A crocus is trying to bloom in a friend’s yard, despite frigid days and snow squalls. She’s enchanted by the little plant’s effort and, like any gardener at this time of year, is watching its progress with excitement. She’s not alone in her countdown to spring; many gardeners are pouncing on the slightest signs of green.

We haven’t broken out pompoms and megaphones to strut and cheer on the flowers we see quite yet – that would just rile up the neighborhood dogs and cause our community to contemplate tranquilizer darts.

But the temptation to encourage our gardens to awaken is like an itch under the skin.

Spring is nearing, and gardeners are getting ready. Our community has many approaches to growing and caring for the land, with no two gardens looking alike. Some are tiny, pocket-sized oases of green while others are large enough to be farms.

To meet the needs of as many growing systems as possible, we’re bringing changes to this column space by expanding the voices contributing their knowledge and wisdom to our community. Our Colorado State University office is staffed by incredibly talented people who, together, have a lot of knowledge we can share. I’ll be sharing it with three colleagues who look

at using and conserving our land from different perspectives.

Sharon Bokan, our Small Acreage Coordinator, is a wealth of information on bigger areas, homesteading topics, small livestock and wildlife. By Barbara Ballinger Chicago Tribune (TNS) As professional pundits predict everything from the economy to politics and food, design experts gaze, too, into their crystal balls.

Some of our favorite influencers think our homes will be wrapped in more personalized colors, patterns and textures in the year ahead. The main reason for greater boldness is an overall sense of weariness after years of being surrounded by safe grays, beiges and whites. We’re also less fearful about scaring away buyers for resale. Live and enjoy what you want is the new mantra.

We’ve rounded up five top trends to help you get started.

1. Ceilings steal the show Due to the trend of downsizing and paring our carbon footprint, living in a smaller space teaches us the importance of making the most of every square inch. And this has inspired us to look up and focus on a room’s fifth wall — the ceiling. There’s no reason it shouldn’t be treated with February 29 - March 1, 2020

as much thought, respect and glamor as the other four walls. To make it stand out more, treat the ceiling differently than the walls, says designer Summer Thornton, who sees the trend gaining in popularity. In one client’s home, she used a bold Mondrianinspired wallpaper; in others she suggests plaster ceiling detailing or high-gloss lacquer paint.

2. Interiors get personal The next time that you are on vacation in a far-off land and can’t resist buying a beautiful local textile, don’t let it disappear into a closet when you get home. Adding personal touches to your interior design is what makes it unique and visually tells your story. Designer Sasha Adler knows exactly how these kinds of items can be reworked to complement existing purchases that cry out for some customization. “Why not use a textile you find on your travels to upholster a store-bought stool or add contrast trim to a readymade lampshade?” she suggests. “This

high/low mix gives you the ability to allocate funds strategically and will make your space feel much more personal.” She used a handembroidered textile from a trip to Oaxaca, Mexico, in her bedroom.

“Seeing it every day will bring back memories of warm, dappled sunshine on even the coldest morning,” she says.

3. Statement lamps shine brightest Generic, recessed can lights are so yesteryear as a room’s main source of illumination.

Yes, you may need a few but not punched into a ceiling every few feet. Designer Jessica Lagrange instead suggests thinking of lighting choices as just one more decorative and functional element in a room. Her advice: the more decorative they are the better, which is a huge contrast to the minimal styles millennials have preferred. Whether you’re picking ceiling fixtures, table lamps or floor lamps, think about how fanciful the housing for the bulb can be, from modern

4. Bring on the color Color has returned with a vengeance and not in timid pastels. Hooray for the gutsiest blues, pinks, greens, and even reds, yellows and oranges, say the experts. In fact, pink is considered the new neutral, according to designer Julia Buckingham. “Nobody wants a vanilla box anymore, and people aren’t thinking about resale all the time,” she says. We want you to know there are multiple ways to introduce color throughout a home besides paint on the walls.

Kitchens are a natural, especially after too many were all white for way too long. Designer Cheryl Kees Clendenon favors bold tiled backsplashes, a relatively easy and affordable way to get a blast of a favorite hue. Clendenon also likes novel tile shapes rather than the now, almost boring, rectangular subway tiles.

5. Go lighter While gray may have become everyone’s go-to paint choice, it also started show up in everything from upholstery to carpeting and furnishings. And after years of gray — and even worse, griege — a lot of us are frankly sick of the hue. Designer Caitie Smithe, a designer and stylist with Walter E. Smithe furnishings, says this is the year to look out for white oak coming on strong. “It’s an organic progression from the gray-toned wood trend. White oak is brighter and feels more natural. It’s also clean and modern so it works in many different types of spaces,” she says. Furthermore, it can be used everywhere from floors to kitchen and bathroom cabinets, furniture and even wood ceiling beams and pairs delightfully with similar paint colors.

By Diana Crandall, Angie’s List Angie’s List (TNS) Foul smells aren’t just unpleasant. They can also signal unhealthy conditions, making it important to find and remove the source as soon as possible.

Whether your furry friends are wreaking havoc on your carpets or you’re catching a whiff of something musty and new, different odors can indicate whether you should sterilize things yourself or call in a professional.

1. Rinse your dishwasher Eliminate odors and give your dishes an extra sparkle with a machine refresh. First, remove any food particles you can see in the bottom of your dishwasher. Then run white vinegar and baking soda through a high-heat cycle with nothing else inside. Still having issues? There could be a problem with the mechanics or the drain hose.

Front-load machines in particular can play host to mildew and mold, which taints your clothing and can even make you sick. You can research DIY cleaning methods, but if the problem persists, mold may have taken up residence deep inside the machine. There could also be a problem or partial clog in your washer’s drain pipe.

4. Be on alert for the stench of rotten eggs Rotten eggs reek in a distinct way. If you notice a similar rancid or sewage-like smell, it could mean there’s a natural gas leak in your home. Usually, natural gas is colorless and odorless, so utility

companies inject a chemical called mercaptan into it so you can smell ASAP if there’s a problem.

If you suspect a leak, make sure to leave the property immediately with pets and loved ones. Then, call 911, the fire department or your utility company’s emergency number.

5. Look for blocked air flow and flies If you notice a strong scent that isn’t related to a natural gas leak, it’s possible that an animal has died somewhere in your home.

Your best chance of finding it is to follow your nose, but it may be trapped in your walls which can make it harder to pinpoint.

Keep an eye out for flies and make note if the air flow in your home seems blocked or if the odor seems to come from the vents. In this scenario, it’s usually a good idea to have a professional help to locate and safely remove the source of the smell.

Pre-Offer Inspections When purchasing a home an inspection is typically part of the process. More often than not

If you are concerned you may lose your dream home by adding an inspection contingency but still want to make sure you are protected, consider a pre-offer inspection.

Buying a home is harder than usual these days, expect the unexpected. That includes a half dozen offers (some cash) for the house you want. Now, buyers often must win a house. Pre-offer

inspections are one way to boost your odds of winning. Have the house inspected before you bid.

More common in competitive real estate markets with multiple offers, this preliminary, information-only pre-offer home inspection evaluates a home’s major systems and any potential issues, giving home buyers the information to make an informed decision on whether to place an offer on a property. Pre-offer home inspections take much less time than conventional inspections and are a valuable option in timesensitive situations.

Pre-offer inspections can be especially valuable in “as is” sales.

A seller who lists a home as is intends to complete the sale without making repairs or improvements or reducing the price because of the home’s condition. Although inspection contingencies would give you an out if the inspection results

were unacceptable, a pre-offer inspection saves you the time and hassle of negotiating an offer on a home you’ll wind up not purchasing because it’s in poor repair. The stronger your offer, the better able you are to compete against other buyers. One way to sweeten the deal is to submit an offer that’s not contingent on acceptable inspection results. A pre-offer inspection gives you the information you need before you make the offer, so you won’t take the next step unless the home is worth buying as is.

Prequalifying for financing is common practice these days.

Try using the same strategy for home inspections. You want the protection of a home inspection.

Buying without a home inspection is foolish unless you happen to own a remodeling company. So, get the home inspected before you bid. Then make an offer that waives the right to inspection.

That offer will stand out from the others. The other offers will be contingent on inspections, yours won’t. A few hundred dollars for a pre-offer inspection is a small price to pay to stand head-andshoulders above other bids for the home you have always wanted.

In today’s competitive market smart agents are looking for every edge they can get for their clients. However, it’s still unusual for agents to coach buyers to inspect before bidding, even though that increases their chances of having the winning bid. Too often, the only focus is price. It might be easier to persuade buyers to spend $400 on a pre-offer inspection than it would be to make the call saying they lost the bid for the home they loved.

Mortgage rates are plunging with the financial markets, but why aren’t they even lower?

By Natalie Campisi Bankrate.comn(TNS) Amid a wave of selling in the stock market driven by coronavirus concerns, the 10-year Treasury note, a key bellwether for mortgage rates, plunged to a record low of 1.31% on Tuesday, breaking a low set in July 2016.

The Dow Jones Industrial Average plummeted 900 points on Tuesday, the second consecutive day of major declines that brought the two-day drop for the index to nearly 1,900 points.

“The fear gripping markets is driving bond yields sharply lower, with mortgage rates dropping though not in lockstep,” says Greg McBride, CFA, Bankrate chief financial analyst. “Homebuyers and those looking to refinance will find this an opportune time to lock in a rate at one of the lowest levels we’ve ever seen.”

intermittent jumps, since the first case of the coronavirus was reported on December 31, when the 30-year fixed-rate mortgage dropped from 3.9 to 3.86 percent.

Currently, rates are hovering around 3.75% but appear to be headed still lower with the drop in the Treasury rate.

Rates are not as low as the 10year Treasury would indicate Although mortgage rates are trending downward, nearing all-time lows, they’re not keeping pace with the steep declines of the 10-year Treasury yield. Given the 10-year Treasury, mortgage rates should be around 3.2 or 3.1 percent, says Lawrence Yun, chief economist for the National Association of Realtors, instead of their current 3.75% levels.

“There are a few possible reasons rates aren’t lower,” Yun says. “Lenders might think this is a good profit opportunity, assuming borrowers don’t care

about a few basis points. Another reason would be for lenders to close the gates on customers as more people want to refinance and they don’t have the resources to manage an influx of new loans.

And the third possible reason is the future of Fannie and Freddie’s government guarantee.”

Some experts speculate the large spread between 10-year Treasury and mortgage rates has to do with lenders fearing a coronavirusfueled slowdown of the world economy.

“If COVID-19 is a prelude to world recession it could impact U.S. GDP and jobs, making mortgage-backed securities riskier (more lates and defaults) than at present,” says Dick Lepre, senior loan adviser, RPM Mortgage, Alamo, Calif.

For homebuyers and refinancers, lock or to wait?

mortgage rates or if they should wait a little longer in hopes of getting even deeper discounts on loans.

For borrowers with adjustablerate mortgages, there’s the question of how long to ride the wave of low rates and knowing when to lock.

“The stock market was already exuberant, with extremely high valuations, and the coronavirus was the excuse it needed to step back — but it was already inevitable,” Yun says. “If that’s the case then this is the low point for the Treasury — but on the other hand there are consequences if the virus spreads.”

There is the possibility that the spread between the Treasury yields and mortgage rates will tighten, which will help drive rates lower.

However, there’s no guarantee that rates will drop, which could make waiting a risky bet.

techniques are small, hidden touches. Less is often more. Some of the best designs aren’t always made in the big moments but in the small details. From color to the

right furniture, fabrics, artwork and accessories, we’ve assembled some designer details secrets.

1. Incorporate shape blocking.

This involves the repetition of shapes or patterns to make a design feel cohesive.

2. Use thoughtful accents.

Accessories are critical elements of a room. Incorporate colors and items that look like they belong together.

3. Go white. Sometimes white or neutral colors can make a soft and soothing palette.

4. Use pops of color. Subtle but purposeful pops of color can help highlight a space.

5. Vary height. Don’t use items that are all one height.

6. Use vignettes. Vignettes are small, thought-out design elements such as successfully paired together.

7. Don’t ignore surfaces such as dressers and countertops. These are great opportunities to continue your design statement.

8. Dress your shelves.

Bookshelves or open shelves throughout the home should be functionally yet aesthetically pleasing. Blend books with decorative elements.

9. Consider artwork instead of mirrors over dressers. Often this is an opportunity to continue a color story in a room.

10. Infuse greenery or natural elements. Many designers use organic and natural elements such as moss, greenery, reeds, branches, twigs and stones as filler design elements for spaces such as shelves, countertops and side tables.

Limited liability companies generally work with commercial lenders

By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: Are there any lenders that will loan money to a limited liability company that wishes to put up free and unencumbered land as collateral at less than 50% loan to value? I do not want to use myself as a guarantor.

A: Let’s start by talking about limited liability companies (LLC) and why people use them in real estate transactions.

LLCs are companies that allow individuals (or a group of people or even corporations) to own a company that ultimately owns other property, but in our case, real estate. LLCs provide a form of protection for its owners against lawsuits and claims that may come up from relating to the real estate owned inside the LLC. For example, if you own a building in an LLC and a tenant sues the landlord for breach of contract, the tenant will be suing the owner of the building -- the LLC, and not the individual owners of the LLC. While LLCs are a great way to hold real estate, they have costs that go along with them.

You must pay to set up the LLC and pay an annual fee to the state in which the LLC is organized. You may also have to

file a separate tax return for the LLC. But the biggest issue you might have with an LLC is that lenders will consider your real estate ownership as an investment property. Once you fall into the investment property bucket, the lending rules change and get more expensive.

A person, a couple or a group of individuals that own a home, two-flat or even a four-flat building in their own name have the ability to obtain financing from the residential lending side of a particular lender. Once you have an LLC, the lender will send you to the commercial lending side of the bank.

Generally, the interest rates and costs to finance your purchase are lower on the residential side than on the commercial side.

Additionally, you may be able to borrow more against the property on the residential side than on the commercial side of a lender, where the down payment requirement could be 35% or more.

Now, back to your questions.

You have vacant land that you now want to use as collateral to get a loan. You’ve indicated that the land is owned by an LLC, so if you are planning to borrow the money to build a home for yourself, you might have an easier time borrowing money from a residential lender

than a commercial lender for that purpose (not to mention the better terms you’ll be offered).

The residential lender, however, will require you to take the property out of the LLC in order to borrow the funds. You also have the issue that the lender will require you to personally sign for the loan, which you’ve indicated you don’t want to do.

Most lenders like their borrowers to have a personal obligation to repay the loan. Even on loans that are non-recourse to borrowers, the lenders will generally have certain issues that will permit them to go after you personally in certain circumstances. These days, it can be tough to get a truly nonrecourse loan from a lender on a residential deal.

Having said that, you might find a commercial lender willing to loan you funds but that lender will want to know how you plan to use the funds. If you plan to use the funds to build something on the land, the lender may proceed with the loan. Otherwise, if you simply want money for whatever use you have in mind, the lender may be less willing to give you the loan, especially since you don’t want to be personally liable to the lender.

At the end of the day, your choices are limited. Most banks

and other commercial lenders may balk at giving you a loan on the terms you seek. You may find a non-traditional lender willing to give you the loan but wind up paying additional (and higher) fees, a higher interest rate and may only offer a short loan term.

So, consider the following questions: Do you actually need this loan (and why)? Are you willing to sign personally for the loan? How short a loan term are you willing to live with?

A lender may consider allowing you to pledge other assets, rather than a personal guarantee. Once you know how to proceed, you can decide whether you should work with a residential lender, commercial lender or a nontraditional lender.

or year-after-year. When finances are tight, a renter in the backyard takes a major chunk out of monthly mortgage costs. When the bank account is flush, the unit turns into a guest house, office or starter apartment for an adult child.

If there’s a layoff, big medical costs or tuition bills for three kids at once, it’s a place to live while collecting mortgage-covering rent on the main house. Or it’s your February 29 - March 1, 2020

retirement home behind the house where your kids can raise your grandkids. And when you’re ready to sell, the unit will give your property a considerably higher market value than your family home alone.

Suppose your all-in homeowner costs — mortgage payment, taxes and insurance — are running at

about $3,000 a month, and you could reduce that by $1,000 with a small rental unit?

In other words, a rentable accessory dwelling unit (ADU) is a highly flexible financial asset that can be tapped at will, without reducing its value. These unique benefits make ADUs and their restrictions worth researching, whether you’re buying a home or considering building a rentable unit on your own lot.

To clarify, ADUs refer to selfcontained residential units located on the same lot as one larger home. They include stand-alone buildings, garage apartments or suites inside the main home, such as an attic or basement build-out. They must include a separate kitchen, bath and outside entrance. A backyard unit sometimes is called a DADU (D is for detached), or JADU (junior) if under 500 square feet. Sometimes size restrictions apply — most are under 900 square feet — but outside decks often make them feel larger.

These are not traditional investment properties. Cities that allow ADU rentals typically

require a property owner to live on site, and the units usually can’t be sold separately from the main house.

Many cities are becoming more restrictive about short-term rentals, such as on Airbnb or Vrbo. But those platforms are major sources of income, both legally and, at times, outside local rules, for ADU owners. Before considering building an ADU for short-term rental use, if it’s legal in your city, it’s best to calculate traditional rental income and make sure that fallback position would also be profitable. Shortterm rentals can bring in two or three times the income, though costs and hassle are higher.

Your neighborhood is most likely allowing ADU rentals, or considering doing so, if the area’s housing costs are high. Legal acceptance has grown as housing shortages have pushed the cost of living in places to extreme highs in places like Boston; Boulder, Colo.; Minneapolis; Washington D.C., and job centers throughout the West Coast. To increase supply, lawmakers are overriding very common — and often popular

— local zoning laws that restrict most residential lots to single family homes.

AccessoryDwellings.org A quick search of rental prices in your neighborhood might pique your interest in the concept. A garage converted into a backyard cottage in Seattle’s Greenlake neighborhood, for example, rents for $130 a night on Airbnb. A 500-square-foot ADU inside a close-in Sarasota, Fla., house rents for about $1,000 a month.

The wide variety in types of ADUs gives you some control over the cost of creating a rentable space. You might be able to convert a basement for the price of constructing an efficiency kitchen. Spending over $120,000 for detached new construction can still work out to considerable extra income with a home renovation loan or other financing. We’ll talk more about how to estimate returns on your own ADU in the next installment.

Realtor.com® analyzed keyword home search data in each U.S. state to determine regional must-have features when searching for a home.

According to the data, Mainers want to go “upta camp,” a local term used for a cabin or cottage. Oklahomans are looking for storm shelters, and California loves solar power. In Hawaii, where real estate prices are sky-high and leaseholds are part of the for-sale market, home shoppers are searching for “fee simple” homes to ensure they own the land and the building in their little piece of paradise. Additionally, D.C. residents want to be near the Metro, the city’s local public transportation system, Pennsylvanians want parking; and in New York, where outdoor space can be hard to come by, residents would love to have a balcony.
