Because most new planned communities have HOAs whether you’re buying a detached home, condo or townhome, factoring in that added cost is a necessary part of your home-buying budget. And it’s mandatory.

Depending on the amenities, HOA fees can be a big bite out of the budget. Monthly fees typically range from $150 on the very low end up to $850. According to a 2015 study by Trulia, the average monthly HOA fee in San Diego County was $296.

What does that payment cover each month? That depends on where you live.

The most basic HOAs maintain the common areas of a community.

That can be landscaping, but it can also include a recreation center, a pool and walking trails. The general rule is, the more amenities, the higher the fees. Some high-end condominium complexes have everything from concierges to 24-hour security as well as fitness centers, spas, saunas and conference rooms.

or townhome complex will cover most things outside the individual units, such as the roof, paint, elevators, heating and air conditioning in common areas, and pest control. The HOA should also have insurance for the exterior of the building.

City services such as trash removal, water and sewage are also commonly covered by HOAs and, oftentimes, cable services will be included with the fees. The dues in planned, single-family-home communities often include security in gated communities.

amenities, HOAs also have rules, called covenants, conditions and restrictions (CC&Rs) that all homeowners must follow. That can be anything from how many cats you can own and what color you paint your house to whether your kids can play in the street or you can have a boat in the driveway.

HOAs are responsible for enforcing these rules and often pay a professional property management company to communicate with the homeowners and make sure everyone is in compliance. Property management companies are also responsible for the community’s

As guests drop in they admire the lush oasis, which, in your dream, you casually shrug off as ‘just a little gardening to keep the green thumb happy.’

The beauty of a container garden adds a special touch to summer relaxation, so building and caring for them shouldn’t take all your spare time. With a little planning and the right plant choices, you can surround your friends with foliage.

Container displays can be planted in anything that isn’t copper, from terra cotta or glazed pots to tin cans, old boots, or items that hold soil but have drainage. Use your imagination and let the pot become part of the display, reflect-

ing your style: formal, whimsical or color coordinated.

When choosing your container, make sure it has drainage holes in the bottom or drill a hole in the center before you fill it. Use fresh potting mix each year for planting to avoid buildup of salts in the soil.

Mix in a granular fertilizer before you plant, and feed your containers two times per month with a balanced, liquid fertilizer.

Before diving in and filling up your containers, assess the space where it will reside. Large containers are a bear to move about, often needing a dolly, so place your container carefully with eye to how it fills the space and plan to leave it there.

Locate the containers near to a water spigot on the house, or pop in an automatic drip system specially designed for containers and available at local garden centers.

These drip systems save you time and water, and can be customized

to provide different pots with different amounts of water.

Give in and go big and bold for at least one large container, and step down in size for other pots around it. Larger containers allow for more plants and greater impact, or display a single trophy specimen well.

Cannas, such as Toucan Red, make excellent focal plants in large containers with their big, tropical looking leaves and bright colors. Plant with strong-colored, colorful calibrachoas to tumble out of the pot and sun daisies (Osteospermum),to add drama to semi sunny locations.

Colors play a role in containerized plantings. Soft colors are soothing and relaxing, while bright, saturated colors brighten the area.

When planting, place tall plants in the center, medium sized plants around the sides and vines, such as trailing petunias or vincas, to tumble over the edges.

For easy-care beauty, geraniums are excellent choices. There are many wonderful varieties of geraniums to please every designer’s eye. Look for geraniums to cascade over pot edges or add depth to centers of medium sized pots, in colors of pink, salmon, rose, white or lavender.

If you’ve over-wintered geraniums, return your plants to an outdoors environment after the average last spring frost. Place geraniums in a protected area away from sun and wind. Quickly drag them back inside should frost threaten, or cover them with a blanket.

Look for specials at local garden centers for perfect annuals for your containers. Many of our greenhouses and garden shops are ready to help with planting plans for the design-challenged, or ready-made combinations for instant beauty on the patio.

Jazz up your entertaining this summer with a bevy of potted beauties. Your friends will envy you, your family will be proud, and you can relax.

By Brent Glasgow, Angie’s List Angie’s List (TNS) If you can’t wait to plant a summer’s worth of nutritious and delicious vegetables, maybe you don’t have to. With the right equipment and attention, you can maintain a successful indoor grow room. Once transplanted outdoors, your plants will flower quicker and produce a faster harvest than those started outside.

HOW TO GROW PLANTS INDOORS Purdue University Horticulture Extension Educator Steve Mayer says one element is paramount.

“Good light is critical when grow-

ing vegetables and flowers from seed indoors,” he says. “In many cases, gardeners need to add artificial light.

Plant lights or even shop lights can be useful, and it’s best to purchase an automatic timer.”

Along with natural humidity and good air circulation, Mayer says mimicking the light-free rest plants get at night is equally essential.

“Cooler temperatures are important — night temperatures of 60 to 65 degrees for most plants, except cool-season vegetable crops around 55 degrees,” he says.

As for what to plant and when, consult your local garden professional, extension office or a farmer’s almanac. Where and how you set up your indoor grow operation is up

Master Gardener Sue Arnold starts seedlings prior to the outdoor season and brings her valued perennials in for the winter each year, all in her basement. For seedlings, Arnold utilizes repurposed shop lights on a timer and adjustable shelving.

“You can buy expensive lights, but all you need are fluorescent lights in the warm and cool range that you can get at the big box stores for way cheaper,” Arnold says. “You have to be able to adjust the lights or the shelves up and down (as the plants grow).”

Arnold plants seeds (according to package label) in moist, sterile soil placed in containers that allow excess water to drain out of the bottom. Sh≠e keeps light on her plants 16 to 18 hours per day.

When conditions are right for outdoor transfer, Arnold suggests patience.

“You want to take them outside at night first, so they can adjust,” she says. “Never, ever go from under the grow lights to the sun. They’ll sunburn and croak, or at least be severely damaged. Start them out under a shade tree.”

“You’d be surprised how little it costs to get done,” Strenzel says.

“There’s so much enjoyment and happiness that comes from it.”

Strenzel got most of his growing knowledge online, through articles and videos.

“Everybody has a different opinion on all of this,” he says. “You go on YouTube, do a video or make a comment, and a hundred million people can tell you how you’re wrong about every aspect. It doesn’t have to be done any certain way or order to make it work. You need dirt, water, light and to spend time with it. You do that, you’ll have plants.”

The project inspired Strenzel to nearly give up meat entirely.

“I feel so much more energy and hydrated all the time,” he says. “I feel younger.”

Tips for Sellers on Negotiating Multiple Offers The Colorado real estate market continues to be competitive due to low inventory and high demand.

By Suzanne Plewes This means CRS, ABR, CDPE, GRI that multiple offers are Broker Associate at more likely if RE/MAX Alliance you are selling your home this year. Receiving multiple offers is a dream scenario for most sellers, but it’s important to handle it properly to maximize its benefit. Here are a few tips that may help.

Set a Deadline In some markets, multiple offers can be predicted ahead of time.

It may make sense to disclose a specific offer submission deadline.

Why? It prevents one buyer from quickly swooping in with an offer with a short response deadline, pressuring you to respond before knowing what other offers may be coming.

More buyers at the table at the same time will drive up the selling price. The offer deadline increases that possibility. Keep in mind, however, that this only works in select markets. Defer to your real estate agent’s advice.

Give All Buyers Equal Opportunity When buyers submit their initial offers, they may not yet know just how much competition there is for your home. It’s a good idea to return to all buyers, disclose the number of offers received, and give all parties an opportunity to submit their best and final offers. You may be surprised at the results.

buyers to submit their best and final, give all buyers equal opportunity at this stage. The sense of urgency increases once buyers know that others are interested in your home. Thus, a buyer who originally submitted a lower offer could end up presenting the highest offer in the end.

Review All Offer Conditions Any good real estate agent will tell you that offers are about more than just price. Deadlines, contingencies, deposits, and other conditions are extremely important factors as well.

For example, if one buyer submits an offer for $450,000 but has a home to sell and another buyer offers $445,000 without a home sale contingency, then you may be more inclined to go with the lower offer.

Likewise, when comparing two equal amount offers, you may go

with the buyer financing 80 percent as opposed to 100 percent, since the 80 percent buyer appears more financially stable and is less likely to have issues with obtaining mortgage approval.

Consult with Your Agent The potential scenarios of negotiation are endless, so you should always consult with your agent when reviewing offers. He or she will help you evaluate risks based on his or her extensive experience. This will enable you to make smarter decisions when it comes to selling your home.

Taylor Anderson, a Front Range resident, says that it was precisely that feeling of wanting to spend her free time

How to attract the ‘right’ buyer

: I’ve dedicated 35 years, plus a solid million dollars, to create a 200-acre rural sanctuary in the far north of Arkansas. It is the essence of natural beauty, total quietude and complete privacy, and only 14 miles from a nearby town with food, other services and medical providers.

I’ve constructed a 2,600-square foot “man cave” and related storage buildings suitable for a high-end hermitage or home for a couple. It’s truly an ideal family or generational compound. The only local permit requirement relates to septic placement. And my current total taxes on the combined home and land are under $1,400 a year! (I know that’s shocking but true.)

But now I have been told I have cancer and am getting my business in order. A major aspect of that process is to find the right buyer for my property. I don’t want to sell the property before I die because I want to live here in peace and quiet for the rest of my life. I want the marketing plan to kick in following my demise.

But when it comes to marketing your property, there are plenty of options and opportunities. While your estate may need to ultimately go national to find the right buyer, it’s much more likely that you’ll find someone who wants to buy your property within a few hundred miles of its current location.

We suggest you start at a local level by talking to people in the community and targeting real estate brokers and agents that handle larger and more expensive real estate transactions in your area.

You’ll want to find agents that work with larger land purchasers or with wealthy buyers from outside of your area that seek land or properties like yours.

While the property you describe sounds beautiful, there is a limited market for people that might want the property for the use you have envisioned or who can afford to maintain it. But there may be more people who could envision a small development of weekend retreats or even retirement homes, or who might have other ideas in mind for

Depending on your site and the natural amenities it offers, your target audience may not be an individual but a developer.

Since we haven’t seen it (send pictures!), we can’t say for sure what your land may be best suited for, but real estate agents who deal with large properties may be able to give you better insight into this issue.

Once you determine who prospective buyers might be, and where they might be coming from (the nearest metropolitan area, or perhaps New York or abroad), you can develop marketing plans to target them. This will undoubtedly include building a website loaded with photos, video and other information about the property, getting the property listed inside websites like Trulia and Zillow, which draw millions of “eyeballs” each month, and running ads in local or national magazines and newspapers that target your prototype buyer.

If your property is in an area that is well-known nationally, like the Ozarks or within an hour of Branson, Mo., you’ll have a better chance at marketing the property to a national or global audience. You can use your marketing to leverage the brands of those well-known attractions.

But, people who already are familiar with your area are far more likely than a national or global audience to look at and ultimately buy your property. To that end, you might want to get creative with the marketing of the property, offering to host an event for a local charity at your property, which might draw

If you draw a circle of about 150 miles all around your property, that’s most likely where someone will come from to buy a vacation home.

It might well be that your buyer is in Tulsa, Memphis, St. Louis and other metropolitan areas that are within a couple of hours drive of your property.

You’ll certainly want to interview real estate agents and brokers who have connections to brokers in all of the communities that fall within your area of opportunity. Many agents and brokers have referral networks, either through their own personal connections or their affiliates through the national real estate brands they work for (like Coldwell Banker, Sotheby’s, Berkshire Hathaway or Century 21).

Finally, you could set up a global auction for your property. There are many good companies (both online and off) that provide this service for high-end properties, and take care of all of the marketing work that goes along with it.
