As 2022 draws to a close, I am sure many of us will simply be glad to see the back of it and have already started looking forward to the new year ahead!
But it is also really important and a great opportunity to take a few moments to reflect on all that we have achieved and celebrate all that we have to be grateful for.
We have certainly enjoyed a great market through the pandemic, the likes of which we haven’t seen before. And so, when we compare the past 12 months the drops in activity and price appear significant – but the reality is the market is still strong, the volumes good – it really has just returned to a more ‘usual’ market. Activity is different in different markets – WA continues strongly while Auckland has certainly slowed – but that is usual – markets are different, they change, what isn’t different is some offices and individuals will have their best year ever in the next 12 months and some won’t – in the same market.
What hasn’t changed is that those that focus on the basics, stay positive and work hard will do unusually well, in any market. The choice is entirely in our own hands – and that’s something we should all celebrate – the opportunity we have in real estate, with Harcourts, today, is awesome. We certainly live in volatile times – social issues, inflation, a patchy economy and yet we still live in some of the best countries in the world with the greatest opportunity – embrace it and be grateful for just how fortunate we are.
We’ve certainly achieved so much this year. We have launched our new websites and already the numbers are fantastic – all metrics up and growing monthly. Last month we had almost 1 million unique visitors resulting in almost 1,000 appraisals coming into our offices, agents and corporate support offices – which is truly amazing when you think that’s without direct traditional prospecting – purely organic. Well done Dan and your team, awesome!
We have migrated almost our entire network in Australia to VaultRE, all will be migrated by year end. We have started pilots in New Zealand that will see us migrate our entire network next year. To move away from H1 was a huge decision and has certainly been a massive undertaking for everyone, but we are getting there. Thank you to Lenny, Claire and our entire migration team for their hard work and passion for the project. Of course our entire tech team, our Helpdesk and our BOM’s have also been outstanding supporting us as we’ve made the transition. Thank you all. We have relaunched the new H360 platform delivering real time, live data on our individual and office performance. We can see from the usage
numbers that the vast majority of our team are logging in daily to gain the insights that live data can give us. We are now in the process of launching integrated business planning tools to take the live data and track progress against targets set. It is an awesome tool really powering up our business.
A huge shout out to Kym Warner as her ‘Domo’ vision becomes a reality and to Nick, Dod and Jarard for delivering an amazing platform.
We launched our new Client Experience program in partnership with the leading agent rating platform in Australasia, Rate My Agent. Our survey response rate has doubled giving us both significantly more data to measure our service delivery but also feeding to Google, helping drive our online profile and penetration. Now integrated into H360 and our websites, this is another key step in delivering the finest experience in real estate.
And then pulling this altogether, the new Harcourts intranet – The Harcourts Hub – is live in South Africa and Australia, and soon to go live in New Zealand. The one spot where you can get everything you need as well as links and access to all the various products and platforms. It is an amazing tool and will get better and better. Thank you Avril for your passion for the platform and all the time I know you are putting in. And thank you Steve for providing the support to Avril and the wider Executive Team to help bring all this together.
With numerous other products and programs launched, the ‘Chaos Cog’ as Lenny has fondly dubbed it, is now without doubt the most up to date and industry leading platform available anywhere in our industry.
So we truly do have so much to celebrate from the year that’s been –but even more reason to be hugely excited about the year ahead.

Sales manager and son Darren McGowan pivoted into property management in 2015 is a confident communicator and always attuned to online market trends. Cherie Nelson, who first partnered with the McGowans in business back in the early 2000s, takes on the property manager role in the Harcourts Coastside business. With their recent rebranding, Steve, Darren and Cherie said that their partnering with Harcourts was an “easy” choice.

Grace started her career alongside a team of property developers in 2007, at the age of 18, and transitioned into a sales role in real estate in 2008. Now, with 15 years of experience she is excited to take on the new role as Harcourts Low & Co’s Principal and Auctioneer. One of, if not the, youngest female principals in Central Queensland, Grace is passionate about her team and her decision to join Harcourts. “We chose Harcourts for their huge amount of sales mentoring and support for our team, acknowledgement for employees accomplishments, and such an amazing work culture. Harcourts North America’s success continues in Oregon as top broker Tom Anderson opens Harcourt’s Encore in the Portland suburb of Tigard. Though Anderson had been running a successful boutique agency in the area for years, he saw a unique opportunity in partnering with Harcourts North America. “Top producing agents need the newest tools, and Harcourts has the full package. There is a sense of collaboration that have not experienced in a franchise.” Tigard has a population of just under 55,000, but Tom’s approach has a small-town feel where he plans to continue to give back to this city that’s given him so much.

Welcome on board Harcourts Pulau Dewata which is Harcourts’ third office in Bali. Bali is known internationally as the top tourist destination for its unique culture. Riko who is the Principal, has more than 27 years of experience in the property industry. He started his property career as a manager at Colliers Jardine Indonesia. He was also the director at Jakarta Propertindo which is a state owned property developer. His current post as the President Director at Kingsland International which is a commercial property management. He plans to permanently reside in Bali and continue his property profession with Harcourts. He will be assisted by Widya who will operate the daily operation. Riko is looking forward to add the success of Harcourts Pulau Dewata to his great career history.
Harcourts Metropolis – Vancouver, Canada
Harcourts North America’s number one Canadian broker, Lana Wu, takes charge of the newest Canadian office, Harcourts Metropolis. Having been Harcourts’ number one agent in Canada since the opening of their first office, it is no surprise to see her thriving in this new space. Wu’s strategy runs deeper than solely focusing on clients buying and selling property. Wu also knows that to continue having success, her agents “need to have fun, enjoy their work, and do so while giving back to the community.” For so many, real estate is a transactional business, but for Wu and her team, this business is nothing without the relationships they have built and maintained over the years. There is no question that Harcourts Metropolis will flourish under Wu’s leadership. Christine says, “Being a part of the Harcourts family for the past four years has been an amazing experience and I look forward to learning more, contributing, and providing support to the network on this next part of my Harcourts journey”.

With a real estate career beginning when she was 18 years old, Cassandra brings wide experience and skills to her role as State Operations Manager with Harcourts South Australia. HARCOURTS PURBA BALI CELEBRATES THE RETURN OF BALI’S REAL ESTATE MARKET

The real estate market in Bali is soaring again, with the island set to smash tourism targets by the end of the year, and welcome more than 1.5 million international tourists and 7 million domestic. With that, the Harcourts Purba Bali office is busier than ever, with our team of agents who are fielding dozens of calls and leads daily, for property buyers seeking to find an island home.
The Harcourts Purba Bali office opened its doors in 2018, in a prime location in Canggu, receiving a steady amount of foot traffic and walkins for buyers, sellers, and long-term renters. Principals Eugene Shivnan and his wife Siti Salmah Purba have been working in Bali real estate for nearly 20 years and have seen the island’s flow of demand and changes of the market.
Indonesian buyers continue to dominate the market with 38.5% of the lead share over the last quarter, while the top markets for international interest are from Australia, Singapore, and the United States.
“The volume of interest we are seeing over the last few months is heavy and very promising,” says Principal Eugene Shivnan. “Due to our brand and reputation, we have become a premier agency for listing properties, so we can meet the demands, especially from these very high-end or commercial buyers.”
Harcourts Purba Bali Launches “Platinum Listings”
With the extremely high competition among the agencies for listings, Harcourts Purba Bali wanted to offer sellers a premiere service for
property listings, going above and beyond what other agencies can.
With Platinum Listings, the hand-selected exclusive listings receive marketing benefits, for visuals, property listing, and outreach to buyers to increase the likelihood of purchase.
“Some properties are extra special, either for their appeal, amenities, or their value, and these are the ones we call our Platinum Listings,” says Eugene. “With the right price and very targeted, specific marketing to find the buyers, we can almost guarantee a sale.”
The Platinum Listings program has been a success in its early stages with exclusive listings for land plots in Bingin Uluwatu as well as stunning high-end villas in Perenen, Canggu and Berawa.
Looking forward to 2023
As the New Year approaches, the Harcourts Pura Bali team looks to grow the brand in other segments of the market, including locations and listings offerings.
“We focus and rely a lot on our digital marketing to solidify the Harcourts brand at the top of mind for Bali real estate,” says Eugene. “This has been very successful for us, and next year we’ll be evolving to have more content across our digital platforms. This will be more interesting or newsworthy items, such as videos or podcast interviews and area reports and news articles.”
Additionally, the team is increasing their presence on neighbouring islands Lombok and Nusa Lembongan and Penida, as these markets are also growing. The commercial segment continues to be strong for the team, with an increasing number of listings for small to-midsize projects and resorts.

NEW PARTNERSHIP TO ENHANCE HARCOURTS CX
The collaboration with RateMyAgent is an exciting step towards Harcourts offering a market-leading experience for business owners and agents.
The new program incorporates two survey systems, access to customised Harcourts templates, automated posts to Google My Business profiles, website integration, and a RateMyAgent API. With testimonials and star ratings fully integrated with Google Reviews, our great ratings are suddenly much more visible in the local area via search engine optimisation (SEO), powered by RateMyAgent’s site. In fact, compared with old surveys, the response rate with Rate My Agent has increased to over 40% providing more data for our clients.
The site’s dashboard allows agents to leverage and showcase their track records, converting them to future sales. RateMyAgent allows agents to customise agency profiles to align branding as well as the ability to generate market reports that highlight successes to prospects, all of which allow Harcourts’ agents to boost their profile and credentials.

As another year draws to a close it’s a great time to reflect on what we’ve accomplished, and what we’ve learnt about ourselves.
The year certainly delivered many opportunities to test our resolve and ability to adapt to changing markets, and a changing world. One thing I’ve learnt over the years is that there are always opportunities, no matter the market. We may just have to look harder to find them.
It’s been wonderful for our team to be able to reconnect at events around the world this year. Our HX conferences were truly spectacular, and I can’t wait for May next year when we get to do it again! There is nothing as powerful as being face-to-face – something we should remember when it comes to building relationships with our clients. trust that many of you would have achieved your goals for the year. If not, it’s a valuable exercise to evaluate where the areas for improvement are and what learnings you can take into the new year. There is no such thing as failure when we take the learnings to get better. And the good news is, we get a fresh chance to do it all again in 2023.
For me the year reminded me of the importance of gratitude. We all have our individual challenges in life and it’s easy to be negative and make excuses. Sometimes life isn’t fair and we’re blindsided by things we never expected would happen.
But it’s how we respond that matters most. Being grateful for what we have. For the friends and family that fill our lives. For our health. For the small things. And in our Harcourts world, the opportunity we have each day to make a difference in the lives of others.
It’s an honour and a privilege to be entrusted with the sale or management of peoples’ homes, or to find a family a new home they can call their own. When we deliver an exceptional experience we make a difference. Make the most of that opportunity.
Focus on your successes for the year. Celebrate them. Take the learnings and build them into your plan for 2023 so that the new year brings you everything you deserve.

As we reach the end of the year, not only are we taking time to reflect on what we have achieved in 2022, it is the time of year when we all look forward to gathering with family and friends, many of whom we may not have seen for some time. It is also a time of year when our actions and focus will set the tone for the year we are in, and the one to come. With the last quarterly awards of the year under our belts and our Christmas parties and catch-ups in full swing, in New Zealand we are taking time to thank our team for their hard work and dedication in what has definitely been another interesting year in business. The general consensus is that 2023 will be better than 2022 for so many reasons.
As we continue to celebrate our people and our culture, we have been delighted this quarter to induct two further recipients into ‘Titanium’. This award recognises exceptional achievement, and we are thrilled to advise that Yvenna Yue – Harcourts Monarch, Hamilton Central City and Diego Traglia – Harcourts Northwest Realty are the second and third recipients of this recognition. Congratulations Yvenna and Diego - we are proud of all your hard work and dedication. It is wonderful to be able to showcase your achievements in this way.
2022 has also been a year were we have done even more for our communities and people in need across New Zealand. Along with continuing our commitment to the Hospice Grants Programme for the sixth year, we have increased the grant total from $225,000 to $275,000 thanks to a donation through the Harcourts Foundation for $30,000 and also to Riley Blackham, Business Owner - Harcourts Blackham and Co. for his incredible $20,000 donation made earlier this year at HX22. cannot forget to mention Gumboot Friday 2022. The engagement from all parts of our network towards this initiative which Harcourts Foundation are proudly supporting for the first time, has been unbelievable. At $138 per counselling session, the Harcourts network raised $167,652.45, enough to fund 1,215 free counselling sessions to our young kiwis who so desperately need our help and support. What we have done for Gumboot Friday is an amazing start, but it most certainly doesn’t stop here. Mental health issues for our young people continue to be on the rise, so let’s all pull together and continue what we have started in raising awareness and funding for our kiwi kids.

In September, our Harcourts New Zealand and Harcourts Australia Corporate teams, battled it out for the inaugural Trans-Tasman Walkathon Competition, and what a week it was!
Harcourts New Zealand took out the top prize with a whopping 3,476,673 steps, beating Australia’s 2,571,618 steps! This means the Trans-Tasman Walkathon trophy will stay here in NZ for the next 12 months until it is contested in September 2023.

In October, Arlene Cresswell - Auction Administrator at Advantage Realty Tauranga, achieved the amazing milestone of 30 years’ service to Harcourts.
Arlene started her career with Harcourts in Whangamata in 1992, working for Neighbour Realties Ltd as a receptionist working part time, after school and on the weekends. Over the next 6 years she was involved in the administrative side of the company as it expanded to eight offices on the Coromandel Peninsula - where she became the Director’s Personal Assistant. Arlene transferred to Waihi in 1996 and helped open this office, as well as the office Waihi Beach.
Gaining her license, Arlene decided to have a go at selling real estate but soon decided that being a well organised person with a touch of perfection, that administration was the path for her.

Prue Hamill, Business OwnerHarcourts Hamill Realty – Wairarapa celebrates 25 years of service this November. Prue had tried a variety of careers before deciding to sell real estate and within her first year of sales she managed to achieve national top 5% recognition. In 1997 she purchased the Harcourts Wairarapa franchise from the late Pat Mahony, who set up the first Harcourts Franchised office.
Prue has been a licensed Auctioneer for 23 years, having called more than 800 property auctions and has been awarded Harcourts Wellington Region Auctioneer Champion in the year 2000.
Prue is very proud to call the beautiful Wairarapa home and is involved within the local community. She has served as the area representative of the Real Estate Institute and has sponsored numerous local individuals and groups in their support of the Harcourts Foundation.
In her 25th year of ownership Prue has a strong passion for the industry and believes in high standards with a personal hands-on attitude. She has experienced all sorts of market conditions and has learnt to adapt. “I work continually on how best we can provide our clients with better means of achieving top results.”

David has excelled in real estate with his consultative approach and straighttalking manner, winning favour from past and present clients.
David qualified as a Branch Manager in 1995, in 2003 he was accredited with the coveted AREINZ status from the Real Estate Institute of NZ and in 2006 graduated from Massey University in Business Studies and continues study to keep pace with the ever-changing needs of a modern market.
Not content with these successes, David qualified as an Auctioneer in 2014 and loves the Auction process.
Auction Update
Whilst numbers across the board have been down on last year, the auction process remains strong across the country. I’m seeing some great results come through social media and as we moved through spring, it was great to see some of the in-room sessions stacked and full of energy, bidding, hammers coming down, and smiling customers. Keep those posts coming, they are great social proof of your strength and our brand!
I would also like to give a massive thanks to every auctioneer who stood up and called charity auctions for Gumboot Friday (4 November), to every business owner who put together initiatives and finally every one of you who reached into your pockets. The results were outstanding and above our expectations. The Gumboot song videos from around the country were outstanding, with a special mention to Mike Beazley and the team in Harcourts Optimize Realty in Whangarei – I loved it. The video by the Northern Region Auctioneers with Mike King, Bryan Thomson, Jackie Parker et al. went viral. My football team, (who are a bunch of crusty cynics) loved it and it spurred them into charitable action.
In October I had the pleasure of travelling across the ditch to the Australian Auctioneering Championships (AUSTROS) with Aaron Davis and a large contingent of serious auction advocates from the Harcourts network and beyond. It was a fantastic experience and although we didn’t take away the trophy, it was very apparent that the standard of New Zealand auctioneering, sets benchmarks.
Competition season will be with us very soon. We kick off with the LVD Championships in Queenstown. This is a wonderful competition for those both serious and interested in the craft. There are three divisions to enter - Novice, Senior and Premier. The LVD Champs offer more than the “call”. The non-verifiable breakfast masterclass is a “must do” and the chance to be amongst serious auction practitioners for three days will without doubt help your business in 2023.

It’s never quiet in the world of Property Management and this quarter has been no different. Our leadership team at Harcourts is persistent in their strive for excellence and it’s how we offer and deliver next-level client service in Property Management.
The recent Harcourts New Zealand’s Property Management Leadership Conference 2022 was a day of learning and collaborating on how we can provide an innovative and industry-leading approach in our work with landlords and tenants.
We were lucky enough to be joined by guest speakers - Harcourts Managing Director, Bryan Thomson, Tenancy.co.nz Managing Director Craeg Williams, Mortgage Express CEO, Sarah Johnston, and International Property Management Trainer, Darren Hunter. In sharing their expertise, our attendees walked away with crucial insider knowledge, ready to apply to their craft and lead their teams in the pursuit of excellence.
Harcourts New Zealand are thrilled to have won the top prize in seven categories at this years’ 2022 Real Estate Institute of New Zealand (REINZ) awards.
In the awards which Harcourts won this year, our Property Management team secured three property management awards. This includes Jen Neil of Harcourts Accommodation Centre winning Residential Property Manager of the Year - Jen is now the three-time winner of both the Harcourts New Zealand property manager award and also of the REINZ top property manager award; Lynne Cawthorn
of Harcourts Holmwood scooping the top prize of Residential property management business development manager of the year; and Harcourts Accommodation Centre winning Residential property management large office of the year, which is the fourth time that Nigel Bowden and the team have won this accolade. Harcourts were also finalists in the Residential property management medium office of the year and Residential property manager of the year categories.
With the honours spread far and wide across the Harcourts network. Bryan Thomson, Managing Director, Harcourts New Zealand said, ‘This is a symbol of how the Harcourts network continue to work as a team and to uphold excellent standards of service to all New Zealanders.’

4. What activities have led to your success? The willingness to put in the hard work and constantly learning and improving. Working closely with all of our colleagues is also a huge factor of success in the Papanui office.

I can’t recall a time when we have seen a situation like the one we find ourselves in now.
Agents serious about future commercial success should be investing their time and energy into:
1. Why did you decide to join Harcourts? I have always been passionate about property. My father is an engineer and a small developer in China, so was brought up obsessed with property. I’ve been investing in properties since was in university and even did my master thesis topic on the housing market. met John McFadden and Jim Davis while I was working as a commercial analyst and had the opportunity to work with Cameron Bailey as my mentor. started selling part-time and became a full-time sales consultant a couple of months later.
2. What is your favourite thing about being a Harcourts team member? Being a Harcourts team member gives me so much opportunity to grow and challenge myself. One of my most favourite things is the communal sense of teamwork, you never feel alone in this company. I had a lot of guidance and support from our business owners and top agents when first started and seeing Harcourts colleagues work together as a team to get the best result for our clients is a very powerful feeling.
3. What do you enjoy most about being in the real estate industry? Being able to support clients move forward into the next chapter of their lives. Whether it be helping people to buy their first home, upsizing, downsizing, or even investment plans for retirement.
5. What is your secret to maintaining a strong relationship with clients? Coming from a cultural background where being humble is a key virtue, I have often been told that I am approachable. am also a mother of two, so like to think that I have a naturally caring nature which helps as many clients find it easy to talk to me and are willing to share their thoughts and concerns. Although it is important to maintain a professional relationship as agent and clients, each client has their unique circumstances, so I always try to stand in their shoes and show genuine care in order to take some of the stress from my clients. Good knowledge and great service ensure a good experience for the client, and that will bring in repeat business.
6. What advice would you offer to people new to the industry? Focus on people, not money. It might be tough when you first start, but if you keep building your knowledge about houses and the market, show care to your clients and work closely with your colleagues, you will get there. It sounds simple and easy to say, but not everyone can keep at it, so I really encourage people to hone a persistent work ethic.
7. If you weren’t in real estate, what job would you have and why? Honestly, was a shy and nerdy analyst before I joined Harcourts. would have stayed as an analyst if I weren’t in real estate.
8. What is your favourite hobby/pastime? Some of my favourite past times include snowboarding and reading, I always love a new recommendation if anyone is willing to give me one.
Traditionally, it’s one or two areas of our industry that are feeling pressure at any given time, but right now we are seeing just about every area under enormous pressure at the same time. Our industry has changed, the market has changed and how we operate also needs to change.
There is a lot of noise in the market about getting ‘back to basics’, but what basics should we be going back to?
Modern agents need to be focusing more on people skills and less on the transactional skills that have been prioritised in the past.
During the good times of low interest rates and skyrocketing property prices, it’s easy to get caught up in transactional tasks, but doing that appears to have had a negative impact on our relationship building skills.
To truly serve the needs of our clients we need to now exercise empathy.
Are they worried about mortgage stress? Put them in touch with a trusted mortgage broker who can provide them with options.
We know that interest rates will change and if you can help clients navigate a short-term painful period, they will still reap the benefits of their 30-year investment.
Real estate has always been a relationship business and any support you provide a client now will be remembered and paid back in spades either in referrals or repeat business.

…and suddenly here we are in the last month of the year!
The answer to that cliché question “Where’s the year gone!?” is, in some ways, contained in another cliché: ‘Time flies when you’re having fun.’
In my last Update we were on the verge of launching a significant technological development: the Harcourts Hub – our new intranet, a single location for all things Harcourts. The Hub is home to a host of tools, training and templates, resources, marketing and statistics, news, and views for the one team to use.
As the Hub launched, to encourage exploration of this new resource, we had a special daily competition: ‘Hunt the Hub Hero’. Hidden within the Hub was the Hub Hero, in a new hiding place every day! With $7000 worth of daily prizes spread over the 3 weeks of the Hunt, and a grand prize of $2000, fun was had by nearly 2 thousand happy Hub hunters.

Next on the tech. rollout was our new CX program, a powerful business partnership with RateMyAgent. This, along with our new Agent and Office Websites, both greatly empowering our One Team.
Yes, it has been fun, but it has also been testing. Many people have put in long hours, many more have had to cope with challenge and change. Everyone, I’m hugely heartened to say, signed up, clicked on, supported, and worked together proving we’ve got this: One Team.
And now, at the end of what has been an at times arduous technology transition, we keep our focus forward. All that work will pay dividends to our approach to relationship building.
Earlier this quarter, I had the pleasure and the privilege of attending and presenting at the Australian Leadership Conference. The collaborative conversations, the sharing of knowledge, the ‘Being Courageous’ and bravely sharing of challenges, and the cooperative sharing of solutions, were inspiring. Harcourts Australia has always ‘Put People First’ and the Interfirm Leadership workshop sessions at ALC were no exception.
Unlike HX, ALC was focused on facts, not feelings.
Fact: in 2021/2022 we grew our market share to place ourselves firmly in the number two position.
Fact: we increased our conversion rate by 5%
Fact: our number of sales consultants number over 1,660
Fact: we sold over $21 billion worth of property.
I point these out, not merely because I’m immensely proud of Harcourts Australia’s performance in the face of uncertainty, but because I want to make the point that negative news stories are not driving buyer decisions. There are people and profit out there. There’s stock and sellers, there’s buyers and business. It’s up to us to take the lead.
Leadership is an effective commodity in a changing market. Be it leadership in the market, in community or in business. People will look to valued advisors. How do we build this trust? - A relationship that consistently delivers information that is relevant.
Our Harcourts Australian leaders are growing and doing more than
trends are showing. Over the past quarter 6 new leaders have joined our community, to better serve their community.
Strong relationships are partnerships. Harcourts Australia has built upon it’s already outstanding collaborations and added five more business partnerships this quarter: Inspection Express, Made Comfy, Simple Rent, Mould Men and Rello.
Those who know me, know that one of my go-to’s for inspiration is Viktor E. Frankl.

Auctions have become a big focus for us in the Australian market. Across the country we have seen days on market increase and prices decline as interest rates continue to slow the market. With agents struggling to move stock like we were 9 months ago it has become clear that a structured selling process is required.
Average days on market for Private Treaty campaigns have grown to 46 days. Auctions deliver the same result in only 25 days. For every 10 days your days on market increase as a business, your output reduces by 30%, an impact being felt across businesses. So controlling your days on market is critical.
The key to keeping your productivity and your income consistent is to keep your days on market low. This is also of benefit to a seller – the
longer a property sits on the market the less is sells for. Particularly if it’s been on the market for over 30 days. Short days on market mean a better price for sellers and greater productivity for your business. Control your days on market and you’ll control your business.

As 2022 draws to an end and we reflect on another memorable year it is hard not to contrast this November with the past two Novembers. This time just feels a lot more normal. In 2020 we still knew very little about Covid and had just come out of our hard lockdown in South Africa. People were still getting gravely ill, and it was very scary.
By November 2021 Covid was still very much here, but we were used to wearing masks, social distancing and travel restrictions. During those years we had record low interest rates and boom markets. But as 2022 winds down, interest rates are back to pre-Covid levels, the markets have normalised, and masks have been consigned to our bottom draws (thank goodness)!
2022 has been a memorable year for many reasons at Harcourts in South Africa. 6 of the 10 months so far have been record months. We started migrating off H1 (who would ever have thought!). Auction really gained traction as Harcourts led the way in introducing it to South Africa’s residential property market. We made great strides in Digital Marketing and started seeing very promising results. But above all this, the one thing that stood out for me in 2022 was the return of our Events.
The lifting of Covid restrictions meant that we had record numbers at HX, Regional Awards and Business Leader Events. People desperate for a dose of the Harcourts culture flocked back to our first full HX for 2 years. Awards just seemed to mean a little more than they used to. guess the one thing we always took for granted was being able to get together at Events. After that was taken away, our appreciation for spending time together and celebrating together was just so amplified. Let’s hope it never gets taken away again.
Top Kwa-Zulu Natal Agent Day
The iconic Oyster Box Hotel in Umhlanga was the perfect setting for a celebration of our Top Kwa-Zulu Natal Sale Agents. We love celebrating success and the ladies were treated to cocktails in the Lighthouse Bar and a sumptuous 3 course meal on the beautiful Oyster Box terrace overlooking the magnificent Indian Ocean. Girl power was the order of the day as the ladies dominated the Top 10 positions in KwaZulu Natal. Congratulations ladies!

What an incredible year it has been for us at Harcourts North America. We have seen some outstanding achievements from our network across the board and it has been great to see the success that many of our agents have had in their business. We have continued to grow as a network and have implemented many new tools and resources into our offering that has allowed our agents to further build on their individual business. As we look to finish out the year strongly, it has been great to be able to reflect on the year that was and how we as an organization have been able to provide a level of support to our network that has continued to see them grow.
Last quarter saw our first ever S ocial wClub event take place in Eugene, Oregon. We had 50 people attend a college football game where they had the opportunity to tailgate before and after the game as well as attend the game itself. This was great for us as a network to be able to bring our agents and families together for a day of fun and festivities that was enjoyed by all. We would also like to congratulate all our Quarter 3 award winners on the outstanding results they were able to produce. It is so refreshing to see many new faces receiving awards across our entire network and are excited for what the future holds for all our agents. A big thank you goes out to the Harcourts Prime Properties San Diego team for putting on such an incredible event. Seeing many attendees in person as well as online gives us a
great feeling to know that we will be able to continue our efforts of conducting our awards events in person.
We are also excited to announce the opening of two new offices to the North American network, Harcourts Encore and Harcourts Metropolis. Tom Anderson will be opening Harcourts Encore in Tigard, Oregon. Tom has been a Top Broker, running a successful boutique agency in the Tigard area for many years and saw an incredible opportunity to further provide to his community by partnering with Harcourts. Harcourts Metropolis is going to be headed up by Harcourts North America’s number one Canadian broker, Lana Wu. Lana has been the top agent for Harcourts Canada since the opening of their first office and is excited for the opportunity to open her own office and help her agents, and clients grow. As a network we couldn’t be happier to have Tom and Lana join the team and are excited to see what they can do with Harcourts in their marketplace.

A new office was onboard in October, and it is the third office in Bali. It is located strategically in Gianyar which is close to Ubud. The new office will complement our geographic coverage in Bali.
The Mid Year Awards took place in August with great success. It was in a hybrid format for the first time due to the pandemic. We invited Kitty Chen who is a speaker to share on the mindset topic in addition to Steve C. for the opening. An interview on both SC, Ruben and Erna provided the insight on how to be resilient during the challenging period. New face of winners on the awards created an optimism and encouragement for many newcomers that the discipline is the key to success in any market. A great sharing by Adrian K. on how a success office is conducted in Australia during the principal meeting. A lunch gathering for the first time since the pandemic was organised for top winners which is sponsored by the Panin Bank of our group.
The new training module S.THW provides much wider coverage on topic. The localization including the translation just completed. Our H1 new website attracted more viewers with localisation in design.
The level of NPL listing from banks rised and we expect this trend will continue which is an opportunity for marketing. The Indonesia economy continue to perform well due to its prudent management and the positive trend of the commodity prices.

Harcourts Foundation soaring to new heights
It has been the most incredible quarter for Harcourts Foundation New Zealand. From wine auctions to gumboots, we have covered a lot of ground including reaching another incredible milestone. Since forming in 2008, Harcourts Foundation have raised an outstanding $7.5 million. That translates to 1157 charities supported internationally. The impact the foundation continues to make in the community, is as great as it ever was.
Your support has provided much-needed support to the communities we live and work in. We also want to say a huge welcome and congratulations to the four new offices on board – Harcourts Clarks Beach, Harcourts Waiuku, Harcourts Whitianga and Harcourts New Windsor.
Notable this quarter has been the collaboration across our offices for Gumboot Friday. Gumboot Friday is a nationwide initiative which provides FREE kids counselling when it is really needed and we are delighted to have been a proud supporter in 2022.
Alongside extending our commitment to the Hospice Grants Programme for the sixth year, we have increased the grant total from $225,000 to $275,000 thanks to a donation through the Harcourts Foundation for $30,000 and also to Riley Blackham, Business OwnerHarcourts Blackham and Co. for his incredible $20,000 donation made earlier this year at HX22.
Gumboot Friday
Over the past few months, we have seen our network pull together in the most extraordinary way to raise funds and awareness for Gumboot Friday. In our biggest network collaboration to date, we have seen franchises, offices and individuals roll-out 53 separate initiatives. Everyone has put in a huge effort to help kiwi kids.
From sausage sizzles, auction nights, gumboot throwing and the infamous Gumboot Song remake by the some of our auctioneers and Jackie Parker, we had a lot of fun and laughter.
Emma Revell, Harcourts Foundation Ambassador said, ‘This of course is only the beginning of what we can do, but for now THANK YOU to you all. Our original goal was to raise $138,000 enough to fund 1000 counselling sessions at $138 each but we are delighted to say we raised an astonishing $167,652.45
Hospice New Zealand Grants Programme 2022
Hospices around New Zealand have benefited from nearly $50,000 in specialised equipment, thanks to the 2022 grants provided by the Harcourts Foundation and its supporting business owners.
The $49,408 in grants, have been distributed to 11 hospices nationwide, covering costs for items ranging from beds and mattresses to syringe drivers and shower commodes.
Harcourts NZ Managing Director Bryan Thomson says ‘This year we are delighted to have given the largest sum to date of almost $50,000 reaching a total of $275,000 donated through the grants programme
which is enough to pay for 1,215 counselling sessions.’ Bryan Thomson, Managing Director added, ‘The mental health of young kiwis is something we need to address and look after. Harcourts Foundation are incredibly proud to support Gumboot Friday.’

This total is a new record for the event and funds raised for hospice go directly towards supporting those in hospice care and their families at the most difficult of times.

Harcourts Foundation Donates to TRACTION for Young People
The Harcourts Foundation proudly donated $5,000 to contribute to an initiative run by Sisters of the Saddle which saw 40 female leaders, including 3 of Harcourts own, ride over 3 days in gruelling conditions through the Gold Coast Hinterland into Brisbane. The event raised over $274,000 for TRACTION which will use the funds in partnership with the southeast Queensland Indigenous community and local Elders, to design a bicycle building and mentoring program that meets the needs of their young people and builds strong collective ties.

This grant round South Australia have chosen to support 4 organisations.
• $10,000 to Koala Kids Back Packs Inc to provide breakfast and lunch packs to children who regularly attend school without either.
• $4,107 to In 2 Life Inc to setup a community program to help engage, at-risk, young people more positively with their community and each other, empowering them to be the change they want in their own lives.
• $4,000 to Miracle Babies Foundation to help produce NICU survival packs to support families with premature or sick newborn babies in the NICU.
• $3,601 to Henley Surf Life Saving Club for the purchase of additional nipper boards to help them engage more young people of all abilities and backgrounds to participate in water safety.
Tasmania
Tasmania’s foundation team have chosen to make two donations this grant round. Their first grant for $3,028 went out to The Fairy Godmothers a group that assists the Tasmanian Community and families who have children with disabilities, special needs and medical conditions who require equipment, resources, financial assistance, and medical attention. This funding will go a long way to support their offering of all-abilities activities in dance, yoga, music, and art. Tasmania’s second grant for $5,000 is in conjunction with Harcourts Launceston who are partnering with RSPCA Tasmania. This funding will support the RSPCA’s initiative of Give to Get Them Home, giving much needed support to animals who are without homes.
Western Australia
The foundation team in WA donated $5,000 to MSWA, an organisation that was formed to help those diagnosed with Neurological conditions access information and support. The funding will support their MSWA Ocean Ride, which Eric Hartanto, Harcourts WA’s number one agent is participating in on 20 November.
New Zealand Update
The annual NAI Harcourts Conference Day held in Auckland on 5 October 2022 brought delegates together from around the Harcourts New Zealand network, for a day of facilitated learning, networking and focus for ongoing success.
Attendees enjoyed a mix of superb keynote speakers, facilitated discussion groups and a panel of our own superstars who shared their experience and knowledge. There is no question NAI Harcourts in New Zealand have their direction set for the year ahead and all who invested the time and effort to attend the conference left better prepared to take on any challenges ahead.

Australia Update
As if an election cycle isn’t enough to cause a pause to markets, we have also seen banks raising interest rates and inflation at 40 year highs.
Despite all this, commercial markets have continued to fare well, and in some cases flourish. Inflation also demonstrates that there is considerable consumer demand, and that simply means that those in the right place, ready to do business are probably doing well.
• Industrial markets continue to outperform, and if anything is a problem it is simply the amount of available property stock
• Retail answers its own question via the inflation evidence
• Office markets, whilst not the market darling, are still far from being a pariah
• Investment sales – If we are lucky enough to find stock, continues to perform even in the landscape of rising interest rates, as investors in commercial take a longer-term view. NAI Harcourt’s Pinnacle leading the way in this area with strong results keeping Ryan Chesney #3 for July to September in the tally of results
• Business Sales continue to fare well as many people seem intent on taking some control of life back, and this is one of our expansion areas of the business. Great results in particular in Western Australia (Tom Fung) and Victoria (John Evans) # 2 for July to September Again, the strongest performance has come out of Victoria, and again John Georgiou #1 for July to September. John’s understanding of the market in which he operates and the ability to match client’s needs is unrivalled in the space. It is a great example of how we do not need to dominate highly competitive and fee sensitive inner city and capital markets. Working in an area characterised by mid-size industrials and understanding strong supply and demand cycles, the business generated here has seen John earn himself a Titanium status inside six months, and we thought it only appropriate to deck him out accordingly.

Victoria
This grant round the Victorian Foundation team are supporting the Whitehorse Emergency Relief & Support Inc with a $5,000 grant to help them continue supplying food as an emergency resource to those in need in their community. WERS provides support in the form of food, transport and pharmaceutical costs as well as referrals to specialists where required for those in the community without income, or housing or those who have been victims of domestic violence.
The unsung heroes of these offices are undoubtedly the Property Managers, who not only prepare the annual budgets, deal with the issues around CPI and inflation generally, and keep the property portfolio in check, but also alert good sales and leasing agents to upcoming opportunity.
It is a varied role from what many of the residential counterparts deal with, based much more around the transactional and analytical side of the property, and certainly no less stressful. Given the nature of economies at the moment, it has never been more critical to get a
