BY MARY LYNN BRUNY The current Front Range real estate market is rather mindboggling.

Demand is outpacing supply like never before.

(It’s like having only two portapotties at a huge beer festival.)

This is especially true for lessexpensive properties such as starter homes.

My son and his girlfriend are trying to buy such a home in Fort Collins and have made several unaccepted offers. Unfortunately, with their limited buying power I think they have a better chance of winning the lottery or being abducted by aliens than getting a property under contract.

Besides being over asking price, the most attractive offers are all cash (no financing - just a wheel barrel full of money), they often forgo inspections (despite the obvious hole in the eaves the squirrels are scampering through), and agree to any closing requirements the seller wants (close at midnight during the next full moon while chanting around a fire pit deep in the woods).

What can a highly motivated buyer do to make their offer stand out? The days of writing a heart-felt letter to accompany the offer are long gone. Potential buyers need to propose much more. Desperate times call for desperate measures, including giving up one’s free time (and perhaps one’s dignity). Assuming the seller is staying in the area,

here are some suggestions granted, rather extreme ones - a buyer can add to make their offer unusually attractive: Agree to wash the seller’s car every weekend. Make your offer stronger by also agreeing to vacuum and clean the inside.

Yes, their old fast food bags and dirty gym clothes may have flies swirling around them, but with your good work at least maggots will be kept at bay.

Agree to mow the seller’s lawn each week when needed. Sure their non-powered push mower takes forever and uses every scrap of energy you have. But you wouldn’t want to disturb their Saturday morning sleep with a noisy electric or gas mower. Plus it is a good work out despite the feeling that you’re having a heart attack.

Agree to clean the seller’s new house twice a month. Make your offer stronger by agreeing to wash the sheets, including the bedwetter’s and the stinky teenager’s.

Before you know it you’ll get used to these smells despite the fact they will always cause your eyes to sting and water.

Agree to dog sit for the seller when they travel. Make this offer stronger by agreeing to take the beast to obedience school to help with its biting problem. Don’t

worry, you’ll get used to being chomped on by Cujo. Soon those scars will toughen up and you’ll barely feel a thing.

If the seller has children, agree to babysit every Friday night.

Make this offer stronger by agreeing to teach them Mandarin.

(Don’t worry if you don’t know Mandarin. How hard can it be?)

If they don’t have children but would like one, agree to give them your first-born.

This last idea may seem very extreme, but if they accept your offer you can still see your child when you’re washing the seller’s car, mowing their lawn, cleaning their house and dog sitting. In others words, all the time. But the amazing thing to focus on is you’ll get into the Front Range housing market! That’s like winning the lottery! Hopefully you won’t also get abducted by aliens. I hear the housing market on Jupiter is just out of this world.

Picking the right real estate agent begins with lots of questions

By Luanne Kadlub, At Home Colorado Like many real estate agents, John Valencia, broker associate/ partner with Sears Real Estate in Greeley, switched careers when life threw him a curve ball. He celebrates his 35th year in real estate in June.

“I used to be in the seafood business and owned three retail stores in Greeley, Fort Collins and Boulder. Then I had a life change of events and landed in real estate,” he said.

And now he has more company than he ever imagined, with new real estate agents coming onboard every day.

“I think that when you decide to enter into this business, you need to start out knowing that this is a full-time career and get the training, education and maintain your desire to work full time. This is not a part-time business if you want long-term results.”

His advice to newcomers? “Be

of the mindset that you are here to help all people, and your rewards will make you a better person.”

A red-hot real estate market like Northern Colorado with the median price of homes starting at $350,000 on up to $500,000 or, in the case of Boulder, way more at $1.2 million, makes getting into real estate attractive when commissions are in the five digits and up.

Greeley ranks 100 on realtor. com’s list of hottest real estate markets in the United States, and Fort Collins isn’t too far behind at 124th.

So it’s no wonder that real estate is a big draw.

The Loveland-Berthoud Association of Realtors, for example, reports that they receive one or more applications for membership everyday and is now up to 490 members. The Greeley Area Realtor Association has 464 members, Estes Valley Board of Realtors has 66 and Fort Collins has 1,221.

And that’s just the number of agents who choose to join the Associations and Boards of Realtors. Not all do. So the number of working agents could be much higher.

With so many real estate agents from which to choose when you’re

ready to sell or buy a home, where do you begin in finding the right one for you?

First, do your due diligence. If you can, ask friends and family for referrals. Regardless of how you come up with prospects, plan to interview at least three potential candidates. Be sure to ask them for names and numbers of clients they’ve worked with and take the time to actually call them to find out what their experiences working with the agent was like.

Many people, however, only talk to one, maybe two agents before going forward, according to realtor.com.

Start with these questions: How long have you been in real estate?

Those with one or two years of experience could be a concern, but not always, according to realtor.com. Check out their backgrounds: Are they active in the community? How many closings have they had?

How long have you lived in this area?

An agent who has been in the area for some time will usually have important connections, but don’t overlook the agent new to the area who has years of experience in the industry or the newbie with a reputation for working hard on behalf of her clients.

Do you have a team or do you work alone?

If the agent has a team, who will you be working with?

Red flags to watch out for, Valencia said, might include an agent who: • Hasn’t prepared information on your home in advance of your meeting.

• Does all of the talking, including how great they are.

• Does not ask questions about repairs or past problems with your home.

Sharon Bokan, Colorado State University Extension Boulder County Selecting plant materials for your landscaping can be challenging but if you live in a wildfire urban interface area (WUI), it can be even more challenging. Not only do you have to pick plants that you like but you also need to be concerned about how resistant they are to fire and where you place them. Anyone who lives in the mountains, foothills, plains or whose property abuts such a property should consider their landscaping as a potential fire hazard.

Landscaping needs to fit into the wildfire defensible zones model Zone one from the building out 5-feet— no combustible materials; Zone two from 5- to 30-feet— managed landscaping; Zone three from 30-feet out— managed plants.

The plants in this article would work well from Zones two and three.

When you are considering plants for your landscape, consider the following aspects: Do the plant’s leaves and stems contain a lot of waxes, oils, and resins?

Be careful where you plant these: • Conifers • Native sages What is the leaf moisture content?

• Keeping plants well-watered (based on their requirements) can make them more fire resistant.

• Deciduous plants tend to have more moisture in their leaves than conifers Does the plant have an opengrowth structure or a dense growth structure?

• The tighter the growth habit, the more fire prone it is How fast does the plant grow?

• Fast growth can mean 4

more material to burn and more pruning to keep them managed How tall will the plant grow?

• A taller plant can act as a ladder fuel to move fire into treetops Does the plant shed bark?

• Shedding bark can start a plant on fire Does the plant produce many stems and small twigs and hold on to its leaves over winter?

• Many small stems and twigs and leaves left on or around the plant, the higher the fire hazard Does the plant re-sprout after a fire? Is it fire adapted?

Fire resistant landscaping does not mean that they are moonscapes, or you can’t have any plants that aren’t fire resistant. It means that you need to be careful where you place the non-fire-resistant plants on your landscape. No plants should be placed within the first 5-feet from

a building. Place plants singly and not in large groups or place them away from trees so they aren’t ladder fuels or place in an area with non-combustible materials (i.e. rocks) around them. Instead of using organic mulches (bark chips) use materials such as pea gravel to maintain soil moisture.

Replace weedy or grassy areas with fire resistant groundcover plants (do not use low growing junipers). The landscape can be designed for both fire-resistance and beauty. Some of the plants you can use are: Groundcovers • Bugleweed (Ajuga reptans) • Pussytoes (Antennaria parvifolia) • Stonecrop Sedum (lanceolatum) • Hens and chicks (Sempervivum sp.)

• Thyme (Thymus sp.)

Native forbs (native wildflowers) • Onions (Alium geyeri or cernuum) • Asters (Symphyotrichum ericoides or laeve)

As he explains, hail damage is a tricky and sometimes confusing situation for homeowners, as no situation is quite the same. Age and the condition of the roof play a role in the damage that may or may not have occurred.

With that in mind, Krenning’s key piece of advice is to contact a local company like Loveland Roofing before making a call to your insurance company, as an inspection can help determine the scope of the damage – and possibly save you an insurance claim in the first place.

“Hail is a weird thing. And then people hear ‘well, my neighbor got his roof paid for by insurance, why not me?’ Hail is going to happen, so it’s important to reach out to an established company, one that’s going to be here five years down the road.”

According to the Rocky Mountain Insurance Information Association, Colorado had the second-highest number of hail claims in the entire country, between 2017 and 2019 – over 380,000 claims, with only Texas homes and properties suffering more damage. We may be fifth in the country for hail events, but the growth in population in the Northern Colorado hail zone means that damage is costly: more than $5 billion in damage in the past 10 years.

“We do roof inspections all the time and the majority really don’t need roof replacement,” Krenning said. “Often, your roof may be in great shape, but the pipe jacks and accessories need some work. Our weather can dry

out and crack away the rubber membrane around roof pipes, and that might just need some maintenance.”

If there is severe damage, Loveland Roofing can, of course, do a replacement job, and Krenning said there are a variety of options, ranging from traditional asphalt shingles to the more long-lasting (and more costly) metal roofs. During dry stretches so far this year, Loveland Roofing has done a record number of roof jobs, half of which have been metal roofs, he adds.

In addition to hail season, Loveland Roofing remains busy all year offering inspections for those selling their homes,

especially where existing roofs have not passed home inspections, or are just simply old and in need of replacement.

“We also go above and beyond the repair work that’s required in some jurisdictions,” Krenning said. “We use what most would consider to be upgraded materials as our base standard, providing higher wind-ratings and a greater degree of durability to your roof, which is just better quality than most of our competitors. We don’t focus on quantity, we focus on quality.”

Four Colorado City Economies Among Top 20 in Nation

The nonprofit economic group Heartland Forward looked at economic performance measured by metrics for job growth, average annual earnings, gross domestic product (GDP) gains, and total jobs at new businesses.

“This research offers insight into how our country’s cities, which account for more than 88% of America’s GDP, can position themselves for economic success,” says Ross DeVol, president and CEO of Heartland Forward.

Boulder’s ranking comes from a combination of factors: a leading university, an entrepreneurial culture, a beautiful setting close to a major city, and easy access to outdoor recreation. The resulting lifestyle makes Boulder an appealing location for skilled workers and employers.

Greeley brings a dynamic mix to its ranking with food, fracking, wind turbines, and corporate facilities.
