If you feel held back from reaching your potential on the job, consider upgrading hidden components of your home office to increase productivity and put your best foot forward.

Plants Fresh foliage does more than brighten things up in your workspace. In addition to oxygenating the air, multiple studies have found that natural additions to a room positively impact mood, increase selfesteem and boost productivity.

If you already have a few plants here and there, take it a step further by installing a green wall. A handyman or carpenter can safely attach the fixture to weight-bearing studs; all you have to supply is a green thumb.

Conceal clutter Few of us work best in “organized chaos.” In fact, a messy workspace can devastate productivity. Multiple studies and data points suggest that disorganized desks and office spaces are the source

of distraction and hours of searching for mishandled documents and lost information.

Sometimes, this disorganization is digital. A professional organizer can help you clean up your work station whether it’s on the computer or all over the floor.

Install new flooring You might have wall-to-wall carpeting in your house, or maybe you have tile or stone.

In any case, your home office should be a comfortable working space. So, whether it’s soft carpet or laminate that puts you in the zone, it’s worth it to take the extra step and upgrade your flooring. The cost of installation will depend on how large your space is and the material you choose.

Switch up decor When it comes to productivity, décor is everything. Perhaps you work best with calming white walls, or maybe you’re most productive with a few pops of bright color throughout your space. Whatever you’ve chosen, consider taking it a step further.

Candles or oil diffusers with invigorating smells like lemon or peppermint can boost energy, promote concentration and improve clear thinking. Also

How about an overcast winter afternoon when the light is “cooler” in temperature? While some experts suggest the latter promotes alertness, it’s up to you to identify when you feel best at work and replicate that lighting.

“Day bulbs” in your lamps can brighten up your late afternoons; anti-glare ceiling lights can reduce stress levels. Just be sure to consult an electrician if you’re installing anything beyond a new bulb – it’s extremely dangerous to DIY this type of work. And hiring a professional will go a long way in ensuring the safety of your family and home.

ecember is finally here!

While we have been talking about the holidays for quite some time, it’s now setting in that there are only a few short weeks left until Christmas morning. With that comes the rush to get the perfect gifts for family, friends, co-workers, neighbors, party hostesses and whoever else you run into during this festive season. Now to decide what to get them. Every year it gets harder and harder to play Santa for those I care about. Luckily I have a few go-to items that are easy to pick out, won’t break the bank and are universally loved.

One item I find myself gifting

quite often is the versatile coffee table book. No matter who I am buying for or what the occasion, there is always a beautiful book on a topic the recipient will love.

Visually pleasing and perfectly practical, the right book is the perfect accessory for a living room and a great conversation starter.

I feel like coffee table books are having a revival right now. The photography and writing are so well done I find myself displaying some of mine open to a favorite page to entice visitors to take a look. They pair perfectly with other table or desk accessories like trays, paperweights and small ginger jars.

Little-noticed home buying risk — your city’s financial problems

By Liz Farmer Rate.com (TNS) Imagine if, months after settling in to your dream house, your local government began threatening to lay off police officers, close some schools and cut transit service?

And on top of those reduced services, property taxes and other levies and fees began rising steeply?

It could happen if your chosen city is in deep financial trouble — and those troubles can make a city unappealing, forcing down home prices as new buyers shy away from the mess. And that can make it hard for you to sell and leave.

Even some employers flee, as the rising tax burden on business crimps profits.

That scenario is entirely possible in a handful of big U.S. cities.

While the traditional home buying

process is full of due diligence — title searches to make sure you’ll actually own what you’re paying for, appraisals to make sure you’re not over-paying — it lacks any warning system about civic finances.

Take Chicago. The combined city and state debt bomb equals more than $88,000 per taxpayer.

Those are costs already incurred but not paid for, mostly pension and retiree healthcare obligations, and the government will be seeking to collect those sums in some way in the years to come.

To be sure, Chicago has a lot going for it — it’s the third-largest city in the country, chock-full of amenities, cosmopolitan culture and historic architecture. It’s also a relative bargain when it comes to home prices. But you should realize that when you buy a home, you’re buying into more than just your own property. You’re investing in the community. It’s important to know what you’re getting into.

With the resources I’m providing here, you can arm yourself with information about the city or cities you may be eyeing for your next big move.

For the 75 largest U.S. cities, the fiscal accountability nonprofit Truth in Accounting ranks cities by their taxpayer burden or taxpayer surplus. The taxpayer burden is the amount of money each taxpayer would have to contribute if a city were to pay off all of its debt. A handy summary of financial conditions is included for each city. Then, go to the listing of state financial conditions,

because you’ll be on the hook for those obligations, as well.

Chicago’s is $36,000 per taxpayer, and the obligation for Illinois is $52,600.

Unfunded pension and healthcare costs are different from debt taken on to build roads and schools, lay fiber-optic cable or amass other assets that make a city or state economy more productive and vibrant. The unfunded pension and healthcare costs are yesterday’s expenses.

They’re important financial and moral obligations to the covered workers, but paying them won’t be a boon to future economic growth.

Of the 75 cities, 12 report a taxpayer surplus: Irvine, Calif.; Charlotte, N.C.; Washington D.C.; Lincoln, Neb.; and Fresno, Calif., top the list.

Only a handful has pertaxpayer debt burdens above $20,000: New York; Chicago; Philadelphia; Honolulu; San Francisco; Dallas; Oakland, Calif.; and Portland, Ore. A debt burden under $20,000 per taxpayer isn’t ruinous; it’s possible for city leaders to enact a payoff plan over 10 or 20 years that wouldn’t lean on taxpayers too much. But you should also check how large the state’s unfunded obligations are and whether the city and state burden has been growing or shrinking. All this data is available via Truth in Accounting’s reports.

Also worth noting is change in population. Growth means more workers, more homes and economic activity to tax. That usually boosts a local economy.

Fewer people mean a shrinking tax base and less money for the city to spend on its residents.

A major factor contributing to Detroit’s bankruptcy was the plunge in population from a peak of about 1.8 million in the 1950s to less than 700,000 today.

Imagine trying to shrink the police force, school system and transit system to keep up with that plunge, all while paying pensions and retiree healthcare for those who worked in a far larger city government.

Chicago, far from the basket case Detroit became, nevertheless lost nearly 1 million residents from its 1950s peak to today’s roughly 2.7 million population, where it has leveled off.

A shrinking (or already shrunken) population is a warning to look more closely at a city’s finances. You can start by Googling “city name population” and check the long-term trend.

You can check city and state tax levels — property, sales and gas tax, and other levies — easily. If you’re weighing cities in which to live, your combined tax obligation is a crucial consideration. Again, the current level of taxes is important, but so is the rise in tax rate. Some Illinois property tax rates have skyrocketed to keep the state and its municipalities afloat.

If you’re looking to buy a house, chances are you’ve spent countless hours examining listings.

Fabulous. Now, just make sure you spend a little time ensuring that house you want isn’t within the borders of a city that will bring you financial distress.

Americans near 50, not 30, are buying homes, Deutsche Bank says

By Felice Maranz Bloomberg News (TNS) The vision underpinning the American dream — of fresh-faced young people buying a first home with a white-picket fence — hasn’t held up well.

It turns out that the median age of the U.S. home buyer is now 47, compared with 31 in 1981, Deutsche Bank chief economist Torsten Slok wrote in a note.

“This is driven by an aging population, affordability, higher student debt levels, and tighter mortgage lending standards for young people and individuals with lower credit scores,” Slok said.

Those forces have contributed to lower levels of residential mobility, he added.

Slok flagged an eight-year gain in the median home-buyer age since the financial crisis. The

median age hasn’t been below 40 since then, when it was 39.

Among publicly traded homebuildters, Toll Brothers Inc. has the “most exposure to the move-up luxury market — which tend to be older more well-heeled buyers,” Bloomberg Intelligence’s Drew Reading said.

A typical home inspection report will cover the condition of the roof, attic and visible insulation; the foundation, basement and structural components; heating and air conditioning systems (temperature permitting); interior plumbing and electrical systems; walls, ceilings, floors, windows and doors.

There are several reasons for having a home inspected. For many people buying a home is the largest single investment they will ever make. To reduce the possibility of unexpected difficulties, you will want to learn as much as you can about the house before closing the deal. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make informed decisions. If you are planning on selling your home, a pre-listing inspection will give you the opportunity to make repairs putting the house in better selling condition.

Just as the cost of housing varies depending on location so do inspection fees. In addition, the inspection fee will vary depending on several other factors such as the size of the house, its age and possible optional services such as septic, radon or other environmental testing and out-buildings. The cost of an inspection should not be a factor in deciding whether to have a home inspection or in the selection of your home inspector. Knowledge gained from a home inspection is well worth the cost, however, the lowestpriced inspection is not always a bargain. Use the inspector’s December 7-8, 2019

qualifications, including training and certifications, any experience in the building trades and time in the business as a guide. Real estate agents and brokers familiar with inspections should be able to provide you with names of reputable inspectors. Also, family or friends who have had inspections done in the past are a good resource.

Home inspections are not pass/ fail. A home inspector will not pass or fail a house but describe its physical condition and what components and/or systems may need major repair or replacement.

No house is perfect. If the inspector identifies problems, it doesn’t mean you should or shouldn’t buy the house, only that you will know in advance what to expect. If you are on a tight budget, or you don’t want to become involved in future repair work, this information will be important to you. If major problems are found, a seller may agree to make repairs or reduce the asking price. If it turns out the house is in good condition you can complete the purchase with confidence. You will have learned important things about your new home from the inspector’s written report and will have that information for future reference.

Home inspectors are typically contacted following the signing of a contract or purchase agreement.

Before signing, be sure there is an inspection clause in the sales contract. The purchase should be contingent on the findings of a home inspection specifying the terms and conditions agreed to by both the buyer and seller. It is not required that you attend the inspection. However, it is recommended that you attend a walk-through of the inspection.

It is not necessary to observe the inspector testing every electrical outlet, plumbing fixture, door and window. On a walk-through at the end of and inspection you will be able to ask questions and you learn about the condition of the home and how to maintain it.

Understanding the ins and outs of ‘trust’ proceeds

By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I am trustee of my father’s trust. Upon his death, his 50% interest in the home he shared with my stepmother was transferred to the trust. We had the house appraised at the time of his death.

We are now selling the house, and the trust’s share of proceeds will be less than 50% of the basis of the house at the time of my father’s death.

Can the trust claim a capital loss since the trust did not use the house as a residence? The terms of the trust allowed my stepmother to continue living in the house, but she had to pay all upkeep expenses, real estate taxes and mortgage payments.

A: Let’s start by talking generally about profits and losses on the sale of a primary residence. If you sell your primary residence and lived in that home for two out of the last five years, you get to exclude from any federal income taxes up

to $250,000 of profit if you are single and up to $500,000 if you are married. However, if you lose money on the sale, you can’t take that loss and that loss generally doesn’t have any impact on your federal income taxes.

Now, when you own a property as an investment, then you pay taxes on the profits when you sell the property and you might be able to benefit from the losses on your federal income tax return. However, nothing is simple when it comes to federal income taxes on investment properties, particularly when it comes to more complicated estate matters.

Your question involves a trust, and we presume that the trust you are talking about was not a personal trust that many people have when they own a property during their lifetime. This particular trust became the owner of the property at the time of the homeowner’s death. Presumably, the trust was set up this way to shield it from some federal income

taxes, to protect against creditors or some other financial benefits different types of trusts can give trust owners and their descendants.

Now, your dad only owned half of the home. The other half is owned by your stepmother.

We’re not sure we see this property falling into the category of an investment property, although a smart tax or estate attorney might be able to make the case.

Here’s our thinking: You’re likely not leasing the property to your stepmother, as she’s an owner of the property and she’s paying all of the expenses of the property. So, the trust has received no income from the property and has incurred no expenses during the ownership of the property.

That’s not typically how investment property works. In a more typical arrangement, the trust would own the entire property, your stepmother would have had to rent the property from the trust, and there would need to be documentation backing up the

arrangement, at the least.

“The move to our 170,000 squarefoot new building provides us with a contiguous space that is laid out specifically for our ‘Lean Manufacturing’ processes,” he explained. “We have room for expansion in the shop to support our desired growth, as well as a beautiful new enlarged showroom that displays many of the design options that we can manufacture for our customers.”

When customers enter the 4,000 square-foot showroom, they can browse a wide array of cabinet choices, which includes styles from rustic to modern, and everything in between.

No matter what style you’re looking for, Tharp has you

How to take photos of your home like a pro to communicate to the viewer.

So, tangibly, there needs to be an element of visual texture to the space for it to have dimension.

Ways to add layers include decorative tabletop accessories, mirrors, layered artwork leaning against a wall, layered rugs, texture-rich throws and fabrics, and flowers picked from the garden. Pro tip: Leave the red roses at the store and stick with a neutral color palette, such as whites, greens, and blushes. This color palette will keep an image fresh and attainable without being season-specific.

We asked Alyssa Rosenheck, a photographer, home stylist, and author of the forthcoming book “The New Southern,” about how anyone can take better photos of their home.

Here are her suggestions for amateur photographers: Level up.

A classic rookie mistake is expecting superstar results from holding the camera by hand.

Invest in a simple tripod for your DSLR (digital single-lens reflex) camera or an attachment for your camera phone. Straight lines are like oxygen for clean imagery.

The viewer’s eye immediately catches and focuses on any crooked lines. But straight lines — horizontal and vertical — will create a chorus among the composition that sings. Hence, the need to level up and have a tripod.

Think about the lens figuratively and literally.

First, set an intention through your own personal and emotional lens. Each room has an energy and a story to tell. This is your chance to share the story of the spaces that have supported you and continue to inspire your path.

Second, invest in both a good prime and wide-angle lens. One of my favorite prime angle lenses is a 50 mm because this lens is most representative of what your natural eye sees. My goal as a photographer is to communicate the stillness of space while transporting you into the room with me as I experience it.

A prime lens means you have a fixed focal length, which really motivates you to move around the space and find the perfect frame for the shot. Wide-angle lenses are important in capturing the scale of a space. Renting lenses is a great way to try out a variety and see which feels most natural to you. And for phone photographers, there is a variety of affordable wide-angle lens accessories for on-the-go.

Let there be light.

Natural light, that is. This is

essential for capturing the most accurate representation of a room as possible. It is camera vs. eye, and not all cameras are created equal, especially in comparison to the vast dynamic range of our eyes. I am known for bright, crisp images, so it always surprises my clients and followers when I methodically flip off all light switches as we begin photographing a space. It may be counterintuitive, but it yields the most accurate representation of the room’s color and all the beauty within it.

Be a straight shooter.

I am a back-to-basics kind of woman in every area of my life, especially when it comes to angles behind the lens. Let’s keep things simple and shoot straighton. This will yield beautiful, clean lines and communicate the composition of the space. Overly complicated angles result in fussy images and confusing focal points.

Layer on.

An image is technically flat, but what makes it come to life with great dimension are its “layers.”

Prop with proof of life.

When styling for shoots, I add an element of practical fantasy to each space, but it’s important to keep it as natural and minimally invasive as possible. I call this “proof of life.” Use it as an opportunity to highlight the history of the home or honor the character of the client. Some of my favorite tools for introducing proof of life are an open book on a desk, fresh florals on a kitchen counter, branches to add textural layers to a bedroom, a simple necklace coming out of a jewelry dish to showcase depth, or fruit falling from a bowl as an element of interest.

Keep composition simple.

I find composition to be much more important than the camera you have in your hand. It enables the space’s story to be told through object arrangement and placement. I can communicate a particular object of interest through my focal point or, alternatively, introduce a moment of relief by emphasizing the negative space. There are numerous theories behind composition, but at a basic level, your goal should always be to achieve straight lines and balanced layers and let the rule of thirds guide your lens. (The rule guides photographers to place the main subject off-center.)
