Midcentury modern is often used to describe a period in design centered around the middle of the 20th century. The beauty of midcentury modern design is the pieces are timeless, and they can be staple that won’t go out of style.

What goes into a roof inspection?

By Paul F. P. Pogue, Angie’s List Angie’s List (TNS) Even if your roof appears perfectly sound and you don’t notice any leaks, it’s a good idea to hire a roof inspector from time to time. Most often, the weaknesses that are invisible to the untrained eye are the most dangerous.

The average roof inspection costs about $200, but the expense can head off vastly more costly repairs down the line.

HOW OFTEN SHOULD I GET MY ROOF INSPECTED? The National Roofing Contractors Association recommends checking your roof during spring and fall to identify potential problems. Since roofers tend to be busy during those periods, it’s a good idea to start making calls now to have someone take a look in September or October.

A good roof inspection will address the following components: UÊ An examination of the overall appearance and surface of the roof.

UÊ Evidence of ceiling cracks and leaks inside your home.

UÊ Condition of fascia, gutters and drains, skylights, chimneys and roof vents.

UÊ Curled, broken or missing shingles.

UÊ Areas where water may collect, like roof valleys.

UÊ Damaged or missing flashing points.

UÊ Checking inside the attic for insulation and ventilation, and searching for moisture and mold.

The inspector should provide you with a written, detailed estimate that lays out all problems they’ve identified, as well as a course of action and which repairs

to prioritize.

When you hire a roof inspector, make sure they’re licensed, bonded and insured. You want an established and reputable contractor. Verifying insurance is a good idea when hiring any contractor, but it’s particularly vital when hiring someone to climb on a ladder and check your roof.

SHOULD I GET MY ROOF INSPECTED AFTER A STORM? It’s never a bad idea to have a professional take a look at your roof after a storm has blown through town. Even if you can’t see any damage, your roof could have suffered hidden damage that will show up in a big way later

HOW CAN I MAINTAIN MY ROOF? You can carry out a number of tasks yourself to keep your roof in good order. Removing loose debris, such as branches or leaves, can prevent water buildup. Be sure to do this on a sunny, dry day, and observe all safety measures when using a ladder to access your roof.

If you have an attic, check it occasionally for stains that indicate water is seeping inside.

If you find evidence of roof leaks, seek out a professional immediately.

You can remove debris from gutters and downspouts by hand, then rinse with a garden hose.

Check your soffits and fascia for rotting, holes, cracks and missing sections.

You’re never too old to buy your first home

: My husband and I are both in our 60s. Due to various circumstances we never brought a house. We had job losses, helped our sons through college and had a variety of other expenses.

But now we are in a position to buy our first home and have about 20 percent to put down. My accountant told me that I need to buy because I am being killed with taxes due to the fact that I am an independent contractor.

Do you think we are too old to purchase? Should we take out a 15-year or 30-year mortgage?

We’ve decided that if something happens to us, our boys will inherit the property.

A

: Let’s start with the premise that you’re never too old to buy your first home. We don’t care if you’re 60, 70, 80 or even 90 years old. If you have the money, can qualify for the payments and don’t mind the expense and work of keeping up the property, then by all means plunk down your cash and head off toward the closing.

We know that you wrote that your accountant says that you are getting “killed” on your taxes and that you are self-employed. So,

let’s take a deeper dive into what deductions are still allowed and how you might benefit from them.

You will get the mortgage interest deduction when you buy a home with a mortgage up to $750,000 and may be able to benefit from that deduction.

(For tax years after 2017, the maximum amount of debt is limited to $750,000.) On the other hand, your state and local taxes (the so-called SALT deductions), including real estate property taxes, are limited to $20,000, meaning that if you pay more than $20,000 in real estate taxes and state income taxes, you can only deduct up to $20,000 total for those items.

While we understand that you were told to buy a home by your accountant, we’d like you to work out the numbers so that you fully understand how owning a home will benefit you and your federal income tax bill. Ask your accountant to show you on paper what your tax bill would look like if you owned a home and if you continue to rent. Then, compare those numbers side by side. That should easily prove (or disprove) his theory that you’re getting “killed” by taxes because you don’t own a home.

Even if the numbers after taxes

are the same, you may benefit from homeownership by paying down your mortgage each month (which allows you to build up your home equity), and by home value appreciation, which isn’t guaranteed, but which over time should help you stay ahead of the rate of inflation.

Of course, homes cost money to maintain and improve over time.

So, please take the time to fully understand the fully-loaded costs of homeownership.

(We have friends who have lived in a rental for the past 20 years and still pay only $100 more than the amount they paid in the first year. While owning a home may have given them ancillary tax benefits, they paid so little for their rental that they may have wound up ahead than if they had bought.)

Finally, in deciding whether to take out a 15-year or 30-year mortgage, you should decide what fits your budget and what your preference would be. The 15-year mortgage will have higher monthly payments but should have a lower interest rate. Given that you are heading into retirement, you may want the cash on hand for quite some time as your income level goes down as opposed to a higher monthly payment that is shorter in duration.

But that decision is really up to you, once you know the amount of money you will need to have for retirement.

One final thought: Don’t let anyone try to stop you once you’ve decided to buy. It’s against the law to discriminate against anyone because age. So the mortgage lender who tells you, “We don’t make loans to home buyers who are older than 60,” should be reported to the Department of Housing and Urban Development (HUD.gov) and the Federal Housing Finance Agency (FHFA. gov) or, if you went to a large bank for a loan and were subject to age discrimination, to the Office of the Comptroller of the Currency (OCC.gov or HelpWithMyBank. gov).

It’s good to know that oaks are plagued enough by squirrels that they’ve developed a way to outsmart them. Don’t worry despite my vacuuming, there are plenty of acorns to go around, so the squirrels will stay fed all winter.

Mast Year My neighborhood is filled with curious people, folks who pull out lawn chairs to watch the goings-on in my yard or devise reasons to stroll by for a closer view.

I don’t blame them; things at my place are

The squirrels sass back and now my oak tree has gotten in on the action by producing a copious amount of acorns. The nuts are falling, covering the grass. Mowing has become a hazardous activity, so to prevent serious injury, the acorns have to be cleaned up. But there are hundreds of them and efficiency is key; plucking them up by hand would take me into winter. In the face of this, I did what any reasonable gardener would do and reached for technology to speed things up.

Given the size of the acorns and odd twigs, our shop vac was put into action, triggering a chain reaction amongst the neighbors as they settled in to watch the spectacle of my clearing the yard from nuts. I don’t mind a few people sitting in lawn chairs but the vendors selling t-shirts and popcorn were a bit much. You’d think they’d never seen someone vacuuming the lawn while being pelted with acorns by enraged squirrels before.

Our tree is a burr oak, a member of the white oak clan.

White oaks produce acorns in one growing season while red oaks produce them in two. Late spring frosts can blast the flowers of white oaks, resulting in poor acorn production by fall. Red oaks are less affected by this in the same growing season, but will have fewer acorns the following year.

temperatures, water, and pollination oaks experience a “mast year.” A mast year is when the tree produces a bumper crop of nuts, far more than in other years. Mast years occur every four to seven years, but their timing is still a mystery, often being related to ideal weather or genetics. Because it takes a lot of the tree’s resources to produce all the nuts, several years are needed to recover.

Mast years occur across areas, with some, but not all, trees bearing heavy loads of nuts. This synchronicity of oaks having mast years ensures that there will be an abundance of acorns in the region. Researchers believe it is a way for the trees to ensure enough acorns escape the greedy clutches of squirrels and other animals and germinate into seedlings.

White oak acorns tend to be selected by wildlife more than red oak acorns because they’re more palatable; they have less tannins so are less bitter and more digestible. Nutritional needs of wildlife vary with the seasons and in fall their concern is energy for migration, hibernation, or as stored food for winter. I’d love it if my squirrels migrated, even as far as the neighbor’s yards, but it seems they prefer my place.

The acorns produced by my oak are part of what they love, along with the black walnuts in my back yard and the peanuts someone

is feeding them. In this, a mast year, the squirrel’s bounty knows no bounds. Nuts are very high in carbohydrates, making them an important energy source especially

BUER HOMES INC.: Building Tradition Celebrating 33 years as a custom home builder is a tremendous achievement in a time where every market downturn can drive more and more small builders out of business. It’s an achievement of which Doug Buer, founder and President of Buer Homes, is very proud.

When he started Buer Homes, Inc. in 1985, Doug had already been building for quite awhile.

While born into a family of talented carpenters, it was his job with Pat Powers, a long-time custom builder in Fort Collins, that honed his craft. With Pat’s

passing, Doug stepped out on his own, founding Buer Homes, and has since spent more than 30 years making his name synonymous with quality. He’s committed not only to his clients, his company and its projects, but to the building industry in Northern Colorado itself, a commitment which benefits both builders and homebuyers alike. He has been an integral part of the Northern Colorado Association of Homebuilders, currently serving as Chairman of the Board of Directors, as well as sitting on several committees, including the Foundation—the

organization’s community service arm.

Business comes mostly from word of mouth, happy current and former clients showing their homes to family and friends who then seek out Buer. But sometimes, strangers find their way to Buer, having seen his model home, or possibly even a home on the resale market. This just happened a couple of weeks ago: a buyer saw a Buer-built home and called Doug; she said she missed the opportunity to purchase it by three days, but asked if he could build her one just like it somewhere else. Some clients have even found Doug by viewing his entries in the Parade of Homes, an event in which Buer is planning to participate again in a couple of weeks.

The NOCO HBA Parade of Homes starts September 7 and runs for two weekends. Doug says that although they missed the Parade the last two years, as they were too busy to enter, they got lucky this year and had a spec home ready just in time to show.

12 years now. Doug’s brother, Mitch, is a master carpenter, who, with his son, Garrett, creates all of Buer’s handcrafted woodwork, the beautiful finish details for which Buer Homes is known.

BUILDING WITH BUER Buer Homes is somewhat unique in that every single step of the design and building process is handled in-house. It’s not that they never work from a plan drawn by someone else, but a majority of their clients rely on Buer to create a unique “theirs only” design that draws its inspiration from the client’s imaginations and the land’s special features, be those views, waterfront, or lot contour.

Design styles vary as each buyer has their own view of what a perfect home looks like.

From farmhouse to castle-like, and all styles in between, Buer strives to make the home fit both its surroundings and his buyers’ dreams. And, when building a spec home, he stays true to timeless Colorado styling, while incorporating the best updated products the market has to offer.

Where does he build? In past years, all over Loveland, Berthoud August 25-26, 2018

and Windsor. The land comes either from a buyer, who already owns the perfect spot on which they want to build, or from Doug’s searching out the best lots he can find, most recently a group of estate lots at Thompson Crossing II, in Johnstown.

In a tight labor market where many builders may struggle to find help, Doug says that Buer Homes has gone back to its roots, taking on fewer projects and doing more of the work themselves.

“We spent almost a year trying to find a good painter,” he says, “someone whose work would live up to our expectations, and our buyers’ expectations. We finally gave up and went back to doing our own painting, which we’re good at. That is ultimately the benefit of having built homes from the ground up. From the beginning in this business, I learned every job related to building a home and it’s what I taught my son too, so while it may it may be a little frustrating sometimes, labor shortages don’t really slow us down.”

In addition, he says he has a great team of subcontractors who

have been with him for a long time and on whom he relies. He says it’s not worth bidding out jobs like some builders do, looking for lowest price; he’d rather work with the people he knows, who, literally from the ground up, provide him with tremendous service and follow-up support.

Buer says that he’s happy when buyers are happy; not just happy to be finished building, but happy in the homes he’s built for them, and it shows in events like the Parade of Homes. The first year Buer Homes entered, they won the People’s Choice Award. As show attendees came through, a regular

comment was that although there were some really big, fancy homes on parade, his was one they could really see themselves living in. Doug strives for beauty

but livability, so that’s the best compliment he can get: that buyers or anyone walking through one of his homes feels, well, at home.

Traditionally, retaining walls were made from railroad ties and found stone. The land was dug back; the stones or wood were placed as a wall; and the land filled back in behind, creating two flat surfaces where there once was a hill. The process is no different today, but the uses and materials have changed. Railroad ties, and now treated landscape timber, are still used. But it’s well known that improperly installed or improperly treated wood is likely to rot when it’s placed directly against soil.

Stone offers a natural, classic look — particularly when installed by a skilled stonemason. And brick can offer a staider look, while concrete blocks are inexpensive and simple. Other options include poured concrete and steel.

Ultimately, the best material for your project will depend on what you plan to do in front of the wall.

Retaining walls are still most often used to keep back or move earth. This frequently means leaving cut grass in front, offering more usable yard for the property.

Of course, this decision leaves the walls exposed, which places a lot of importance on aesthetics. A cheap masonry job will become an eyesore and a concrete flat wall will look industrial, while a quarried stone retaining wall will become something you want to show off. The purposes of these walls vary. If your intent is to retain earth or create more yard space, you’ll want to match the design to your home’s exterior design. And if it is to create a layered landscaped look, then it

is less about the walls and more about the elements placed after the retaining wall installation.

GARDEN WALLS A garden wall is a type of retaining wall that encloses a garden. Also called a screen wall, it’s often used as a device to create a tiered or terraced garden. A garden wall is not a structure that is designed to hold the weight of soil. This can be an elegant addition to any home design, creating a wall of flowers and shrubbery where there was once just a hill of hard-to-mow, hardto-grow grass. Next to a pool or patio, it might brighten your summer days. Outside a home’s garden window, it can even make a tremendous difference in the everyday feel of your home.

When looking into the type of retaining wall you want, be sure to also consider environmental concerns. Railroad ties and treated timber have fallen out of favor due to the chemicals used, while flat concrete walls do not allow proper drainage.

More common now because of its aesthetic options, low cost and environmental friendliness, is the segmental retaining wall, or retaining wall blocks. These concrete slabs are pre-made to create a specific design feel while also allowing for drainage.

Whatever materials you choose, a retaining wall will offer you more use of your land with the added benefit of creating a unique and elegant look for your landscape design.
