The busier springtime market is fast approaching, so buyers (and sellers) may be interested in taking steps to prepare. During this time of year and into the summer, sellers are eager to list their homes and buyers have opportunities to explore newly available inventory. If you’ve been gearing up to start shopping for your dream property, now is the time to work with your agent to make preparations. Here, we share insight into the market so you can head into the spring market with confidence:

If you’re looking for homes priced below $3 million, it’s critical to be aware that you’re working with a very strong seller’s market. Two Colorado metros among strongest economies in U.S. Cities

Despite predictions for a slowing economy in 2023, the 2022 economy showed strength. The economy grew sharply at the end of 2022, with an expansion of 2.9% in the 4th quarter, according to a report from the U.S. Chamber of Commerce.

Cities nationwide were robust economically. The states of Utah, Texas and Colorado had the largest number of bestperforming large cities. Two of the top fteen metro areas are Colorado havens — Colorado Springs and Denver-AuroraLakewood.

Ranking No. 9 in the nation, Colorado Springs showed almost 7% employment growth from 2015 to 2020 and 5% wage growth over the same period. Colorado Springs is home to 735,480 residents and nearly 37% hold a bachelor’s degree or higher. The city ranked No. 27 for employment growth out of 200 cities, No. 51 for wage growth and No. 42 for adults with a bachelor’s degree or higher.

The metropolitan area of Denver-Aurora-Lakewood experienced over 4% in employment growth and 7.5%

in wage growth. The area has 2,928,437 residents and nearly 45% hold a bachelor’s degree or higher. The city ranked No. 52 for employment growth, No. 32 for wage growth and No. 15 for highly educated adults.

Employment growth in the top 15 large cities ranged from 2.5% in San Jose, California, to almost 20% in Provo, which also ranked rst in wage growth — 28% from 2015 to 2020, reports 24.7 Wall Street.

The best-performing large cities in the United States were noted by 24/7 Wall St. after reviewing the Milken Institute’s report Best-Performing Cities 2022 – Charting Economic Resilience and Opportunity — which evaluated metropolitan areas on 11 factors such as employment and wage growth.

Here are the top ve cities with the most robust economies, according to 24/7 Wall Street and the Milken Institute.

Increasing the velocity of your wealth: Shelter capital gains through opportunity zone funds

capital gains tax liabilities from any (stocks, bonds, real estate, etc.) prior to investment can defer, reduce, and possibly eliminate the tax due if all the criteria are met. Tax savings are only available when an investor is willing to retain the investment in the Qualified Opportunity Zone Fund for specific periods of time. The greatest benefit occurs if the investment is held for 10 years.

If you are going to invest in an Opportunity Zone Fund, you need to do it within 180 days of the sale of the appreciated asset. The investor may invest the return of principal as well as the capital gain, but only the portion of the investment attributable to the capital gain will qualify for the tax on any appreciation of the Opportunity Zone Investment.

Often real estate is owned by an entity, rather than an individual. An investor who receives a capital gain from a pass-through entity, like a partnership, an S-Corporation, or a trust/estate, has 180 days from the end of the calendar year to make an investment in an Opportunity Zone Fund, no matter how early in the calendar year the entity realized the capital gain.

Any time you have to pay a large amount in taxes when you sell an asset, the velocity of your money decreases.

The rapid price appreciation of real estate since the end of the recession in 2012 has kept many homes off the market. The reason? Current tax law states that a single person can exclude $250,000 of gain from their personal residence, and it will not be subject to capital gains tax. A married couple can exclude up to $500,000 of gain. Those numbers have been part of tax law

for years. The issue now, however, is that home prices have surged. Several years ago, it was very likely you could shelter all the proceeds of your personal residence sale from taxes. Now, with the average sales price over $1 million in Boulder County, many homeowners are finding that if they sell, they can expect a huge tax bill. Therefore, they are deciding not to sell.

According to Chris Bryant of RBC Wealth Management in Colorado, an alternative to signing a check for the amount of the tax due is to invest in an Opportunity Zone Fund. In 2017, the Tax Cuts and Jobs Act created the Qualified Opportunity Zone program to provide a tax incentive for private, long-term investment in economically distressed areas. An

Opportunity Zone is a community nominated by the state and certified by the U.S. Treasury Department as qualified to be a part of the program. That act created 8,700 Opportunity Zones in all 50 states, including a few in Boulder.

Opportunity Zone Funds are available for investors to defer and potentially reduce or eliminate tax on capital gains. The Fund Manager invests in a selection of Opportunity Zone projects. These investments are only available to Accredited Investors. An Accredited Investor is someone with at least $1 million in net worth or $200,000 of annual income as a single person or $300,000 for a couple.

Investing in a Qualified Opportunity Zone Fund has several benefits. An investor with substantial

If you are facing a significant tax liability due to capital gains from any source, exploring the opportunity to invest in a Qualified Opportunity Zone fund would be worthwhile.

Should I get an AC inspection?

It might seem early to start thinking about your air conditioning unit, but late winter and early spring are the ideal times to be contacting your HVAC pro for an inspection and tune-up. A twice-yearly HVAC inspection‚ “once in fall before heating starts, once in spring before you need the cooling.” can catch surprises before they become expensive ones. And regular attention from HVAC techs will add years to the lifespan of your unit. You’ll get ahead on waiting lists if you start making calls now.

Your average AC inspection costs about $100, and if you have a regular service contract with an HVAC provider, it’s often included with your contract. (Incidentally, getting a service contract with an HVAC provider is usually a good idea; it covers things like routine maintenance, and often gives you priority scheduling in an

emergency.) During the inspection and tune-up, which should take about an afternoon, your tech will test all operating temperatures and pressure; inspect the coils, blower, drain line, and motor; verify that the proper refrigerant levels are set; and lubricate where needed. (In most cases, they’ll take a look at the heating side as well, to see if any winter wear-and-tear has led to a need for a repair.)

This inspection does more than just check for future problems. It also improves efficiency, makes the temperature more comfortable and lowers energy costs.

Sometimes the simplest things can result in an air conditioning problem. Consider these things when hot days arrive:

Check your circuit breaker if something goes wrong

Your AC unit draws a lot of power and usually has a dedicated circuit

breaker. If the cooling goes out, check to see if you’ve tripped the breaker.

Keep the outdoor unit clean

Air conditioning outdoor units need venting to function. Don’t let plants overgrow them, and make sure no dirt or debris is getting in.

Don’t overload your thermostat

Even the best air conditioners have an upper limit to how much temperature differential they can account for. Don’t expect your system to chill your home to 60 degrees Fahrenheit if it’s 100

outside. Many systems, especially older ones, are designed for a maximum 20-degree differential.

Replace your filters regularly

This can never be repeated often enough! Running your AC on old filters is like driving your car hard without an oil change. It makes everything work harder, blocks up airflow, and makes the system less efficient. And sooner or later, if your filters are dirty enough, they can lead to a breakdown.

HOME AND GARDEN Leaders in 4-H – Volunteers are the base of the 4-H program

Behind every great 4-H program there are dozens of adult volunteer leaders. These individuals may be professionals, teachers in schools, parents or volunteers in the community. Regardless of the type of 4-H leader, each is critical to the 4-H experience.

4-H leaders support youth as they learn by doing by providing guidance and opportunities for meaningful leadership roles in their 4-H club and community. Each volunteer leader can develop a caring

relationship with members. They work to create a safe environment for 4-H members.

Leaders provide opportunities for youth to build skills in something that sparks their interest. They create opportunities for youth to value and practice service to others, and they allow youth to make decisions and lead. Our leaders create an inclusive environment in which every child is welcome and encouraged to participate. Leaders are also given opportunities for personal

development and training.

People volunteer with 4-H for many reasons. One obvious benefit is to help guide and mentor our country’s future citizens and leaders. Volunteers also develop new leadership skills, meet new friends and have great adventures. Adult volunteers play an important role in 4-H youth education programs. They coordinate local community clubs and help to plan and conduct local, regional, state and national 4-H events.

What if I want to become a leader? What do I need to do?

To become a 4-H leader you need to have a sincere interest in the safety and well-being of youth, have a desire to facilitate and motivate youth while nurturing self-esteem, decision-making skills, responsibility and leadership. Leaders also need to have an interest in working in partnership with other volunteers and professional staff in an educational setting. It would also be helpful to have a willingness to adopt the philosophy, policies and procedures of the local 4-H organization and successfully go through the volunteer training process and background check.

Depending on the role an individual takes on, a leader may need the ability to organize information and materials, delegate responsibility, ability to work and communicate effectively both verbally and written Leaders often

need a desire to motivate parents and other volunteers as well.

Volunteers often only lead project activities. While that may sound daunting, you don’t have to be an expert in a project topic to be a leader. Project resources, learning along with your members and involving others make it easy to volunteer. There is no limit to the variety of 4-H projects or activities that can be done.

There are several ways that you can volunteer in 4-H. 5 benefits of investing in wood furniture

Creating an inspired space takes the right combination of elements. Accessories and art and lighting and a plethora of textiles are in the mix, but the pieces that build the foundation from which a room is built are upholstered pieces and case goods. I’ll take every chance I get to talk about upholstery since it marries my love of functional art, handmade products, and textiles. But it’s time to let wood furniture shine.

While various options are available on the market, wood furniture has always been a classic and timeless choice that offers both durability and beauty to a room. With a wide range of styles and finishes available, investing in wood furniture can be an excellent way to elevate the look and feel of your home or office, while also providing long-term value‚ and pieces to be passed down through generations.

Let’s explore a few of my favorite benefits of investing in wood furniture.

Quality wood furniture lasts a lifetime

Buying cheaply made furniture may save you money upfront, but it will cost you more in the long run. When estimating the value of a piece, look beyond the sticker price and instead estimate the cost per use of an item over its lifespan. If you compare the price to the number of years a high-quality piece is likely to remain in use, wood wins every time.

When I say wood furniture can last a lifetime, that’s really selling a lot of pieces short. Many wood tables, chests and cabinets last many lifetimes, passed down from generation to generation. I’ve been fortunate to have been given a beloved hope chest and dining room pieces used by my greatgrandparents, and I love them more

every year.

Wood tones are one of a kind

One of our favorite things about designing with wood is its one-of-akind character. From an investment standpoint, wood scores definite points for uniqueness. Even if a table is made from the same species of wood, every piece of furniture will ultimately look different from the next because the grain and natural tones of the wood are unique to each individual tree from which the lumber is sourced. Incorporating wood tones are a subtle way to bring the distinctive textures of the outdoors in.

Wood pieces are versatile

Truly nothing beats the versatility of wooden furniture. Pieces like chests of drawers are so flexible, they can work tucked into a nook or a hallway, or they can serve as a dresser or as nightstands (for those of us with small closets). A great console can welcome guests in an entryway one year, divide a room and display gorgeous lamps behind the sofa the next, only to be tucked into a nook the following year for a fresh work-from-home space.

Wood tones are playful

Wood’s ability to mix, mingle and

blend is unmatched. Using multiple wood tones in a room creates flow and movement. I firmly believe that when executing a design, wood pieces are things you can play with. A stained piece of wood furniture, or one painted in a neutral black or white, can move freely through many a space, something that not every piece of furniture with a bold color or specific pattern can offer.

Wood is easy maintenance

Most wood furniture can be easily maintained by simply periodically wiping it down with a damp cloth and then wiping away the remaining moisture with a dry cloth. We recommend that you use cotton, as synthetic fibers can cause surface scratches on softwoods and finishes. When considering a wood piece, be sure to ask your designer if it comes with any special cleaning instructions as some specialty finishes require a little extra TLC. As with anything you buy, misuse and little accidents can create damage over time – which is why we always keep coasters on hand in our living room (even if our kiddo never takes the hint!).
