THE STRATEGY BEHIND FLEXIBLE DINING AT THE SUMMER HOUSE

Dear Members,

As we finalize plans for the Summer House, the conversation is just as much about behavior as it is about architecture and menu design. Specifically, how we create dining environments that reflect the way Members actually use the Club today and how that drives both satisfaction and financial sustainability.

Two Dining Models, Two Member Mindsets

Our existing main Clubhouse dining rooms, like the Grille Room and the Terrace, operate within a more formal structure. Dinner service requires reservations, jackets are often worn in the evening, and the experience is typically supported by a high-touch, traditional service model. For many, this is part of what makes the Club special. It offers consistency, a sense of occasion, and a familiar social rhythm.

However, this same model can create barriers, particularly for younger families or timeconstrained professionals. Whether it’s due to dress code expectations, the need to plan, or a longer service pace, some Members feel the experience doesn’t align with their lifestyle.

This is not hypothetical. Internal reservation data shows that while young families with children make up a significant portion of our membership, they account for a disproportionately small share of evening reservations. For example, in a sample month, only 16% of dinner reservations came from households with children under 12, even

though they represent nearly 30% of our membership. These Members frequently cite the same limitations:

• Formal attire expectations

• Lack of spontaneous options

• Service structure that isn’t family-friendly

The Summer House Response: Flexibility with Intent

The Summer House has been designed as a direct response to these behavioral patterns not to replace our formal dining traditions, but to expand how, when, and why Members choose to dine at the Club.

Key differences include:

• No reservations required for most seating

• Casual dress permitted, including swimwear in designated zones

• Multiple service styles, including walk-up, counter, and hybrid table service

• Zoned dining spaces that support a wide range of use: from snacks after tennis to full-service family dinners near the pool

This creates an entirely different psychological entry point: instead of needing to plan ahead, Members can act on impulse. It supports the idea that the Club can be part of their everyday rhythm, not just a destination for special occasions.

Financial Implications:

More Members, More Often

This shift is also financially strategic. A fixed dining model typically requires higher labor overhead and is vulnerable to uneven utilization. Missed reservations, peak-time bottlenecks, and space limitations all result in lost revenue opportunities. In fact, anecdotal tracking during last year’s high season showed more than 40 walk-up dining parties turned away in a single week due to reservation constraints or dress code issues.

By introducing a second, more flexible venue, we anticipate:

• 12–15% growth in summer food and beverage revenue

• Higher per-Member participation, especially among families and casual users

• Improved labor efficiency, with service styles tailored to demand and time of day Equally important, it relieves pressure on the

Clubhouse, improves Member satisfaction, and strengthens perceived value, particularly for Members who’ve felt underserved by the current dining setup.

The Summer House reflects a deliberate shift toward designing spaces that accommodate spontaneity, accessibility, and modern family dynamics. By widening our definition of what “dining at the Club” looks like, we’re inviting more Members to participate, more frequently, in a way that feels easy, inclusive, and natural.

This is how we create a culture of belonging not by lowering standards, but by expanding access.

Treasurer’s Corner Peter Goodhart

Hi Everyone – Welcome back to Treasurer’s Corner (TC), where we share relevant information related to PCC’s financial performance.

The focus this month is on the second Town Hall related to the Summer House, being held on July 29 at 6 pm. At the first Town Hall, we presented the costs related to completing the original vision of the Summer House and the corresponding costs for the enhanced vision. You can view the presentation here. The capital assessment numbers are on slide 47.

We received many questions, including two important questions regarding the assessments that I wish to highlight. The first was whether the assessment amount was the same for every type of membership. All assessments quoted were for a regular membership. So if you are a senior or intermediate or non-resident or any other type of Member, your assessment amount will be prorated based on that membership. For a senior that would be 50% of the assessments quoted. An intermediate member (25-29), would pay 1/3 of the total and an intermediate members (30-34) would pay 2/3, etc.

The second question was whether this new assessment related to the Summer House scenarios – Original and Enhanced – are in addition to the current $160 per month (or the prorated amount) for twelve years that we are currently paying. The answer is yes; the new assessment would be in addition. We are in year three of the existing $160 per month assessment. This assessment was established in 2022 following a vote of the membership for the proposed golf course restoration and Summer House project (which also included adding pickleball and realigning the paddle courts).

We will be hosting a Finance Coffee Talk on Tuesday, July 22 at 4:30 p.m. There we will be answering your questions and discussing the financial aspects of the Summer House project as it relates to paying for it with assessments. I hope you can join us then but, in the meantime, please reach out to me or Ryan Kenny with your questions.

I am joined by a thoughtful and dedicated group of fellow members: Andrew McCloskey, Matt McFillin, Mary Jo Williams, and Rob McNeill. We were asked to serve by Club President, Chuck Curley, and unanimously approved by the Board of Governors. Together, we are committed to advancing a process that reflects fairness, objectivity, and the long-term best interest of the Philadelphia Country Club.

This is one of the most important years for nominations in our Club’s history. With major capital projects underway and key governance priorities taking shape, the selection of future leaders carries more weight than ever before.

We have adopted a refined structure to ensure integrity and independence in the leadership selection process:

MERIT-BASED EVALUATION: Board and committee candidates will be considered for their character, contributions, and ability to govern responsibly, not based on popularity, tenure, or political club positioning.

TRUSTED COMPOSITION:

Our committee was selected based on each member’s reputation for fairness, good judgment, and commitment to the Club. The Board’s full support reflects the importance of this work.

ONE-YEAR TERMS:

All committee members will serve for one year, allowing for a fresh perspective while maintaining continuity when appropriate. The Board can elect to have a committee member serve an additional one-year term, however, not to exceed three consecutive years.

We invite all members to participate in this important process. If you, or another member you respect, would be a strong candidate for Club leadership, please consider submitting a nomination. All nominees must be members in good standing and demonstrate a commitment to serving the Club with integrity, fairness, and an eye toward the future.

Club Events News

As we move into the heart of summer, there’s so much to look forward to at PCC. Our goal through each event is to create meaningful, lasting memories, by introducing new traditions and bringing back beloved ones.

One tradition making its return is the PCC Pool Olympics on August 31! This fun-filled day will include activities for all ages and promises to be a highlight of the season.

Another favorite returning this season is Float Nights at the Pool, a chance to embrace your inner child and relax in the water with your favorite float (themed or tried-and-true). Come out and join the fun on July 25 and August 22, when our two themed float nights will take over the pool. Get creative and bring your best float, we’ll be watching for the most clever and colorful!

While family events remain a strong focus, we’re also curating opportunities for elevated, adult experiences. One of our favorite evenings each year is the Annual Clambake, taking place this year on August 24. With a menu crafted by Executive Chef Michael Shannon and wines thoughtfully selected by Clubhouse Manager Noah Reagan, this evening promises to transport you straight to Nantucket, without ever leaving the Terrace. There’s no better setting to sip, savor, and watch the sunset than here at PCC, overlooking one of the most stunning views in the area.

Looking Back on the Murph Challenge:

In honor of Lieutenant Michael Murphy, seven participants came together on Armed Forces Day to complete a group workout inspired by the legendary “Murph” challenge. Lt. Murphy, a Navy SEAL and Medal of Honor recipient, exemplified courage and sacrifice—and this workout served as a powerful tribute to his legacy.

Congratulations to Rebekah Martindale, who finished first overall, and to MJ Tricolli, the first participant to complete the full workout while wearing the traditional 20-pound weighted vest—true to the spirit of the challenge.

Our seasonal Club Choices continue to showcase the best of summer, rotating weekly with thoughtfully crafted dishes that reflect the season’s peak ingredients and our culinary team’s creativity.

Summer swing is in full effect on the golf courses, and we look forward to seeing everyone out to play and enjoy. July and August are very active months to play, even with many away at the shore or on other travel plans. The Club Championship Finals, along with the Men’s Senior Club Championship, will occur on July 12. Please feel free to come out and

watch the final matches. The Tuesday Ladies celebrate our caddies with their long-standing event, the Lady-Caddie, on July 15. Many members have been so generous in the past by donating tickets, gift certificates, and cash to make sure all the caddies walk away with a prize.

If you are looking to play mixed golf, be sure to sign up for the Twilights on July 18 and August 15. Both are 5 p.m. shotguns and allow players to get drinks beforehand and enjoy 9 holes of golf with dinner afterward. For those looking to test their partnership, the Husband-Wife Championship on July 27 always delivers. It is a fun format with nine scores counting from each player.

The men have One-Day Member-Guest events on July 30 and August 27. Both are 1 p.m. shotgun events. New this year is a Men’s Senior Member-Guest on August 20. This event is also a 1 p.m. shotgun and allows men over 55 to bring one guest. All of these events include lunch before golf, followed by cocktails and dinner after.

Ladies’ and Men’s Leagues continue strong through July and August. The ladies play on Wednesday evenings, while the men shotgun on Thursdays at 5:45 p.m. The Men’s League Final will be played on August 28.

If you are a single-digit handicap and looking for a game, be sure to register on July 25 and August 29. These games have tee times beginning at 2 p.m., with a $20 buy-in and good competition. The ladies have toss-ins at 10 a.m. on July 26 and August 9.

Junior golf is in full effect with weekly camps, PGA Junior League matches, clinics, interclub, and a number of other events. Weekly camps are Tuesday through Friday on Centennial and the practice hole from 9 a.m. to 12:30 p.m. Please keep in mind that select holes on those mornings will be used during camp. Players who would still like to practice and play some holes will be able to do so, but camp has the right of way.

Summer heat can quickly generate pop-up storms. As a reminder, if you hear the siren, it is an immediate stoppage of play and practice. All should seek shelter as quickly as possible. Please be sure to listen to your body when playing in warm temperatures. Carry one of the refillable bottles in your bag to fill at the stations throughout the course. Be sure to take preventative steps the night prior and in the morning to stay hydrated. Visit the halfway house before a morning round to grab a breakfast sandwich or snacks, and replace electrolytes with drinks or powders.

Pro Tip of the Month Rules Refresher

Don’t Hit Hard - Hit Smart

Power is exciting but placement wins matches. Whether you’re rolling a deep forehand or dinking with touch, focus on smart shot selection, consistency, and changing direction to keep your opponent guessing. Let your brain do the heavy lifting.

Tennis: Foot Fault Awareness

• If you step on or over the baseline before making contact on your serve, it’s a fault. Be sure to finish your toss before moving forward, it’s a common one we all slip on.

Pickleball: No Quick Serve

• All players must be ready before the serve. If your opponent isn’t set, you must wait, even if they’re taking their sweet time. A fair game starts with fair timing.
