hat inspired you to open your own real estate office in Puerto Vallarta? After my mom passed away, I realized that life is too short and I wanted to have the chance to share my knowledge and expertise with my clients.

I have lived in Puerto Vallarta for 17 years and worked diligently in real estate for 14 years. During this time I have learned about real estate in Puerto Vallarta and also about the type of clients that are drawn to Puerto Vallarta. Although I have been very successful as a real estate agent, I feel now is the time for me to share my knowledge and expertise with my clients by creating my own real estate office.

Can you share a memorable experience or success story from your real estate career in Puerto Vallarta? Sure, I have many. One I would say that marked my life, was when I had the chance to work with a special client from Las Vegas. At the time I met her, she was 80 years old, After attending the successful closing of her purchase, we went back to her condo to see a beautiful sunset. She asked me to take a picture of her holding the keys to her new home. As I was getting ready to leave, she said to me, “Poncho thank you for making my dream come true, I’ve been coming to Mexico since I was 40 and now you are making my dream come true to own a place here.” This really touched my heart.

What advice would you give to someone looking to buy their first property in Puerto Vallarta?

Guess what? Unlike in the U.S. not every person who sells real estate in Puerto Vallarta is certified to do so. I highly advise buyers to work with an AMPI certified agent. This assures you are getting the expertise and professionalism needed for a successful purchase. And when considering an AMPI agent, take the time to pick three and have an interview with each of them. This way, you can select the best one that fits your needs and personality.

What types of properties do you specialize in?

As you may know, Puerto Vallarta is one to the top tourist destinations in the world. It is also becoming home for many foreigners looking to live full time in a beautiful topical climate. Because of this, I have

represented clients buying or selling condos, homes, vacation properties, and even vacant lots with intentions to build.

How does the lifestyle in Puerto Vallarta influence the real estate market here?

In Puerto Vallarta, you can have it all if you want. Choose from living full time in a family house or a high rise condo. Some people are looking for resort living just for vacations, or as rentals to others. This city has so much to offer besides a great climate. There is an amazing airport with great connectivity to cities around Mexico, US and Canada.

What are your top three tips for someone looking to invest in real estate in Puerto Vallarta?

1) Find a real estate Agent who is AMPI Certified.

2) Set a realistic budget and work with your agent generate a list of potential properties to view within that budget. And finally.

3) Visit the property you like the most, not once but at least twice during different times of the day. Puerto Vallarta neighborhoods can change dramatically from the day to night.

How do you plan to integrate social media and digital marketing into your real estate strategy?

I would say it matters how well you can organize your life. I feel it’s important to plan whatever you do very well. For example, I plan the preparation of meals for the week. I determine which outfits I will use to go to work in. Ieven organize what I would need to use at the gym a week before.

What are your future plans and goals for your new real estate office in Puerto Vallarta?

My future plans are to keep serving buyers to assure they find their dream homes and help sellers get the best possible price when selling their properties around the bay. I want to do this with the best possible expertise and professionalism while making positive connections with each and every client.
