BY MARY LYNN BRUNY Recently my husband and I got an email from Zillow informing us of our supposed increased home value, which made us happy. Then we got a letter from the city notifying us about our increased house appraisal value and subsequent new property taxes, which made us far less happy. Certainly we are not alone here. All of us homeowners living along the Front Range suddenly have properties that have dramatically increased in value.

While we’ve been quietly surviving the last year and a half (okay, some of us have been kvetching a wee bit), out-of-staters have been fleeing their crowded, more expensive metropolises and pouring into our state. Who can blame them?

We live in an awesome place! I would contend it’s the best state in the country. Despite our trying to scare these folks away with news about blizzards and fires and bears (oh, my!), still they have figured out how great it is here. And these transplants are happy to pay way above asking price for homes here as these sums seem like deals compared to their former locales. Thus, our home values are skyrocketing.

While pondering our new home appraisal, I started wondering if we need to slick up our house to match its new value.

For instance, we don’t have actual window coverings in many rooms. Being the classy lass that

I am, the first week we moved in I taped rice paper to the bottom half of many windows to give us privacy. Seven years ago this was supposed to be a temporary solution.

But lo and behold time has frittered away and somehow getting real window coverings got demoted down my To Do list with “Organize the 27 boxes of old photos” and “Go through the tubs in the attic with your childhood junk.” Not too surprisingly, none of these items have been completed. (Really, why bother with the last two? I’ll just let our kids deal with them after I die. Only kidding. I would never do that because I’m such a very thoughtful mother. Just ask our sons - after I Venmo them some cash.)

Back to the window coverings: I do feel we should raise the bar a bit here and get some actual ones especially now that we supposedly live in such a swanky place. Plus I think window coverings and a bed headboard are signs that you are truly a mature, grown-up human. (I’m semi-constantly working semidiligently on becoming this.)

I’m also wondering about myself. Am I posh enough for my own house? Are my ratty college sweatpants with holes and paint stains still appropriate

for me wear while gardening?

Are my old, threadbare flannel bathrobe and my ripped slippers proper attire for me to go out in the morning and pick up the newspaper from the front walk?

But here’s the thing. Most Coloradans are very down to earth. It doesn’t matter who you are and what you do or what you wear or what kind of house you live in (or what its current value is). Most people here don’t care about whether you have paper on your windows or ratty sweatpants on your behind.

They’re just happy to be living here and happy to make your acquaintance. Like I said, we live in the best state and this is just another reason why it is so.

Still, I’m going to work on those window coverings. And maybe I should get some new slippers. But the cozy robe and the sweatpants are definitely staying. Most times slicking down is just way better than slicking up.

Skip these 5 renovations to avoid harming your home’s value

There’s been a boost in at-home renovation projects within the past year — and it shows no signs of slowing.

The Leading Indicator of Remodeling Activity released in April forecasts mid-single-digit gains in yearly home improvement spending in 2021. By the first quarter of 2022, a 4.8% growth will occur.

“With a financial boost from recent federal stimulus payments and strong house price

appreciation, homeowners are continuing to invest in the upkeep and improvement of their homes,” Chris Herbert, managing director of the Joint Center for Housing Studies said in a press release.

“This lift in incomes and ongoing strength of the housing market are providing homeowners incentives to make even greater investments in their homes this year.”

But before you make your next renovation, ensure that it will help and not harm your home’s value. Start by skipping these five projects.

Brightly colored rooms “Just because a color is popular in magazines doesn’t mean it will add value to a house in your

Part 2: Buying College Housing Starts Now • Maximum occupancy • Parking • Pets Financing for the “Student Property” If a condo is being purchased, the type of financing and down payment options available can be determined by the owner occupancy ratio of the condo complex and what particular approvals (FHA, Fannie Mae, etc.) are available. It is good to have the lender check to see if the complex has the approvals for the type of financing you are considering.

In my last article, Part 1 of “Buying College Housing Starts Now,” I discussed how purchasing a condo or house for your child to live in while attending college can be a worthwhile investment and can provide financial as well as other benefits for your college student.

As you evaluate this decision, here’s a guide to help you: Helping Your College Student Establish Credit If you decide to have your college student on the mortgage and deed, you can help your student establish credit prior to making a mortgage loan application by obtaining a credit card in his or her name, preferably a year prior to your house or condo purchase. In addition, if the student has a car, it is a good idea to have a small loan on the car in the student’s name, which can also help your student’s credit rating.

It is also good idea to meet with a mortgage professional to discuss strategies well in advance of a possible purchase.

Method of Ownership for the “Student Property” It’s necessary to talk to your accountant and attorney to determine the ownership method that works best for you. Some parents will buy the property as a second home or as an owneroccupied property with the student on the deed and loan.

Others will treat it 100% as a rental property for additional tax benefits. There are many ways of 6

holding the title including creating a family limited liability company (or FLLC).

Rental Roommate Income One option is to buy a 1-bedroom condo for your student to live in alone. However, a 2-bedroom unit will allow for a roommate, and the rent from the roommate can supplement the mortgage payment. If a 3-bedroom unit or home can be found, the rental income from 2 roommates can help the monthly cash flow even more. Be aware that there are occupancy limits imposed in some communities.

In other words, check the local ordinances before deciding if it is okay to have 5 students living in one property. In Boulder, zoning rules allow 3 unrelated people in a low-density zone and 4 unrelated people in a medium or highdensity zone.

Roommate Lease or Rental Agreement Even though the potential roommates are typically close friends, it is a good idea to have a written rental agreement for roommates. The roommate rental agreement should cover all of the terms typically found in a residential lease such as: • Lease term • Rental rate and due date • Security deposit • Notice to vacate • Utility payment agreement

Is it Better to Purchase a House or a Condo/Townhome?

This decision depends on whether or not the student will be able to maintain a house and be responsible for exterior maintenance, snow removal, lawn care, etc. Often a condo suits student life best since most college students are not interested in mowing the lawn in their free time. Typically, an owner will be paying a Homeowner’s Association (HOA) fee at a condo or townhome in order to cover these maintenance items. This will increase the monthly cost but will ensure that the upkeep and maintenance tasks are completed.

Advantages of a Condo for a Student • No lawn care, snow shoveling, or exterior maintenance • Easier to “just leave” for the summer Disadvantages of a Condo for a Student • Owner occupancy ratio of the complex could affect the ability to purchase, sell or refinance • Homeowner’s Association fee may be high and out of your control • Loud music or parties might bother nearby neighbors Advantages of the Single-Family Home • No concern over occupancy ratios • A single-family home might

be easier to resell than a condo since you tend to have more competing properties when selling a condo or townhome • Often there is no Homeowner Association fee Disadvantages of the Single-Family Home • The student needs to mow and water the lawn, shovel snow, and maintain the home • Neighborhood may be less friendly to a group of students living there What to do with the Rental Property When the Student is Ready to Move On When the student is ready to move on and has hopefully graduated, there are a few options to consider. The owners can keep the property as an investment rental, the former student may keep it as their first home, or you can exchange it for a real estate investment somewhere else.

As an example, one family I worked with purchased a property for their first child who attended and graduated from CU-Boulder, then sold the property in Boulder and bought a new property in a different college town where their next child was planning to attend school.

Potential financial benefits include: • Possible appreciation in value • Possible tax benefits • Debt reduction on an amortized loan which increases equity build up • Keep as an investment after college for cash flow Purchasing a college home is a significant decision. Consulting the appropriate professionals can help create a plan for a housing situation that could provide many short- and long-term benefits for your student and your family.

What should I do after a flood?

Pogue, Ask Angi (TNS) Whether it’s caused by a late spring rain, a broken water main or a backup from some other cause entirely, a flood in your house can be destructive and expensive to repair. How you react immediately following a flood is critical. The steps you take in the minutes and hours after the water starts flowing can make a big difference in hassle, cost and personal safety. Here are some steps to take as quickly as possible to minimize the damage, the cost and the headaches.

1. Shut off your utilities.

Regardless of the cause of flooding in your home, additional water can only make it worse. If it’s safe, shut off your water so there’s no risk of it adding to the flood. Also, remember that water and electricity are a dangerous mix, and any contact between your system and the water can be dangerous for everyone. Shut off your electricity and call an electrician to help you determine

2. Call your insurance company.

Even if it’s the middle of the night, call their emergency hotline number. You want your claim on file as quickly as possible, and your provider can help guide you to the best emergency services. In some cases, the insurance company will only cover water damage repair costs if you use pros they select, so it’s a good idea to get them involved early on. If your flood is caused by an external event, such as a rainstorm, there will be many others contacting insurance as well, so the quicker you get into the system, the better.

3. Document everything.

Before you repair or clean anything, take photographs of all the damage. Whenever you talk to a pro or your insurance company, take written notes of the conversation and any commitments made on both sides.

Save emails and texts related to

the flooding. All of this will act as proof to support your insurance claims.

4. Clear out the water and dry the area.

After the flooding stops, start drying out the area as quickly as possible to minimize the threat of mold. Open all the windows and doors, then set up fans to blow air outside. Make sure air is blowing toward external walls and away from the center of your home. If you have a wet-dry shop vacuum, sump pump or other method to remove water, now’s the time to use it. This immediate work will help begin the cleanup process, but should be followed by a thorough cleaning from a local pro, who will ensure the right steps are taken to prevent any long-term damage.

5. Get rid of what you can’t save.

Some things are a total loss if they’ve been hit by a flood.

Damaged carpets and padding can’t be saved, so pull it up

and throw it out. Flood-soaked drywall and insulation can’t be salvaged, either. Mattresses, rugs, paper products and upholstered furniture should be checked closely and discarded if they’re heavily damaged. Keeping anything that’s soaked beyond repair will invite in more mold and mildew.

6. Take stock of the situation and start calling the right pros.

Depending on the extent of the flood and the damage, you may need different pros to help you complete the problem. Drywall, mold remediation and plumbing pros are some of the most common service providers you’ll need.

If the flood involved the roof or foundation in any way, get thorough inspections as quickly as possible. Water damage only gets worse — and more expensive — with time, so deal with it right away.

Colorado’s average home prices continue to climb

By Luanne Kadlub, At Home Colorado Dick Greenberg recalls back in the ‘90s a time he and his wife, Mary, brokers/ owners of New Paradigm Partners, lost out on a residential sale in Fort Collins because they didn’t want to list the home for more than $400,000.

Oh how times have changed.

Greenberg, a former forecast economist for Lockheed Martin in Denver, enjoyed a 30-year-career in economic development, including in Loveland and Pueblo, before making the switch to residential real estate.

He remains an economist at heart and continues to monitor the northern Colorado real estate market on a monthly basis. His most recent statistics for May indicate home prices have once again risen across the board: In Greeley, the median home price went up 2.2% to $378K from $370K, while the average price was up 0.3% to $400K from $398K during the same period.

In Loveland, the median price gained 15.2% to $500K from $434K in April 2021, while the average price gained 15.5%, to $579K from $501K. And in Fort Collins, the median price gained 4.7% to $534K from $510K in April 2021, while the average price gained 5.9%, to

$592K from $559K. If that’s not enough to make you wonder if you’ll ever be able to own your own home, here’s another fun fact: Home prices in the Loveland and Fort Collins market have increased $100,000 over this time last year, according to Greenberg.

“With franchises building people out of home ownership, everything has become luxury homes for the affluent. Everyone else will have to rent,” he said.

Another factor in high home prices heading upward on the graph, Greenberg said, is reticence on the part of current homeowners to sell their homes during the pandemic, which has brought the inventory of homes

way down.

“We had historic lows starting in October, and it has kept declining,” he said. We had 100plus homes for sale (in northern Colorado) in April. Usually the number would be 600.”

Where does this leave the luxury home market?

“What’s going on with milliondollar homes has little to do with the real estate market,” Greenberg said. “A lot of people have done well (financially) out of the pandemic. We have basically a fundamentally stable economy in northern Colorado with good basic employment. There is a very affluent chunk of people at the top end. Those are the ones buying luxury homes.”

New construction of million-dollar homes is strong in this area, especially in Windsor, Timnath and Fort Collins where homes sit on large lots, often with water or mountain views, he added.

John Clarkson, manager of Benchmark Custom Homes LLC in Greeley, agrees that there is a market for highend homes, but existing luxury homes are not always “snapped up as quickly as homes under $700,000.”

Although Greeley is not yet a major market for luxury homes, Clarkson said there is “the money here to support that.”

“It takes a year-plus to build a custom home,” Clarkson said, compared to seven months for a “regular family home” and a month or so for homes by franchise builders.

He added, “What is on the market seems to be sitting.”

Case in point: Swan Lake Estate, 3696 65th Ave., Evans, has been for sale for well over 300 days. The fully furnished 29-room property, listed at $7,750,000 was built in 1977 and sits on 12 parklike acres. It features six bedrooms and 12 bathrooms and comes with a 20,000 square foot barn for receptions, a ’50s-style diner, a spa that seats 20, a movie theater and a workshop. The property is listed
