Mirrors come in different shapes and sizes and can be used in a myriad of ways. In some instances they can create a magical sense of openness while helping reflect light. They can even act as windows in spaces that don’t get much natural light. Beyond the single mirror, a common designer trick is to use a menagerie of mirrors.

Looking for tips for using mirrors? Here are some creative tips on how to use mirrors in

Your attic can easily attract moisture, which means it’s important to keep an eye on it.

Moisture tends to rise, and it can follow your ceilings and walls up into the attic. Without good ventilation, it will stay in the attic and create mold, mildew or other kinds of damage. And since your attic may go weeks or months at a time without anyone in it, that damage can build up quite a bit.

An incorrectly insulated or poorly ventilated attic can cause heat-based roofing damage in the summer and make ice melt and refreeze in the winter, creating dangerous and damaging ice dams. Gaps in the edges can make the attic an attractive home for rodents. In some cases, poor attic ventilation will void the warranty on your roof.

An attic inspector can take a look at all these elements and suggest improvements. This task will typically cost between $200 and $500. A licensed home inspector is the best person to hire for this work. You’ll get the best value for your money by hiring them to complete a whole-house inspection, which will pinpoint problems across all areas.

Poor insulation is a major culprit for temperature problems. Poor airflow can be solved with one of two methods:

DIY attic inspection You can also take a close look at your attic on your own. Even without an inspector’s expertise, you might be able to identify significant problems. Here’s how to do it.

Start with a camera and a flashlight. Wear long pants and a long-sleeved shirt to protect yourself. Gloves, a face mask and eye protection are also good ideas.

Take great care to step only on rafters. You can easily fall through the ceiling if you put pressure on the plaster or drywall below.

Closely examine the plywood beneath your roof. Mold, condensation or watermarks are a sign something’s wrong with the airflow. Keep an eye out for signs of critter infestations, such as shredded nests or damaged wires.

Make sure your bathroom exhaust fan vents to the outside and not just into the attic.

Ensure no vents are blocked in any way. Even minor loss of airflow will cause trouble.

Verify that you have sufficient insulation. In most houses, attic insulation should be 10 to 14 inches thick.

Celebrating the dark days of winter includes bringing in a few houseplants, and stores are filled with holiday foliage.

BY CAROL Pick up a O’MEARA poinsettia Colorado State University Extension they’re a treat for the eyes - then look at some of the other festive indoor plants. Small pines, aromatic mini-trees, and flowering cacti are the perfect touch for your décor.

When the tag says “place in bright indirect light,” it means closely in front of, but not touching, an east or west facing window or one foot away from a south facing window. For direct light, place it closer to the south window.

For longest bloom, keep in a cool room, with nighttime temperatures of 55 to 60 degrees; during the day, set the thermostat between 65 and 68. These cooler temps will keep blooms lasting longer.

Feed with a balanced fertilizer.

Most houseplant food is 20-2020, but many winter bloomers only need a half-strength solution until later in spring, when robust growth starts up again. Check the tag for feeding instructions before dosing the plant with too much fertilizer.

Then follow these quick tips for different plants:

Tip: If the oils from handling get into eyes or on skin, this pepper can be irritating. Choose a visible but out of the way area for this plant to keep kids and pets safe from its sting.

Griesel presented McKean with a plaque and asked him to say a few words to the more the nearly 50 people in attendance.

“You guys are the vehicle to what everybody needs to have community, a neighborhood and long-term financial security for their family,” McKean said.

“That’s what homeownership brings.”

McKean told his audience that he had a “cool piece of information” for them.

“We are going to take back the House,” McKean said, adding that the 35 open seats are within reach for Republicans to win a majority. “People overreach, and people see that and say that’s the state I don’t want to live in.”

The audience had a few questions for McKean, such as his take on limiting private property rights on rentals.

“That’s their right to do that.

McKean said, explaining that the issue isn’t about being equitable but about the Constitutional right of equality. “The equality of opportunity is the most important thing.”

McKean segued into concerns about inflation and how it’s affecting housing prices, which at this point remain stable with large numbers of new residents moving to Colorado. It helps that consumer debt is at an all-time low, while savings is at an all-time high, McKean said.

“We’re not quite there for inflation to take off, because people aren’t spending money,” McKean said, adding that people aren’t going back to work either.

Forty percent of workers not returning are women, who are deciding to not spend half of their income on child care, McKean said. They also have to juggle work with their children being sent home due to COVID-19 pandemic-related issues, he said.

Commercial real estate will look different post-pandemic, since many companies realize their employees can work from home, McKean said. The result is empty commercial spaces that potentially could be used for housing with the right code amendments, he said.

McKean addressed additional concerns regarding corporate investors buying up single-market properties.

“It’s private property, so they assume the risk. … I don’t think that’s the biggest downward pressure on the viability of the market,” McKean said. “If you buy a piece of property, you should be able to use it as allowed.”

McKean believes in the idea of free enterprise in that market, as he said in a follow-up interview.

“The basis of the role REALTORS play is to be agents of transfer (for) the exchange of ideas and products between two entities, those of buyers and sellers,” McKean said. “We should always champion a free and robust marketplace for homeownership. People can buy and sell private property, which is the pursuit of happiness.”

Contrary to what is depicted in movies, you don’t necessarily want to hide your safe behind a bookcase in a spider-webbed corner of your basement or garage. Location matters.

“The big problem is accessibility. It needs to be convenient otherwise you won’t use the safe when it matters most,” Brough says.

You also want to place the safe in a fairly obvious place to make it less likely that burglars will ransack the premises. “We have seen cases, in talking with the police, where burglars broke into a home, saw the safe and then

left and broke into a neighbor’s home looking for an easier target,” Brough says.

Liberty Safe is on the top of Brough’s list because they are the largest United States-based makers of safes. “Because they manufacture so many safes their price for the value is competitive with the imported safes available at big box stores. Liberty’s safes are also built more securely, made from only two pieces of steel so there are fewer seams where a prybar can be used to break in,” he says.

He adds that Liberty adopted a military-style locking device a few years ago that offers additional protection.

For homeowners looking for an even higher level of security for coins or gold, safe manufacturers offer products built with thicker steel that make them even more impenetrable.

The other major concern for homeowners in Northern Colorado and Wyoming is protection against fire. “A good safe should protect the contents from harm for about an hour in a house fire. It keeps the internal temperature below 300 degrees, the point where paper starts to char,” Brough says.

Some open permits are easier to close out than others

My buyer was a real estate agent, and she checked with the county and found that I had not closed or finalized two building permits for a small addition I built. There was also some sort of open item for a fence installation as well.

All of this data was online and publicly available. The buyer correctly insisted that I clean these items up. I was able to get a final inspection on the two

If you’re a homebuyer who wants to buy a fixer-upper, the savvy move is to check with the local municipality’s building department to see whether they require a building permit for any work you might consider. Given that much information these days is online, it’s easy to check whether a homeowner has open permits. Your buyer was smart, looked online and found two open permits attached to your home’s address.

Where a local municipality requires permits for work, the municipality expects that the homeowner will obtain a permit and pay the permit fee. If the homeowner does not obtain the building permit, the local municipality may cite the property owner for a building permit violation, require the owner to pay the permit fee, plus a fine and correct any work that does not comply with the municipal ordinances. In some jurisdictions, the local municipality may, but not always, go after a subsequent owner for these violations.

Sam recently represented a seller in a similar situation to your own. In his case, the buyer found out that the seller had obtained a building permit nearly 10 years ago for work on the downspouts and water discharge issues. The

permit was never closed. But Sam’s client got lucky in that the company his client hired still had the records from the job, and they were able to prove the work was completed. That allowed the municipality to close out the permit and eliminate the issue.

As you might have gathered from your open permit issues, some open permits are easier to close out than others. For you to close out the permit, you had to contact your local municipality and have them send out a building inspector to ascertain whether the work done at the property not only matched the work described in the permit but complied with municipal building code requirements.

A word to the wise: If you obtain a building permit, make sure you contact the local municipality to have them come out, review the work completed and close out the permit as soon as possible.

Sometimes, open permits are so old that the building department might find it difficult to close them out. Either the original paperwork gets lost or the municipality has other, more urgent issues to address. In this case, your solution was perfect: have the buyer talk to the local municipality about the open permit, so that the buyer has some level of comfort with closing on the property. Knowing that the municipality likely won’t come after the buyer for any issues relating to the work you did under that permit allowed your deal to proceed.

All you need to do is take these important steps to make your home appealing during this more barren, frosty time of the year.

Here are some tips and tricks from HGTV and SmartAsset on how to make your home welcome buyers with a warm glow.

Turn on the curb appeal — even at night Night falls early in winter, so prospective buyers will often tour your home after the sun sets.
