he Downriver Prayer Breakfast Committee is excited to announce its 36th Annual Event!

“As we continue to face the challenges of this day and age, the need for our community to unite in prayer has never been greater,” said Pastor Billy Walker The annual event will take place on Friday, December 1st at the Crystal Gardens Banquet Center, located at 16703 Fort St., Southgate. It will begin at 7:00 a.m. with breakfast, followed by a non-denominational program of spiritual renewal led by local clergy. This ‘experience’ is scheduled to conclude at 9:30 a.m.

This year the keynote speaker will be Pastor Dave Wilson, founding pastor of Kensington Church, a national and multi-campus church at which attendance has grown to more than 14,000 each week.

Pastor Wilson is a Hall of Fame college quarterback that wound up becoming the chaplain for the Detroit Lions – a position he held for well over 30 years. As an author, speaker and multimedia host, he brings a wealth of experience, stories, and a passion for communicating the Word of God. The Prayer Breakfast Committee is excited to welcome Pastor Wilson to the Prayer Breakfast stage.

n May 2022, Epic Property Management moved its headquarters from Southgate to Wyandotte to accommodate the growth of their business, and the goal of introducing a new development to the Downriver community.

“We started back in 2009 with just one single-family rental property, which was my own, and slowly built up our portfolio of wholly owned properties,” shared owner and President Josh Sterling. “As our operation has grown over the past twelve years, we’ve outgrown our previous space and needed more office space, garage space, storage and parking... There really wasn’t anything we could find that fit our needs, so we ended up going with a new construction in Wyandotte.”

Epic Property Management currently manages 1,400 properties, 1,100 of which they own. About 70% of their current properties are multi-family, typically 24-

80 unit apartment buildings, while about 30% are residential. Naturally, managing this many units demands a lot of staff and space. Located just outside downtown Wyandotte, the new building gave the company much-needed room to expand its operation. This included 4,800 square feet of office space, 2,400 square feet of garage space, fenced-in parking, client parking, and a storage lot for equipment.

Construction took about a year and a

half and the City of Wyandotte was very helpful in the process.

Epic Property Management operates three additional offices in Toledo, Dearborn Heights, and Shelby Twp. Thanks to the additional space and increase in Downriver business, Epic Property Management has created around a dozen new jobs within the Downriver community. According to Sterling, the company aims to add more office space to the building down the road.

“We’ve always been Downriver-focused,” shared Sterling. “[The building] brings new construction to a stretch of Eureka Rd. that hasn’t seen new construction in, probably, forty-plus years... The vast majority of our properties that we own and manage are in Downriver com-

munities. Our model has always been to provide the nicest property in the market, with the most professional management, at a fair market rent. We think our new office exemplifies that.”

As rental prices reach a peak in the Detroit area and beyond, Epic Property Management aims to help minimize the cost of living for tenants while still providing upscale housing. Over the years, Sterling and team have completely remodeled nearly every Downriver home under their management. Many properties now include granite countertops, stainless steel appliances, new light fixtures, six-panel doors, and hardwood flooring.

illiam McKinley was the 25th President of the United States when Nicholas August Mans founded Canton, Michigan-headquartered Mans Lumber & Home in 1900. Mans Lumber & Home, a company specializing in design and engineering, wood framing, glass and glazing, and rough carpentry, has ex12

panded over the last 123 years and opened branches in Rochester, Ann Arbor, Birmingham, Trenton, and Canton. Now in its fifth generation, the family-owned business is led by Nicholas’ great-grandson, Peter Mans. Peter reflected on the company’s history, detailed its offerings, and discussed his commitment to giving back to the Downriver community.

“Back then, along with lumber, he sold coal as homeowners used it to heat their homes. Since day one, the company has always served the community. Over the generations, the product mix shifted from lumber and coal to building materials and hardware. Today, we sell a wide range of products and focus on five main categories: lumber, millwork, decking, windows, doors, and cabinets. We provide these to both builders and homeowners and offer installation services. Our goal is to improve the construction experience, whether it be building a new house or remodeling an existing one.”

Despite achieving tremendous success, Peter avoids complacency and constantly seeks growth opportunities for Mans Lumber & Home.

“In the last few years, a lot has changed,” Peter said. “After the recession, we continued to operate out of two locations for many years. In 2019, a local yard in Ann Arbor called Fingerle (Lumber Company) announced it was closing. We worked

closely with Fingerle and opened a third showroom on S. Industrial Drive that serves Washtenaw County. Right around that time, we acquired Washtenaw Door and Trim. One year later, we took over operations at Legendary Millwork.”

Shortly after obtaining Legendary Millwork, Peter purchased Dillman & Upton, a Rochester, Michigan-based full-service home center and lumberyard. “(Dillman & Upton) is a fantastic local company with a great reputation,” said Peter, adding that Dillman & Upton opened in 1910 and is also a family-owned company. “It’s been a great fit and a fun venture. They sell the same products and service a similar mix of customers, but we’ve enjoyed learning what made them successful and challenging ourselves to improve.”

While multiple factors contribute to Mans Lumber & Home’s achievements and longevity, Peter believes his company thrives because it aligns itself with topflight professionals.

“Our job is to partner with builders and remodelers and help them be successful,” Peter said.

“It’s a great business to be in because it's not a one-time transaction. We work with builders and remodelers through their projects, which often take weeks or months to complete, and depending on a project’s complexity, sometimes years. It gives us the chance to develop strong relationships and get to know these profes-

sionals who take pride in what they do. In turn, this provides us with a unique opportunity to share this resource with our community. For 45 years, Island Kiddie Kampus Child Development Center has been educating children from 6 weeks to 12 years of age. Throughout its history that began in 1978, Island Kiddie Kampus has held various fun and engaging activities for both staff and children. One of those events features the Original Good Humor Ice Cream truck that allows everyone the opportunity to partake in getting some refreshments. B

usen’s Appliance in Lincoln Park has been serving the Metro Detroit area since 1939 and has been a family run business since

day one.

Current owner, Tim Busen, has been running things for the last 22 years and prides himself on his community involvement.

“You’ve got to make yourself recognizable out there. When you’re helping kids or sponsoring a local activity, they remember that and appreciate it and then they support you right back,” Busen explained.

Currently, Busen has been doing just that through coaching youth wrestling and flag football. He has coached at numerous levels over the last ten years.

Having played sports in high school, Busen appreciates the positive influence it has on kids and so volunteers his time coaching youth wrestling at Saint Mary Catholic Central in Monroe and coaching flag football at Saint Charles parish in Newport.

“I enjoy watching the kids progress every year as they learn more and more.

Many of the kids I’ve worked with for the last seven years, so I’ve really gotten to see how their wrestling skills have advanced,” Busen shared. “For flag football, I coach first through fourth grade so I’m just prepping the kids and giving instructions to prepare them if they decide to play tackle football. I’m giving them that knowledge.”

ounded in 1983, the Downriver restaurant Pete’s Place will celebrate 40 years of service on December 8th. The Downriver restaurant will serve its standard menu and bring back favorites of coney islands, Greek tacos, and loose burgers. The prices on the 1983 menu will reflect those from when Peter Ochab first opened the restaurant, in quantities of one item per guest. Specials like two coneys and a coke for $1.49 and two eggs, hashbrowns, and toast for $1.09 will also be making a return appearance.

“It’s crazy to think we’ve been here for 40 years now,” says Pete. “And that at this time, that long ago, I was sitting at a coney island in Eastern Market, having just graduated high school. It was there at that moment that I decided I could do this, and that I wanted to open a restaurant. I never thought we would end up here, and I’m grateful for everyone who has been a part of the journey so far.”

Pete’s Place is located at 12245 Telegraph Road in Taylor, but the family did have two other locations over the years. The first location was in a Brownstown strip mall on Telegraph Road, between Sibley and King Roads. Another resided in the former Taylor Lanes bowling alley. The ex-

panded Taylor location is now the family’s main focus. Still, it has evolved from a small coney island, fast-casual diner, and coffee shop, to an All-American tavernstyle restaurant with a bar that offers handcrafted cocktails, wine, and 40 craft on draft.

“I remember my first shift like it was yesterday,” Pete says. “Sharron, a regular of the Brownstown location, came in on a breakfast shift, and I was cooking. She said she wanted basted eggs, and that was one style I hadn’t yet practiced. So, she came in the

back and showed me how to add a little water, cover it with a lid, and cook the whites until fully set.”

Pete also runs the restaurant with his family, and his son Jacob Ochab is working on taking over the reins of the Taylor location.

“It’s really fulfilling to go and continue a legacy our family has been building for the past forty years,” Jacob says. “From growing up in this space to now working on implementing my own ideas and takes on the concept, that’s something I’m excited to be a part of.”

The Ochab family is excited to welcome the Downriver community to join them in a celebration, unlike any other the restaurant industry has seen. ver wondered where some of our magazines’ most eye-popping photos come from? Meet Tracie Seeley, a self-taught photographer based in the Downriver area, who’s been practicing her craft professionally for 17 years.

Seeley worked for Ford Motor Company for about 15 years before quitting to spend more time with her children. While being a stay-athome mother is time-consuming work, it didn’t take long for Seeley to use some of her new found time to rekindle her old passion for being behind camera.

Seeley began her photography career taking photos for weddings. As time passed, Seeley’s expertise shifted to newborn, maternity, and high-school senior photos, which she has done for over 12 years. Most recently, Seeley’s professional focus has shifted to headshots and real estate photography.

“In all honesty, I love what I do,” said Seeley. “Every moment I have, I’m study-
