THE HARCOURTS FOUNDATION REACHES $7 MILLION MILESTONE The Harcourts Foundation has reached the milestone of $7 million raised since its launch in 2008. That translates to 1078 charities supported, 356 communities impacted, and over 970 grants made through Harcourts offices in New Zealand, Australia, South Africa and the USA. Key community issues such as early childhood education, homelessness, domestic violence, hospice care, and healthcare amongst many others, are being tackled head-on with support of Harcourts team members’ generosity.

“The Harcourts Foundation is making a difference to those that need it most,” said Harcourts Executive Director Mike Green. “It’s during times like a global pandemic where our world needs this kind of support more than ever.” “We are all incredibly proud to achieve seven million dollars raised and give directly back into the communities where we live,” Mike continued. “Over the last fourteen years, hundreds of offices and individuals from the Harcourts network have generously contributed to The Harcourts Foundation via direct donation or coordinating community fundraising events in their local area.”

WELCOME TO THE HARCOURTS FAMILY OFFICES Australia Harcourts Victoria Point, Queensland Harcourts Victoria Point has officially opened their doors, led by Michelle Cattran (pictured). With over 80 years’ experience amongst them, the Victoria Point team are excited to be joining Harcourts, bringing their extensive local knowledge and enthusiasm to the company. Michelle says access to Harcourts’ modern technology suite and high level of office support are amongst the reasons she joined the Harcourts family. Harcourts Toowong, Queensland Welcome to Kris Matthews and his team who have decided to partner with Harcourts Queensland. Indonesia Harcourts Karina, Cinere, West Java Harcourts Karina has recently opened in Cinere, led by business owners Michael Mangowal and Baby Enoch Mangowal. The pair are re-joining Harcourts after few years away from the real estate market. Their son, Glenn Dino will join the team as it gets to work in the local market. Chief Executive Officer, Harcourts New South Wales/ACT After successfully listing and selling for over a decade, Stu went out on his own running a business development coaching brand. He then moved to Auckland and joined the largest Harcourts franchise in the world – Harcourts Cooper & Co – as their Director of Residential Sales, supporting a team of 450 people before moving across to Elders Real Estate as the State Residential Real Estate Manager. Having grown up in the Riverland and strong personal ties to the Adelaide community, Stu is eager to bring what he has to offer to Harcourts and further the strong values-based reputation that Harcourts has. “During my first 12 months as CEO I’d like the values to remain as strong as ever within the group and to continue supporting the team through whatever triumphs or challenges, we may face. Ultimately, I’d like to make sure we’re always doing better today than we were yesterday,” added Stu.

With a keen appetite for knowledge across the entire industry, she enjoyed five years contributing to the community housing sector. Katrina displays a genuine enthusiasm for the property sector with unparalleled industry knowledge and extensive experience. Academy Trainer, Harcourts Queensland / Harcourts New South Wales Tom Van has been welcomed back into Harcourts, previously working on the front line as a licensed real estate agent and across two of our Harcourts businesses. With more than a decade of experience in a variety of high performing, corporate sales roles, Tom is responsible for sales training across both Queensland and New South Wales. Learning from the likes of Christian Hamilton, Ben Brady and a number of high profile real estate coaches, this has provided him with a wealth of knowledge around best practice in selling real estate. "With the guidance of Ty Read (head of training) and Harcourts Academy's all new training package being rolled out this year, I believe as a business we are offering the best corporate real estate training in the country".

Financial Accountant, Harcourts International Zi Chen or Chen as he likes to be called, has recently joined the Harcourts International team as a Financial Accountant. With over six years’ experience as a senior tax accountant for an ASX listed financial services company, Chen brings a wealth of knowledge to the role. As Financial Accountant Chen will be responsible for budgeting, BAS, month-end accounts, FBT, payroll tax and any related tax matters. When he’s not at work he loves cooking, DIY home projects and cryptocurrency.

Mark Capizzi

Finance Business Partner, Harcourts International Prior to starting in his role at Harcourts, Mark Capizzi was working with FCM Travel for five years, where he led a team of Financial Accountants, before moving to a Commercial Analyst role. Mark’s background has seen him working in finance for over 11 years, in addition to roles in the travel industry. Mark says his passion is partnering with senior leaders. “My goal is to drive their business to be more productive and profitable by assisting them to understand their results in more detail, and providing strategies to grow the business,” he said. Mark’s role as Finance Business Partner includes working with New South Wales, Tasmania, REIP, NAI, and Harcourts Move.

Kashka Hardy

Marketing and Business Partner Executive, Harcourts Australia Kashka started his career as a graphic designer. For the last five years he has worked as Brand Manager for a large real estate company, acting as the core liaison between their marketing team and brand management platform. Kashka is passionate about marketing, rational and practical problem solving, and forging great business relationships, and it is these passions and skills that he brings to his new role at Harcourts. In his spare time Kashka enjoys time with his partner and their two children, cooking, reading and listening to music.

Lynette Palasan

Assistant Accountant, Harcourts New Zealand Having finished her bachelor’s degree in Accountancy at De La Salle University-Manila in the Philippines, Lynette migrated to New Zealand and worked as a Fund Accountant for three years in a fund administration company in Auckland. Lynette has joined Harcourts as Assistant Accountant, working out of the Auckland Regional Office. She is also pursuing her Chartered Accountant qualification with Chartered Accountants Australia & New Zealand (CA ANZ). Outside of work, Lynette enjoys catching up with friends and playing tennis.

$1.2b in settled sales a remarkable achievement Superstar sales consultants Alison Aitken and Cameron Bailey have attained yet another remarkable milestone in their real estate careers, reaching $1.2 billion each in settled sales. Alison began her stellar career with Harcourts Grenadier Christchurch City in 1991 while Cameron began his impressive rise to the top with Harcourts Gold Papanui in 2005. Harcourts NZ Managing Director Bryan Thomson says, “It’s no surprise that these two highly accomplished sales professionals continue to achieve such extraordinary success. It is a testament to their unrelenting dedication, passion and hard work that has led to such huge support from their clients. We congratulate Alison and Cameron on their outstanding achievements.”

Harcourts Grenadier CEO made REINZ Lifetime Member Harcourts New Zealand is delighted to announce that Robert McCormack has been elected as a new life member of REINZ. “Robert has given exceptional service to REINZ, the real estate industry and the wider community,” says Harcourts NZ Managing Director Bryan Thomson. “We’re delighted to see him recognised for his ongoing contribution and commitment to our industry.” The CEO of the highly successful Harcourts Grenadier franchise was inducted into the Harcourts Hall of Fame in 2004, named a fellow of The New Zealand Institute of Management in 2005, and a fellow of the Real Estate Institute of New Zealand in 2018. He has served as a panel member on the REA and REINZ and is the longest-serving member globally of Harcourts International, with 42 years of service. His long-time involvement in the Harcourts Foundation has seen the Grenadier offices donate generously to local charities and organisations. This Tatua dairy farm near Morrinsville sold for a record breaking price while this Ohope auction achieved a new record price for the area.

Auctions have continued to run hot with record breaking sales taking place in many corners of New Zealand. A dairy farm in the prime Waikato dairy district near Morrinsville that supplies the highly regarded Tatua Co-operative Dairy Company was sold at auction just before Christmas for a record-breaking price per hectare leading to an eventual sale price of $8.21 million. Harcourts Morrinsville business owner Kevin Deane says it is probably one of the most exceptional

properties he’ll ever market. In January, a beachside property in the popular seaside town of Ohope sold for $4.65 million, a new record for the area. Harcourts business owner Wayne Pamment says there were multiple bidders and there is still a strong appetite for beachfront properties. The success rate throughout the regions ranges from 45% to 82% under the hammer and auctions continue to be brought forward at a high rate.

I had been in real estate for 8 years before joining Harcourts and had always been attracted to Harcourts and their branding, their local and national presence and the overall perception of the brand which felt really pleasant. 2. What is your favourite thing about being a Harcourts team member? The Palmerston North office certainly has a vibe. The support, up to speed systems and family feel throughout the country is really humbling. 3. What do you enjoy most about being in the real estate industry? Every day is different and there’s the thrill of achieving life changing results for our clients and the extraordinary lifestyle this crazy industry allows us to live. 4. What is your most memorable career moment to date? I like to think that every transaction is memorable with individual ups and downs. However, it would have to be the ecstatic responses from first home buyers when you tell them they’ve hitched a contract in a multiple offer presentation. 5. What advice would you offer to people new to the industry? Network hard and find a point of difference. Remember, commission is a by-product of what we do. You won’t be driving a Ferrari in your first year – or even after 9 years in my case (haha). 6. What activities have led to your success? What is your secret to maintaining a strong relationship with clients? Maintaining a boundary of professionalism but also a degree of fun and openness. You get to know so much about your clients’ lives, let them into yours as well. 8. How do you distinguish yourself from the crowd? My teammate and I are known for our tiny smart cars, we also post real content on social media. I also don’t mind a loud shirt and socks. But ultimately, it comes down to being genuine and a real person. 9. What do you do with your time off? What’s time off? No, I enjoy travelling the country and spending time with friends and family. I’ve recently bought a jet ski which has been fun - although it turns out I’m no freestyler after fracturing two ribs last year!

NZ Property Management Update In the world of residential property management, 2021 was a year of change with most of the new legislation in the Residential Tenancies Amendment Act (RTAA) taking effect in February 2021, along with key compliance dates triggering from 1 July 2021 for the healthy homes standards. Property managers had to navigate the changing COVID alert levels, and they also needed to learn and adapt to the COVID Protection framework, commonly referred to as the traffic light system. Unfortunately, our highly anticipated Property Management Activate events around the country will not be able to go head due to Covid restrictions but we will continue to leverage the lessons learned and technology mastered from 2020/2021. Meeting online via Zoom will enable us to come together more often and from all over the country as One Team. The Office of the Privacy Commissioner (OPC) has launched a new compliance monitoring programme to ensure that property managers and agencies are acting in accordance with the Privacy Act, and our property managers remain committed to ensuring that we remain compliant at all times. There is legislation from the RTAA which was delayed in August 2021, and will take effect in 2022, and changes to the healthy homes standards are likely to be effective from 1 April 2022. Harcourts property managers will take all of this in their stride as 2022 looks to be another challenging year. The Harcourts Hub will help property managers access resources in one easy to use location, as well as Harcourts news, training and events and we look forward to the Hub bringing us closer together. If we’ve learnt anything over recent months as Omicron spread like wildfire across the country, we’ve learnt yet again how important the human connection is. Like birds flying in the V formation to more effectively counter turbulent winds, it’s been inspiring to see so many of our teams remain firmly connected and in alignment throughout this time. That connectivity has made it easier for Harcourts Australia to pivot with the seemingly endlessly changing conditions, in what is still essentially a people business. I’m reminded of one of my favorite Viktor Frankl quotes: “When we are no longer able to change a situation, we are challenged to change ourselves.” This, I believe, is where the Harcourts stated values really lift our company beyond our competitors. Because they’re all about the human connection. We put people first. We are courageous. We always aim to do the right thing, and we embrace fun and laughter. And it pays off. In spite of all we went through last year, Harcourts Australia in 2021 ultimately achieved outstanding results: listings were up 14%, auctions were up by an exceptional 118%, the volume of settled sales went up 56%, and most significantly, the average income of a Harcourts sales consultant rose by by 42%. Already in 2022, Harcourts Australia has bravely launched itself on a roadmap of outstanding technology, training and branding, heralding a bold new era for the way we do business. New partnerships like RateMyAgent and Real Hub will further extend our reach, helping to consolidating our place as market leaders. We will continue making strategic plays, always through the lens of what is best for our network and their growth. Everything we're building and rolling out helps our agents and property managers list, sell and rent more, aligning with our aim to deliver the finest experience in real estate. Our new platforms and services are all enablers to help our customers, the Harcourts network, realise their full potential. The North American housing market had a white hot year in 2021! Home sales reached the highest level in 15 years, with just over 7 million homes sold in 2021. Not only were home sales reaching high levels, so were prices with an annual year on year jump of 16.9%, the highest jump on record. With Harcourts Hype and the Annual Awards around the corner we have an action packed First Quarter ahead. Aron Ralston headlines our Hype Conference and for those of you who strive towards resilience, try cutting your own arm off to survive! Aron’s story is so empowering that they produced a movie ‘127 Hours’ with James Franco who portrays Aron in the film. 2022 is upon us with the summer holidays being a distant memory apart from those New Year’s resolutions and goals that we may have set ourselves, and whilst we continue to work with the uncertainties of the global Covid-19 pandemic what will transpire for us as individuals is what we make of it! As the saying goes let us control the controllable.

There are plenty of great achievements to be talked about around the country in the area of commercial real estate. The commercial sector, in similar fashion to the residential market, has seen (broadly speaking) a huge uplift in activity, soaring prices in both sales and increased leasing rates. A large degree of this price swell comes from some easily identified factors: • Commercial Construction constraints brought about by labour and material being in high demand and dwindling supply • High levels (and likely to continue) of inflationary pressure

Matt Webb (pictured above) is one person who is moving forward and has recently been appointed the Commercial Manager for Harcourts Hawke’s Bay. Matt is excited by the opportunity given to him by Hawke’s Bay business owner Kaine Wilson and looks forward to expanding the team and overall productivity in 2022. Way to go Matt. New Zealand commercial markets have been resilient in 2021 with extremely strong yields being achieved across investment stock. This has been led by the Auckland industrial sector where yields for property with good lease covenants have sold circa 4%. I am aware of an industrial property that sold at auction just before Christmas in Penrose, Auckland with good lease covenants at sub 4%! With commercial mortgage rates on the rise in New Zealand, the feedback from the market is that there will be some softening of commercial yields during 2022, however there will still be good demand from a largely domestic market. New Zealand is being seen as an attractive destination for investment and whilst it is not easy for overseas based decision makers to do their due diligence, in country investment is taking place. An example is the recently announced NZ$1 billion project which would see Southland (the southern part of the South Island) become a cheap ‘green’ hub for storing data and a base for cloud computing facilities to service computing services in Australia, New Zealand and beyond. DataGrid (part owned by Singaporean shipping giant BW Group) has acquired 43 hectares of land outside of Invercargill to construct a huge data facility of approximately 65,000 square metres later this year. There are several other examples of large capital projects proposed in the Waikato and Queenstown, which is encouraging for regional development. 2022 will be an exciting year for the team at NAI Harcourts with the roll out of the tech suite including VaultRE, the Hub and the website. As I write this, the Government has reintroduced restrictions which unfortunately means our NAI conference planned for March will not proceed. With the end of the financial year looming, we encourage all of our commercial real estate consultants in the running for an award to keep pushing and get those deals unconditional!

Whilst 2021 brought record breaking sales months and fast-growing agent numbers, 2022 promises to be just as exciting. Many of the new capabilities we built around digital marketing and auction are starting to really pay off, as these become part of our core offering. We ran several very successful digital campaigns which generated significant leads for our network. Auction, in its second year, continues to grow steadily and is now starting to become strongly associated with Harcourts and provides our agents with a unique differentiator in a market where auction is relatively new. 2022 will see a continued focus on growth (like every year!). Agent recruitment and auction will be high priority and is where most of our growth will come from. There are still a handful of franchise areas available, which we plan to fill over the next 12 months. A completely new Real Estate Act becomes law this year, and there will be some effort required to ensure compliance. However, the main focus for this year is our new technology platform. The Harcourts Hub has already received rave reviews from the pilot group and will be rolled out to the

rest of the group during February. It will be a fantastic communication tool and provide the proverbial “one-stop shop”. Equally exciting are the new Harcourts websites which will no doubt provide us with a major competitive advantage. From May we will be migrating our offices off H1 onto a local system called Prop Data. It is an industry leading CRM which has been customised for Harcourts to not only ensure that we don’t lose any of H1’s great features, but also provide us with a lot of new functionality. It is going to be a big challenge to migrate everyone with minimal disruption, but we have planned well and are up for it! I guess we have all learnt to live in a world of uncertainty and I am so proud that the South African Harcourts family has adapted so quickly to this “new” world. We have shown that change brings opportunity if you have the right mindset, and that by standing together we have come out of the last two years significantly stronger. Bring on 2022, whatever it looks like!

Our SE Region Real Estate Conference has been planned for the end of February, it has been a while since we have been able to catch up, and in many instances, some of our network are yet to meet face-to-face. This conference will provide the opportunity to celebrate the success of the past few years and to focus on our continued success in 2022. Following the success of our online auctions last year, we intend to hold a groundbreaking online auction event on 17th March named - Nutrien Harcourts' "The Virtual Classic". “The Virtual Classic” will have properties going up for auction simultaneously from QLD, NSW and VIC. Currently, none of our competitors have the ability to hold such an event. The intention with the “The Virtual Classic” is to not only use it as a point of difference at your listing presentations or as a discussion point when our agents are next talking to their potential vendors, it’s a chance for Nutrien Harcourts to maximise our exposure to the marketplace in the lead up to, during, and post the event on all major print and online media platforms. In January we welcomed our new Regional Manager for West Australian – Darren Tapscott to our team. With a focus this year on new and improved online systems including our websites and CRM system, 2022 is proving to be an exciting year and we are all looking forward to a year where we can get back out into our network and spend more time with our agents ‘on the ground’.

The result for the full year 2021 rebounded strongly especially towards year end. In fact, forty percent of offices outperformed their performance in 2019 and three offices broke their historical best record. This performance reflected strong bargain hunting activities, low interest rates and high consumer confidence. The government continue bringing positive tone to the market including a new round of tax amnesty, hosting G20 event in October in Bali, the officiate of the speed train to be scheduled in November and a new partnership with US’s Mayo Clinic to build an international hospital in Bali. We expect a resilient property market in the year of Tiger 2022 despite challenges remaining. A strong demand for a quality office with sustainability which is the trend forward. The demand for landed housing, modern logistics and data centre will remain robust. However, the demand for mall space will improve as the pandemic is under control and stabilizes. A great opportunity that we are working on to improve the co-broking arrangement among offices, improve the synergy with our Panin group and the international network. We are also excited with the plan of developing our new local website which will provide much needed flexibility and a new CRM system. We welcome Harcourts Karina to be part of Harcourts Indonesia’s family.

Personalised access Data access is determined by job role of the log-in owner – for example, a business owner will be able to see results for all offices in their franchise, while an office manager will only be able to see the detailed results for their office. They can however see the average for the franchise overall for comparison purposes. Residential city property has an unequalled track record for high and consistent capital growth. For the past 25 years the average property has increased in value just under 10% each year, doubling in value every seven years. If you purchase a property worth $500,000. Today, then in seven years the same property will be worth $1 million and in fourteen years it would be worth $2 million.

• Live for today without preparing for the future • Reach retirement age and can’t afford to stop working • Help their clients to invest in property but do not do so themselves The following is a guide to help you; • prepare for an independently secure future • build wealth through property investment

Why invest in property I don’t know about you, but no one is knocking on my door to give me money, not even to invest in shares but when it comes to buying Real Estate, banks want to give me money. They know, over time, the value will go up and their investment is safe because it is secured by a property asset. • Your property increases in value. Most often property will experience between a 7 - 10% increase in value each year. On a $500,000 property that is equivalent to putting aside $50,000 of savings each year. • Your property earns you an income through rental fees. Most often the majority of your mortgage repayments are paid by your tenants. • You can increase the value of your property through home improvements. Much of what you spend will be returned to you as improvements are tax deductable. • You can claim tax on your property. The interest you pay on your purchase is tax deductible. You can claim depreciation tax on the building each year. • You can raise cash on your property. You don’t have to sell your asset to receive any increase in its value, instead you can borrow against your improved equity. If you have a good credit card rating or a willing guarantor (thanks Mum and Dad!), banks will consider loaning on property with as little as a 5% deposit. Have one of our mortgage brokers shop around on your behalf. Its free and can save you thousands of dollars.

These figures are based on one property. If you bought an investment property every 2 years for the next 10 years your portfolio would be worth in excess of $10 million dollars. There are those who buy property to renovate and sell on quickly for a profit. The reliability, affordability and speed of tradespeople play a huge part as does the market climate. Also in many countries profit is heavily taxed. Building a property portfolio is actually a long term activity. True wealth will be achieved over years of holding on to great properties and good tenants. We can all look back and say “I wish I had bought a property 10 years ago when they were so much cheaper.”

NEW ZEALAND UPDATE Twelve New Zealand Hospices Benefit from Harcourts Foundation Grants

Hospices around New Zealand have benefitted from more than $30,000 in specialised equipment, thanks to recent grants through the Harcourts Foundation. The $30,729 in grants – covering costs for items ranging from oxygen concentrators and mattresses to syringe drivers and cushions for wheelchairs – were presented to twelve hospices through the Foundation’s Hospice NZ Grants Programme. “It’s an extra-special honour to work together with Hospice NZ on their fundraising programme,” says Harcourts New Zealand Managing Director Bryan Thomson. “We have a huge amount of respect for what Hospice achieves in the community, and our entire team supports the benefits that it gives to anyone who needs it.” Hospice NZ acting chief executive Wayne Naylor says the Harcourts Foundation grants are generous and welcome. “It’s gestures such as those from the Harcourts Foundation that give hospices an opportunity to fund such important items that directly benefit the last days of someone’s life.”

The Hospice NZ Grants Programme helps hospices purchase specialised equipment.

The 2021 Hospice NZ Grants have been allocated to: Waipuna Hospice, Tauranga two syringe drivers & lock boxes Franklin Hospice, Auckland one oxygen concentrator and three nebulisers Hospice Marlborough, Blenheim mattress, five overbed/wheelchair tables, over-bed table top and 10 urinal bottles; Hospice Tairawhiti, Gisborne five pressure redistributing cushions for wheelchairs; Hospice West Auckland syringe driver & lockbox;

Hospice Whangarei two hyper airbed mattresses; Lake Taupo Hospice specialist portable bed, anti-pressure mattress & two over-bed tables; Mercy Hospice, Auckland syringe driver & lock box; North Haven Hospice, Whangarei alternating air mattress; Rotorua Community Hospice three repose contur sets; Te Omanga Hospice, Lower Hutt two pressure-relieving mattresses; Totara Hospice, Auckland portable oxygen concentrator.
