MONACO’S SUSTAINABLE LUXURY LANDMARK

In the heart of Monaco’s Larvotto district, the Mareterra development promises to redefine luxury living with an unwavering commitment to sustainability. This ambitious land reclamation project, completed six months ahead of schedule in December 2024, transforms the Principality’s coastline, offering ultra-modern apartments, exclusive villas, and a vibrant marina

Mareterra, formerly known as Le Portier Cove, is a testament to Monaco’s vision of harmonising luxury with environmental responsibility. Spanning a reclaimed waterfront in the coveted Larvotto Bay, the development comprises distinct residential zones - Le Renzo, Les Jardins d’Eau, Les Villas, and Les Townhouses - each crafted to maximise space, light, and Mediterranean views. Internationally renowned architects came together to realise these designs: Valode & Pistre Architects were responsible for the overall project plan, design of the public infrastructure, and the layout of the “Jardins d’Eau” central district and the Colline district. Renzo Piano Building Workshop designed the Port district and the notable Le Renzo building, and Michel Desvigne was responsible for the entire eco-district, creating vast green spaces that integrate nature

and architecture in the heart of the Principality.

Le Renzo’s airy apartments rise above a commercial square, while six of the 10 villas sit directly on the water’s edge, offering unparalleled access to the sea. These residences, totalling 110 apartments and 10 villas (POA), cater to discerning buyers seeking both exclusivity and eco-friendly living.

Sustainability lies at the core of Mareterra’s design, aligning with Prince Albert II’s mission to achieve carbon neutrality by 2050. The project incorporates cutting-edge green technologies, including a rainwater recovery system, thermal pumping, e-bike charging stations, and photovoltaic solar panels, which supply 40% of the development’s energy needs. Landscaping prioritises native vegetation, with mature trees,

blooming plants, and shrubs creating shaded, tranquil green spaces that foster a connection to nature. These open areas not only enhance resident well-being but also contribute to the project’s eco-conscious ethos, ensuring minimal environmental impact.

Beyond residences, Mareterra enriches Monaco’s lifestyle offerings. A small marina accommodates yachts, complementing the Principality’s nautical heritage, while a coastal promenade lined with shops, restaurants, and cafés enhances the vibrant Larvotto Beach district. Public parks and pathways invite residents and visitors to enjoy the Mediterranean sun, blending urban sophistication with natural beauty.

The development’s sensitive integration with its surroundings, coupled with its focus on sustainability, positions Mareterra as a global benchmark for eco-luxury.

For yacht enthusiasts and high-net-worth individuals, Mareterra offers a unique opportunity to reside in a forward-thinking, sustainable community without compromising on luxury. With its prime location, innovative design, and green credentials, Mareterra is not just a development - it’s a lifestyle revolution in Monaco’s super-prime real estate market.
