Welcome to the first edition of your new local newsletter.

With 784 homes and around over 1,200 residents, Camberwell Green is a busy and ever-evolving community.

This newsletter aims to keep you up to date with information on what’s happening on the estate and in your area. Here you'll find updates on maintenance, local issues, and key dates to remember. You’ll also learn about fun activities and events, spotlights on your local Peabody team and neighbours, and tips about what support is available to you as a Camberwell Green resident.

This newsletter doesn’t replace your usual communications around repairs, rent and other regular updates you would expect to receive from us. So, please continue to look out for these.

For day-to-day information about your building and the wider area please also keep checking noticeboards around the estate. This is where you’ll find important information such as fire evacuation details, estate guidelines and cleaning schedules.

Your Neighbourhood Manager

My name is Josephine Mahoi and I am excited to introduce myself as your Neighbourhood Manager.

I work closely with our caretaking team to ensure a positive living experience for everyone, addressing any concerns or needs that may arise, and helping to maintain a safe and welcoming environment.

I am here to assist with any queries or issues you may have, and I look forward to building a strong connection with you all.

Could you be our new Resident Board Member?

We're looking for a Peabody social housing resident who isn't a shared owner or leaseholder, to bring their perspective and offer advice on how we can better meet the needs of residents. The Board currently has 12 members and is up of people from different backgrounds, each with different skill sets and experiences.

This is a part-time role, and you’ll need to commit to two days a month to attend board meetings and other events

This is a paid role with an annual salary of £15,000 and we’ll help with necessary expenses You’ll be given training and ongoing support to help you succeed in the role.

Want to find out more? We’re planning to host an online information session via MS Teams. This will be an opportunity to learn more about the role and hear from our current Resident Board Members.

E-scooter and E-bike safety

E-scooters and e-bikes are becoming increasingly popular modes of transportation. However, with their rising use, there has also been an increase in incidents, including dangerous fires, caused by improper storage or charging.

As their popularity grows, it’s essential that residents are aware of the potential risks and know how to safely buy, store, charge, and maintain these devices.

Here are some important safety tips for charging and storing your e-scooter or e-bike

• If possible, store it in a garage or shed.

• Never leave it near the entrance of your home or by a key escape route. This includes communal corridors.

• Charge it in a room with a working smoke alarm, and remember to test the alarm regularly.

• Unplug the charger as soon as it's fully charged.

• Avoid charging it overnight.

• Ensure your batteries and chargers meet UK safety standards.

• Always follow the manufacturer’s instructions.

• Purchase only from reputable sellers.

• Never modify your batteries or charger.

Following these guidelines will help prevent potential fire hazards and keep your home safe.

Don’t get put in the doghouse!

There’s a strong community of dog owners in Camberwell Green, and we love seeing you and your canine friends walking around the neighbourhood.

Sadly, we have seen a rise in reports of dog fouling and urination around the buildings, communal areas, pathways, and main entrance doors. This growing issue has made it increasingly difficult to manage, as it diverts caretaking resources that could be better utilised elsewhere in Camberwell Green SE5.

We kindly ask everyone to be mindful of our shared spaces. Most pet owners here are very responsible, and make an effort to clean up after their pets, but if you do see any incidents of dog fouling or urination, please report them at: southwark.gov.uk/parking-streets-andtransport/street-care/dog-poo.

Let’s all improve bin etiquette

We’ve had reports that some residents have been leaving their rubbish on the floor rather than disposing of it properly in the provided dustbins, even when they are empty.

We would like to ask residents not to do this, and to dispose of their rubbish correctly.

Improper disposal, including leaving black bags on the ground, not only creates an eyesore but also poses serious health and safety concerns, as it can attract vermin.

When this happens, our caretakers to have to spend time sorting out waste for the bin collectors. This puts extra pressure on them and takes them away from other jobs that need to be done.

Please, be thoughtful when disposing of your household waste.

Disposing of bulky items

Fly-tipping makes the estate look unsightly and negatively impacts the environment. Please don’t leave your unwanted items around the estate.

Southwark Council offers a large item disposal service for up to 10 items for a charge of £35.00, and we encourage residents to contact the Council if they have larger items to throw away. Find out more here.
