Shifting to a retirement home isn’t just about square footage – it’s about freedom. Less space often means reduced maintenance costs, no more snow removal or a large yard to maintain, and potentially lower property taxes. Financially, it’s a great way to adjust your living expenses to fit a retirement budget, which might be mainly based on fixed income sources like social security benefits or retirement savings.
The first thing to do is to assess what you genuinely require in a home. Do you want easy access to shopping centers or prefer a quieter retirement community bustling with social events? Accessibility features, such as step-in showers, are also essential, as they can enhance the quality of life in the long run.
Downsizing can release equity from your home, especially if your mortgage is paid off. Lower interest rates can lead to smaller monthly mortgage payments, leaving you with extra cash. A real estate agent can help you find the best deal on your new home, but be careful not to pour all your equity into it. Remember to leave enough money for other

Despite recordhigh interest rates, home prices continue to rise in some regions. e current average interest rate for a 30-year xed mortgage is more than 7.5%, actually down eight basis points since last week, according to BankRate.com. Yet a year ago, the rate averaged 5.13%.
Even with interest rates hitting their highest in more than 22 years in August, home prices rose 0.9% in June compared to the previous month. e reason? Demand still outpaces the supply of homes for sale, according to Realtor.com® and the S&P CoreLogic Case-Shiller 20city house-price index. Home prices were up for a fourth month in a row, though U.S. home prices were down 1.2% nationally on a year-over-year basis.
Higher mortgage rates make it
harder to buy a home, yet home competition is still hot, driven partly by a lack of inventory, which is also exacerbated by high-interest rates.
e record-setting rates are a hurdle for buyers and sellers alike, resulting in would-be sellers opting to stay put rather than move. Many are unwilling to trade their low-interestrate home for a new home with a higher interest rate.
e lack of for-sale homes fuels the price increases. But Realtor.com economist Jiayi Xu has a hopeful outlook, pointing to a shrinking inventory gap between demand and supply, with a 2.4% improvement over last week. “If the current trend of a narrowing gap in inventory persists, it will be very likely to see more newly listed homes available than the record low set last fall and winter,” she said.
As for interest rates, experts say there is a tipping point – a rate that would bring more buyers into the market and possibly more sellers. Recent research suggests the “magic” rate for buyers is 5.5%. If the 30-year rate fell to 5.5%, more
home buyers indicated they would purchase homes, according to John Burns Real Estate Consulting in April. e company surveyed over 1,300 homeowners and renters and found that 62% of prospective buyers who plan to buy their next home with a mortgage said that they believe a “historically normal mortgage rate” is less than 5.5%.
Rates are high now, but the good news is that they are expected to fall over the next few years. In its July housing forecast, Fannie Mae expects the 30-year to go below 6% at the end of 2024.
Even so, home buying and selling isn’t entirely driven by nancing.
e compelling need to change when life circumstances change is hard to ignore. e type of housing people need changes with evolving family needs or career shifts. As family and life events happen, the need to sell becomes more pressing, overriding interest rate squeamishness.
So, as summer comes to a close, buyers and would-be sellers alike are looking for interest rate relief this
fall. According to Xu, a “glimmer of optimism” lies ahead, with mortgage rates possibly coming down. Some experts say the Federal Reserve might hold rates steady at its next meeting in September.
Slowing – and possibly lowering – rate hikes would be a welcome change for the real estate market.

The value of real estate is often determined by its potential. When a seller places a property on the market, they often have not done any research as to what the best use of the property might be. Knowing exactly what can be done with a property in the future will often bring added value to the sale.
The seller of vacant land might know the size of their lot, but they may not know the potential of what can be built on it. When an owner decides to sell, if the owner and Realtor can anticipate the questions a buyer might ask and have answers to them on hand, the sale will likely go more quickly and sell for a higher amount.
Many of our cities are at build-out, or close to it. The housing stock in many counties across Colorado is aging. Due to those facts, many buyers are looking for homes that can be rehabbed, expanded or demolished and built anew.
Our municipalities have a variety of land use and site planning rules that apply to residential construction and expansion. Many of those rules can be fairly complicated and require a permitting process. For example, rules like calculating the angle of
a home so that it doesn’t block the solar access of a neighbor. Also, the lot size will dictate the size of the home that can be built on it. The zoning regulations might allow a second unit if the lot is big enough. You get the idea!
As a seller, you would be well served to request a professional architect’s vision study. As an example, you could sell a vacant lot for quite a bit more if you had confidence that two units could be built instead of one. Or, if you had a ranch-style home, you could probably sell it for a higher price had you confirmed that a second story could be built on the home.
There might be county, city, AND Homeowner Association (HOA) rules that could dictate what you can do with the property.
A legal ADU can provide a source of additional income for an owner who would like to rent out part of their property. Municipalities have a variety of permitting rules and guidelines to follow for the
construction of such a unit. Characteristics of the existing property will determine if an ADU would be approved and what size it might be.
Most cities and counties have limits on the size of the home that can be built, or the maximum size of improvements that can be made. Often the size of the home
is limited by the size of the lot or zoning restrictions. The larger the square footage of a home that can be built, the more the value increases accordingly.
