Dear Residents,

I would like to give you an update on upcoming important dates and projects that have been completed or are being worked on to enhance, maintain, or improve the value of our community Even if you seldom visit the Community Center or participate in the many events and activities normally offered to all residents, you will benefit from the projects and dates listed below.

2023 Board of Directors Election – I hope you had an opportunity to attend the Candidate's Forum held on March 11 in the Vista Room. Homeowners were encouraged to attend as well as submit questions in advance for consideration. This was a great opportunity to meet all the candidates. We will mail ballots to homeowners in early April. The deadline for ballot submission is Wednesday, May 10 at 8 a.m. Details of the Annual Meeting and other election information are included on page 7 of The Breeze.

Dates to Remember

The Board of Directors and Finance Committee will hold a Budget Workshop on Wednesday, April 26 at 10 a.m. to review the Operating, Reserve and Capital Budgets for 2023-2024 for potential adoption at the Board of Directors meeting on Wednesday, May 10. The Budget will be mailed to homeowners in late May

Annual Homeowner's, Board of Directors, and Organizational Meetings

• The Annual Meeting of the Sun City Aliante Community Homeowner's Association will be convened at 8 a.m. on We d n e s d a y, M a y 1 0 , 2 0 2 3 i n t h e Vi s t a R o o m o f t h e Community Center The meeting will then recess to count the ballots.

• The Annual Homeowner's Meeting of all members of the Sun City Aliante Community Association will reconvene at 12:15 a.m. on Wednesday, May 10, 2023, in the Vista Room.

• Immediately following the conclusion of the Annual Meeting, the Board of Directors Meeting will begin. The Election results will be announced at the conclusion of this meeting.

• The Board of Directors Organizational Meeting will be held immediately following the Board of Directors meeting During this meeting, the new Board of Directors will select its officers: President, Vice President, Secretary and Treasurer

All homeowners are invited to attend the Annual Homeowner's and Board of Directors meetings.

Reserve Study – We are working on a revised study to update our assets based on inflation and the Grass Removal and Landscape Project.

Design Guidelines – You should have received a new version of the Design Guidelines by mail at the end of February Please refer to this document before you consider making any changes to the outside of your home. Also, remember to complete an Architectural Review Committee (ARC) form and submit it to the ARC Committee before you begin any project.

Sauna – We replaced the flooring. We are working on replacing the seating areas and back boards.

Banquet Chairs – As of this writing, we have received sample banquet chairs. Once the Board has made a decision on style and color, we will replace approximately 300 chairs used in the Community Center.

Insurance – We have completed the annual renewal of our insurance policy with only a minimal price increase.

As we move forward into spring, enjoy the warmer weather and the many awesome events we are offering residents.
