Thanks for your patience while we investigate the cause and impact of the recent burst pipe at Fish Island Village.
We know this has affected many of you. We’re carrying out a full review to understand what happened so we can prevent similar incidents in future.
Repair works are ongoing. Once complete, we’ll carry out deep cleaning in affected areas. We’ll keep you updated with our findings and next steps when we know more.
The oak bollards, selected in consultation with FIVRA, have now been installed around Fish Island Village.
We’re also pleased to share that locks for the removable bollards have now been delivered and installed.
These locks will allow members of the local team, as well as emergency services, to move bollards when needed while ensuring that the bollards stay in place at all other times to secure the pathways.

We need to keep the roads and paths around Fish Island Village clear so that everyone can get around safely. That means only parking in the allocated areas.
Fish Island Village is classed as a ‘car-free’ development by Tower Hamlets. So, parking is only allowed in:
Disabled bays
Car club spaces (for rented cars)
Underground car parking spaces.

Parcel delivery: Keep it clear, keep it safe
If you’re expecting a delivery, please make sure someone is at home to receive it or arrange for it to go somewhere safe.
Leaving deliveries in hallways or communal areas is a fire risk and can block access if there’s an emergency and delay help getting in.
If you’re not in, please ask a neighbour to take in your delivery, or leave a note for the courier to deliver to the concierge.
Please don’t have parcels left outside your door in communal areas such as corridors, walkways and stairwells - even if it feels easier. It puts everyone at risk.

We’re holding regular drop-in sessions for Fish Island Village residents every other Thursday for the next 10 weeks, until further notice.
The next sessions will be held on:

You can come and chat with members of our New Homes Customer Care, Development and Neighbourhoods teams about your home and the ongoing works at Fish Island Village.
Our first resident drop-in surgery took place on Thursday 10 April. Thank you to everyone who stopped by to speak with members of our teams and continue the conversation about what’s happening in your neighbourhood.
We are pleased to confirm that the Mechanical Ventilation Heat Recovery (MVHR) replacement programme will start from Monday 14 April Hill’s subcontractor, Emersons, will be undertaking these works. Replacement units are only being installed where considered necessary and following a survey by Ecolution.
So far, 44 appointments have been made for properties in Adensbeck, Gaslight and Glow Courts, and residents living in Therm and Lampada will be contacted over the next couple of weeks.
Ecolution will also be carrying out surveys where these have not yet been undertaken (or additional surveys are needed). Some residents have already been in contact, and we'll pass your information on where appropriate and keep you to up to date. Others will be approached directly by Ecolution where we know no survey has been carried out.
A final date for booking surveys will be announced towards end of April, so it is important to follow this up now.

Thank you to everyone who joined us at the residents’ meeting on Thursday 3 April at the Trampery.
This was the first time that staff from a range of Peabody teams, including Development, New Homes Customer Care and Neighbourhoods have come together with our residents to talk about issues we want to resolve and our plan.
Lawrence Norton, Director of Development Delivery, North East London, gave a presentation as part of the meeting. This outlined the different types of issues that the team are trying to address. Lawrence also explained how Fish Island Village (FIV) was delivered through a Joint Venture with Hill. Amelia Sellek, Customer Services Director at Hill explained the roles and responsibilities of the different parties and how we are collaborating closely. She was supported by her front-line colleagues.
The key issues discussed included:
Mechanical Ventilation Heat Recovery (MVHR) replacement programme
Soft landscaping – the plans for improving the plants and greenery around FIV
Hard landscaping – the external hard surfaces such as paving slabs and bollards
Issues with heating and hot water
Reliability of the main entrance doors to Phase 3
In some cases, the investigations into the defects and maintenance works needed are ongoing, but we are committed to resolving issues and keeping residents up to date. Peabody and Hill have both put in place dedicated resources to move issues forward
