What Acutrace does

Measure

The first stage in the process is to measure consumption, identify what is normal and establish a baseline. This baseline becomes the reference point for all future energy consumption. Ideally meters will be installed on all Significant Energy Users SEU’s to help provide a further breakdown of where energy is being used. Electricity, Gas and Water are all measured to give a complete picture of Energy Consumption and Carbon Footprint within a building.

Visualise

The Energy Data is collected and transferred to secure Amazon AWS Servers in the cloud. From this Database we generate our clear precise graphics giving users full visualisation of energy consumption in their building. Graphs, Pie Charts and Reports can all be customised to suit the specific need of individual users, and this gives Acutrace clients the opportunity to design their front-end to meet their sustainability requirements.

Analyse

When the data is visualised the user can then start to analyse where and when Energy is being used, and then ask questions. Where is the Energy being used? What time of day is Energy being used? Why is heating and cooling on so early or so late in the day? What proportion of my costs are Night and Day rates? Why am I using water at night when the building is vacant? Do I have water leaks or faulty valves and ballcocks? By analysing the data and reports the user will identify all SEUs and problem areas that need attention.

Control

When the analysis is done, we move into the Control phase. Control Energy Costs better. Control and reduce Carbon Footprint and Greenhouse Gas Emissions. Control the Building’s functions – ensure the BMS Programming and times are optimised providing heating and cooling more efficiently. Control the Lighting System to reduce costs – Install sensors, LEDs, Intelligent lighting systems. Control will be achieved by implementing a full Energy Plan that identifies an Energy Baseline and identifies Specific Targets and uses the Acutrace MVAC Platform to provide Analysis and reporting of this measured data.

How you can use Acutrace in your properties

Public Display Boards

Acutrace Public Display Boards or Energy Boards are designed for installation in reception areas, canteens and other meeting areas in buildings. These displays provide staff and visitors with information and feedback on energy consumption across all measured utilities. This can also help change human behaviour which is a key factor in reducing energy costs.

Solar PV Systems – API Integration

Renewable energy is critical in the fight against climate change. However, Solar PV Systems need to be constantly monitored to ensure they are working at optimum performance and producing the maximum possible power. Acutrace can measure power production directly from the Inverters or through new or installed Power Meters or via an API with the Inverter Manufacturers. The Acutrace System will measure and display PV Yield, PV Consumption and PV Exported.

Waste Management – API Integration

The Acutrace MVAC Waste Management feature allows Property Managers, Facility Managers and Business Owners to view and report on their Waste Management within the same platform as their Energy Costs. Waste management is a critical part of Sustainability for every business and forms part of ISO14001 Certification and GRESB Accreditation. The Acutrace MVAC Platform can provide a full breakdown of Waste Recycling showing Compostable Food Waste, Mixed Dry Recyclable’s and Mixed Waste.

Charging Systems – Integration & OCPP

Electric Vehicles are increasingly popular and many businesses and organisations are installing EV Chargers for staff and customers to use. Acutrace can monitor all stages of the charging process from initial plug-in to the car’s state of charge, total charging time, total power consumed, total cost of charging while also monitoring the available power at the building.

ESG & CSR

Environmental, Social and Governance investing is also known as ‘Sustainable Investing’ Smart Investors use Data to monitor their investments and make decisions based on measured reported performances.Our platform follows the SMART principle and allows building owners to set targets that are Specific, Measurable, Attainable, Relevant and Time related. This data drives positive environmental and social outcomes in the real estate sector.

Reporting

All Businesses require the ability to generate reports for Energy Consumption and Sustainability compliance. Accountability for Energy Costs is a significant driver in internal company reporting, so data must be accurate and easy to read. External reporting is required to meet Regulatory Compliance, Government Departments and Customer Supply Chains. External reporting is also required for International Standards like ISO50001 and for independent bodies like USGBC/ LEED and GRESB

BMS Integration

Most buildings have a Building Management System, BMS, controlling the Heating, Ventilation and Air Conditioning, HVAC. We interface with the BMS to collect HVAC data that is relevant to energy costs. We have successfully integrated and collected data from all the leading BMS Manufacturers including Trend, Cylon and Schneider Electric.

Rainwater Harvesting

Many organisations implement sustainability measures such as the collection of rainwater for grey-water use within the building and for plant irrigation. This can be part of their LEED accreditation process. Acutrace measure the rainwater collected and how it is used within the building as part of our LEED reporting function within the Acutrace Platform.

Asset Management

When it comes to critical plant and equipment like Air Handling Units, Chillers, UPS’s and Large Pumps, Acutrace software measures and logs all key running conditions including kW Power, Phase Amps, Phase Voltages, Power Factor and Max KVA and Hours Run. This granular measurement allows us to develop an asset profile ensuring service and maintenance is carried out with 'real-world' information.

Alarms and Alerts

Engineers and Maintenance staff want feedback as soon as possible when there is a problem. Early notification of an issue will reduce down-time and save thousands in lost production costs or damaged equipment. We send email alerts and alarms to key staff to ensure everyone is kept up to date. Email alerts can be sent on event triggers (phase loss, tripped breaker) or when pre-defined thresholds or Energy targets have been exceeded. Emails can also be sent when plant and equipment is due for service based on the number of hours running.

is the Global Real Estate Sustainability Benchmark. GRESB provides validated ESG performance data and peer benchmarks for investors and managers to improve business intelligence, industry engagement and decision-making. GRESB compares the ESG performance of assets allowing businesses to benchmark themselves based on set criteria. Acutrace can provide the Environmental measured data required by GRESB assessors.
