DRIVING: THE ELECTRIC WAY We interviewed The Murray Group (Plymouth) to clear up any myths you may have heard about electric cars and find out the benefits of owning an electric car in Plymouth. There has been some general concern in the press regarding the residual values of electrical vehicles in around 3-5 years becoming very low, less than say the residual of a standard vehicle due to the longevity of battery cells, what’s your take on this? There is absolutely no denying that electrification is the future of driving and as a result of this, the industry has seen an exponential advancement in the technology involved in producing EVs in recent years. Manufacturers are wholly committed to pushing the boundaries of EV performance and capability and as such, there should be little reason to worry about the residual value dropping. In fact, as the motoring infrastructure moves more towards accommodating EVs and away from ICE vehicles, it is predicted that standard petrol and diesel cars will see a significant decline in residual value. On average an EV battery will decrease by a maximum of 2.3% capacity per year, giving an estimated lifespan of around 200,000 miles to most electric cars. In comparison, the average lifetime mileage of a standard ICE vehicle is just 133,000 miles. Statistics show that after 3 years, an EV will retain 48.9% of it’s value whereas a petrol or diesel one will retain 40%. In addition to this, the batteries used to

power EVs serve a sustainable purpose after leaving the car. Whilst they may no longer have enough oomph to power a car, they remain strong enough to be paired with solar energy and serve as a secondary source of energy for your home. One of the reasons people tend to hold off buying electrical vehicles is because they don’t want to be sat in a charging station every 150 miles, in your range of EV vehicles what is the furthest distance these vehicles can travel on one charge? Again, technology is advancing at a rate which means that ‘range anxiety’ is becoming much less of a concern for EV drivers. Range varies from model to model and brands are continually striving to increase this. As a rough guide, the Volkswagen ID-3 boasts acclaimed range of 336 miles. With the multi award winning Hyundai Ioniq 5 and Kia EV6 claiming 320 and 328 miles respectively. MG’s ZS EV can run for around 273 miles on a single charge and the Skoda Enyaq approximately 252. Where can people find charge Points in Plymouth and how much does it cost? Charging your electric vehicle in Plymouth is much easier than you might imagine. There are several Pay As You Go charging points operated by Swarco and Pod Point around the city. Most of these are 7kWh chargers but there are some 22kWh points too. Additional charge points can be found at most health care and Livewell sites. Plymouth is also taking part in the Clean Streets scheme, with pop up chargers being installed in several locations. Apps such as Zap Maps enables drivers to locate their nearest charge point around the city. Charging prices range from 25-30p per kWh although some may also require a connection fee, which is usually in the region of £1.

What are the governments doing to increase charge points in the UK and what’s the time span? The government have pledged to install 300,000 charging points across the UK by 2030. They have set aside a £450 million fund to support Local Authorities in increasing their provision of EV charging points. Alongside this, there is an additional £950 million Rapid Charging fund to aid the aim to install 6,000 rapid chargers across the UK’s motorway network – which is 5 times the number of fuel pumps currently available in UK filling stations. How long does an average EV take to charge fully? Charging speeds are increasing all the time and depend on the charger you are using. For example, a VW E Up! Can charge to 80% capacity in around 4 hours using a standard 7kW charger. An MG ZS will take around 8 hours with a 7kWh charge point but is capable of charging to 80% in just 54 minutes, using a 50kWh charger. The steady introduction of public rapid chargers is revolutionising the speed of charging your EV with the Skoda Enyaq capable of charging to 80% in as little as 36 minutes. Similarly, the Ioniq 5 takes just 18 minutes to reach 80% capacity with a 350kWh charger and a mere 5 minutes of charge time will give you 100km range in the same vehicle. As a rule of thumb, you can calculate charging times with the

following equation: Battery Size (kWh) / Charger Power (kw) = Charge Time Are there any government incentives to install charge points in a home or property? The government have recently replaced the EV Home Charge Scheme with the EV Charge Point Grant. This is available to all domestic properties and owners can claim up to 75% off (with a cap of £500 including VAT) total capital costs of charge point installation and costs. What are the Savings of running an EV? When taking into account differences in fuel, tax and insurance the cost of running an EV is falling whereas the cost of running an ICE vehicle is on the rise. On average, EV drivers can expect to run their vehicle for £579 less per year than if they were driving a standard combustion engine one. How Often do I need to service an EV and Where do I take it? Advice can vary from manufacturer to manufacturer, so it’s best practice to consult your owner’s manual to be certain. An electric vehicle has fewer moving parts, so in theory there is less to service and on average you can expect to have your EV serviced every 2 years as opposed to the traditional yearly intervals. It is always advisable to get your vehicle serviced at an authorised main dealer, who are fully equipped to address any potential issues. What’s the Lifespan of a new EV? Contrary to the popular belief that an electric battery will just ‘stop working’ at some point, similar to that of a smart phone, it will simply reduce in capacity over time. Once again, the exact lifespan depends on how you treat your vehicle but owners of a new EV can expect it to last for between 10 and 20 years currently. When are Manufacturers looking to change to just EV and what will the future hold? With the government pledge to stop the manufacture of new ICE vehicles by 2030, most brands have set their own goals for EV production. Volkswagen have pledged to be 70% EV by 2030. Kia have rolled out their EV offering to wide acclaim, with the EV6 winning Car of

the Year in What Car’s 2022 Awards and a total of 7 EVs in the offing by 2027. Hyundai has lofty ambitions to become the world’s third largest EV maker by 2025 and they are well on the way with 17 new models delivered or in the pipeline. MG are fast building a reputation for creating stylish and capable cars that deliver.

be where he met his now described ‘Keane & Parker’ family, being Neil Parker, Heather & Becki.

‘Home is where the heart is’ may be an overused proverb, but it’s something that Mark Keane, Heather Porter and Becki Lewis of Keane & Parker Estate Agents know all too well. After years of working in the property industry and experiencing first-hand how a house can be far more than just bricks and mortar, their ethos and values in how to run an estate agency business are solely built around the need to support the people involved in the process, instead of just focusing on the transaction.

ogether, they have a profound knowledge of the industry and an experience combined of over 75 years, this Plymouth-based estate agency is quietly establishing itself as the name to trust in the property sector. With Becki currently nearing the end of maternity leave, we took the opportunity to speak to Mark & Heather to find out more about them, their business, and why their formula is so appealing to sellers and landlords. Mark began his working days on the M&S shopfloor in Plymouth, a place where he believes he learnt his core values in customer care. After a few years on the shop floor and a nine-month trip to Australia under his belt, he wanted to move away from retail, and in 1999 he was offered a job at Constables Estate Agents on North Hill in Plymouth. It didn’t take long for him to realise that with his combined customer care background and a keen interest in property, estate agency was an industry which provided huge opportunity in which to build his career. During the next 6 years, Mark worked hard to learn as much as he could about the various ways in which a property can be marketed, sold and transacted. With a handful of stints appearing on BBC Homes Under the Hammer, managing two offices for another corporate firm within the city, and being integral in advising many developers in Plymouth on new build schemes, Mark was a genuine asset to those who wanted good honest advice on all property matters. It didn’t take long for him to be noticed, and he was offered a senior role in a large and much respected independent estate agency which operated across Plymouth and the Tamar Valley. Little known to him at the time, this would

Working in independent estate agency was different, Mark found his individual flare and desire to focus solely on the customer and their journey was taken far more seriously. He enjoyed the process of helping people move and seeing their next chapter unfold, which was most rewarding. During his time there, Mark became a Director of their New Homes Department and expanded the business into the South Hams where he sold luxury waterside and country homes. Mark had employed Neil Parker during this time, and they became a brilliant team and good friends. They both recognised that estate agency was evolving, and that you were able to offer a much greater and more personal approach than your traditional 9-5 business. Mark wanted to put his skills to the test, and knew he wanted to do it with Neil. “I knew the time was right, agency was changing and I was passionate about a service focused business.” – Mark In 2017, Keane & Parker was born. They set the company up with a mission for it to be a customer care-driven business. The first 6 months are challenging for any estate agent start-up as it usually takes around 6 months to see any income, but Mark had an excellent reputation and was well respected amongst his peers, it didn’t take long for the business to evolve with Neil at his side. By complete coincidence, Heather also began her career in property at the same Constables office as Mark on North Hill in 1988. Since then, her roles have varied within the industry from valuing property, company administration and managing sales through to completion. During her career, Heather took an opportunity to work within a local law firm within their conveyancing department. This gave her valuable insight into the legal practice and a far better understanding of the process, which is now key to her role in supporting their clients through the sale, which is often a most demanding and stressful period for anyone buying and selling. It was in 2006 that she then joined the same company as Mark, and they became firm friends and colleagues. It was a natural step that when Mark & Neil wanted to bring someone in to support them, that Heather was

their first choice, and she joined the Keane & Parker family in late 2017. In 2020 Neil decided it was his time to retire, having had a career of over 40 years in the business and being there to support Mark on his journey, Neil knew the company was being left in good hands. By complete fate, Mark saw the opportunity to bring another former colleague Becki Lewis, into the ‘family’ and the perfect time to embark on expanding the business into residential lettings. Becki had been busy working in the lettings sector for the past 10 years and was looking for an opportunity to work alongside people she trusted. Becki knew instantly that she could grow her portfolio of rental property within the safety of a strong team and with people that knew the business. In a short space of time, Becki has created a portfolio of over 50 managed properties, typically being luxury and modern homes across the city, waterfront, and the wider area with a number of premium clients such as Urban Splash at The Royal William Yard. number of available homes. It has also led to more owners deciding against selling after agreeing a sale, as they themselves have struggled to secure a new property to purchase. Mark also said ‘we have experienced some highly competitive listings, and we often have to ask for all parties to make their best & final offers, it is always a delicate process and emotions run high at these times’. The average house price has risen 9.8% from March 2021 to March 2022 and currently stands at £278,000 for the UK. This value increase is forcing people to compromise more on things like spare bedrooms, garages, parking and of course, location. The property market is especially strong in the Southwest, the pandemic created an opportunity for traditional city dwellers to perhaps reconsider where they could live if commuting was no longer required and technology allowed them to work from home. This realisation has driven a desire for a change of lifestyle, and homeowners and tenants have both sought a more idyllic setting in which to perhaps start a family or simply enjoy the outdoor life more. The West Country has also been a haven for those looking to retire and second homeowners, so with this combined with local demand, there is complete reason as to why there has been such a strong demand on property stock. “We meet home movers from all over the country, but there has definitely been a greater mix of people relocating in the last 12 months” - Heather Either way, the property market appears to reflect the mood and strength of our economy, Mark added ‘Having worked through both very good and very challenging times in the last 23 years or so, it’s important to remember that we are all just people looking for somewhere to live, property prices may change, but the value to the person in finding the right home for them and their family will always be paramount’. SAIL GP The most exciting racing on-water as SailGP returns to Plymouth – Britain’s Ocean City – for the Great Britain Sail Grand Prix on July 30-31.

O

n the southwest coast of England, in an area famed for its rich maritime history and the natural amphitheater of Plymouth Sound, ten competing nations will race it out in identical fast foiling F50 catamarans reaching speeds exceeding 60mph. This is the third event in the global championship’s calendar, following opening events in Bermuda and Chicago. After an extremely successful Season 2 event, the Grand Prix will once again be held in partnership with Plymouth City Council. Last year the event drew an estimated 27,500 spectators and brought in a $9.5 million boost to the local economy. The event also won the gold award in the Devon Tourism Awards, for Tourism Event/Festival of the Year.

In addition to having two action-filled race days, SailGP’s Inspire program aims to give area residents and its youth an exciting agenda to use the power of sport for good while developing sailing as a sustainable sport. In 2021, SailGP partnered with Plymouth based Ocean Conservation Trust to connect sport and conservation, with a programme of free engagement and educational opportunities, a mammal protection plan for the racing weekend and the restoration of seagrass meadows in Plymouth Sound National Marine Park. For 2022 – alongside continuing this important conservation and development work aligned to the National Marine Park – the city will also sign the league’s Climate Action Charter, committing to local impact projects that focus on clean energy impact and wider ocean conservation. Fans in Plymouth will be able to witness some of the most incredible on-water racing scenes and get up close to an impressive line-up of world-class athletes and top sailing nations. The lineup for SailGP has expanded for this season, with Canada and Switzerland joining defending Season 2 Champions, Tom Slingsby’s Australia, home favorites Sir Ben Ainslie’s Great Britain, Denmark, France, Japan, Spain, New Zealand and the United States.

MIKE LEGASSICK SAVINGS & INVESTMENTS Mikes relationship with the finance profession goes hand in hand, except for the complex jargon that tags along with it. He believes there are ways to explain complicated matters that just instantly make sense and he proves this daily with his clients and did this with myself, the Editor and Myles, the managing director at our interview with him. To be able to understand how people think and creatively phrase the question or explanation has been mastered by Mike through his 30+ years as an adviser and his 10 years studying investor behavioural psychology. As he felt the profession needed some simplicity, Mike decided to write his book called ‘Your Money and Your Life.’

T

he book is composed of two sections. Half is largely about life lessons, and it is important to note, this book is not only about money but also about life choices too. Chapters include Planning for the life you choose, the mistakes we make with our money and how to avoid them, wishes won’t bring riches, and how not to be a workplace prisoner. The other half of the book is focused on how to be a better investor by avoiding the mistakes the vast majority of investors make. Flowing through the whole book is an underlying theme of ‘Life is not a rehearsal’ which is something Mike believes very strongly in. Mike has also designed a website to educate his clients and readers to keep them on the right track when it comes to their finances and mindset. The website, www.saverbehaviour.co.uk is like a Martin Lewis type website but exclusively around how to become a better investor. It is an educational tool, full of bite-sized information and easy to understand explainer video content to educate yourself around money and investing. Amongst some fantastic tools embedded into the website is a calculator which shows historically how much you would have amassed if you began investing just £1 a day in the stock market from the day you were born. We were both shocked when we did this for ourselves. We weren’t even close to guessing how much our investment would have grown too!

The book and the website are not just about money, they are about changing your perspective on things. Mike has done this in a way that is thought-provoking, creative and motivational, highlighting all of the common financial ‘blind spots’ that we make daily without being aware of them. However, reading is one thing, but doing is quite another. If you don’t push yourself, nobody will do it for you. This is where the psychological aspects come into play. Mike will run through scenarios that help you to see things from a different perspective and in turn, reveal a more capable version of yourself and how to be successful.

We can honestly say that we have never had a meeting quite like it before. Mike says the primary objective of any investment is to maintain its purchasing power so invest with prudence in mind, not performance. Anything above this should be deemed a welcome bonus. Investing wisely for your or for your children’s future can be done safely with the help and guidance of Mike. Your retirement funds should enable you to maintain your standard of living without fear of running out of money. As far as planning is concerned, do you know how to accurately calculate how much money you are going to need for the rest of your life so you can live an independent and dignified retirement? In other words, do you know what your number is? Mike teaches you how and explains this in detail in his book. He passionately believes that we should not retire from something, but to something. We need enough purpose in our lives to get up in the morning and enough money to be able to sleep at night. Trusting the stock market with your money is something humans are not well-equipped to do. It can be daunting. Mike tells us ‘One of the biggest mistakes investors make is that they confuse volatility with permanent loss.’ These are two very different things. He then began to explain that the process of investing money into the stock market is comparable to a rollercoaster. As you strap yourself in, your mind is full of different emotions from fear to excitement and adrenalin and you experience the steep climbs and sharp drops and bends and loop the loops. This is volatility. I know a lot of people think the US Federal Reserve controls the stock market or low interest rates or it’s the Illuminati that’s pulling the strings. In reality, the biggest reason the stock market goes up over time is because the economy grows, and corporations become more efficient and earn more money.

Why Stock Markets Go Up Over the LongTerm and How the Patient Investors Benefit The S&P 500 is the 500 largest companies in America Since 1928, the U.S. stock market (S&P 500 value) is up 9.8% per year. I use the S&P 500 as a benchmark barometer quite simply because it represents about 65% of the global economy whereas the UK stock market is only about 5%. Historically the market is up roughly 3 out of every 4 years. There have been no 20-year periods where the U.S. stock market has been

In 1928, earnings per share for the S&P 500 was $1.11 while corporations paid out $0.78 per share in dividends. It was impossible to do so at the time, but if you could have owned an index fund that tracks the collective performance of these companies, those would have been your per share cash flows at the time. By the end of 2021, those numbers $197.87 and $60.40, respectively. This means over the past 94 years, earnings on the U.S. stock market have grown at an annual rate of 6% while dividends have grown 5% per year. Being an investor in the stock market means you get to take part in the profits and cash flows of corporations. You get to benefit from their innovation, investment, and growth. Let’s look at the biggest stock in the market as an example. In its fiscal year ending 2014, Apple had sales totalling more than $182 billion with a net profit of $39.5 billion. In the fiscal year ending 2021, Apple’s revenue was $386 billion, and the company produced net profits of $94.7 billion. Sales more than doubled while the company’s profit was up 140%. Meanwhile in that same time frame, Apple paid out more than $103 billion to shareholders in the form of dividends. And Apple is not alone in paying out dividends to shareholders. This number has gone down in recent decades with the rise in share buybacks, but the average pay-out ratio for S&P 500 corporations since 1928 is more than

50%. This means companies have paid out more than half of their profits to shareholders in the form of cold hard cash. The market value of the entire U.S. stock market in 1982 was $1.2 trillion. Apple alone is now worth more than $2.5 trillion. The stock market goes up over time because businesses get bigger and more profitable and earn more money over time. If you own stocks, you earn a piece of that company, that growth. The stock market also goes up over the long-term because sometimes it goes down in the short-term. And if you think about it — the stock market has to go down. It wouldn’t offer such juicy returns if you didn’t take a punch in the face every once and a while. “Everyone has a plan until they get punched in the face” – Mike Tyson Ten thousand dollars invested in the U.S. stock market in 1928 would have grown to something like $66 million today. That is the staggering effect of compound interest over time for the patient investor. When you invest in the stock market you don’t simply get 8-10% year in and year out. No, you get some combination of huge gains followed by some temporary albeit painful losses. It has to be this way, or the long-run returns wouldn’t exist. Stock markets have always behaved this way. If it was this easy surely everyone would become an investor? If more people were properly educated to the way stock markets work, I am sure more would look to invest over the long term. The primary objective of money is to maintain its purchasing power. Providing your money is keeping pace or outstripping inflation over the long term, it means you never suffer a drop in your standard of living. WHATEVER YOU DO, REMEMBER THIS: We are not just invested up to retirement, we remain invested up to and THROUGHOUT retirement. For most people this is 60 to 70 (working life to death) years in total. How else do you think you will get a sustainable and rising income in retirement? •It costs the same whether you’re buying it in Belgravia or Plymouth. In short, it’s ubiquitous and so an effective way of demonstrating how an easily comprehensible, everyday item increases in price over time. And lo, just recently, Royal Mail announced an inflationbusting increase to the price of stamps! The price of a First-Class stamp rose 10p to 95p on 4th April. That’s a rise of 12%. Suffice to say (spoiler alert), the stamp has risen in price four-fold. Over any meaningful period of time, inflation is dangerous to your real wealth. At current levels, if it persists, it will utterly destroy people’s retirement lifestyles. If “destroy” sounds dramatic, it’s because it is. People will only realise the truth - that risk has nothing to do with temporary volatility and everything to do with the destruction of purchasing power - when it’s too late. When they go to the bank to make another withdrawal from their “safe” cash stash, to be told it’s gone, exhausted, kaput. Because everything that once cost “y” now costs “y” x 4. As investors we own a small part of thousands of these companies, but all companies and economies have tough times every now and again, but they will still be there making profits long after you and I are gone. Managing our behaviour and reactions to all the media nonsense is the way to get these returns for the long-term view patient investor. It was, is, and always will be this way. If your plan, timeframe, and goals have not changed then you should do absolutely nothing as this too shall pass. PLASTIC FREE JULY Plastic Free July is a worldwide movement to encourage people to make the swaps from single-use plastic to reusable so we can have cleaner oceans, streets and a healthier planet.

A

ll you need to do to be a part of the change is refuse single-use plastics and opt for sustainable alternatives. Once you apply to take part, Plastic Free July will offer ideas and resources to guide you in your challenge to better the planet and encourage you to keep up the good work.

How to live plastic-free Reusable water bottles and coffee cups are becoming increasingly more popular and easier to find. Cafes and coffee shops all offer their own reusable alternatives that you can purchase in-store instead of disposable paper cups. Try to resist the urge and wait until you can sit down at a café and order a drink in a durable mug or glass. If you think you may be tempted by a coffee in the day, pop your re-usable coffee cup in your bag just in case you might want to use it later on in the day. In the UK, we are fortunate to have safe drinking water, straight from the tap. Many countries aren’t blessed with this privilege that we often take for granted.

Being prepared within the plastic-free world means making your lunch the night before or waking up early to make them in the morning. Put the contents of your packed lunch into a re-usable container then you won’t need to pop out for lunch and feel tempted by the convenient plastic packaging. If you have made something that needs to be wrapped up, avoid cling-film and opt for a sustainable alternative such as beeswax wraps. Being prepared also comes down to your food shops and knowing what meals you want to have during the week. Make sure you check the use-by dates and cook the foods which have the earliest use-by dates first. Becoming plastic-free means you may have to shop around instead of grabbing everything in one supermarket. Living plastic-free can seem like a daunting and expensive prospect however, these swaps tend to last longer meaning you don’t have to buy them as frequently. Always bring reusable bags. You never know when you might need a shopping bag if you’re out and about so it’s always best to keep one in your bag at all times. Shopping bags don’t have to take up much room in your bag or pocket. You can purchase collapsible shopping bags that compress into their own sack and can be the size of a small wallet or tennis ball. Very useful for popping out to grab a few things. Being able to live plastic-free comes from being prepared. This is a good life lesson to learn because in day-to-day life when you are prepared, you are less likely to be late and make silly mistakes.

RECIPE IDEAS It’s National BBQ week from the 4th - 10th of July therefore we have gathered together the best BBQ recipes for you to enjoy. Sponsored by Denhay.

The Ultimate Bacon Double Cheeseburger (Makes 2) • 2 Brioche buns • 500 g 20% fat minced beef • 1 Egg • ½ tsp Black pepper • ½ tsp Ground cayenne pepper • 1 tsp Salt • 1 tsp Smoked Paprika • 4 Rashes of Denhay smoked bacon (Sold in Waitrose & Sainsbury’s) • 4 Cheese squares • 1/2 Shallot • 1 Large pickled gherkin • 2 tbsp Mayonnaise • 1 tbsp Tomato ketchup • ½ tsp vegetable oil • ½ White Onion • 1 Tomato • Handful of salad leaves ONE In a bowl, mix together the minced beef and egg with all the seasonings. Handle the mince with care as over mixing the mince can cause the meat to go tough. Place the mince in a circular ring mould, there is enough mixture for 4 x 125g burger and place in the fridge for 20 minutes to set. Meanwhile to make the burger sauce, mix the tomato ketchup, mayonnaise with the pickled gherkin and shallot which have both been diced finely. TWO Remove the burgers from the fridge. You can either cook the burger in a frying pan or straight on the BBQ. Slice the onion into strips and cook in a frying pan or wrapped in foil on the BBQ until they soften fully and caramelised.

While cooking the burgers, cook the bacon to a crispy-chewy texture. Barbecue Sesame Sweet Potatoes (Serves 6)
