That’s because our team is made up of people who know this city like only a local can.

Our local Andalusian team have searched this great city and its surrounding areas to create a tried and tested “guide book” of experiences that is second to none. We are an integral part of Marbella, and Marbella is an integral part of Puente Romano.

FROM ROMAN TO ROYAL

Before our resort, all that lay on the site of our property was a historic bridge that was to become its namesake. Fast forward to 2025 and you’ll see that the heart of the resort remains in the form of the authentic Puente Romano, which translates to Roman bridge. This remarkable relic is a vestige of the Roman road that once linked ancient Rome and the Andalusian city of Cádiz via the renowned Vía Augusta. This ancient Roman bridge set the tone for Puente Romano, igniting the atmosphere of charming vintage chic in a sea of resorts that rarely offered historical context. Andrew Martin. The inspiration of the “Puente Romano” is one that informs the hotels style, setting it apart from the rest.

This vision was born after the site went from Roman to royal with Puente Romano founder, the German-Spanish Prince Alfonso von Hohenlohe. It was the early ‘70s and, after he had seen the remarkable success of the neighbouring Marbella Club Hotel, he realised there was unlimited potential in creating a luxurious apartment complex for an equally chic village-style alternative for the international jet set that frequented the next-door property.

With this vision in mind, Prince Alfonso built the first incarnation of Puente Romano in 1974 in collaboration with property developer Tulio Pinna, using the bridge as a reference point in the conceptualisation and development of the apartments. The architect was Bolivian-born Melvin Villarroel Roldan. Prince Alfonso was taken by Melvin’s idea of architecture blending in with the environment and asked him to enter a competition to design Phase 1 which he won with flying colours.

The addition of charming luxury apartments to the fashionable and star-studded Golden Mile of Marbella was a welcome one, with both locals and guests praising the more authentic look and feel of the resort. During the hotel’s construction, Villarroel and Pinna ensured the apartment complex was reflective of the traditional aesthetic of nearby Andalusian villages. This vision came complete with traditional-styled whitewashed houses, tiled roofs, charming cobbled plazas and brightly-coloured flowers and lush greenery sourced from every corner of the globe (five continents, to be exact). In doing so, Puente Romano captured the essence of local culture and offered it to travel-savvy guests as the chance to enjoy Marbella in pure luxury without sacrificing a genuine local experience. THE DAWNING OF A NEW DAY IN MARBELLA

Once you have experienced Puente Romano, its charm leaves a lasting impression. Just ask Syrian-Saudi businessman Mouffak Al Midani, a regular at the Marbella Club Hotel who took an instant liking to the new development on the Golden Mile. After watching the construction and first few years of Puente

Romano offering its traditional village-like feel, he approached Prince Alfonso about purchasing the apartments with the vision of creating a luxury resort. The prince saw value in Al Midani’s ideas to evolve the apartments into a bona fide luxury destination and sold the complex to him in the late ‘70s. By 1979, Puente Romano was officially opened as a premium hotel, elevating the chic apartments envisaged by Prince Alfonso to create a resort that offered all the luxury amenities you’d expect of a modern hotel in the Andalusian

village-like feel that the development was renowned for.

From here on out, the new resort on the Golden Mile hit the ground running. Only two years after its initial opening, Puente Romano became a member of the esteemed Leading Hotels of the World group. This acknowledged the property as an industry heavyweight, pairing it with a brand renowned for selecting only the best of the best luxury hotels to represent on the world’s stage. Prince Alfonso’s vision, Villarroel’s unique design, Pinna’s creative construction and Al Midani’s elevation to fill a gap in the luxury hotel market in Marbella was being realised, with Puente Romano now on the lips of all the movers and shakers in the early 1980s and beyond.

Melvin’s love of nature reached so far that in order to save huge old Eucalyptus trees he chose to construct around them rather than mutilate them. Today those trees, together with the old Roman bridge, are one of the most beautiful focal points of Puente Romano. Along with the initial apartments in Phase 1, Melvin designed Marina Puente Romano for which he was awarded the International prize for the Best Tourist Complex in the World. His architectural practice still continues today run by his sons Pablo and Matias and daughter Antonia.

From here on out, the new resort on the Golden Mile hit the ground running. Only two years after its initial opening, Puente Romano became a member of the esteemed Leading Hotels of the World group.

By the early ‘90s, the resort was adding rooms and suites to cater to growing demand, including the Imperial Suites, which are in

close proximity to the beach. The Beach Club Restaurant, which overlooks the Mediterranean Sea, and the Beach Club Pool were refurbished and redeveloped. Puente Romano continued to thrive, resulting in a bustling luxury resort with three swimming pools, a tennis club, restaurants, a nightclub and a vast array of exceptional amenities that left most of the competition in the dust.

By 1995, the hotel was acquired by London businessman David Shamoon and his family, which is where it remains today. With the new owners came new ideas, and Shamoon’s children, Daniel and Jennica, have been steering the resort into the future with a number of game-changing evolutions. To create a truly all-encompassing experience, the banqueting and conference space that is the Andalucía Conference Centre was opened in 2002. This gave Puente Romano one of the largest all-purpose conference centres in the Costa del Sol, with its largest room accommodating up to 650 guests. In 2006, a refurbishment project was launched

to renovate all guest rooms, suites and restaurant spaces. Completed in 2010, this marked over 25 years of Puente Romano and its constant evolution in maintaining its place as a mark of excellence on the Andalusian coast.

If the walls of Puente Romano could talk, they’d have one incredible story to tell. The jet set have been flocking to Marbella for a slice of the fun that has been taking place at our hotel for generations. This began in the early years, when legendary Swedish tennis player Bjorn Borg chose Puente Romano as the venue of his destination wedding to Maria Simionescu. It was 1980, and the hotel had only recently opened as a luxury resort. Like Mouffak Al Midani had experienced years before, Borg was enamoured by the unique beauty and local flare of the hotel. This led the tennis great to become the first manager of the esteemed Puente Romano Tennis Club, setting a high standard in tennis from the get-go and resulting in a rich history of spellbinding tennis greats gracing the hotel’s courts.

FINDING & BUYING A PROPERTY IN SPAIN by

Puente Romano Real Estate always recommends that purchasers of property in Spain retain a qualified solicitor to represent and also advise them on all tax issues.

The Internet has become by far the most useful tool for those looking to buy properties and a net-based property search is usually the first step taken by any potential buyer. But, is it the right second step, once one sees a few desirable properties on several sites, to contact and make appointments with all the agents offering those properties, agents you don’t know or may not have even heard anything

about, some of whom do not even identify themselves correctly on their sites?

Perhaps another option to consider might be to seek out as a first priority a qualified, experienced agency to work with that has a large direct inventory of the kind of property you are looking for. There are several great agents in Marbella to choose from, many who have outstanding credentials, long experience,

excellent product and area knowledge, and adhere strictly to the agents’ code of ethics. Additionally, choosing such an agent will assure that they pull out all the stops to get to know you and your special requirements as well as possible, sharing with you their market knowledge and recent comparable sales actually made, and who will eventually find just the right property for you.

If it’s not in their own inventory they will go out and find that special property through their colleagues in other agencies on a commissionsharing basis.

STEP ONE CHOOSING A LAWYER

Puente Romano Real Estate always recommends that purchasers of property in Spain retain a qualified solicitor to represent them and and also advise them on all tax issues.

Once you have made a decision to purchase property here, even though you may not have found that special property yet, establishing a relationship while you are in Marbella can be immensely useful if you start negotiating a purchase after returning to your country of residence, as it is clearly more difficult to choose a lawyer long distance.

Essential today to buying property in Spain is the compliance with AML (anti-money laundering) protocol, required for opening a bank account, engaging a lawyer, and agents as well, in order to identify you and prove the legal

origin of the funds intended for the purchase. For European Union citizens this procedure is straightforward in most cases, but for Eastern European citizens or those from the Middle East the procedure can take, in some cases, many weeks. So, if you know you are going to be eventually buying a property it is good to get these matters out of the way sooner rather than later.

STEP TWO

GETTING THE BASICS INTO

PLACE

Having a lawyer, NIE number (a number issued to foreigners in Spain) in place, AML compliance in order, and bank account opened strengthens a buyer’s position when negotiating as he or she can put down an immediate deposit if an

offer is accepted, since all the other details will have been taken care of already.

STEP THREE

NEGOTIATING A PURCHASE

A good agent will also be immensely helpful to you in negotiating the purchase of a property you are interested in buying. It is important to remember that if your offer is too low it will not engage the interest of the seller, and might actually prove counter-productive.

An articulate offer will generally capture the attention of a vendor. We recommend getting all your points together, rather than negotiating “piecemeal.” Make your offer in writing if possible (of course, subject to

contract). Points to include are not only the price, but also the deposit amount and when you are prepared to pay it, when you are prepared to complete the transaction, what you understand to be included in the price (for example furniture and fittings if applicable), and an often neglected point – that all technical equipment and installations should be in good working order. Also, if you have a second choice property you should certainly advise the vendor of this fact.

Your lawyer can also be consulted during the negotiation to ensure that the terms of the offer meets his or her legal criteria, and on occasion will also become actively involved in more complex negotiations.

STEP FOUR

THE PURCHASING PROCESS

Actually purchasing a property in Spain is a relatively straightforward procedure. The “last word” in property ownership is the property registry, which will show immediately if the seller owns the property free of liens and encumbrances.

Most frequently, unless an immediate payment of the full purchase price is made, a private contract of purchase is drawn up wherein the details of the purchase are reflected – the legal description of the property, purchase price, form of payment, date of completion, date of possession, etc. Good agents will also provide articulate reservation agreements before the signing of a private contract.

Upon signing the private contract, a payment on account is always made which can vary substantially according to the terms of the sale and the date of completion.

STEP FIVE DEPOSIT AND INSURANCE

A quite normal deposit for completion within 30 to 60 days would be 10% of the agreed purchase price. New properties which are unfinished obviously are paid for over the construction period, and all payments on account before finishing must be guaranteed, according to LAW 38/1999, by a bank or insurance company: if the property is not

finished by a certain date, a purchaser has the right to reclaim the monies paid, plus legal interests. Additionally, another law obliges the property developer to arrange a ten year insurance policy with respect to any basic building defects with the purchasers as beneficiaries.

STEP SIX

THE ESCRITURA

When the entire purchase price is paid for the property, the seller will issue the public deed of conveyance (escritura) to the purchaser, free of liens and encumbrances.

This deed is issued before a Spanish Notary, is passed from the notary to the tax office to be assessed for Transfer Tax if the property is a resale or second hand property, or assessed for Stamp Duty if the property is sold directly by the developer. It’s then presented to the Property Registry for inscription. A provisional inscription in the registry is made immediately upon issuance of the deeds.

As detailed in the table below, the total official costs involved in purchasing a constructed residential property should be around 10-11% for resale properties or around 12% for new properties if VAT is paid on the purchase price, plus lawyer’s fees.

PUENTE ROMANO

This beachside hotel is a five star, Grand Lux Leading Hotel of the World built in 1976-1977 by the well-known Sevillano property developer, Tulio Pinna who conceived the project originally as an apart-hotel, to look like an Andalusian village, complete with whitewashed houses, tiled roofs, pretty cobbled plazas, and brightlycoloured flowers. As such, it offers an extensive area of low-rise luxury accommodation, spread out on both sides of large, sub-tropical gardens leading to the sea, which offer 400 species of

plants from five continents. The name “Puente Romano” stems from the ancient Roman bridge in the very heart of the Hotel.

The hotel itself has 287 “keys” most of which are large studios measuring 55-60 m2 plus terraces, or one-bedroom suites of approximately the same size. The Nobu Hotel has recently been incorporated into the resort complex.

In the first two years, from 1976 to 1978, 61 properties were sold for private use. In 1978, the remaining units were sold en bloque to SyrianSaudi businessman Mouffak Al Midani, to form the basis of the Puente Romano Beach Resort,

the best tennis club in Marbella, adjacent to the hotel, for many years headed by Bjorn Borg and Manolo Santana. The hotel was acquired in 1995 by David Shamoon, a well-known London-based businessman, and continues today in the hands of his capable children Daniel and Jennica. Vast improvements and refurbishments have been made over the years, especially in the last few years.

Some of the privately owned apartments come onto the market from time to time. When they do, they are usually snapped up in a month or two. As a property owner within the hotel one can enjoy the 5-star services and facilities with only 2 or 3 minutes’ walk to the sandy beaches. The term “Golden Mile” was coined in the early 1980’s by Roy Boston, the German singer turned successful property developer, who had an untimely death in the late 1980’s, and for whom a road has been named near his prize-winning development Alhambra del Mar, on the edge of Marbella City.

Marbella’s “Golden Mile” essentially links Marbella and Puerto Banús starting at the western edge of Marbella City and extending for some 5 kilometres as far as the Río Verde, which is just before Puerto Banús and Nueva Andalucía, and stretches inland up to the La Concha Mountain, which gives Marbella its

special micro-climate. The Golden Mile was given its name due to the numerous beautiful estates and establishments within this area, including the Marbella Club Hotel, Las Torres, Los Verdiales and the many beachside mansions adjacent to it, where the origins of quality tourism in Marbella began in 1954; the Puente Romano hotel, El Ancón Playa, Oasis Club and Río Verde Playa; and beautiful estates on the hillside such as Camoján, Marbella Sierra Blanca, Las Lomas del Marbella Club, the development of the Bismarck family known as the Marbella Hill Club, and Rocío de Nagüeles. Individual estates include many of the most magnificent mansions in Marbella, not the least of which are the Palaces of

King Fahad and his brother, now King Salman bin Abdel Aziz, and those of many other personalities.

LOMAS DEL MARBELLA CLUB

This magnificent estate, superbly located equidistant between Marbella and Puerto Banús, just opposite the Puente Romano resort, in the heart of the Golden Mile, obtained its partial plan approval in 1972, and completed its beautiful infrastructure early in the following year surpassing the quality of any urbanisation in Marbella at the time. It is now fully consolidated and built up, leaving

an oasis of tranquility few urbanisations enjoy today. The most important residential estates of Marbella are located in or next to Las Lomas del Marbella Club.

One enters Las Lomas through a magnificent entrance arch, located just above the Mosque on the road towards Las Lomas del Rey. Two other entrances can be found opposite Olivia Valère on the Istán Road, and through the Camino de los Manchones, which gives access to the Marbella Hill Club, Marbella Sierra Blanca, Nagüeles, and Camoján areas.

The prime residential complexes in Las Lomas del Marbella Club include: Lomas del Marbella Club Pueblo, the most original, typical village development in Marbella designed by Donald Grey, with development starting in 1973, and fully developed by the mid-90’s. El Ancón Sierra and El Ancón Alto, developed in the mid ‘80’s by John David Green. John’s other credit in Marbella is the beautifully planned beachside estate, El Ancón Playa, next to the Oasis Club, built in 1973. Coto Real, developed by the well-known Spanish property company Ros y Falcón. King’s Hills, Las Terrazas de las Lomas del Marbella Club, developed by Rafael Zea, and three other smaller developments. Adjacent to Las Lomas, we find the prestigious communities of Monteparaíso and Lomas del Rey.

SIERRA BLANCA

Considered to be the northernmost extension of the Golden Mile, Sierra Blanca is a gated community with a distinct country club feel.

The well-designed infrastructure, broad leafy streets and proximity to nature account for this, as it is set in the foothills of the mountain range from which the urbanisation takes its name. This elevated position produces some of the finest views across the town, its shoreline and the sparkling sea.

For all its rustic tranquility and access to protected nature, complete with hiking paths that lead through wooded groves and mountain streams, Sierra Blanca is just minutes away from Marbella town. Nueva Andalucía, by far the largest urbanisation in Marbella, measuring several square kilometres in size, was the brainchild of José Banús Masdeu, who came to Marbella in 1962 and acquired the land, including what is today Puerto Banús, and immediately applied for planning permissions.
