THE PUBLISHER Dear Reader, With the long market crisis now firmly behind us and property sales in 2014 exceeding that of the pre-crisis year of 2007 by 12%, many new businesses are opening up, Marbella is busy even in the winter months, and we are living in a period of excellence and transparency in the municipal government which surpasses any other time in the history of our city. This is all good news for Marbella, and heralds a new period of growth and activity in this area for years to come. In this issue of the Marbella Property Magazine, our seventh and largest, in addition to our feature market report there are other informative articles for buyers and for sellers, and about our family dedicated to Real Estate since 1904 and celebrating 45 years in Marbella this year. Of course, we also provide some examples of the most beautiful properties in Marbella available through Panorama for purchase and rental. Over many years we have worked to bring together a multi-lingual team comprised of sincere, energetic, enthusiastic, welleducated professionals in our field who really enjoy not only their work, and working together, but especially, the many wonderful people we are fortunate to meet through our business: team mates who share on the highest levels my family’s values of service and dedication to our profession. Christopher Clover has been writing about Marbella property for over 45 years. This report was originally published in 2015. Panorama will be publishing a new report in the next edition of the Marbella Property Magazine in April 2016.

It is old news that the property market in the Marbella area is now surging, as we indicated would happen in the last three editions of our Market Report – the crisis has now ended. Even the national property market has had increases in prices in the last quarter of 2014 of 2.2%, the fastest pace since 2008 (source: National Statistics Institute.) The big news in Marbella, however, is that sales volume surged in 2014 by over 28%, compared to the previous year and represents an increase of almost 77% compared with 2011 sales volume. That’s 12% higher than the sales volume for the pre-crisis year of 2007 (source: Spanish Ministry of Public Works.)

Outstanding growth figures in the sector Take a look at the table below and its corresponding charts. These charts and figures show outstandingly strong growth since 2012. It is this significant and consistent year-on-year improvement that has made Marbella one of the leading cities in all of Spain in residential sales volume growth.

Prices of properties are still way below market peaks Indeed, the property crisis in the Marbella area is finally over, at least with respect to sales volume, which has been steadily increasing for three years. But the crisis is not really over with respect to prices, if you

are a seller: prices are still 15-25% below market peaks even in the most consolidated areas. Prices are even lower in less consolidated areas and at the low end of the market, where there will likely to be good deals for some time to come. One should take careful note that higher priced properties over €1.5 - €2 million, when sold, are not always replaced with similar priced properties, indicating a potential shortfall in the best-priced, more expensive properties. This, combined with increased demand, has led to many owners increasing their asking prices, something we haven’t seen in years. Since the beginning of 2015 our agency has been receiving three or four price increases every week, along with price reductions by owners who are finally realising that their property was still overpriced despite the improving market.

Reasons for the growth of the Marbella property market

A diversified source of buyers. The property market, as well as the economy in Marbella, is not strictly dependent on the national economy. At least 85% of buyers of Marbella property come from outside Spain, especially other European countries, where their economies are relatively strong compared to Spain, and their businesses are prospering. Whilst Spanish property buyers have been virtually absent due to the severe economic crisis throughout Spain, the foreign market has more than compensated for this.

Naysayers are silent. There are thousands of potential buyers who have been waiting for years for the right time to proceed with a purchase in Marbella and the major lifestyle change

that owning a property here implies. News that the crisis is over in the property market in Marbella has now convinced even the most diehard predictors of continuing market crisis that they had better move quickly before prices increase significantly. With the year- on-year sales volume increases in Marbella, the perceived risk of buying property now at current market prices has been eliminated. A weak Euro. The weakness of the Euro has provided an additional incentive for purchase in Marbella for non- Euro zone based buyers. The Pound, for example, increased 14% over the past year, reaching levels not seen since 2002. The Euro has also dropped to levels not seen against the US Dollar since 2002. The Swiss Franc, with its revaluation in 2014, has also attained a record level against the euro.

Still low mortgage rates. With interest rates at record lows coupled with fierce competition among Spanish banks, there is plenty of motivation for purchasers desiring a mortgage. Typical 20-year variable rates as of April 2015 are euribor (nominal rates) +1.70%, and fixed rates from 2.75%.

Relatively high yields compared to other types of investment. The percentage return on bank deposits, especially for Euro and Dollar-based clients, is so low (even negative, for example, in Switzerland) that many are turning to alternative investments, even though not as liquid, which will provide higher medium-term returns. Of this larger group, many are turning to an investment in life-style which, combined

with a well-timed investment in property, solves two problems at the same time.

A safe location, a safe investment. Marbella is regarded as a safe, quality haven within the protection of the European Union when compared to many other destinations today. There are literally hundreds of press articles published in the last six months touting good news about the strong recovery in Marbella and further evidence of the overall economic recovery of Spain itself.

Tourism statistics reach record for 2014 It is a well-established fact that in resort cities such as Marbella, tourism is the principle source of quality real estate clients. With this in mind, consider the following: Tourists choose Spain. According to the Ministry of Tourism’s annual statistics, Spain achieved a record-breaking number

of tourists, increasing to 64.9 million international visitors in 2014 or 7.1% more than 2013. Spain is now the third most visited country in the world, behind France and the United States. Spain’s Prime Minister Mariano Rajoy announced at the inauguration of the Spain Global Tourism Forum on 27 January 2015, that tourism now represents 12% of the Spanish GDP. Marbella tourism broke records in 2014. According to the National Statistics Institute, in 2014 Marbella broke its previous record set in 2006 of number of hotel room overnight stays, reaching a total of 2,569,125 room nights. Of course, this figure does not include those staying in rental accommodation, which would easily increase this figure by at least 25%, nor does it include the hundreds of thousands of people considered “residential tourists” (tourists that own properties and live in them for part of the year).

MARKET REPORT 2015 Who is buying? The table below, provided by the national organization of property registrars, shows recent Spain-wide statistics that place the British market at the head of foreign buyers of property in Spain. The UK market is still far in the lead, strongly recovering from prior years’ numbers, even though it has led the market solidly during the last decade (and ever since Thatcher lifted the dollar premium in 1978 and 1979). The French market is probably, from our experience, the last European market to discover Marbella in significant numbers. Although they have been present for years

on the Costa Brava, in the past the French were reluctant to drive much further south. With an excellent motorway system now in place throughout Spain, and many direct flights from France daily, the French market for purchasing properties in Marbella has gradually improved, making the French major market players for the foreseeable future. The present fiscal situation in France is an added motivational factor for the purchase of a property in Spain. The German market moved up to third place in the last quarter of 2014, ahead of the Russian market. This consistent market for Spanish property is due to a healthy economy and lousy winter weather, as in most of the northern European countries.

MARKET REPORT 2015 The Russian market has been seriously damaged by the recent collapse of the Ruble and the Russian oil-dependent economy. But demand will still continue for the higher priced properties by the many wealthy Russians who already have their fiscal residency outside Russia. The Chinese market is buoyant in the rest of Spain and much of Europe, but Marbella has not yet seen an influx of more than a handful of Chinese purchasers, who so far have preferred, for the most part, either straight investments that don’t take into account life-style factors, or to purchase in a big city where they can step right outside and go shopping.

What are the types of properties in demand? Fortunately there is a demand once again for properties of all types, especially for the property to refurbish and also for the more contemporary design, very well finished, fully-equipped home with all of the modern, electronic elements which were not available ten years ago. Gated communities are very popular. And referring to apartments and townhouses, communities with great common facilities (gym, heated pool, good security and administration) are also in demand.

What are the other indicators of the future of the property market, aside from sales volume increases? Short supply of new or fully refurbished properties. The absence of new construction for the last 8 or 9 years, coupled with issues in planning permissions of the first decade of the century now behind us since the approval of the new General Plan of Marbella in 2010, has led to there being very few new products on the market in recent years.

With the market having come back to life, not far behind are property developers who, in 2014, have snapped up most of the bargain prime development sites remaining in Marbella. There are scores of new projects, large and small, currently being prepared to offer to a market which is, once again, beginning to buy properties “off plan”. These range from individual villa projects to entire apartment complexes. Several smaller projects of this nature which started offering properties in 2014, have already sold out, just as they are commencing construction. Many international developers and funds are also teaming up with local partners in Marbella to take advantage of the substantial market growth which economic indicators predict. Building cranes are now once again appearing on the horizon. The wheel has turned, the cycle recommences. Building licenses. Solid evidence of the above is the increase of new building licenses issued by the Town Hall of Marbella, which have increased by 77% comparing 2009’s full figures to the first 8 months of 2014 alone (the latest statistics published by the Town Hall at the writing of this report.) This figure includes licenses with multi-unit projects counting only as one license. And it does not count the many projects where building licenses have been requested but not yet issued.

2014 represented a record year for large scale real estate acquisitions, increasing 330% over 2013 figures to reach a staggering 23 billion euros. of the sellers were either banks or property companies in crisis. 78% of the sales were made to foreign entities, including many investment funds.

Spanish buyers yet to fully join the recovery There is still some time to come before the recovery of the property market in Marbella can be considered complete, as an essential ingredient to full recovery will be the return of the Spanish buyers, who have been mostly absent due to the economic recession in Spain, and have been the foundation of the market in Marbella since its beginning, representing easily 35% of the market share in the years up to 2006, and today less than 15%. We estimate that this will not happen for another two to three years. We should

note, however, that this process has already begun, with an increase in Spanish tourism of 20.5 % in Marbella in 2014, after years of decline, as announced by the Town Hall of Marbella in early 2015. There are also many other indications that the Spanish economy is recovering faster than most have anticipated. There really is no place like Marbella This southernmost point in Europe provides the best climate of the whole Mediterranean Basin. Marbella has had no-nonsense, sensible development policies fostered by its founding fathers and first property developers over 60 years ago, comprising relatively low building volume and density, compared with the concrete jungles in most of the other coastal resorts of Spain. These factors coupled with excellent municipal services and security, its wonderful infrastructure, over 40 golf courses within a 20 minute drive, tennis clubs, other sporting facilities of all types,

3 leisure ports, and great restaurants, all combine together to make Marbella the only resort area on the Mediterranean with an active 12 month season, within which it has its high summer season, shoulder season in the spring and autumn, and low season in the winter. This is why Marbella attracts quality people from all over Europe and the rest of the world.

A new era of Marbella property growth There is an important conclusion with respect to the Marbella of today: those who have watched and measured the evolution of this area for many years believe, almost universally, that Marbella is at this very moment at the dawn of a new Golden Age. All other factors being equal, it will last for many years to come.

Finding & Buying A PROPERTY By Christopher Clover

Finding a property The Internet has become by far the most useful tool for those looking to buy properties and a net-based property search is usually the first step taken by any potential buyer. But, is it the right second step, once one sees a few desirable properties on several sites, to contact and make appointments with all the agents offering those properties, agents you don’t know or may not have even heard anything about, some of whom do not even identify themselves correctly on their sites? Perhaps another option to consider, even while looking at everything on the net, might be to seek out as a first priority a really qualified, experienced agency to work with that has a large direct inventory of the kind of property you are looking for. There are several great agents in Marbella to choose from, many who have outstanding credentials, long experience, excellent product and area knowledge, and adhere strictly to the agents’ code of ethics. Additionally, choosing such an agent will assure that they pull out all the stops to spend plenty of time with you to get to know you and your special requirements as well as possible, sharing with you their market knowledge and recent comparable sales actually made, and who will eventually find just the right property for you. If it’s not in their own inventory they will go out and find that special property through their colleagues in other agencies on a commission-sharing basis.

Choosing a lawyer Panorama always recommends that purchasers of property in Spain retain a

qualified solicitor to represent them and qualified financial advisors to deal with tax issues. Once you have made a decision to purchase property here, even though you may not have found that special property yet, establishing a relationship while you are in Marbella can be immensely useful if you start negotiating a purchase after returning to your country of residence, as it is clearly more difficult to choose a lawyer long distance.

Getting the basics into place Having a lawyer, NIE number (a number issued to foreigners in Spain) in place, and bank account opened strengthens a buyer’s position when negotiating as he or she can put down an immediate deposit if an offer is accepted, since all the other details will have been taken care of already.

too low it will not engage the interest of the seller, and might actually prove counterproductive. An articulate offer will generally capture the attention of a vendor. We recommend getting all your points together, rather than negotiating “piece meal.” Make your offer in writing if possible (of course, subject to contract). Points to include are not only the price, but also the deposit amount and when you are prepared to pay it, when you are prepared to complete the transaction, what you understand to be included in the price (for example furniture and fittings if applicable), and an often neglected point – that all technical equipment and installations should be in good working order. Also, if you have a second choice property you should certainly advise the vendor of this fact. Your lawyer can also be consulted during the negotiation to ensure that the terms of the offer meets his or her legal criteria, and on occasion will also become actively involved in more complex negotiations.

The purchasing process Actually purchasing a property in Spain is a relatively straightforward procedure. The “last word” in property ownership

is the property registry, which will show immediately if the seller owns the property free of liens and encumbrances. Most frequently, unless an immediate payment of the full purchase price is made, a private contract of purchase is drawn up wherein the details of the purchase are reflected – the legal description of the property, purchase price, form of payment, date of completion, date of possession, etc. Upon signing the private contract, a payment on account of the purchase price is always made which can vary substantially according to the terms of the sale and the date of completion. A quite normal deposit for completion within 30 to 60 days would be 10% of the agreed purchase price. New properties which are unfinished obviously are paid for over the construction period, and all payments on account before finishing must be guaranteed, according to LAW 38/1999, by a bank or insurance company: if the property is not finished by a certain date, a purchaser has the right to reclaim the monies paid, plus legal interests. Additionally, another law obliges the property developer to arrange a ten year insurance policy with respect to any basic building defects with the purchasers as beneficiaries. When the entire purchase price is paid for the property, the seller will issue the public deed of conveyance (escritura) to the purchaser, free of liens and encumbrances. This deed is issued before a Spanish Notary, is passed from the notary to the tax office to be assessed for Transfer Tax if the property is a resale or second hand property, or assessed for Stamp Duty if the property is sold directly by the developer. It’s then presented to the Property Registry for inscription. A provisional inscription in the registry is made immediately upon issuance of the deeds.

45 Years IN MARBELLA MORE THAN A CENTURY IN REAL ESTATE! You might say that no-one knows the property business better, for not only is Panorama the longest-established real estate agency in Marbella, its owner Christopher Clover continues a family tradition in real estate that goes back over 110 years! By Williston H. Clover with Belinda Beckett and Michel Cruz His father, the late Williston ‘Bill’ Clover, established a highly successful estate agency in Charlottesville, Virginia, named Clover Realty that specialised in the sale of farms and important historical estates. He opened his agency in 1952 and during over forty years he built a reputation as one of the most prominent professionals in his field within this prosperous historic town surrounded by the lovely countryside of Albermarle County. The birthplace of Thomas Jefferson, it is an area known for its exclusive properties and the prestigious University of Virginia – from which Chris graduated with distinction in 1969, as did his son Alex, in 1998. But the tradition goes back even further. Though Bill Clover was a remarkable man in his own right – an accomplished athlete, Black Angus cattle farmer, tennis professor, a designer and builder of beautiful homes, and a property developer – he too built his business on foundations bequeathed by the previous generation. Bill’s original partner had been his dad, Burtt B. Clover. B.B. opened his first real estate agency in Chicago

in 1904, and went on to an important role in his development of the town of Itasca in the newly expanding suburbs of Chicago in the early 1920’s. Having helped to put this once small village on the map, B. B. Clover was a seasoned real estate professional well-versed in both the development and sale of private homes at a time when Frank Lloyd Wright was also making a name for himself in Chicago. As one of the very first golf course developers in the United States, B. B. was a design pioneer in his own right.

From Clover Realty to Panorama International Clover Realty is still a prominent name in Virginia real estate, but when Bill Clover bought a Washington D.C.-based agency called Panorama International in 1968 he immediately started laying the foundations for an unheard of expansion across the Atlantic. In fact, Panorama had been the first agency to offer international properties and developments for sale to investors in the

The Clover Realty team, 1960 US, with a focus on Mexico, the Caribbean, France, and Marbella, Spain, where Bill Clover commenced a brave new venture by opening an office in 1970. Marbella was already internationally renowned as a luxury “jet set” resort destination at the time, having earned a fame that spread beyond Europe to the United States. “The original idea was to primarily service American buyers and investors interested in this area,” recalls Chris, “but soon we had built up an international clientele based mostly in Europe that reflects the cosmopolitan nature of Marbella”. Chris moved here in 1973 with his first wife Kirsten to head up the rapidly expanding new ‘foreign office’, and it didn’t take long for him to fall in love with Marbella himself and set down roots here. “Those were the days when you had to ring the operator in Malaga and sometimes wait all day to get an international call through. The main link to the outside world was our cherished telex machine” recalls Chris. “We were the first real estate agency to organise property inspection flights to the

Costa del Sol, bringing in clients gathered through exhibitions and our extensive associate network in the United States at the time, and when people saw the setting, the lifestyle and the Andalusian culture they too were sold.” On one memorable occasion, Chris and his sales team received a charter plane of 120 people comprising 75 ‘buying units’ to whom they made 49 sales that week – mostly of apartments and villas in Nueva Andalucía and Bahia Dorada in Estepona, priced at between $5,000 and $30,000. “My father showed great foresight in targeting Marbella as the jewel in Europe’s second home market” says Chris. Two years after Chris arrived, the worst recession since the war forced the Washington office to close. Brother Bill took over the Mexico City branch and became a top consultant in property development and financing, active in over 65 countries. Chris and his first wife Kirsten stayed on in Marbella to develop the local business, already well underway, enjoying focusing on higher-end properties and clients rather than the property inspection tours. “We have always worked very hard but we were also always accompanied by a lot of good luck,” says Christopher. “During the mid-1970s we were introduced to members of the Saudi Royal Family and other important individuals from the Middle East and sold them and their friends many properties at the time.” Since that time Panorama has become a name synonymous with quality real estate in southern Spain. His brother Bill, meanwhile, had taken over Panorama International’s Mexico office to

develop it into a leading international resort consulting, marketing and finance company that has been active in over 65 countries across the globe. Bill is still very active and his company is currently based in San Antonio Texas. Chris and Bill still exchange clients and advice on a regular basis. From early, pioneering beginnings in Chicago through the exclusive estates of Charlottesville, Virginia, to the successful modern luxury resort and real estate firms in San Antonio and Marbella, the Clovers have built on a wealth of experience and knowhow to contribute to the development of their home markets.

A name synonymous with Marbella real estate The facts are impressive and speak for themselves, providing the kind of reference to longevity and success that only very few

It is fair to say that the Clovers have real estate coursing through their veins, but even more importantly, they have all been larger than life characters who have made an impression on their profession and their environment. Seller’s Guide

Selling one’s property is an art. The property market in Marbella has always been competitive and sellers with less experience might achieve far better results if they take advice from experienced professionals. By Alex Clover This brief article is intended to share some essential points about selling properties, based on our own experience of more than 45 years. Marbella is not a big city like London, Madrid or New York with a captive market within 50 kilometres of the centre. Instead, it’s a small city with a mostly secondary housing market and a buying public spread out all over Europe and the world – a subtle but important nuance. Most buyers are not looking for a primary residence here, but a second or even a third home. This makes Marbella real estate less of a need and more of a luxury in which people are not drawn to property close to centres of work but to the quality of life a property can offer them. As a result, one characteristic of a secondary housing market is that especially luxurious properties can take a longer time to sell, though in our experience this is considerably shorter where both buyer and seller are serious in their intent.

Establishing an asking price The most important thing to establish is a ‘sales strategy’, at the heart of which is the asking price. In other words, if you ask too much for your property, people will not even

bother to view and it will linger unseen. Ask too little for your property, and you are potentially throwing away money. The right asking price is perhaps the most essential ingredient in the art of selling real estate and is the result of thorough market research. Do not opt for the figure you would like to hear, find out the true market value, taking into consideration: what sales of comparable properties have been accomplished, and at what price? What are other owners with similar properties asking? The more unique a property, the more an owner can ask for it and the stronger they can negotiate when trying to seal a deal. The less unique a property, the more the owners are going to have to resign themselves to the fact that there is a large supply of similar properties, and that they will have to price it competitively.

Avoid quoting a ‘net’ price One thing to avoid, if you intend to use agents to market your property, is listing on a net basis, where you want a fixed sum with the agent’s commission added on top. What will happen is that you can end up with a property marketed at several different prices, leading to confusion among potential buyers. Wise sellers will form a team with their

agents and protect their agents’ commission, as they too expect to be protected and advised by their agents, and fix one sole asking price for the property, inclusive of commission.

agency will propose a coordinated strategy based on its experience and adapted to the specifics of your property. This will include the creation of quality marketing material and targeted promotional campaigns.

Exclusivity or not?

A responsible agent will try to avoid taking a sole agency unless he sincerely feels that the asking price is correct and that he or she is truly capable of selling the property within the time frame allocated. Providing agents you trust with easy access to the home is important in order not to lose potential buyers, though a good agent will screen interested parties first. They will also offer advice on how best to present the property for viewings and approach the negotiation process.

Should you give an exclusive sales agreement to an agent? If you are an absentee owner, or if you don’t feel like playing a co-ordination role among various agents of varying ability, granting exclusivity to a leading agent can make your life a lot easier. It also provides the agency in question with the confidence to fully dedicate its energy and resources to the marketing and promotion of the property. A professional

Commission Rates The standard agency fee in a resort area such as Marbella is 5% plus VAT, which covers the marketing, promotion, and listing of properties and the arranging of viewings, follow-up with prospective buyers, property searches, providing background information and support throughout the buying process and beyond. Agents don’t give keys out to clients, they always show properties personally and they will spend a great deal of time in their efforts to find the right buyer.

Frequent comments by sellers: “My property has been on the market for months and I’m hardly getting any viewings.” The only times this might be considered to be normal is if your property would only be of interest to a small cross-section of buyers – or if it is overpriced. If neither applies your property is not getting enough market exposure. Our advice: speak to your agent or

seek the advice of another well-established agency with a good reputation. An accurately priced and marketed property should be getting a regular stream of clients viewing it. “All the clients that agents bring to my property are time-wasters.” Are they really? If you are getting lots of viewings and no offers on your property, chances are your property is not as unique as you’d like to think it is. It likely needs to be reduced in price or perhaps you could consider making market-driven renovations in order to increase its appeal. And always remember, selling a property in many ways is a numbers game. The more people who view it, the better chance there is of one of them falling in love with the property and buying it. “I really need to sell my property now.” If you need to sell your property within say two to three months, you need to be prepared to price it at a heavy discount

This is when you really need a very knowledgeable agent working for you who can suggest the price that will achieve the sale. “How much negotiation room should I build into my asking price?” With the help of your agent we recommend pricing the property taking into consideration not only similar asking prices, but also prices at which similar properties have actually sold. Many buyers are very knowledgeable today and will recognize a realistically-priced property, but bear in mind that few will want to pay the full asking price, so leave some room for negotiation.

OTHER TIPS FOR SELLING YOUR HOME: Your property should be presented in its best light First impressions count. When agents take clients to view your property, ensure that curtains and shutters are open to let lots of light flood the property. Check your agent’s website to see how your property is presented, in terms of the photographs, the description and the accuracy of the information provided. While photography should be representative, it should also present your property as well as it can, enthusing potential buyers. To stand out from the crowd you may need professional images, especially indoors. If there are any small repairs or repainting that would enhance the overall appeal of the property, it’s well worth getting this work done now to eliminate any small ‘objection

factors’. Also, make sure your home is spotless for photography and viewings alike, and you will instantly create a favourable impression.

Get your main agent to put up their ‘For Sale’ sign This always results in enquiries. Many potential buyers drive around different residential areas before going to an agent. Without a sign, they wouldn’t know your property is for sale. Not allowing a sign to be placed is to block one of the many proven paths for reaching the market place. Our experience is that signs still help significantly in selling properties.

Facilitate viewings on as short a notice as possible If you leave your keys with a neighbour who plays golf three times a week, you are losing a vital chance to show the property at the client’s convenience. Bear in mind that the first properties that agents tend to show are the ones for which they have the keys. Properties that need appointments to be set up in advance will generally be shown less.

make sense to leave a Power of Attorney enabling your lawyer to sign a private contract on your written instructions. You can negotiate the details of the sale with your agent by telephone and email, and your lawyer can then take the ‘first step’ towards the sale by signing a private contract without delay.

Negotiating a sale Let your agent form a team with you in handling negotiations, checking points with your lawyer and tax advisor when necessary. Once this is accomplished, your lawyer should take the lead role (in coordination with your agent when necessary), draft the sales contract and supervise the eventual completion of the sale. If you are frequently travelling, it can often

Are all details included in the offer – price, target contract date, deposit, completion date, and precise understanding of what is included in the sale in the form of fixtures, fittings and furniture, etc.? All these items should be agreed upon at the outset before lawyers are instructed. Don’t allow yourself to be pressured by your agent or anyone else to accept an offer! A good agent will simply point out your options and offer advice based on his experience, but once you decide to proceed it is good not to waste time and risk losing the buyer. In summary, selling a property can be as easy or as complicated as any task involving one’s personal affairs. Competent, honest, professional help from agents, lawyers and tax advisors can go a long way to help you manage your sale objectively and easily.
