Perhaps it’s due to all the spring rains we had.

Besides our foliage initially growing like it was on steroids, there are more critters in our neighborhood.

Perhaps this is playing out all along the Front Range.

My husband and I live not far from the Boulder foothills, so we are use to bears and sometimes foxes in our neck of the woods. Matter of fact, on an early morning alley run I’m more likely to run into a bear than an unleashed dog. If I see an animal form way ahead without a human nearby I turn and skedaddle the heck away.

And we always have tons of scampering, psychotic-acting squirrels performing zany hijinks.

Definitely entertaining little dudes.

But lately we’ve experienced one odd critter thing after another. First my husband got ambushed by a flock of crows.

He had the audacity to walk on a sidewalk one evening that was close to a baby crow or an injured one on the ground. He didn’t stop, he didn’t touch it, but he did exist in space and time, and this was untenable to this murder of crows. They began dive bombing him, squawking their brains out and followed him for blocks. Luckily they didn’t pluck at his face or his lucrative modeling career would be over.

(That’s a little joke.)

After the crow harassment came the duck parade. Waddling down our sidewalk came a mother duck and her seven ducklings. This is about the cutest thing on the planet, but nothing you ever see in our happening neighborhood.

The locals were gobsmacked.

Passersby were taking pictures while my neighbor called animal patrol. The parade waddled up our alley while neighbors encircled them as a barrier from dog walkers and cars. We last saw them as they scooted under a neighbor’s back fence.

Then came the bunnies. In the last couple of years we have had one bunny on our block that mainly stayed in a neighbor’s backyard. But since a local roaming cat is no longer allowed outside, this bunny has become more emboldened. I know they are very common in new developments, but I don’t even get how a bunny survives on a busy block like ours.

Perhaps one reason is it knows we humans are not going to do a dang nasty thing to it. I was weeding in our backyard and quietly singing to myself. I looked over and a few feet away this fluffster with its twitchy nose was casually sitting there watching me with what I took to be a look of

disdain on its teeny face. (I’m not a good singer.)

One bunny is fine but now I’m a bit concerned. Recently we discovered a wee baby bunny is living in our front gutter downspout extender. (Obviously there are at least two bunnies around here.) It is cute as the dickens, but how many bunnies does one block need? Don’t these things multiple faster than supercomputers?

But the things that are really creeping me out this year are the cicadas. They like a few of our trees and have set up shop. I know they don’t cause damage but I hate the eerie group chomping noise they make, like a pack of evil little herbivores with sharp teeth. A few have gotten into our house. For some reason I keep imagining they will start chewing on my toes when I sleep. Then what will happen to my lucrative career as a sandal model? It will be over before it even began.

It’s a good idea to have one fire extinguisher for every floor of your home, in an easily accessible place. The kitchen should always have a fire extinguisher nearby.

Fire extinguishers are rated by class. In most cases, the best extinguisher for a home is an ABC model, which works on ordinary combustibles, flammable liquids, and electrical equipment.

Make sure everyone in the household knows where the extinguisher is and how to use it. The National Fire Protection Association recommends remembering the word PASS: — Pull the pin.

A new slant: Exploring the modern roof

Flat First made popular in the U.S. by the Spanish bungalow style of the 1920s, this roof style has been confusing and concerning nondesigners since pre-medieval times.

With no discernible pitch in sight, this seemingly flat roof took the U.S. by storm during the post-

A-Frame The classic triangular shape of an A-frame house became popular in the mid-1950s and remained a strong seller through the 1970s.

The roofline is characterized by steep, angled sides that begin at or near the foundation, and meet at the apex to form the classic “A” shape. Inside, the ceiling is often left open to expose the rafters for a rustic, airy feel.

A-frame buildings have origins in Europe, China, and the South Pacific, and the striking style eventually found its way to the U.S. in the early 20th century, and as Americans tend to do, we tweaked it to make it our own. For example, famed California architect Joseph Eichler used the A-frame as an opportunity to bring the outside in—setting the pitch over a courtyard at the center of the home or creating a deep, plant-filled entrance that feels like an interior garden entryway.

modern curb appeal, with its low-slung center reaching skyward at opposite ends. Because of its inverted style, the butterfly roof offers plenty of opportunities for window placement and unparalleled natural light.

The modern butterfly roof is commonly credited to be the creation of William Krisel and Dan Palmer in the late 1950s in Palm Springs, California. It’s been estimated that starting in 1957, they created nearly 2,000 houses in a series of developments that were popularly known as the Alexander Tract, which has been described by historian Alan Hess as “the largest Modernist housing subdivision in the United States.” While Krisel confirms that his work popularized the form, he admits he wasn’t its originator.

Low-Slung Gable The most classic and simplistic roof design of all, a gable roof features two sections sloping in opposite directions, with their highest points meeting in the center to create the roof ridge. Withstanding the test of time because of their ease and adaptability, gable roofs took on a low-slung look in mid-century modern designs. The “flatter” version conveys a clear message of minimalism.

Ranches across the U.S. don this low-profile roofline—also referred to as a ranch roof or shallow pitch—making it as attainable as it is desirable. This simplified roof breaks away from the multiple rooflines of the previous eras and instead offers undeniable character via flatter facades.

But fret not, flat-roofed friends: despite the appearance of a perfectly level roofline, flat roofs are ever-so slightly angled to ensure proper drainage and runoff, and are constructed using waterproof materials. Consider this roof style the envelope-pushing renegade of the bunch.

Patio Blocks

MENARDS— Make greater use of your outdoor living space by creating your own unique patio. Consider using sturdy, beautiful concrete patio blocks or pavers for your project as they come in a variety of styles, shapes and sizes. Keep the following considerations in mind as you create your new patio.

Easy Maintenance A patio can be created with many different types of materials. Although the initial cost may be higher, using patio blocks eliminates the need to stain and seal a patio continuously, saving you money in the long run. Use water to keep it clean, it’s that easy.

Eliminate Weeds Use landscaping cloth to eliminate weeds, moss and vegetation from growing up between your patio blocks, especially when placing blocks over rich soil. A layer of sand between the cloth and the blocks is recommended.

Plan for Drainage It’s important to have a level patio, but make sure it slopes away from your home’s foundation towards an area that can handle the additional drainage.

Keep Blocks Tight To help minimize the blocks from moving around, plan for a good solid edge by using extra pavers or some sort of edging.

This will also help eliminate creeping weeds from developing.

Use Interesting Colors Pavers tend to slightly differ in color and texture, just like you’d see with wood

or tile flooring. Mixing various blocks together can potentially create a more natural look.

Set the Blocks If you are creating some type of perfect or abstract pattern, you’ll need to cut some of the pavers at some point during the project. Use a cold chisel or wet saw to make the cuts. Set your pavers in place by applying a layer of sand over and between them until the cracks are completely full.

This will help keep them in place, eliminate weeds and allow for drainage.

Extra Blocks It’s a good idea to keep a few extra pavers on hand to make repairs easier. Broken pavers can be removed by prying them out. Remove the sand, add the paver and repack it with sand to complete the job.

5 ways to save on title insurance

Title insurance gives you financial protection in case someone claims to have partial ownership of your home after you purchase and close on the property. Part of the lender’s title insurance requirements is to have a title agency check to see if there are any open claims against the home you are buying. If an issue appears before closing, the seller needs to take care of it, either with their own money or their own title insurance policy.

But title search companies do not claim to be perfect and someone may still make a claim to the property after you have bought it. With a title insurance policy in hand, you will not be responsible for paying off the claim — your insurer takes care of that. While this policy may be optional, it is still something that should be considered. Avoid adding more than you need to your closing costs by following these tips to save on your title insurance.

1. Shop around for the best deal Title insurance involves a two-part process. First, a search of a property’s title history is conducted to look for errors or problems with the deed. Then, an insurance policy is underwritten to protect the buyer if any issues are discovered.

In several states, insurance providers are allowed to set their own prices, which means the insurance premiums can vary widely. Homebuyers will not know which title companies offer the best rates unless they shop around.

A good place to start comparison-shopping is the website of the American Land Title Association, which provides a search engine based on geography.

Another option is to ask an independent attorney for help in understanding local regulations, costs involved and insurance company recommendations.

“Buyers need someone who has an independent thought and who is well-versed in real estate,” says Rafael Castellanos, founder of Expert Title Insurance Agency in New York. “The best person for that is often an attorney.”

2. Negotiate the add-on fees In states where insurance is highly regulated, title insurers do not have much wiggle room on their rates. So, homebuyers will not find much difference in premiums from one company to another.

However, in nearly all cases, extra fees are part of the transaction when you buy a title insurance policy. These add-on expenses include mail and courier charges, copy fees, and costs for searches and certificates — and these charges can be negotiable, even when the insurance premiums are not.

Experts say you often can reduce these costs simply by calling the title insurance company and asking to have some of the fees removed. If the insurer balks, you can always look for another provider. Do not be afraid to compare options; you are not required to automatically choose the company that your lender or real estate agent recommends.

3. Ask for the ‘simultaneous issue rate’ Homebuyers purchase title insurance to protect themselves.

At the same time, their mortgage company will likely require that a separate insurance policy be issued in the lender’s name.

It is typically the borrower’s responsibility to pay for both.

“The bank partners with you,” Castellanos explains, “but they need to be protected and confident that they have a valid first lien against the property, so they require this insurance.”

Although the two insurance policies are independent of one other, borrowers can buy them together and save.

“When the policies are issued at the same time, in some states there is something called the ‘simultaneous issue rate,’” Castellanos says. It includes a highly discounted premium for the lender’s insurance.

As a result, the total title cost for both policies is usually a lot less than if they were purchased independent of each other. Always be sure to ask for this discount.

4. Ask the seller to pay for your policy When a local real estate market favors buyers over sellers, homebuyers may feel emboldened to ask sellers to pay for title insurance.

That used to be a very unusual request. However, in a buyer’s market, sellers are motivated and may be more willing to negotiate.

“You will see people financially negotiating on every term, including asking someone to pay for their title insurance,” says Edward Mermelstein, a real estate attorney with Rheem, Bell, and Mermelstein in New York.

However, he cautions buyers not to lose sight of the overall goal, which is to close the sale.

There are many other concessions buyers can ask for in a deal — such as a reduced purchase price or a home warranty — that save even more money than having the seller pay for title insurance. Alternatively, consider asking the seller to cover a certain dollar amount of your closing costs rather than title insurance specifically. This will be applied to your total closing costs, lowering

how much money you need to bring to the table yourself.

5. Check for lender closing cost discounts Lenders may be willing to offer a discount on your closing costs, whether you are buying a new property or refinancing the loan on your current home.

In addition to shopping around for title insurance companies, remember to compare lenders as well. Your current bank or credit union, for example, may offer a loyalty discount on closing costs.

Or your lender may be able to offer a lender credit in exchange for a slightly higher interest rate.

Depending on how long you plan to stay in the house, this could save you money in the long run.

Or it may be important to you to cut your upfront costs as much as possible.

Adding an expense is never fun, but as with many types of insurance, the value with title insurance is in the peace of mind you will have knowing you can avoid future title issues completely with a policy in hand.

What is not covered by title insurance?

Title insurance does not cover damage to your home or neglect from deferred maintenance and repairs. You will need to purchase a separate homeowners insurance policy in order to protect your home from events like certain natural disasters.

What other closing fees are negotiable?

Your homeowners insurance premium typically needs to be paid upfront at closing, so compare these insurance costs to lower the cash you need to close.

Lender credits and origination fees are also negotiable, as are rate lock fees.

Things are looking up.

There is even talk of inflation, but with supply and demand out of kilter, the price hikes could be skewing the stats.

Nevertheless, traffic volumes are up (and many drivers appear to have forgotten how to be part of a traffic pattern), restaurants are open, tourists are travelling, contractors are at full stretch, and hopefully retail is making a comeback. Why, then, can I still not escort my dog into a vet clinic? I am assured it is through an ‘abundance of caution’, but every other business type is near-normal again. It is time to come out from behind the veil and re-consider our modus operandi going forward.
