Rubies of the Pine (a.k.a. Cranberries) Deryn Davidson, Colorado State University Extension Boulder County With Thanksgiving almost upon us, I thought it would be fun to take a closer look at the tart, red fruit that is a staple on most Thanksgiving menus.

Whether you like to make your sauce from scratch, or you prefer to open a can and let the cylinder of wriggly jelly slide out, the cranberry is something we should all know more about.

A member of the Ericaceae family, also known as the heath or heather family, cranberries are related to blueberries, huckleberries, azaleas and rhododendrons. Members of this family prefer moist, acidic growing conditions which we don’t find here in Colorado.

Wisconsin is the largest producing state, Massachusetts is second and New Jersey comes in third. In New Jersey, some call cranberries “Rubies of the Pines” because they are cultivated in the sandy, acidic soil found along the Pine Barrens (a heavily forested area of coastal plain).

There are several species of cranberry, but the one cultivated here in the United States, and most likely to be found on your dinner plate, is Vaccinium macrocarpon. They are a small, evergreen shrub that trails along the ground and in late spring they produce clusters of long

pink flowers. According to lore, early colonists saw the flowers and thought they resembled the neck, head and beak of the sandhill cranes that were often found in areas that cranberries grew wild. They called the plant CRANEberry. At some point the name morphed to CRANberry, as we know it today.

The fruit of the cranberry have small air-filled chambers called bladders and a waxy coating that allow them to float.

If you’ve ever checked out a raw cranberry, you know they have a Styrofoam feel to them. Native Americans used cranberries raw and cooked as food, medicine and dye. Mashed together with dried meat, they would make a long-lasting pressed cake known as pemmican. Today they are most commonly found as part of English Christmas dinners

and American and Canadian Thanksgiving dinners. The fresh fruits are cooked down into a compote, jelly or sauce as an accompaniment to roast turkey.

They are also sold dried and of course processed into juice. They are a good source of vitamin C, dietary fiber and manganese.

Commercial farming and harvesting of cranberries today is done very similarly to how it was done back in the 1800s.

Large areas of land are leveled and surrounded by earthen dikes to create boggy conditions. This allows growers to regulate the water level depending on what stage of the process they are in.

Stem cuttings are planted and in three to four years, they begin producing fruit. Harvesting is done by two methods, wet or dry.

The wet method, which is most common, involves flooding the

bogs above the vines and then running mechanical water reels over the vines to shake the berries loose. Because the fruit floats, once they are off the plant they can easily be pushed to the side and loaded into trucks.

The dry method uses a machine with teeth that pulls the berries from the vine and then moves them to large harvest boxes. Before the machines were developed, handheld cranberry scoops were used. Even with mechanical assistance, the dry method has higher labor costs and lower yield, but the fruit is less bruised and can therefore be sold fresh more easily.

Thanksgiving may look different for a lot of us this year, but hopefully cranberries will still have a spot at the table as we all give thanks.

Fix-andflips are all the rage, but have you ever considered a fix-up to live in?

You might be able to find the perfect location an older home that may need more renovation than your budget allows.

The answer could be an FHA 203(k) loan. This loan program, insured by Federal Housing Administration (FHA), but placed through participating lenders, is a product which can help you both buy and purchase a home to renovate.

FHA 203(k) is a loan which allows homebuyers to borrow enough money to both purchase the home and have the funding for necessary repairs, including both labor and materials. The end result can be a fixed-up home with a mortgage with a fixed rate for 15 or 30 years or an Adjustable Rate Mortgage (ARM).

Some of the basic framework for the structure of the FHA 203(k) program is as follows: This type of loan is only for those who will occupy the property as a primary residence after renovations are complete and the loan is closed. It is not available for investors.

One of the good things about FHA 203(k) is that you only need to make one loan application for purchase AND the renovation.

The initial funding from the loan will provide the money for the home purchase, and subsequent

an application for refinance.

Your original mortgage will need to be paid off and you will need to have enough equity to generate cash for the renovations.

The cash generated is then held in escrow until the work is completed and the contractors need to be paid.

Closing costs for an FHA 203(k) loan are much like any other mortgage loan. Expect costs such as a loan origination fee, appraisal and inspection fees, title insurance, credit report, and maybe an Improvement Location Certificate (ILC), etc. FHA will require mortgage insurance to be paid both upfront and monthly.

Most any FHA mortgage lender can offer an FHA 203 (k) loan, but in general it is a good idea to pick a lender who has experience with or specializes in this type of loan. It is also a good idea to choose contractors who have had experience working with your REALTOR® and your mortgage lender. Together, this team of experts can help you decide if an FHA 203(k) loan is right for you.

The amount which can be borrowed is subject to the FHA loan limit in the geographic area. The other determining factors for the loan size include borrower income, credit, and down payment. The nice part about the down payment is that it is the same as regular FHA financing at 3.5 percent. You can put more down, but if you have a large sum of cash, you probably will not be looking at this program. The low down payment is made possible by the payment of mortgage insurance, which protects the lender in the event of a borrower default. In most cases the mortgage insurance can be included in the loan.

The loan size is also limited to 110 percent of appraised value and that amount cannot go over the loan limit for the area. An appraisal is done on the home to determine the home’s value before and after the improvements.

There are two types of FHA 203(k) loans. One is designed for limited repair costs of less than $35,000 and one for extensive projects that are going to cost

more than $35,000. Generally, you will have more paperwork to complete than a straight purchase loan, especially if the projects are bigger and are valued at over $35,000.

In most cases, the mortgage lender is will require that the renovations and repairs be completed by licensed contractors, especially for items like electrical and plumbing.

Check with your mortgage lender to see if you are allowed to carry out any of the repairs on the list yourself. Timing for getting the work done is critical for FHA 203(k) loans. Renovation work must begin within 30 days of the initial home purchase and closing, then be completed within six months of the original closing.

This loan program is designed to upgrade a home’s essentials such as structural repairs, roofing, flooring, plumbing, health and safety issues, and changes that will improve appearance and obsolescence. Luxury items such as hot tubs, tennis courts, outdoor fireplaces, and satellite dishes won’t be approved items.

As a buyer, have your own inspector do a professional home inspection

By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I’ve always been told that when buying a house, I should ask to see any building permits to make sure major changes made to the house were built to code.

However, I am constantly being told by home sellers that they did work to the home themselves over time, so they didn’t need permits, even if I know this not to be true.

This is a particularly difficult situation in Chicago, where many small contractors try to avoid applying for building permits because the city makes it such a hassle. Homeowners are often complicit in these situations. The owners know that city inspectors come out to view the completed work and the owners run the risk that the inspector can cite the owner for any of many things in the home. That could put the owner at risk for upgrades that cost in the tens of thousands of dollars.

How do I go about making intelligent judgments on buying a home here?

A: Picking the right home is tough -- and you don’t want to inadvertently walk into a deal where the home seems right except for the pile of projects without permits. So, let’s talk about how to determine if the construction of the home is up to par.

The most obvious way to tell whether a home has quality or construction issues is to use a qualified professional home inspector to inspect the property before you close.

The home inspector will go through the home carefully looking for construction issues, both visible and invisible, as well as any other problems that could give you a headache down the line. The tools for this inspection may include moisture meters, infrared cameras and other devices that can help uncover

hidden defects. All of these will give you a better understanding of the condition of the home and help you decide whether to move forward with the purchase.

However, you bring up a great point. Most municipalities have records of improvements that homeowners make to their homes.

And, as you rightly mentioned, many homeowners make these improvements without required governmental permits. So, you have to determine whether the work was done safely and correctly.

For your information, in many areas, you can pull a permit simply by paying a fee and the municipality might never come out to see if the work was done correctly. There’s no guarantee of workmanship associated with permitting, and that alone shouldn’t give you comfort.

Here’s how it might play out.

Let’s say you buy a new home with substantial improvements.

The seller might have pulled a building permit and the municipality may have performed the usual inspections. However, these inspections never guarantee that the home was built correctly or that the improvements were done well. It only means that the municipality inspected the home at certain stages and that the municipal inspector did not see any problems with the process.

There’s a difference between the municipal inspector saying only that they didn’t see anything that violated the municipal code and ordinances vs. saying the construction was done correctly.

That’s why you have your own inspector do a professional home inspection, even on a brand-new house.

So, how should you view a seller who didn’t pay to pull the appropriate permits? Probably as someone who didn’t want to spend the time or money to get them. Or, maybe as someone who didn’t want the local property taxing authority to know about any improvements that could cause property taxes to go up.

The other thing to think through is how significant was the work that was completed? We

know someone who, over a series of weekends, replaced all the PVC plumbing on the first floor of their house with copper and never pulled a permit for the work. It has been years and they’ve never had a leak, so he probably did a good (enough) job. But are most homeowners qualified to do that level of construction work well?

Changing a toilet is one thing. Replacing an entire air conditioning system or adding on an addition without pulling the required permits is another.

Some municipalities require homeowners to pay for a permit for just about everything you might do to a home, other than painting and changing light bulbs, while others only require permits and fees for major improvements and renovations.

If you find out that a seller didn’t pull all of the required permits, you’ll have to evaluate whether that means some were pulled -- or none. In many parts of the country, you can look on the website for the local municipal office that handles permitting in your town or city and find out if any permits were pulled for a specific property. If it isn’t online, you can frequently get it by going to the municipality’s building department and requesting the information.

Once you get this information, have your own professional home inspector take a thorough look at the property to determine where things stand. If there are lingering questions, ask a contractor to come through and give you their opinion of the work, and what might need to be done to correct any problems going forward.

DIY home improvement is going strong. Retailers such as Home Depot and Lowes are now the second-fastest growing retail segment, according to a report from the market research company NPD Group. Lawn and garden, tools, paint, kitchen and bath, and hardware segments each saw double-digit increases in purchases.

The coronavirus pandemic has undoubtedly changed the face of how we design and build the spaces we live in. Homeowners want to refresh or reinvent their living spaces, and conserve energy through introspective design and the addition of technology.

“House-bound in March, consumers noticed opportunities

to make their personal spaces more livable as they not only provided shelter, but became office space and schoolrooms for many,” said Shay Krafft, NPD Group’s president of U.S. home improvement and major appliances.

Survey reveals why so many homeowners haven’t refinanced their mortgage

By Zach Wichter Bankrate.com (TNS) Record-low mortgage rates have led to a refinancing boom unlike any other in American history, but according to new Bankrate data, a surprising number of homeowners are missing out on the opportunity to save. More than a quarter of current mortgage holders (27 percent) don’t even know their current rate, putting themselves in a poor position to determine if it’s worth it to refinance.

“Millions of homeowners could be missing out on tens of thousands of dollars in savings by not refinancing their mortgages at this year’s record low rates,” says Greg McBride, Bankrate chief financial analyst. “Roughly 8 in 10 homeowners with a mortgage have not refinanced and more than 1-in-4 doesn’t even know what rate they’re paying.”

The nationwide survey showed that 17% of mortgage borrowers say they have refinanced this year, an additional 27% have considered refinancing but haven’t done so, and 52% have not considered refinancing. This means that despite the ongoing record low mortgage rates, 80% of mortgage borrowers have not refinanced. To be sure, some of these homeowners aren’t eligible for refinancing or have other compelling reasons not to refinance.

of reasons for choosing not to refinance. Here are the main ones. Advice on how to address these obstacles follows below.

• It wouldn’t save me enough money (33 percent) • Closing costs and fees that are too high (23 percent) • Too much paperwork and hassle (22 percent) • Plans to move or pay off the loan soon (14 percent) • Low credit score (10 percent) • Unemployment or reduced income that would prevent qualifying (6 percent) Millennials were more likely than baby boomers and Gen X-ers to cite closing costs and fees or paperwork as their major barriers.

Homeowners could cite multiple reasons for not refinancing, and 17% chose reasons other than those listed above.

Although higher-income households are more typically likely to have better rates on their existing mortgages, they were also more likely to want to refinance: 49% of households earning more than $50,000 responded that they considered refinancing, compared with just 37% of those earning less than $50,000.

As earnings went up, middling savings on their mortgage payment became a bigger deterrent to refinancing. Higherincome households that didn’t refinance were more likely to say it wouldn’t save them enough money (39% of those earning $80,000 or more and 33% of those earning $50,000-$79,999) than households with income below $50,000 annually (52 percent).

Households with annual income below $50,000 were more likely to cite a low credit score (32 percent) as a reason for not refinancing than homeowners with income of $50,000-$79,999 (13 percent) and $80,000 or higher (7 percent).

Millennials most likely to refinance

Although the homeownership rate for millennials is lower than that of older generations, millennials who do own homes were more likely to refinance their mortgages this year than baby boomers or Gen X-ers.

According to Bankrate’s survey, 21% of millennial homeowners refinanced their mortgages this year, compared with 16% of Gen X-ers and just 14% of baby boomers. The discrepancy may be partly due to the fact that boomers are most likely nearer to the end of their mortgage terms.

Many boomers have probably paid their mortgages down to the point where the savings from a refi can’t be recouped versus the expenses within a reasonable period of time. And some of them plan to downsize soon enough that it wouldn’t make sense to take on a new mortgage now.

Regardless of their age, lowerincome borrowers generally reported a higher median mortgage rate, with households earning less than $30,000 annually reporting a median rate of 4.5% and households earning $30,000-$49,999 annually a median of 4.09 percent, compared to 3.81% for households with annual income of $50,000-$79,999 and 3.63% for households with annual income of $80,000 or more.

These rates are high compared with the 3.12% average for the 30-year fixed-rate mortgage in Bankrate’s latest weekly survey.

thinking about refinancing, so you can understand what a reasonable loan offer is based on your personal financial situation.

Adverse market refi fee rankles homeowners A quick recap: Most conforming mortgage refinances valued at $125,000 or more will be assessed a 0.5% fee if they close on or after Dec. 1, thanks to a new Federal Housing Finance Agency (FHFA) rule. Lenders have already started pricing this cost into their loan offers.

A majority of respondents said the fee was deterring them from pursuing a new mortgage. More than half of baby boomer and Gen X homeowners said the fee was a significant factor in their decision to not refinance. Millennials were less likely than older homeowners to be turned off by the FHFA fee.

While it’s true that the fee will make refinancing more expensive overall, many homeowners still stand to see significant savings even after it comes into effect, because that 0.5% is being added to interest rates that are otherwise historically low.

How to join the refi boom and save money each month If you find yourself facing any of the barriers to refinancing above, here are some tips for how to address them.

Developing good saving habits early and sticking to them is crucial. Lenders want to make sure you can afford your new November 21, 2020

mortgage just as they did with the loan to buy your property in the first place. Even if a refinance will mean savings down the road, it’s important to apply from a strong financial position, too. Consider seeing if you can get gift money to boost your bank balance and bolster your refinance application.

• Many lenders now offer no-cost closings. Ultimately, the financial institution recoups its costs through slightly higher interest rates or rolling the fees into the balance of your loan. If your only barrier to refinancing is not having enough money to close, it’s worth exploring these alternatives. You may still wind up saving more money than you would if you kept your original mortgage, even after you factor in all the rolled-in costs of the new loan.

• Refinancing a mortgage is a pain, but being intimidated by all the paperwork is not a good reason to be giving banks more money than you have to each month. Things will go more smoothly if you get all your financial documents

in order as soon as possible, so start compiling things like tax returns, pay stubs, W-2s, current mortgage statements and bank statements as soon as you’re ready to apply to refinance. It won’t save you any work, but it will save you the stress of having to get those documents together on short notice.

• Borrowers with low credit should look into governmentbacked programs. It may be more difficult and more expensive to refinance than it would be if your credit score were higher, but if you took out your existing mortgage with a similar financial profile, you may still see some savings thanks to low interest rates across the board. Also check out our tips for ways to improve your credit score.

Mortgage rates are likely to stay low for a while, so you may be able to boost your score and try again for a refi down the road.

• If you recently had a change in your employment status

or compensation, you may be better off looking into forbearance options rather than refinancing. If you’re struggling to make your mortgage payments, you may be able to get permission from your lender to take a pause without affecting your credit score, and you may still be able to refinance when things improve in the future.

Bottom line Millions of homeowners have not seriously considered refinancing, even though they could possibly save money if they did.

If you have a mortgage with an interest rate of 4% or more, which about a third of mortgage holders do, you should almost certainly refinance soon. Even if your mortgage rate is between 3 and 3.99% (29% of mortgage holders based on the survey), it’s probably worth at least getting quotes for a refi, because current interest rates are below 3% on average, before factoring in fees and points.
