HAPPY NEW YEAR WELCOME TO 2024!

Welcome to the new year and all the opportunity it will bring!

trust you had a great Christmas break – got to put the feet up, spend quality time with family and friends and just unwind after another challenging year in 2023.

Reflecting on last year, we certainly had plenty to deal with. Interest rate rises, inflation pressures, global instability and a real estate market that remained patchy and volatile. Of course in amongst all that we continued to have to adapt to new technology with the roll out of VaultRE and the Hub. It certainly was a year that threw plenty at us and really tested our focus and culture.

can’t tell you how proud am of this Group and the wonderful team that we are. Having been through the Financial Crisis, the Oil Price Shock impacts and a number of significant recessions over the past 30 odd years, to see how the Harcourts team have continued to step up, to show real leadership through Covid and the last couple of years is simply inspiring! Thank you for inspiring me every day to be better, to do better and never give up.

So what will 2024 bring?

I’m really confident and positive about the year ahead. Inflation is now at the lowest its been in more than two years, there are already calls for lowering interest rates – and some economic commentators are predicting just that as early as July – public confidence is certainly returning which is a sure sign that we will see a lift in activity and an improving real estate market.

As a Group, we have done an incredible amount of the heavy lifting over the past 18 months completely changing our technology platform. We will start to see the real benefit of these decisions over the coming year. We are already capturing more appraisal data than ever before – our pipeline for future business. The appraisals coming directly from our websites continues to increase – over 2000 now in just 12 months. Our digital marketing is delivering greater reach and impact, attracting more traffic to our websites and open homes.

We have also seen a huge lift in the Academy attendees through both online webinars and refreshed, in room training. Delivering a platform for growth that continues to provide the support, learning and coaching that we all need to take ourselves and our business to the next level is also paying off already. Our conversion rates of appraisals to listings and of listings to sales, continue to strengthen.

And in the year ahead we have a brand positioning campaign being launched at HX that will provide a marketing platform to lift our profile and market awareness to new levels through both our digital and printed media and assets.

And on top of all that, we have a host of outstanding events from Quarterly Awards to Hx and our Leadership conferences that will not only recognise the wonderful achievements of our team but also inspire us all to do more, be more and achieve our goals and aspirations.

So, how can we not be excited about the year ahead!

We recently held our Leadership Forum, bringing together all of our country, state and exec team leaders together to reconnect, to set the strategy for the year ahead and reinforce our foundation as an organisation – our purpose, values and vision. We also include an element of learning, making sure we continue to grow and improve.

This year we were blessed to have Gilbert Enoka do a leadership coaching session with us. Sharing his own journey and learnings, he gave us a huge amount of information and thinking that inspired us all to do more, be more and add more value to everyone around us.

One learning he shared – we all suffer from anxiety to different degrees at different times. But if we understand that anxiety comes from either worrying about the past, something we cannot change or worrying about the future, something that hasn’t happened yet, then that allows us to understand that we must simply focus on the present. And if we focus on the now, we will make better decisions and take better actions that ultimately create better outcomes – often ensuring that thing in the future that we were worried about, never actually occurs. So true, but sometimes hard to do!

I trust your year has started strongly – I’m looking forward to sharing an exceptional year with you all.

In what is thought to be an industry first, a finance company is to own and run a real estate office, combining expertise in finance with sales and property management. The result? Harcourts Matthews. Business Owner Scott Matthews started as a mortgage broker, arranging finance for home purchases and refinances in December 2002 following a career in SAPOL as a police officer. Over the next 20 years Scott had enormous success building his finance broking business, later merging with Bernie Lewis Home Loans. In a strategic move to redefine real estate services in Westlake Village, October Realty Group, winner of 2022 Best Real Estate Office in Westlake Village, is proud to announce its expansion by acquiring franchise rights to Harcourts Prime Properties. The newly unveiled office, Harcourts Prime Properties Westlake Village, not only marks the growth of October Realty Group but also introduces the innovative Harcourts Auctions non-distressed & luxury auctions platform to the local community. The expansion, centred in Westlake Village, comes as part of Harcourts’ commitment to providing enhanced services to the community. WELCOME CORPORATE TEAM

Rachel Eckey was recently appointed Harcourts South Australia CEO, when CEO Gregg Toyama retired in December 2023. Rachel has been an integral part of the Harcourts corporate support team, leading operations, marketing, growth, and strategy within South Australia, for the past nine years. Rachel has a diverse background in business, real estate, and government, and brings a unique set of skills and experience to the role. With her sights firmly set on growth and service, Rachel believes in the power of people and the importance of support.

“Harcourts South Australia is a market leader and it’s my vision to cement this position, grow Harcourts impact, and empower the network to help as many South Australians with their real estate needs as possible. I first came to Harcourts as a bachelorette, and now I’m a working Mum with three young children. Harcourts have supported me throughout this journey. I’m privileged to be able to return that support and give back to our offices and our people as the Harcourts South Australia CEO.”

Fabian Sanelli has been appointed as Harcourts Victoria CEO. Fabian is well-known for his exceptional energy and skills, resulting in numerous accolades as an auctioneer, including running Victoria’s largest and leading independent auction business, EYS Auctions. In addition to his energy and auctioneering skills, Fabian also has a deep passion for developing and mentoring great young people within this industry. For his part, Fabian is relishing this opportunity, and has a clear vision for the role of CEO Harcourts Victoria.

“I see the next 12 months as enhancing Harcourts businesses with significant potential, establishing a robust social media presence, and strengthening our auction culture through diverse programs, and a clear focus on the growth of our Harcourts footprint.”

Deniz came to New Zealand four years ago after graduating from university in Turkey with a psychology and business administration degree and working as an HR Specialist at a Turkish energy company.

Deciding to call NZ home for the foreseeable future, she completed a master’s degree in organisational psychology and then worked at Warner Bros. Discovery - New Zealand for nearly two years. Deniz is passionate about improving and enriching people’s lives at work, as we spend a significant amount of our time here, so she wants to help improve and enhance this experience for her team. She looks forward to bringing her expertise and passion for different cultures to the Harcourts team in her new role. Outside of work, Deniz has quite the artistic flare, enjoying pottery and creating colourful, happy pieces of art.

HARCOURTS STUDY TOUR… AN UNFORGETTABLE LEARNING EXPERIENCE!

n November 2023, a group of 18 Harcourts people gathered in California for an experience of a lifetime. Over seven days, the group visited the Magic Castle, attended the NAR conference and spent time with the leadership team at the Ritz Carlton.

Following the success of our 2023 Study Tour, we are excited to announce the opportunity for our next immersive learning experience in 2024. This year’s study tour will take us to the vibrant city of Las Vegas, with the highlight being the Inman conference. Save the datesthe trip is scheduled from July 27 to August 3.

THE BEST MARKETING STRATEGY? CARE.

That’s according to Gary Vaynerchuk, or Gary V as many of you may know him.

It’s simple, but it makes sense, doesn’t it? Think about it – if ‘care’ and whether you did or didn’t was the barometer for everything you did, do you think you’d be more or less successful? can’t imagine it would be anything but more successful.

Why do care, and why do I want to share that with you? Because if you read the news and you listen to people who vote with their feet in annual ‘most trusted’ polls, it would seems that the real estate industry is in short supply when it comes to the ‘trust economy’.

But more importantly, and perhaps of more relevance to you, our team at Harcourts across the globe, is that we not only understand it’s (care) value, we embrace it, we own it and we live it.

How do we embrace it, own it, live it so that it’s not just lip service and another set of values on the wall? Well, for me personally as I’m sure there is for you, there’s lots of reasons. It’s how I make decisions – the easy ones, the hard ones and everythign in between.

Whilst not in the literal sense, it’s also at the core of our purpose (helping others achieve success), it’s reflected in the business vision (The Harcourts Experience is recognised as the finest in real estate for our team, our business partners and our clients) and it’s amplified in our values (People First, Doing the Right Thing, Being Courageous and Fun & Laughter).

Equally, for the last year, and as recently announced, it’s also our theme for the coming year – “One Team: The Finest Experience”.

But what does this mean in a practical sense? How do you do it? How can we benefit from it? How can we commercialise it because after all, I appreciate it’s nice to care, but it may not pay the bills.

Well, I’d say to you this – look no further than some of your colleagues:

• Mark O’Loughlin of Harcourts Gold and the elderly owner of a 1950’s Christchurch home who was in tears when her home of 30 years sold for an impressive $1.1M after buyers fought over it.

• Ben Gibson of Harcourts Cooper & Co. who has given away 70 hours of free labour (at the time of this story being published, I suspect this has grown!) to homeowners in his local selling area without any catch – people simply respond to his letterbox drop and every month, he selects a winner and donates 4 or 5 hours of his time on a weekend to do the things around their place that needs doing

• Rick Fleming of Harcourts Launceston who had this to say on why making a move to Harcourts as a Sales Manager was the right decision for his growth – ‘Joining the Harcourts team has been a real eye opener to me. From the support provided, to the nationally recognised training available it is genuinely an amazing company to be a part of! For anyone considering a career in real estate I would strongly recommend chatting to someone from a Harcourts office.’

Care, or caring can be simple, doesn’t need to be expensive, but it does rely on one thing – you.

So as we launch, or double down on our annual theme, “One Team: The Finest Experience” how will you show that you care, and have ‘care’ as your baseline for everything you do? For us and our team in terms of the value (or care) we aspire to provide you, our global network this year, for us its about getting our core offering right, investing more in what we do within the digital environment, relaunching how we cut through the noise of a crowded real estate agency market and nail some large-scale projects focussed around growth.

You’ll hear more from me and others in the business as we progress through Kickstart, HX and other forums we have throughout the early part of the year but I could not be more excited for the opportunity we all have to care…and benefit from it!

The dawn of this year has ushered in a delightful wave of optimism—a sentiment that is destined to carry us through the months ahead.

On my recent speaking engagements across the country, the vibrant spirit pervading the market has been truly heartening. It’s clear that positivity is the rallying pulse of every gathering, from Kickstart sessions to the auction floors.

For those embarking on a journey into the world of auctioneering, 2024 promises a flurry of opportunities, with competitions blazing an early trail. I understand that the prospect of competition may seem daunting, but remember, these challenges are stepping stones to any auctioneer’s growth. Competing gives auctioneers the opportunity to hone a wealth of necessary skills and valuable experience in refining how to hold court under the spotlight.

The coming months welcome the LVD Championships, REINZ Championships, and of course the Harcourts Auction Competition at HX 2024. Each of these competitions are chance for our auctioneering

received, and complementary blog items as well as standalone topical issues such as property management related scams, were igniters to enable our teams with the information they need to stay across a range of legislative updates, and topical industry issues facing everyday Kiwis.

I took on new challenges, presenting on discrimination at a REINZ event in Auckland which is a subject I am passionate about, but which is often met with tricky questions due to its level of complexity, and I also took part in my first podcast which is part of a series developed by Real Estate Today – New Zealand. Both experiences were met with positive feedback, inspiring me to push further this year.

To finish, in March the momentum will be ramped up again across New Zealand with the roll-out of the Property Management ‘Activate’ series in Auckland, Hamilton, Wellington, and Christchurch. We’re committed to providing exceptional service, fostering industry knowledge, and embracing new opportunities. Roll on 2024!

Harcourts is posed to make 2024 one of its best yet. I’m excited by the possibilities this year presents.

With new technologies, strategies and opportunities emerging in the real estate industry, there is no limit to what we can achieve. However, with a whole year stretching out before us, it can also be daunting to think about all the possibilities and challenges that lie ahead.

At Harcourts Australia, we are approaching 2024 with a quarterby-quarter focus. This will allow us to break down our goals into manageable chunks and ensure that we are consistently improving and adapting throughout the year. Each quarter will have its own specific objectives that align with our overall vision for Harcourts.

Q1: Stock Management The first quarter of 2024 will focus on stock management. In the fast-paced world of real estate, it is crucial to stay on top of your vendor expectation and ensure that they are selling in a timely manner. Days on the market can make or break your sale goal as an agent, so we will be working closely with our agents to ensure they have the tools and strategies they need to manage expectations and keep their listings moving.

Q2: Prospecting The second quarter’s focus will be on prospecting. This quarter, we will be sharing tips, techniques and resources for ‘filling your basket’ with potential clients. From social media marketing to networking events and everything in between, we will explore all the steps necessary to create a strong pipeline of leads.

Q3: Auction Action! The third quarter of 2024 will be all about auctions! With the rise of online bidding platforms and changes in consumer behavior, auctions have become more popular than ever. We’ve already shown the amazing impact of our record-setting Blue Friday. Our focus will be on mastering the art of auctions and giving our agents all the tools they need to excel in this competitive market.

Q4: The Finest Experience Last but certainly not least, Q4’s focus is on providing the finest experience for our clients, business partners and team members. At Harcourts, we pride ourselves on delivering exceptional service and we want to ensure that this remains a top priority, and although this remains a year-long focus, in particular in the last quarter we will be exploring ways to improve our processes, training programs and customer experience to make sure we are consistently exceeding expectations.

I’m excited about 2024 and can’t wait to see what we can achieve together as a team. 2024 is set to be an amazing year - let’s make it happen!

Property Management Update

This is shaping up to be the year of GROWTH for Harcourts Property Management! Last year our Australian rent rolls went from 62,879 to 67,495, which is an amazing 7% net increase. There are several contributing factors here, but the big picture is that we have retained more existing clients and increased new business.

Harcourts Australia Property Management has also brought in just over $118,000,000 of total income over the past twelve months. Long gone are the days when a property manager was perched in the corner of a real estate office managing 100 properties that landed there almost by accident. Investment properties are now a considered strategy in wealth creation and the part we play in this is immense.

Our focus in 2024 is all about exceptional service delivery. How do we do this? Be the most knowledge about current market rent, streamline

processes and become experts in communication. Most consumers leave a brand because of indifference, so it’s now more important than ever to focus on delivering the finest experience in property management.

Annabelle (Belle) Lewis’ start to the financial advising industry was a unique one. Merely three weeks after graduating with a master’s degree in international relations and diplomacy, the overarching COVID-19 pandemic hit, leaving her with little to no job prospects. SOUTH AFRICA UPDATE

don’t think I have ever seen a new year more enthusiastically awaited than 2024. More accurately, I can’t remember a year so enthusiastically ushered out than 2023. Most people in our industry in South Africa felt that 2023 had presented the toughest trading conditions for at least 15 years. That means that for many of our team, that would mark the hardest year in their real estate career. Overall, sales volumes were down around 25% from 2022. High interest rates, a slow economy and very low consumer confidence have all lead to sluggish buyer demand. Generally, there is excess stock and sellers are having to drop their prices significantly to make sales. Talking to our team on the ground, the consensus by the end of 2023 was that they were exhausted and struggling to find too many positives.

Sensibly, many people took good, long breaks over the festive season, and it is incredible what some rest and relaxation can do. Suddenly conversations are completely different. Our sales agents are seeing opportunities, it seems that buyers are a little more interested than they were, and there is just a hint that the market is more active. It is very early days to be getting too excited, but we have definitely started 2024 better than we finished 2023.

We have a huge Growth focus in 2024. Having spent most of 2023 moving off H1 onto our new Tech Platform, we are now ready to look for opportunities to grow. I believe that the timing is perfect now to implement some of our plans to gain market share, increase our sales

team and be moving forward faster than our competitors when the market starts improving. We are hoping for interest rate cuts later in the year, and when these come, we want to be at the front of the pack. We also want to use 2024 to start to get the benefits of our new Technology platform and have some exciting plans to re-establish ourselves as the real estate brand with the leading technology in South Africa. We are also “re-inventing” our Training Academy which has had to adapt from all the changes forced by Covid. We have a great project that we are about to launch to help our team to understand what Harcourts offers them and their clients – watch this space! Finally, we have several great Events planned for the year to ensure that our precious Culture is nurtured and grown.

2023 was a real grind, but its behind us. 2024 is going to be a great year of growth and progress for Harcourts in South Africa and Mauritius.

Happy New Year 2024. This year is the busiest election year in the history that will take place in six countries including EU which represent 42% of global GDP and 41% of world population. Indonesia is one of them that will elect its new President on the 14th of February. The billions election funds will be injected to the economy that will generate multiplier impact of GDP growth in 2024. Furthermore, since the first general election in 1999, fiscal policies have been prudent whoever is in power. This provides an optimism despite some concerns. The year of 2023 has been a year with challenges both in economy and geopolitics. would like to congratulate to all Harcourts members for being resilience.

At Harcourts, we are proud of what we have accomplished in 2023. We have continued to upgrade our H1 website, increase the workshop participation and five franchises being renewed. It was a great participation on the Principal Day with lots of learning, fun and laughter. Both Siti and Eugene of Harcourts Purba (Bali) visited the corporate office in Perth will bring potential collaboration internationally. This is what Harcourts global opportunity is about. Harcourts Purba continue to provide solution to landowners through land subdivision and collaborate with our financial group for financing and insurance. We are excited in preparing to onboard two new offices in greater Jakarta and Semarang. Both principals are an architect in background and their presence would bring more services and solutions to our clients. We are always committed to our mission in creating success.

Australia Update

It has been an up and down year with unpredictable outcomes, running with unpredictable timelines. Despite the nature of this opening statement, the year has yielded some great results and finished off with pleasing results in the October - December quarter.

We have seen strong growth in regional transactions as stock tightened in most central urban markets and continues to do so. A slowing in construction and delivery of new to market product has assisted pre-existing properties and kept a reasonable volume of transactions in a low availability market. Many of our offices have also seized the opportunity to acquire rental portfolios in a time where we are seeing some availability.

Despite a buyer sentiment towards increased yields, in line with interest rate growth and general PI data, the growth in base rentals has assisted in providing a buffer against decline in capital values.

New Zealand Update

In the wake of 2023, the commercial real estate sector looks set to pick up pace over the coming months. A moderate revival is expected, with market experts hinting at price upticks.

Premium properties boasting robust tenant commitments and green energy features are slated for attention, while lesser counterparts could take a while longer to regain footing. Industrial and well-situated office spaces are anticipated to fare well, buoyed by sustained demand, whereas the retail and hospitality domains may encounter more sluggish growth due to economic uncertainties.

The recent stabilisation of interest rates offers investors some reassurance, potentially reigniting interest in property acquisitions. However, lingering concerns about borrowing costs and the competition from alternative investments like bonds and stocks loom. Government policy changes, particularly around residential investment incentives, may indirectly influence the commercial market.

Additionally, potential downsizing in the public sector workforce could impact the demand for office space, especially in Wellington. Other influential factors include population shifts, construction expenditure dynamics, and the growing trend of hybrid work. An influx

Mr Mitch Green, Harcourts Foundation Strategic Leader, noted that the real estate industry has also seen that, in the last couple of years, more clients are out of sorts, with the uncertainly and instability in the economy.

When I first shared my story about my experience with burnout for Inspirational Women, I was scared to share all of the details.

I was worried if I told too much, people would judge me or treat me differently. Being a woman in a leadership role I worried colleagues would think me weak. I worried too that people would not receive value from my story, after all it’s just me, no one special.

We all have our own challenges… was sharing mine even valid compared to what others were going through?

But as I shared my story and began hearing from others who were experiencing some of the same symptoms I was, I realized that my sharing wasn’t just for me, it was for others too. My story was helping them to talk openly about their own challenges and seek help.

By being truthful, by being brave enough to tell my story, the good, the bad, and the ugly, by sharing what I had learned and the strategies I used to get well again, I was helping others do the same.

I believe good people help others. After my speech I felt like I was good people. Making a positive difference for others is a real high. So in giving I also received. If you’ve been sitting on a story that you feel could help someone else, I encourage you to share it. There is someone out there right now who needs your story. They need to hear from you to know that they are not alone. Your story has a ripple effect.
