Design Guidlines
Descriptive documents designed to communicate an Owner’s standards, expectations, and preferences to Design Professionals. These guidelines can be organized either in Construction Specifications Institute (CSI) MasterFormat Divisions or in narrative form. Design Guidelines become a significant repository of knowledge of the Owner. They are an effective way to communicate an Owner’s corporate memory and ensure the expectation of a consistent level of quality among all projects.
Master Specifications
Collection of standardized, technical, pre-written documents used by Design Professionals. Master Specifications efficiently facilitate preparation of project-specific specifications contract documents by organizing products, materials, and processes. These specifications follow Construction Specifications Institute (CSI) MasterFormat Divisions. Master Specifications that are prepared with an emphasis on consistency will in turn enhance accuracy, clarity, and production time.
Manufacturer Guide Specifications
Written as tools to assist Design Professionals in understanding technical aspects of a manufacturer’s products and materials, guide specifications contain detailed information about the composition of a product, how it is installed, and how it performs, so that they can be used as a resource in building project-specific contract documents.

Sustainable Systems
Designing specifications and guidelines to reflect sustainable practices supports all aspects of a successful living and working environment. With a depth of expertise and research produced by Perkins&Will to draw from, we work with our clients to create documents that incorporate profitable solutions toward the betterment of occupant health, energy efficiency, life cycle savings, and resiliency.
Division 00 and 01
A well-coordinated Division 00 and 01 ensures success during contract administration by clearly informing all parties on the methods of communication, assigning contractual responsibilities, and controlling and assuring quality. We work meticulously with Owners to assure their needs and expectations are accurately portrayed in these documents.
Building Envelope
Our team has expertise in the development of specifications and design guidelines for the building envelope. We have vast knowledge of exterior materials which allows for creating documents that can help develop an energy compliant building envelope. We are in tune with industry trends and technology to advise clients and keep them informed and up to date with the most cost effective, compliant, and energy efficient envelope systems.
Interiors
Our Perkins&Will Specification team helps clients with corporate memory and preferences for interior finishes. We help with product selection as well as updating and suggesting new items. Our model begins with three questions: 1) Is it good for the client? 2) Is it cost effective? 3) Does it align with industry standards?
Our Process
We approach every project as a team and work to create a highly collaborative and communicative process. We work closely with our clients to help identify the biggest areas of concern along with items that have affected time and budget on current and past projects. These elements are prioritized to create a revision schedule that works for all stakeholders. Our team begins revisions with all content markups clearly shown or develops new documents. Client user groups and subject matter experts closely review documents and recommend required revisions. Review feedback is discussed in detail with the client to prepare for final revision. Documents are finalized and delivered to the client in digital format.

Our Specifications Team stays active in the Construction Specifications Institute on a Chapter, Region, and National level. Whether it is participating on local chapter committees, volunteering, leading CDT bootcamps or participating in technical seminars, our team strives to stay connected to the specification community. We also work to maintain enthusiasm regarding continuing education within our local offices by organizing CEUs, administering CDT training and leading technical presentations.
