The Federal Reserve does a study on Homeowner Wealth vs. Renter Wealth. Regardless of owning or renting, the U.S. median household net worth was $121,700 in September 2020.

When broken down into owning vs. renting groups, the results are staggering. In 2019, American homeowners had a median net worth of $255,000 while renters had a median net worth of $6,300. The results show, over time, that homeowners possess significantly more wealth than renters. In fact, homeowners usually have 40 times more wealth than renters do!

The Best of Both Worlds: Renting AND Owning The bottom line is that for most people, it is simply better to own real estate – and the property owned doesn’t necessarily need to be the place you live.

Let’s say you own a home and you’re offered a job for one year in a new location. Renting in the new location is probably the easiest answer while renting out your current home during the time you are away. Renting your current home while you are away sounds like a hassle, but in most communities, there are property managers to help make the process go smoothly.

Another hybrid option is to own a 2-, 3-, or 4-unit property.

Multiunit properties can be purchased in some locations with FHA financing as an owner occupant with only 3.5% down.

Home prices are rising faster than your down payment fund:

WHAT TO DO Zach Wichter Bankrate.com (TNS) If you’re trying to break into the housing market right now, you may find that your down payment fund isn’t going as far as you thought it would. Recordbreaking rises in home prices mean the targets you set to save, say, 20 percent of your expected home purchase price may no longer cut it.

Here’s what you need to know about what’s going on in the housing market and what your options are for how to proceed.

WHY HOME PRICES ARE LIKELY RISING FASTER THAN YOUR DOWN PAYMENT SAVINGS It all comes down to a few factors: limited housing supply and a huge number of motivated buyers are putting pressure on housing prices. Low mortgage rates mean most buyers can afford to borrow more than they otherwise would, which is turning up the pressure even more, and inflation is pushing buying costs up for pretty much everything across the board.

Sellers are rejoicing, but for buyers (low mortgage rates aside) it can be tough terrain to navigate.

“This last year has been brutal, particularly for the first-time homebuyer market,” says Matt Woods, co-founder and CEO of SOLD.com.

Most experts agree that the pandemic has led to a tough market for buyers, but there are signs that things may finally be cooling off. At any rate, this nearly straight up trajectory for home prices seems fairly unsustainable.

“I think about my four kids, how on earth will my four kids ever be homeowners if this is the conundrum they’re dealing with?”

Woods says.

One key to saving for a down payment: Establish an online banking account designated for the purpose.

WHAT YOU CAN DO IF YOUR DOWN PAYMENT SAVINGS AREN’T KEEPING UP There are essentially three ways you can respond if your dream home — or even a barely adequate home — is out of reach.

1. Wait out the home sale market, beef up your down payment Probably the easiest option — because it’s essentially passive — is to just wait for the market to cool down more. Doing that can give you the opportunity to boost your savings, and you may even see home prices come down a little in your area, which means your funds will go farther.

Keep in mind, there are no absolute guarantees in real estate because market conditions are always changing, but if you can’t afford to buy now, it’s probably not a good time to dive in.

“The biggest thing to start with is just to make the decision

on whether now is the right decision in terms of buying the home,” says Robert Heck, vice president of mortgage at Morty.

“If you have flexibility and time, the options there are a bit more widespread.”

Focus your affordability calculations on your monthly expenses, not necessarily the overall sale price, he says.

Bankrate’s “how much house can I afford?” calculator can help you get started.

“This home appreciation phase is waning,” Woods added. If you choose to wait it out you can use the time to invest money in higher-yield — and, admittedly, higher risk — funds to boost your savings more quickly.

“Putting money under your mattress isn’t going to help,” he says. “If you’re parking it in the safest place, you can count on it not helping and not growing. If you’re leveraging the investment opportunities that are out there,

the market’s been kind.”

Because the investment market is so hot right now, you may even be able to boost your savings quickly with some higher-risk options. But let’s be clear that money you need in one to three years is not best-suited for riskier investments. That said, if you can stand more risk, consider investing some of your down payment money in: —Stocks, which are arguably the most traditional investment tool and can produce big yields quickly if you buy the right ones at the right time.

—Cryptocurrency, which is kind of having a moment in the investment sphere right now. Keep in mind that crypto valuations have been a bit of a rollercoaster, so you could majorly boost your savings, or lose your shirt.

Everyone wants to get the best possible house in the nicest and most convenient neighborhood they can afford, but if you can be a little more flexible about exactly where to land, it could help you get into a home faster and more affordably.

“The American dream is this grandiose,’ got to go own my forever home right now’,” Woods says. “My advice is starter homes are great and maybe you need to be as humble as you can possibly swallow just to get into the game.”

Being comfortable with a starter home, or agreeing to look in a broader geographical area will open up more options and may let you look at places where your savings will perform a little better.

3. Tap a housing assistance program or go for a nontraditional approach You might be able to benefit from homebuyer assistance grants or some upstart companies that offer novel ways of getting you into a mortgage.

Woods says companies like Unison help folks get into homes by essentially paying all-cash on their behalf and working out the mortgage once the person has moved in. Others strike up equitysharing arrangements where they contribute to your down payment and then take a larger percentage than a traditional lender when you eventually refinance or sell.

Plus, Woods added, you can always go the “strike a deal with your rich uncle” route, if it’s available to you.

“There are so many different paths you can go down, so try to verse yourself in as many of those as possible,” Heck says. Doing

your research will help you chart the best course for your own situation.

More traditional routes for down payment assistance include: —FHA loans, which can be secured with as little as 3.5 percent down.

—VA loans, which can be a great deal for active or retired members of the military and their families —Local and national first-time homebuyer programs Also keep in mind that many lenders will allow you to secure a loan with less than 20 percent down. You may have to pay for private mortgage insurance until you build up more equity, but if you can afford the extra monthly cost you’ll still be able to get into a home if your offer is competitive.

Working with a knowledgeable real estate agent remains crucial In this ultra-competitive market, having a knowledgeable agent as a guide is key. Most sellers receive multiple offers, many of which may be above the asking price, so it’s important to make sure you

work with someone who really understands the market where you’re looking and can help you make your offer as strong as possible, even if prices are higher than you were expecting.

A good buyer’s agent will also be able to help you figure out how to tailor your search and will be able to adapt if you change what you’re looking for as you rationalize your budget.

BOTTOM LINE With home prices being pushed up rapidly by multiple compounding factors, it’s a tough market for buyers. But that doesn’t necessarily mean it’s impossible to buy; it just may take a little extra strategizing. Or, you could take a pause and come back when the market has cooled down a bit more.

Two things most impact cost: size and power source. Small models are easily portable and inexpensive, but generate only a limited amount of power. Wholehouse models will be larger and more reliable, but more expensive.

If you’re replacing a panel with the same amperage, the cost will remain relatively low. However, if you’re upgrading to a higher amperage, expect to pay more.

Rewire your house: $6,000-$25,000 Rewiring is a job you’re not likely to have to do very often — and a good thing, given the expense! You may need to do it in the event of a major disaster such as a lightning strike, or if you have an older home with decadesold wiring that is no longer

safe. The cost will vary greatly depending on the size of your house and the number of electrical connections to replace.

Make sure your pro pulls the correct permits for your area and gets it inspected in accordance with local code. Most cities and towns require permits for rewiring, and it can create a big headache if you try to sell your home and an inspection uncovers work done without a required permit.

he Home Builders Association of Northern Colorado’s Annual Parade of Homes is an opportunity for local builders to show off their latest builds. This fun event has something for everyone.

Some people use it as an opportunity to check out the latest design trends and home styles as they shop for new homes or plan a build. Others scope out new neighborhoods and communities across the area. It’s also a great place to find inspiration for remodeling projects.

The 2021 Parade of Homes runs two weekends, Sept. 10 - 12 and 17 - 19.

The new construction homes are open to everyone from 10 a.m. to 5 p.m. each day.

There are 18 homes and one showroom along the route this year. Attendees will walk away not only inspired, but they might have a chance to win a prize. FNBO Mortgage is sponsoring the $1,500 Parade At Home Northern Colorado

This exciting event takes place during what has been a wild year for the homebuilding industry. Northern Colorado’s homebuilding market has seen a big boom in recent years with people moving to the area. But the pandemic created an unprecedented demand on the industry. People are searching for something new from their homes. They need dedicated space for gyms, offices and homeschooling. People are also looking to get out of urban areas in favor of the suburbs where there’s more room to roam.

Further fueling the demand are today’s record-low interest rates that make homebuyer’s buying power significantly stronger. For many homeowners, now is September 18, 2021

a once-in-a-lifetime opportunity to buy the home of their dreams at a price-point they can afford. Or, in the case of firsttime homebuyers, these low-interest rates are allowing them to be able to afford a home for the first time. For Northern Colorado’s builders, the past two years have been unlike anything they’ve experienced. Despite COVID-19 restrictions, limited materials and unprecedented demand, they’ve managed to build incredible homes for Coloradans.

Even with all the challenges, they continue to prove their commitment to craftsmanship, innovation and customer service. The Parade of Homes celebrates these achievements and opens the doors for Northern Colorado residents to see how their neighbors live.

You can always bring a mask and hand sanitizer to make your visit more comfortable.

As you stroll through the entries be sure to take note of your favorite rooms, finishes and overall homes. Ag tech as part of the farm labor solution Adrian Card, Colorado State University Extension in Boulder County You’ve likely noticed a shortage of workers throughout most sectors of the US economy.

While the reasons vary from covid related hesitancy and child care constraints to disincentives of unemployment payments, you might guess that industries that require significant physical exertion in the outdoors, such as produce farm work tend to be the lesser choice for workers when other sectors are clamoring for new hires, offering higher wages and on-boarding bonuses. Indeed, the CSU Extension “Preliminary Findings from the 2020 Colorado Agricultural Labor Survey for Employers” reports this is not a new issue for produce farm businesses, with an increasing trend of inability to secure a fully staffed workforce over the past five years, from a low of 7% shortage in 2016 to a year over year increase in shortage of 15% in 2020.

While wages are always part of the answer in recruiting workers, 77% of Colorado produce farms responding pay entry level workers $13 or more per hour with 35% paying $15 to $18 per hour. This is higher than the 2020 US wage for all non-supervisory farm workers at nearly $15 per hour. Wages account for 30% of operating budgets on produce farms and 69% of Boulder County produce farms struggle

to remain profitable with the wages they pay. These employers surmise the top three reasons they cannot attract workers are: the seasonal nature of the job (often April – October), the physical work is too difficult for most, and a general lack of interest in being farm laborers. As King Soopers starts employees at $18 per hour year-round and mostly in an air-conditioned building, it is understandable that those who qualify for those jobs will choose grocery over field work.

The USDA Economic Research Service notes the average age of farm workers, foreign and US born, in the US continues to rise from 36 in 2006 to nearly 40 in 2019, meanwhile the continued rise in H-2A (temporary foreign ag worker visas) workers in Colorado and nationwide points to decreasing supply of workers residing in the US. Statewide, 2020 survey responses from produce growers show both a reduction of produce

acres grown and an intention to mechanize more in reaction to unresolved challenges to recruit and retain a viable workforce.

The former is an unsatisfactory outcome for those who love local produce, but how to we get to the latter?

Colorado is not a leading produce growing state compared to the coastal champions (California, Florida, etc.) and as such is not currently the hotbed for agricultural technology.

However, where there is greater market for mechanization (replaces muscle) and automation (replaces decision making), we see the next revolution in agriculture emerging. Western Growers (90-year-old produce trade association in California) has launched a Global Harvest Automation Initiative through its Center for Innovation and Technology. Imagine lettuce cut by waterjets and conveyed up to a platform of workers who now stand in the shade instead of

stoop in the sun to box heads of romaine. Consider an autonomous robot with artificial intelligence and soft robotic “hands” that can pick market ready strawberries, or even more sci-fi, an autonomous laser wielding weed killing machine that drives through the field at five miles per hour (fast by field standards) zapping weeds and not the crop. All of these are in use as prototypes or developed products for produce farmers to purchase.

Europe may be ahead of these trends, grappling with ag workforce shortages for longer.

FIRA hosts the World Ag Robotics Forum each year and drills into the field applications plus the market and regulatory barriers to ag tech.

The future is here. Colorado produce farmers need access to labor saving ag tech that is both the right fit and allows for rapid ROI.
