As much as we know that all creatures are doing their part in nature, we just can’t help hating some or at the very least being freaked out by them.

Recently when our son Alex and his girlfriend Aimee were over, Alex looked at the drinking glass in his hand that had a bee design and asked, “Are these flies on these glasses?”

“No,” I replied. “Why would we have glasses with flies on them?”

But this got us talking. Really, why not? Why do we find bees attractive and flies abhorrent?

They are both insects out in the world just doing their thing. And yet in our minds one is worthy of adoration (and replication on countless household goods) and the other is pretty much universally loathed and met with an fly swatter.

But as much as we know that all creatures are doing their part in nature, we just can’t help hating some or at the very least being freaked out by them. People seem to fall into some very distinct camps in terms of who gives them

the willies.

Spiders in general are not well liked. There is something about the combination of the numerous scampering legs, the eyes and the (sometimes) hairy bodies that does not read “adorable.” Plus the whole poisonous thing is pretty terrifying. However, I would content that the daddy long legs is a pretty endearing spider. They are the chill Rasta-like spiders with the way they lackadaisically amble along on their comically long legs.

Plus that whole walking on water thing is a pretty groovy move.

Mice - though cute as heck - are also loathed by many. Their teeny presence scampering across a floor can cause a beefy man to jump on furniture to flee it, something I find absolutely hilarious. Certainly a 250-pound guy has a bit over a few ounces of skittering fur, but critter fear is not logic based.

Plus their larger cousins with those eerie red eyes and long tails are not so adorable. Once I was walking in Central Park with a friend who screamed and jumped when a huge squirrel ran right in front of us across the path. I laughed at this city boy until he

told me it was actually a rat. I didn’t even know they grew this large.

But I’d have to say snakes win the most loathed award. People who hate snakes really, really hate snakes. When our family had a hay farm there was a plethora of bull snakes, known as “good” snakes as they are not poisonous or overly aggressive and eat up troublesome varmints. But we knew never to use the “s” word around visitors. If they asked we said we occasionally saw snakes.

Truth was we saw plenty. Often we picked them up thinking they were sticks. (That gets your attention and the old heart pumping.) Once we came home from a trip and were greeted by a six-foot one dozing against our front door, a very effective and eco-friendly security system.

You would think a woman who can handle large snakes could handle flies. But I really dislike flies, mainly because I absolutely hate maggots. In our first month at the farm I discovered a outbuilding trashcan chock full of writhing maggots. It was like scene from a horror movie. Then we had an attic vent that their gross little white squirming bodies were falling from (probably due to a dead mouse) onto our couch where I was sitting. This is definitely not something one wants to experience – maggots dropping on your head. So, no, I will not own drinking glasses with fly designs on them. Daddy long legs maybe, but definitely not flies.

The trend of exterior projects outperforming larger discretionary indoor remodeling projects was likely spurred by the COVID-19 pandemic, as people sought to improve their outdoor environments and were reluctant to have contractors inside their homes.

Eleven of the 12 projects with the highest return on investment (ROI) were exterior replacements.

At the top is the replacement garage door (No. 1), and siding at Nos. 2 and 3. The indoor exception, sitting at No. 3, is the minor kitchen remodel – a modest face lift of kitchen surfaces that offers a relatively high return when done prior to the sale of a house.

While you might expect decks to be at the top of the list, the cost of materials like pressure-treated framing lumber skyrocketed in 2020, which negatively impacts the ROI. MAY 15, 2021

The effect on ROI of rising material costs is shown across the board for all projects with a decrease of three percentage points on average.

Another reason exterior projects have a strong ROI: curb appeal.

The impact of a positive first impression affects the offer price buyers are willing to make.

If homebuyers “start out thinking the house looks good – is in good shape, has good bones – they begin to fit all the new information they learn once they walk through the front door around these positive impressions.

As for the reverse – driving up and seeing a dilapidated garage door or a house in need of a paint job – has the reverse effect: Buyers start to downgrade what they are willing to pay for it,” reports Remodeling Magazine.

Larger interior projects such as kitchen, bath, and mastersuite remodels typically impact home price less. While there are design trends that have broad appeal, many of the fixture choices are subjective. Differences in decorating tastes mean one person’s elegant modern kitchen is the next person’s unappealing, overstated design in need of a re-do.

In Colorado and the Mountain Region states, homeowners recoup considerably more of their costs

for specific projects. Across the Mountain region, a garage door replacement returned 93.7%, nudging out manufactured stone veneer – 92.1% – as the project that brings the highest return.

Lowest ROI projects are a master suite or bathroom addition in upscale homes – 47.1% and 51.7% respectively – and in midrange homes a bathroom addition returns 50.7%.

Here are the remodeling projects that topped this year’s report with the Mountain Region’s best ROI.

Vinyl siding replacement New siding made of vinyl makes your entire home look new and returns 73.5% of the money spent to do the job. Project cost is $15,532 for 1,250 square feet, and returns an estimated $11,413.

Garage door replacement A stylish new garage door makes your home pop with curb appeal.

That’s probably why this $3,885 investment returns an estimated $3,642, or 93.7%. The project analyzed is for the removal and replacement of a 16 x 7-foot garage door and tracks made with high-tensile-strength steel with two coats of factory-applied paint.

Minor kitchen remodel A simple kitchen refresh returns 72.7% of the cost on midrange homes – exactly the same return as in 2020. The project analyzed put new Shaker-style wood panels and new hardware on cabinet and drawer fronts, replaced the cooktop, oven range and refrigerator, and put in new laminate countertops and resilient flooring. Project cost is $25,400 and returns $18,470.

Manufactured stone veneer A natural for Colorado, this trend delivers $9,349 on a $10,147 investment, or 92.1%. The estimated cost is for a 300-squarefoot adhered manufactured stone veneer, including 36 linear feet of

Lumber prices are sky high – Here’s what it means for homeowners and homebuyers

By Jeff Ostrowski Bankrate.com (TNS) Home prices are soaring, pushed higher by a combination of record-low mortgage rates, strong demand from buyers and a lingering lack of new construction.

For 2021, add another wrinkle: Lumber prices have jumped to new highs. Lumber costs soared more than 30 percent this year, and they’ve nearly tripled since last spring’s deep downturn in economic activity.

The National Association of Home Builders says skyrocketing lumber prices are tacking thousands of dollars onto the cost of a new home, an unwelcome increase for buyers already struggling to find homes they can afford. The trade group has lobbied President Joe Biden and Congress to end tariffs on Canadian wood sent to the United States.

The Labor Department’s producer price index shows lumber nearly doubled from April 2020 to March 2021. The National Association of Home Builders says the price has tripled

in just 12 months.

Activity on the futures markets has been even more eye-popping.

The price of lumber for March delivery resembles a price chart for bitcoin or Gamestop shares.

A series of cascading effects Usually, homebuyers can ignore the intricacies of lumber futures markets and trade policy with Canada. But the intensity of the price spike for wood is affecting consumers.

The National Association of Home Builders points to a variety of setbacks created by the lack of lumber. A builder in Georgia says he has been forced to postpone construction starts, delays that will limit housing supply going into the spring selling season.

A builder in Alabama reports that the bill for lumber used to frame a typical new home jumped from $35,000 a year ago to $71,000 now. Mirroring that observation, the National Association of Home Builders says soaring lumber prices caused the price of an average new single-family home to increase by $35,872 this spring compared to spring 2020.

In another wrinkle, a Kansas builder says appraisers aren’t considering lumber prices in their analysis, and therefore are undervaluing homes.

PulteGroup, one of the nation’s largest builders, says it expects to raise prices this year as it passes on the climbing cost of wood.

“Driven primarily by increases in lumber and labor, our house costs will be higher in 2021,” PulteGroup Chief Financial

Officer Robert O’Shaughnessy said in a recent earnings call.

Homebuilders aren’t the only buyers of lumber, of course.

Homeowners renovating their houses also have diverted some of the supply by building fences, decks and additions.

Lumber is just one factor in home prices The dramatic rise in lumber prices has grabbed headlines in recent weeks. But wood costs are just one factor in the complicated equation behind home prices.

The biggest factor is supply and demand. The U.S. population, and particularly the generational bulge of millennials entering their 30s and starting households, is growing faster than the number of homes available.

“Lumber is not the main reason why homes are unaffordable,” says Alex Barron of the Housing Research Center in El Paso, Texas.

“It is the lack of resale supply — too many homes are still in the hands of landlords and investors.

We had no land development after the crash for over a decade.”

A quarter of pandemic home buyers will choose their new home over their job, according to Realtor.com® survey (PRNewswire) – When COVID-19 drove working professionals out of the office, it sparked a surge in home buying that is leading to some big decisions for homeowners as offices begin to reopen.

After more than a year of working remotely, Americans have moved farther away from the office and are less willing to commute, according to new survey data from Realtor.com®. Those pandemic purchases are leaving some new homeowners and companies in conflict about what’s next.

Nearly sixty percent of new homeowners, who purchased within the last twelve months, are working from home and 62% prefer to be. Despite it being the clear preference, only 48% have been told by their employer they can continue to work remotely.

One quarter of those surveyed still have no definitive answer on whether or not they can remain 4

fully remote indefinitely and another quarter already have plans to return.

“Throughout the last year we have seen homebuyers across the country, empowered by the new found ability to work remotely, moving farther and farther from crowded urban downtowns in search of more space, higher quality of life, and a lower cost of living,” said George Ratiu, Sr. economist for Realtor.com.

“Our survey data shows that people are really enjoying their new communities and larger homes, and aren’t willing to give them up anytime soon. Looking forward, if companies return to more conservative policies on working from home, we could see an influx of new homeowners in the job market. For companies willing to stay more flexible with either hybrid or entirely remote opportunities, there is a large

cohort of young professionals with growing families who value homeownership and affordability, and welcome the benefits of a technologically-enhanced employment landscape.”

Job versus home That’s created a dilemma for new homeowners who are happy at home and uncertain if and when their employer will want them back in the office. When asked what they will do if their employer decides they must return to the jobsite – while 48% said they’d try to arrange a flexible schedule that allows for some in-office work and some remote work, nearly a quarter say they will find a new job. Just 30% of those asked said they would willingly return to the office if asked and only eight percent say they would sell their pandemic purchase in favor of a home closer to work.

Going the distance Despite the fact that 31% say they are less willing to commute farther for work, close to 40% (or four-in-ten) would have to travel 30 minutes or more each way to their office if asked to return to the workplace. Eighteen percent of new homeowners would have to commute more than 60-minutes each way making the prospect of returning to a daily commute very unappealing.

“As offices begin to reopen, those who are currently looking for a new home may have to start factoring commute time into their search. One way to find homes within your desired commute time is to use the Realtor.com commute time filter. Just plug in your office address and desired commute and let it do the rest,” said Lexie Holbert, home and living expert at Realtor.com.

2021 Water Year: South Platte Basin leading the pack, farmers delayed in planting

By Adrian Card Colorado State University Extension In farming and ranching, much depends on the weather. And unlike a business with a roof (apologies to our controlled environment producers who can be immune) there are myriad weather factors our food, feed and fiber producers cannot control. Much of this ongoing column calls out this stark reality so readers insulated from it can get reconnected to what it takes to produce and sell food into our modern food system. In this installment water rules, like it so often does in this semi-arid landscape of the high plains.

Compared to the rest of Colorado, it is almost to the point of being embarrassing with just how much precipitation the mountains and plains have received in the South Platte River basin lately (yep, that’s us in Northern Colorado. If you are not acquainted with Colorado’s river basins, 2021 is a great year for learning it). According to the USDA NRCS, snow water

equivalent in the snowpack is above 100% of a 30-year average in the mountains that feed the S. Platte and the entire basin is slowly showing signs of drought cessation based on improving soil moisture conditions. Keep your fingers cross, but the 2021 water year looks good so far in our basin. The remainder of Colorado is not as good. All other 7 mountain snow water fed basins are at most 80% (N Platte) and as little as 47% (San Miguel/Dolores) of a 30-year average snow water equivalent with the statewide average at 69%.

Referencing the Northern Colorado Water Conservation District data from its Longmont South weather station, 4.2 inches of precipitation were recorded March 1 through May 8. This likely underestimates some field totals with some farmers reporting 1.7 inches in rain events the week of May 3. These conditions can prevent farmers from tilling, planting and weeding in order to avoid damage to soil (compaction, clodding, etc.) and can simply make soil work impossible due also to tire slippage in wet, clayey soils, soil accumulation

on cultivators and planters and other implements impeding their performance, etc. Workers in produce farm fields can create even more soil compaction than tractors and the same slippery soil makes for an exhausting workday, if field entry is justifiable. With soil wet enough it is both impossible and very damaging to soil. The effects of soggy soil are delays in these field activities and thus delays in planting, both seeds and transplants, and harvesting.

While seeds can be a bit more forgiving, farmers can’t stop the growth of vegetable crop transplants in their plastic containers and extended delays can cause serious crop health challenges from overgrown, root bound transplants or complete mortalities of transplants if the wait to get planted into the field is simply too long. Harvest delays and yield reductions due to missed crop growth periods are the outcomes at the farm. And when coupled with an inability for workers to enter the fields to harvest due to soggy soil, the harvest impacts are compounded.

The harvest delays clearly ripple into the marketplace and,

like years when we know the Western Slope peach crop is slim or completely frozen out, some vegetable crops can be at a scarcity early in the season or throughout the season when we would normally expect to see them available in farmers markets, CSAs, produce stands and in grocery stores. It is important to note that this wet spring of 2021 could suddenly swing toward hot and dry and we would only experience some delays in cool season crops (those that appear earliest in the harvest calendar) with no delays in warm season crops (many of the favorites like tomatoes, melons, peppers, etc.).

Regardless, Colorado’s vegetable producers will benefit from your ongoing patronage!

How should I stain and seal my deck?

By Paul F. P. Pogue Ask Angi (TNS) Your deck represents a sizable investment in your home, so regular maintenance is essential to keep it in good repair. If your deck is made from composite materials, it should last decades with basic cleaning, but if your deck is built from wood, it needs to be stained and sealed every few years for optimal long-term performance.

Even the best-quality stain and sealant will eventually wear away under outdoor conditions, and once sealant wears away, your wood is at the mercy of the elements. Resealing solves this problem and, as a bonus, re-staining can make it look like new!

In most cases, this should be performed every two to four years.

If you live in a humid climate or an area with heavy rainfall, you might want to consider doing it annually.

You can stain and seal the deck yourself or hire a pro. If you go with a pro, the average cost to stain a deck is around $875. If you decide to DIY, follow these steps to stain your deck for summer: Inspect and thoroughly sweep the deck so you have a clear surface. For best results, deep clean it with a mixture of bleach and warm water.

Thoroughly inspect all aspects of the deck. This should be done every spring, so you’re also checking something off your maintenance to-do’s. Check all the nails and screws for loose or damaged fasteners, make sure the railings and banisters are stable and check the boards for weakness or decay. Repair any problems you find before moving on.

Sprinkle some water on a dry deck. If the water beads up, your sealant is still effective and you can leave it be for another season.

If it seeps into the wood, you need to reseal the deck.

If the water seeped into your wood, your next step is to pressure wash the deck to remove any remaining sealant. (This is a great time to call in a pro. If you rent a washer yourself, take care to use deck-specific cleaner and the lowest setting. Pressure washing can easily and permanently scar deck materials.)

Choose your stain and sealant.

You’ll want a water-soluble or oil-based stain — and remember, you get what you pay for! Lowquality stain will fade quickly, and cheaper sealant will strip away faster. If the deck wood is new or in good shape, consider a transparent stain that celebrates the grain. A semitransparent stain will reveal less grain and a solid color will cover it completely.

Solid stain is recommended if wood is splintering or showing other signs of damage.

Apply two coats of stain. Let it dry thoroughly between coats and keep an eye out for drips, especially on vertical surfaces.

Back brush as you go along to ensure it fully absorbs into any cracks.
