and plans in place. Let’s work together as One Team to really take our business to the next level in 2025. I’m focussed and hungry for just that – are you?
Thank you for all your hard work and focus again this year – you truly are an awesome team, one I am very proud to be a part of and one I am looking forward to working with next year.
Have a great Christmas and safe holiday break – enjoy, relax and recharge – we have an awesome year ahead.
Mike Green Managing Director, Harcourts International

Harcourts is known not only for innovation in real estate technology and customer experience journeys but recognised as a real estate company that continues to explore opportunities and break new ground. Harcourts Offshore is one such example. A culmination of Harcourts South Africa’s leading business owners have taken the Harcourts brand to the exciting new aquamarine land of Mauritius.
‘The moment this opportunity came across our paths we knew that the possibilities were endless, as Mauritius is fast becoming an extremely sought after real estate destination. Favourable conditions for investment paired with the power of Harcourts,’ explained Denis Dunn, co-owner of Harcourts Offshore.
South Africans have been escaping to Mauritius for holidays over many decades, but in recent years the opportunity for broadening horizons and seeking alternative investments has led South Africans to not only purchase homes there but to obtain residency too.
‘We have already seen demand from South African investors to explore this exciting emerging economy. Positive capital growth, low interest rates, fractional ownership and exceptional tax savings translates into a perfect balance between living and real return on investments,’ added Eberhard Kruger one of the owners of Harcourts Offshore.
Husband and wife team Hartwieg and Azelle Du Rand who were already distinguished Harcourts business owners knew that creating opportunities for South Africans to invest abroad is something they had to be a part of. ‘There was a lot of background work that had to be perfectly rolled out to ensure this dream comes to fruition. We are not only a group of highly successful business owners but we are people who believe in the economic growth of our citizens. Exploring foreign investment opportunities not only helps grow their economy but our own too.’
Harcourts Offshore presents buyers and sellers alike with all the trusted Harcourts tools and services only in a different location.’
We’ve incorporated an array of added services that coincide with your investments that will help you explore the Mauritius property market with excitement,’ concluded Morne Vorster from Harcourts Offshore.
Plans
At Harcourts Offshore, we are committed to expanding our presence and continuing to provide exceptional real estate services across Mauritius. With our office located in the scenic Domaine de Labourdonnais, Quartier des Serres in the north, we have already experienced significant growth. Over the past year, we’ve expanded our team from 5 to 10 agents, and with our general manager included, we now have a total of 11 staff members.
Currently, we are serving the entire island through our office in the north, but our next major step is to make our services even more accessible. To achieve this, we plan to open a second office in Tamarin, a thriving coastal area in the west. This expansion will provide greater convenience for both our agents and clients, ensuring that we maintain the same level of expertise and personalised service while covering more regions.
Our ultimate goal is to establish Harcourts Offshore as the premier real estate agency for the high-end market, catering to both local and international buyers. We aim to be the go-to agents not only for property transactions but also for comprehensive services that assist investors with all the information they need. Additionally, we strive to support those relocating with their families for work, retirement, or investment purposes, by providing valuable insights into schools, medical centres, leisure facilities, banks, and more.
By continuously growing and adapting to the evolving market, we are committed to making the property-buying process as smooth and seamless as possible for our clients, ensuring that Harcourts Offshore remains a trusted partner in Mauritius’ real estate market.

Attending an Inspirational Women event is always heart-warming and often emotional. Attendees are always so appreciative of how Harcourts place priority on promoting and supporting their women. This year, Inspirational Women enjoyed another memorable journey uniting people and passionate hearts across Australia and New Zealand.
Shania Whitehouse drew a full house in Tasmania, where she shared her story of resilience and set a powerful tone for the months ahead. Her courage and determination reminded us of the strength it takes to face adversity head-on, inspiring all of us to look within for the confidence to overcome challenges.
New Zealand hosted the dynamic Alison Aitken, Zani Polson and Nicky Molloy in a powerhouse panel of truly inspirational women sharing their collective experience and insights. They encouraged us to embrace change and continue evolving both personally and professionally. Each of these highly respected women brought a unique perspective, teaching us the power of collaboration and adaptability.
In Australia we popped open the champagne and provided an exquisite lunch in the beautiful garden bar of the Star Hotel on the Gold Coast. With extra tables squeezed in we still needed to accommodate seating for the many who were happy just to attend even without lunch. Katrina Tarrant took the stage and did not disappoint. With her vibrant energy and powerful message of empowerment, receiving a standing ovation Kat emphasized the importance of self-belief, saying “yes” and taking action, showing us that confidence and purpose are the key ingredients to success.
Western Australia put on yet another outstanding event, sold out within 24 hours with more than 100 attendees keen to hear the personal story of Lara Kempton. Lara challenged us to push past our perceived limitations and her story highlighted that true strength is not just about success but persistence in the face of obstacles. What a special lady.
Titanium sales agent and business owner Carmen Briggs took to the podium in Brisbane after some gentle encouragement. Public speaking is pretty daunting and we were so grateful that Carmen followed Katrina’s example and said “yes”. Carmen’s outstanding accomplishments in real estate and life left us in awe. Her journey showed us how grit, dedication, and a customer-first approach can build lasting success in any industry. Many stayed behind to talk further with Carmen and amidst a few tears young women spoke of how inspired they were to succeed in real estate without sacrificing what is important, especially family.
2024 also marked a pivotal year for our Fiji initiative in collaboration with the Harcourts Foundation and Nadi sales manager Denyse McPhail of Harcourts Fiji. Together, we launched ‘It’s Cool to be at School’ providing school uniforms, shoes, backpacks, sports gear, and stationery to children from the local orphanages. Denyse shared with us that the children don’t attend school because without these basic school things they would stand out as different, stand out as being underprivileged. Our goal is to equip as many orphaned children as possible for the 2025 school year and beyond, giving them the opportunity and confidence to thrive through education. Every child deserves the opportunity to learn and grow, and with your support, we can make that happen.
Visit our website for details on how you can be part of this lifechanging initiative: https://inspirationalwomen.net/fiji
Each of our inspiring women have made a profound impact in 2024, teaching us valuable lessons in resilience, innovation, confidence, and compassion. As we reflect on this year, we are filled with gratitude for the lessons they provide and look forward to continuing our mission of uplifting and showcasing Harcourts women to inspire and help others.

Research confirms it’s not a what if, it’s a what is (happening).
With Christmas around the corner, you might be hoping for two things from me in this edition of Inside Harcourts.
1. A great podcast or book to enjoy whilst having a well earned break; or
2. A silver bullet to……well, profitable growth, I assume
The good news is, today, you’ll get both. Well, you’ll certainly get a good read and as close to a silver bullet as you want to get without it being too close to call.
The silver bullet? Google “The magic of compound creativity”. When you’ve done that I’m sure like me you’ll have to read the piece of research twice. But for those short on time, let me save you the read, here’s the headlines.
Consistent brands are stronger brands.
What does that mean? Simply put, when you analyse 5 years (within the period of 2017-2024), 56 brands, 4,164 ads, more than 600,000 respondents and billions in advertising spend against 13 measures of creative consistency, what they found was that consistent brands are stronger brands.
But what does that mean? When comparing the top 20% of brands who were most consistent with their advertising (but for arguments sake, let’s call to every single touchpoint a customer has with your business) to the bottom 20% of brands who were the least consistent with their advertising, it meant that, those in the top 20% outperformed the bottom 20% by:
+18% in brand awareness
+18% in brand differentiation
+19% in brand salience / fame
+27% in ability to change attitudes
But more than that, and here’s where things get interesting for those with ‘Finance’ in their title, or those who simply like numbers –
+10% in sales value
+9% in market share
+18% in profit
While it’s unlikely I need to remind you of the value of this, let me share a few thoughts on why having this data is worth considering:
• Brand Awareness/Differentiation: We operate in one of the most crowded, cluttered industries in every country we operate in. Using Australia as an example, the last statistics published by the Real Estate Institute of Australia said there were 46,793 real estate agencies and 130,000 people employed in real estate services. If our brand is inconsistent, how can we ever expect to cost effectively achieve awareness, recall and importantly, differentiation (why us!).
• Ability to change attitudes: As an industry, we do so much right – particularly here at Harcourts. And while we should only ever be concerned with forging our own path, it would be ignorant to dismiss the reputational issues the industry has when it comes to ‘trust’ if you only listened to the annual surveys produced. But what if we all embraced our new brand position, We make it possible and using the significant volume of consistent creative available, created a wedge between people’s opinions vs our brand truth.
• Increase in profitability and market share: Being consistent doesn’t mean not being creative. But it means not getting bored with who we are, the creative we have and the templates available in order for you to excel in what you are undoubtedly experts at. But rather than needing to invest in creative variations, or throwing money at the latest technology product or wondering if paid advertising alone could be the solution for profitable growth and market share, what if we all agreed to invest the same rigour, the same hunger, the same energy into ensuring that how we look, feel, sound and are seen, at every touch point, feels consistent – internally between our teams, and externally with our current and prospective customers.
Earlier this year, we launched the new brand position globally –We make it possible. If you’re reading this, you won’t have missed that because it was front and centre of the last edition.
And while it’s been great to see so many offices and team members embrace this in different ways, we also know that hand on heart, lots of us haven’t. No doubt there are reasons for that – but I wonder whether any are backed with the same sort of rigour that this research is which at the heart of it simply suggests that those who are ruthless when it comes to brand consistency, will be more profitable.
So the next time you, or someone in your team asks: “Any chance you could mock me up something new in Canva?”, or “Do you think you can run me off a few copies of that brochure in Black & White?”, or “I think we need a different colour to Navy, can we try…”, be sure to have a copy of this article, or the research for them to read. And then point

Tell us a little about your business and how it begun?
Alpha AML Training was established to help businesses deliver engaging employee training about anti-money laundering (AML) and countering financing of terrorism (CFT) obligations. Navigating the complexities of AML laws can be challenging, and providing ongoing staff training is a requirement of the legislation. Alpha AML Training helps to bridge this gap by offering businesses an end-to-end platform with a library of online AML/CFT courses.
Tell us about the service you offer Harcourts as a business partner?
Alpha AML Training offers a dedicated platform to help businesses run regular and ongoing AML/CFT staff training. Features include:
• A library of online AML/CFT courses
• Engaging, interactive e-learning
• Real estate-specific content
• Quizzes/assessments
• Learner certificates
• Admin dashboard
• Staff training register
• Automated training reminders
Alpha AML Training is committed to building engaging online AML training courses and helping businesses meet their compliance obligations. How will this look to the Harcourts network?
We already have some great businesses in the Harcourts network using the Alpha AML Training platform. Our library includes courses that are specific to real estate, underpinned by supervisor guidance, reviewed by AML/CFT experts and updated for the latest regulatory changes. The interactive training is designed to help real estate teams better understand AML/CFT obligations and their important role in efforts to combat money laundering and terrorism financing in the real estate sector.
Tell us what else sets you apart?
One of the things that sets Alpha AML Training apart is the learner reviews on our courses. It’s not always easy to get staff to complete mandatory AML/CFT training, but our easy-to-follow courses have an average learner review score of 4.7/5.
Sales consultants and other staff can complete courses from anywhere, on any connected device. Additionally, the platform saves time for administrators via a dashboard that makes it easy to manage users, assign training courses, and store training records.

As we approach the end of the year, it’s a time for reflection on our achievements of the year, as well as a moment to look forward to reconnecting with family and friends, many of whom we may not have seen for a while. This season also sets the tone for both the current year and the one to come.
A standout event for many of our business leaders was the New Zealand Leadership Conference (NZLC), held in Auckland on 20-21August. This conference brought together our leaders to connect, learn, and network, allowing attendees to gain valuable insights into our business and explore ways to thrive in various market conditions. Given the challenges we’ve faced this past year, it’s an ideal time to review our lessons learned and strategise for future success. Our leaders are committed to fostering an environment of growth, and NZLC provided an opportunity to look ahead with optimism.
With the final quarterly awards of the year complete and our Christmas gatherings approaching, we’re taking this time to express our gratitude to our team for their hard work and dedication during another challenging year. The general sentiment is that 2025 will bring an increase in activity compared to 2023 and 2024 for many reasons.
At the real estate industry (REINZ) awards, in August, we were thrilled to secure the top prize in eight categories. This impressive achievement is made more significant in that Harcourts also clinched three of the same awards as last year, with the same contenders.
The 2024 awards which Harcourts secured include Overall Residential Salesperson of the Year, Overall Residential Salesperson of the YearHighest Sales Volume, Community Service Award - Medium Agency, Best Multimedia Marketing, Residential Office of the Year – LargeHarcourts Gold Papanui, Residential Office of the Year (Sales Volume) – Large, Residential Property Manager of the Year and Residential Property Management Office of the Year – Large, with the achievements
spread throughout the extensive Harcourts network.
Christchurch residential sales consultant Cameron Bailey of Harcourts Gold Real Estate in Papanui took out the Overall Residential Salesperson of the Year once more. He wins this award for the fifth year in a row, which is the highest accolade a real estate consultant in New Zealand can achieve. Alongside Cameron’s success, the Residential Office of the Year – Large and Residential Office of the Year (Sales Volume) – was awarded to his office Harcourts Gold Papanui.
Harcourts Christchurch offices excelled once again in residential property management. John Siebert from Harcourts Accommodation Centre Christchurch was honoured as Residential Property Manager of the Year, while Harcourts Holmwood Property Management Christchurch earned the title of Residential Property Management Office of the Year – Large.
Staying in the Garden City, the Best Multimedia Marketing Award was proudly won by Yogesh Bhargava from Harcourts Grenadier Christchurch, showcasing exceptional skill and creativity. This award is sponsored by realestate.co.nz.
No surprise to anyone on the night was the announcement that The Community Service Award – Medium went to Harcourts Cooper & Co – Albany, recognising their continued and outstanding commitment to community support and involvement.
While the Overall Residential Salesperson of the Year - Highest Sales Volume award was presented to Yvenna Yue from Harcourts Hamilton Central City – Monarch Real Estate, celebrating her exceptional talent and sales achievements.

We’re witnessing some impressive results in New Zealand’s auction scene lately. Over the four weeks from mid-September to mid-October, the number of properties called has steadily increased, reflecting a growing confidence among sellers and buyers alike. This upward trend is not just a temporary spike; forward bookings suggest that we can expect continued momentum through the summer and beyond.
The rise in auction activity signifies a shift in market sentiment. As more homeowners recognise the benefits of auctions—such as competitive bidding and the ability to achieve fair market value—we’re seeing an increasing number of properties enter the auction circuit. This is particularly encouraging as it indicates that sellers are becoming more proactive, opting for the auction method as a strategic way to engage buyers in a dynamic market.
With summer approaching, we can anticipate heightened interest and participation in auctions. The warmer weather often brings out more buyers who are eager to secure their dream homes before the year ends.
The property management team in New Zealand has had an incredibly productive quarter.
On 24 July, we celebrated National Property Managers’ Day, honouring the hard work and dedication of property managers across Aotearoa. We extend our heartfelt gratitude for the countless hours they invest in delivering outstanding service to both tenants and landlords. With 95 property management offices and over 26,000 properties under management, the passion and commitment of our property managers is evident in the thriving communities we support.
On 13 August, our team received recognition at the 2024 Real Estate Institute of New Zealand (REINZ) Awards. I was thrilled to see our team win two prestigious awards. Our winners were:
• Residential Property Manager of the Year – John Siebert, Harcourts Accommodation Centre Christchurch
• Residential Property Management Office of the Year, Large –Harcourts Holmwood Property Management, Christchurch.
Harcourts also had finalists across multiple categories. These include:
• Large Residential Property Management Office of the Year –Harcourts Accommodation Centre and Harcourts Reforma
• Residential Property Manager of the Year – Grace Rose, Harcourts Accommodation Centre
• Residential Property Manager of the Year, Business Development
– Megan Looyer from Grenadier Rent Shop Ltd
• Small Residential Property Management Office of the Year –Harcourts Cooper & Co - Devonport
• Medium Residential Property Management Office of the Year –Harcourts Taupo Rentals.
These awards reflect our commitment to enabling Kiwis to live in healthy homes.
At the Harcourts New Zealand Leadership Conference on 20/21 August, property management leaders gathered to learn, network, and strategise for the year ahead, gaining valuable insights into our industry. And lastly, progress is being made on the Residential Tenancies Amendment Bill. The report, which aims to enhance rental supply and clarify tenancy rules, is due on 21 November 2024. We look forward to seeing how these changes can improve the lives of everyday New Zealanders.
As we move into this bustling season, it’s essential that our Harcourts teams across New Zealand, capitalise on this trend.
Let’s continue to promote the advantages of auctions to potential sellers, ensuring they understand how this method can lead to quicker sales and potentially higher prices. The positive results we’re seeing are not only beneficial for our network but also for the overall health of the property market in New Zealand. Exciting times are ahead, and I look forward to seeing how we can leverage this momentum together!

We could not be prouder to welcome Aaron Davis as the new Head of Auctions Australia. With over 10,000 auctions called, he will be sharing the lessons learned along the way, in addition to continuing to operate as an elite level auctioneer.
A second generation Harcourts team member, his expertise and energy are unmatched in the auction realm. Aaron has made it to the finals of New Zealand’s national championships eight times, and in 2019 he won the REINZ National Real Estate Auctioneering Championships and was appointed National Auction Manager for Harcourts New Zealand. Many awards later, he’s bringing his auctioneering skills to Australia.
Aaron points out that it took time to realise that success isn’t just about volume or a purely transactional mindset. It’s about fostering collaboration between agents, auctioneers, and owners. Auction day is crucial, but 80% of the work is done before and after.
“I’ve worked with three of the top 10 international agents at Harcourts who have embraced this philosophy, and I’m excited to share these insights with the Australian team.”
This quarter we celebrated our most successful PMX events ever! Sessions were booked out across the nation and hundreds of property management teams joined us for days of learning, networking and fun. Speakers included specialists from real estate industry bodies, legislation experts, award winning Harcourts property managers and BDM’s and keynotes on positive psychology, wellbeing and customer service.
We are also thrilled to announce the introduction of a Property Management CX Program across Australia and New Zealand. We have partnered with Ask Nicely, a world class customer survey company, to allow us to receive real-time feedback from our investors. A brand isn’t what we say it is, it’s what our customers say it is, so we look forward to sharing their experiences to reinforce that Harcourts does provide the finest experience in property management. As we enter the final quarter of 2025, I can almost hear the collective sigh of relief. Having endured an extended high interest rate cycle and a very slow market, there are some very positive signs. Following the rather disruptive elections, the government of national unity seems to be holding together, which has seen our financial markets strengthening. Importantly it has also seen an improvement in sentiment amongst our clients. Following this, we saw our first interest rate decrease, with the promise of more to follow. Over the past month we have seen a steady improvement in lead indicators like listing enquiries and these are translating into offers.
With all this optimism about the future it is so important to acknowledge the courage and effort of our network who have endured a really tough 24 months. During this time, we only lost 2 sales offices which is testament to the resilience of our business owners. I am sure that many of them had to dig deep (both financially and mentally) to keep their doors open. We appreciate and admire them for keeping their teams and businesses together and never giving up.
We also lost very few agents, and it is clear that companies like Harcourts, where our values and culture carry us in tough times, performed better than most. I must also really thank the Harcourts South Africa corporate team who supported our network brilliantly whilst changing technology platforms and navigating through many
industry changes and challenges. They are an incredible group of strong and diverse individuals who seem to get even better when times are difficult.
We near the final straight of 2024 with cause for optimism. There is plenty of hard work ahead and we have serious plans to grow aggressively in 2025, leverage our new brand position and technology platform and most importantly, help others achieve success. But we have never been scared of hard work and look forward to all the opportunities that lie ahead.

2024 has been an incredible year for all of us at Harcourts North America, and I couldn’t be more proud of what we’ve accomplished together. Our agents across the network have been hitting new milestones, closing deals, and guiding clients through an everchanging real estate market. It’s the hard work and passion that continue to drive Harcourts forward, making us a leader in the industry and showing just how much we can achieve as a team.
August saw a major shift in the real estate industry with the recent NAR settlement that has brought many changes along with it. However, our Harcourts network has been so impressive by the way that everyone has risen to the challenge. Through lots of education, our team have given themselves the best chance to stay ahead by understanding the new regulations, adapting as needed, while continuing to deliver the top-notch service our clients expect. We are also excited that, with the help of Harcourts International, we’ve been successful in launching our “We Make it Possible” marketing campaign in North America. We are looking forward to seeing the continued implementation of this new campaign across the network. On top of that, we’ve launched our new
Harcourts Shop, offering merchandise, apparel, and agent resources to help our agents represent the brand and their business in new, exciting ways.
And of course, we’ve had plenty to celebrate! Huge congratulations to our Q3 award winners – your dedication and hard work are recognized and appreciated. We’ve also had some amazing social events recently, like our Day at the Races in Del Mar and the Oregon Ducks vs. Michigan State football game in Eugene. Both were filled with fun, laughter, and great memories. It’s moments like these that remind us that Harcourts is more than just a business – we’re a community. And I’m excited to see what the rest of the year brings for all of us!

The market is eagerly anticipating the announcement of the upcoming new cabinet in November. There’s a prevailing sense of optimism that the incoming government will set a high target of 8% GDP growth.
Bali continues with its bullish market due to high demand from both domestic and international. Two new projects in Bukit Pandawa launched including Mandarin Oriental Residence with spectacular sea view. The project is neighbouring luxury resorts such as Bvlgari Bali, Alila Uluwatu, Ritz Carlton Bali, Apurva Kempinski, and St. Regis Bali. A new MRT project is being awarded to ease the infrastructure bottleneck which is important for the long term development.
Harcourts’ corporate office recently relocated to a spacious new facility featuring a training room, green room, recreational exercise room, and dining area. The grand opening celebration was held on September 9th , attracting over 100 attendees. Our Mid-Year Awards event featured an outdoor gathering with various team-building activities and exercises. This event fostered a productive networking environment and motivated all participants.
Gunawan CEO, Harcourts Indonesia nandar@harcourts.co.id
In 2024, the rural market has experienced varied activity. Seasonal conditions as always dictate market activity along with commodity prices in the rural sector.
Some of the more notable sales achieved this year include:
• Murray Downs Station in NT, of 559,000ha sold for $40M+
• Jungaburra at Narribri NSW, sold for $23.65M
• Bonavista in QLD, sold for $27.5M
• Welltown Station 10,842Ha at Goondiwindi QLD
We pride ourselves on our face to face service to our network, and throughout the year have conducted several conferences, networking events, and training sessions in regional locations, aimed both at recognising and celebrating agents’ achievements, and focusing on professional development. These events provide opportunities for agents to forge new friendships, acquire valuable knowledge, and gain a sense of fulfillment and inspiration.
So far this year, we expanded into four new locations and recruited several additional sales agents, with a strong focus on growing our presence in regional and rural areas in Australia. This growth provides local communities with access to real estate professionals who have deep knowledge of the local market and benefit from corporate support, ultimately helping vendors achieve quicker sales.
Our focus for 2025 will continue to be on recruitment and professional development for our network.
The headwinds have continued in many parts of the commercial property sector, and most offices will tell you that no deal is regarded easy in current conditions. Despite this framing, some outstanding results have been coming through from some very hard-working practitioners in the commercial sector.
Firstly, welcome to Joanna, Angie and Craig at NAI Harcourts Balwyn, Victoria.
Construction completions have meant several delays on the settlement horizon, but some long standing contracts have finally come in to bear results.
In Hobart the Tassie team saw a raft of completions in what seemed like re-selling the same properties over and over. In similar fashion, John Georgiou and the NAI Harcourts Platinum team had a stunning close out for the past quarter settling more than 50 properties including a portfolio sale in Epping ,Victoria for more than $9 million. Their PM portfolio is also seeing massive uplift from this level of activity.
Other great results keep pouring in with strong activity from the Metro (WA) office over in Perth with personal bests for Marco Celenza and more big settlements from the ever creative Albert “the Matchmaker” Fontana. Phil Grant and his Pinnacle team go from strength to strength with not just great sales and leasing results but also recording enormous Commercial Property management results, which has seen a nomination for senior Property Manager Sash Naidoo in the REIQ Awards for Excellence. Good luck, Sash!
And Business Sales have been in vogue again despite the high levels of insolvencies talked about in the press. Check out our offices like Rinnovate (Victoria/NSW) , The Property People (Campbelltown, NSW), Regional Commercial (WA) and Metro (WA), and the Ignite Offices (Bundaberg, Childers, Maryborough and Hervey Bay QLD).
A great story to conclude this update with; Harcourts legend Wendy Lenaghan (Broadbeach Mermaid Waters) partnering with Phil Grant (NAIH Pinnacle) to Auction the premises she and her team occupies. In a highly successful campaign the property didn’t make it to the day with a flurry of strong offers pouring in and one offer that was too irresistible to pass up being accepted prior to auction. A great example of our brands working together to “Make it possible” for an outstanding result.
No easy deals, but plenty of opportunity for those that work for it.
As we transition through spring and look forward to the warmth of summer, there’s a palpable sense of optimism within our commercial teams.
The New Zealand commercial property market has faced some challenges in 2024 due to higher interest rates, reflecting broader economic trends. However, recent moves by our major banks to lower mortgage test rates, following the Reserve Bank’s decision to cut the Official Cash Rate (OCR), suggest a shift is underway. The reduction in the OCR has several key implications for our commercial real estate sector. Lower borrowing costs, resulting in reduced interest rates, make financing more affordable and could stimulate market demand. Additionally, the prospect of these lower costs may attract new investors and encourage existing ones to expand their portfolios, boosting transaction volumes and property values. Improved cash flow can lead to higher rental payments and greater lease stability for both tenants and businesses. Lastly, reduced financing costs may inspire developers to initiate new projects, enhancing the feasibility of developments and renovations.
Then within our network, on 9 October, the NAI Harcourts Commercial Conference in Auckland brought together industry leaders and forward-thinking professionals for a day filled with inspiring discussions and invaluable networking opportunities.
Attendees were treated to exceptional insights from a stellar lineup of guest speakers, including David Norman, Chief Economist for Australia and New Zealand at GHD; Bruce Whillans, a key figure in the New Zealand commercial property market; Matt Johl from Re-Leased, who discussed the transformative impact of AI on real estate; Kate Chivers, Partner at Turner Hopkins, who shared legal perspectives for business growth; Andrew Eagles, Chief Executive of the New Zealand Green Building Council, focusing on sustainability; and Phil Thompson, co-founder of Protect Self Defence, who provided expert guidance on self-protection.
This dynamic event not only encouraged collaboration within the NAI Harcourts network but also set the stage for future success across the commercial property landscape. A huge well done and thank you to all our NAI team members across the network.

The Harcourts Foundation is proud to announce that it has reached a significant milestone, having raised over $9 million since its inception. Formed to provide support to help, grow, and enrich local communities, the Foundation has made a substantial impact across the eleven countries in which Harcourts operates.
Since 2008 in New Zealand and in Australia, and more recently in South Africa, the Harcourts Foundation has supported over 1,356 charities, positively impacting thousands of people in need. This $9 million milestone comes as the Foundation reaches and celebrates its 16th year, reflecting the strength of a clear vision, values, and purpose on business performance, even amidst external challenges.
In Australia this year, the funds raised have supported numerous organisations and projects, including supporting ‘The Mish’, an important youth program offered by City Mission Launceston; Hearts of Purple, a dedicated group of volunteers providing assistance for highrisk Domestic Violence victims and their families; the St.Giles Kitchen program for young adults with a disability; Little Wings, which offers safe flight and ground transport services to children in remote areas who need access to specialised medical care; and Southern Koala and Echidna Rescue.
Additionally, the Harcourts Foundation, in collaboration with Inspirational Women and Denyse McPhail of Harcourts Fiji, has also proudly produced the ‘It’s Cool to be at School’ campaign, which aims to send as many children from four Fijian orphanages to school as possible in 2025.

Gumboot Friday – it’s back for the 3rd year!
We are delighted to announce that Harcourts Foundation NZ proudly supported Gumboot Friday for the third year, on 1 November 2024. With the successful fundraising efforts in 2022 and 2023 combined, the Harcourts network raised over $323,000 which made 2254 free counselling sessions available to Kiwi kids in need.
The impact of Gumboot Friday on the country has been astounding, and so has our network’s focus on raising funds and awareness for kiwi kids struggling with their mental health. These children come from diverse backgrounds, families, and communities all over New Zealand. Thank you to each and every one of you who had some fun for this great cause.
Harcourts Foundation and Hospice New Zealand have renewed their national partnership of the Hospice New Zealand Grants Programme for the 8th year in a row.

The goal of this unique programme is to provide hospices with an opportunity to apply for grants to fund key items that directly benefit people using their services and cover essential costs for equipment like beds and syringe drivers. Stay tuned to the Harcourts Foundation social media channels for updates on the final list of recipient hospices and more exciting news about our partnership with Hospice New Zealand in the coming weeks and months.

We are immensely grateful for their ongoing support, which empowers us to serve our communities with compassion and dignity.”
