POINT (People and Organizations in North Toronto) is a long-established volunteer planning and advocacy agency for social and health services, and is the information centre for these services in the North Toronto community. The North Toronto community is bounded by Bathurst Street to the west, St. Clair Avenue and Moore Avenue to the south, the Don River to the east, up to the 401 Highway to the north. POINT is pleased to produce the North Toronto Seniors’ Housing Directory for local residents and anyone else beyond North Toronto, who may find this Directory to be useful (to their family and friends). We also have a registry for those who require, or who are available for home help/homemaking. Every effort has been made to provide accurate information in this Directory. Any errors and/or omissions can be brought to POINT’s attention, and will be amended in a future reprinting. INTRODUCTION There are many types of accommodation that will assist seniors to remain in the community longer. If the senior is still generally independent but would feel safer in an environment where there are people around, a senior could consider moving into a retirement home. Retirement homes all have different prices tied in with a variety of services so the senior must be mindful of their income level. Retirement homes usually provide accommodation, meals, medication management, laundry and social activities. They are covered by the Residential Tenancies Act. If a residence belongs to the Ontario Retirement Communities Association, the acronym ORCA will be listed beside their address. Life Lease residences provide older individuals with a life time right to occupy a unit and have access to communal facilities and services. The person acquires a life lease through a single upfront payment. Depending upon the residence, the amount of that payment can be affected by various factors, including their life expectancy and the redemption value of the unit at the end of the lease. Monthly fees cover management and upkeep. (Source: Canada Mortgage & Housing Corporation)

If the person is still independent but would benefit from being around other seniors, there are independent seniors’ apartments. Generally, there is no care provided in these apartments. Community services can still be utilized in this type of residence. The buildings listed in this directory are government subsidized. There is one co-operative in North Toronto. “Co-ops” have both “market rental units” (if the resident is paying the full market price), and “subsidized rental units” (where the resident is paying only a portion of the full market price). The balance of the housing charge is paid by the subsidy program that the co-op works with. When a senior’s income is so low that it is no longer feasible to pay market rent, then rent-gearedto-income housing is a possibility. This type of housing is also known as social or subsidized housing. Housing Connections offers access to rent-geared-to-income housing in Toronto. This means that tenants receive a subsidy so that their rent is equal to about 30% of their income before taxes. If seniors’ apartments are desirable but the senior requires additional help with obtaining services, there are supportive housing buildings. The senior is still independent to a point but there is a coordinator on site to assist the senior in obtaining services and some complexes have a main dining room for meals. If the senior requires more medical care, then one might look at long-term care facilities. Longterm care facilities provide accommodation, meals, medication management, laundry, social activities and professional nursing assistance with personal care needs. In order to apply to one of these facilities, the Community Care Access Center (CCAC) must be contacted. When applying for this type of facility, government funded community services should be explored first to ensure that these services are not adequate to enable the client to remain in the community. If a facility belongs to the Ontario Long Term Care Association, the acronym OLTCA will be listed beside their address. 2

GOVERNMENT SUBSIDIZED SENIORS’ ONLY APARTMENTS Seniors are eligible to apply for subsidized apartments when you are the age of 60.

How to apply:  Download application forms and instruction from www.housingconnections.ca OR  Call Housing Connection’s automated telephone service line at 416-981-6111 (Press “1” for general information, then “1” again for information about the application process, then “2” to order an application.) OR

 Visit the main Housing office, which is located at 176 Elm Street, Toronto (close to Dundas Street West and University Avenue) to pick up forms and a drop off box where you can leave completed forms.

Toronto Community Housing (TCH) provides mixed income social housing to 164,000 low and moderate-income tenants in 58,000 households including seniors, families, singles, refugees, recent immigrants to Canada and people with special needs. The government subsidized list on the previous page provides seniors only buildings, while the subsidized buildings shown on this page are available to many groups of people including seniors. Toronto Community Housing offers rent geared-to-income housing and market rent units. About 93% of tenants pay a subsidized rent or rent geared-to-income.
