QC Car Wash Fund I Sites

Site 1 is located in scenic Greenville, South Carolina, the property was built in 2011 and the Seller recently invested $435K of CapEx on new equipment, signage, paint, and plumbing in 2021. Situated on 0.75 acres in a swiftly developing neighborhood, the site includes a 70ft express tunnel. Our acquisition of this asset represents an exceptional opportunity, well below replacement cost. This asset is situated at the epicenter of this lively region and is conveniently positioned just across from Greenville Technical College, home to over 15,000 students. Greenville is an ideal spot for a car wash business ready to cater to the expanding community and leverage the thriving economic vitality.

Site 2 is located in growing Villa Rica, Georgia, the property was built in 2010 and the Seller recently invested more than $180K of CapEx on a new chemical application system, kiosks, and tire shine brushes in 2020. The property is situated on 1 acre and the site includes a 120 ft express tunnel. This car wash site is strategically positioned on the major thoroughfare of Carrollton Villa Rica Highway, providing convenient access directly off Interstate 20. Positioned less than 45 minutes west of downtown Atlanta, the site experiences a robust traffic flow of 30,000 vehicles per day. The property sits adjacent to a newly developed Starbucks and Moe's Southwest Grill.

QC Car Wash Fund I Sites

Site 3 is centrally located in Cape Coral, FL, at the junction of Pine Island Road (Hwy 78) and Nicholas Parkway W, a major thoroughfare connecting to Rt. 41 and the Caloosahatchee Bridge for access to Fort Myers, FL. A combined AADT of 53,500 vehicles was recorded between Pine Island Road and Nicholas Parkway W. The immediate area has a population of 67,958 within a 3-mile radius and 172,000 within a 5-mile radius, with an expected growth of 7.99% from 2022 to 2027 according to EASI Demographics. The property spans 0.72 acres and will feature a 110’ express tunnel upon completion. QC Capital is acquiring it from the second largest express car wash operator in the U.S. with nearly 400 locations nationwide as of December 2023.

Site 5 is located in North Sarasota, FL off of North Washington Blvd (US-301), a major highway connecting Tampa to Fort Myers / Cape Coral along Florida’s west coast. According to Florida’s Department of Transportation website, the site recorded an Annual Average Daily Traffic count (AADT) of 36,500 in 2022. The immediate area has a recorded population of 74,500 in a 3-mile radius and 160,000 in a 5-mile radius. According to EASI Demographics, the population in this submarket is expected to grow by 5.6% from 2022 – 2027. The Property is situated on 0.75 acres and features a 100’ express tunnel with 15 vacuum stations.

Site 4 is located in northeast Orlando, FL, approximately 4 miles from the University of Central Florida. The immediate area has a population of 106,000 within a 3-mile radius and over 275,000 within a 5-mile radius, with an expected growth of 5.03% from 2022 to 2027 according to EASI Demographics. Situated on 0.91 acres, construction is set to finish by June/July 2024. Positioned on E Colonial Dr (Hwy 50) with a reported 45,500 AADT in 2022. This offering is a 506(C) and is open to accredited investors only. ● 83% of Americans who own or lease a vehicle used a Professional Car Wash (PRO) at least once in the past year. This is the highest percentage of PRO washers since the ICA conducted its first U.S. Consumer Study in 1996.

● Home washing declined in popularity. The fact is, we live a world where convenience and quality are paramount. This is clearly evidenced as at-home washing (DIY) declined dramatically, from 54% in 2016 to 42% in 2019. Car washes could not be more on-trend.

● The desire for convenience and quality reached an all-time high among past-year car wash consumers. 77.5% chose a PRO wash most often while DIY most often declined to just 22.5%. This increase in the mix of PRO most often versus DIY most often is in sharp contrast with the mix just three years ago.

● The health of the U.S. economy is huge. The confluence of record-low unemployment, strong consumer confidence and a 40-year-high in new vehicle sales were instrumental.

● Car Wash price/value is both fair and reasonable. Only 23% of all consumers expressed any dissatisfaction with the price paid per wash.

● The love of a clean car is fueling unlimited wash programs. 14% of consumers claim to be members. The upside potential to drive membership is huge and another reason to be buoyed.

Ian Djuric is the Founder and President of the Djuric Family Office overseeing the family’s real estate portfolio and equity investments. The Djuric Family Office invests both as a sponsor/operator and general partner, with multifamily portfolio totaling 5,200+ units located in Texas, Florida, and other high growth markets throughout the southeast.
