It is our honor to welcome back a longstanding Portland area tradition– the NW Natural Street of Dreams®. We’re excited to have the show return after last year’s pandemic hiatus, which marked the frst time in 45 years (now 46!) the show was not held.
The cancellation of the 2020 show allowed us to evaluate the show and its oferings. We felt it was important – particularly this year – to acknowledge that everyone’s dream home looks diferent. And while the Street of Dreams will continue to highlight the latest in home innovations and design in a luxury setting, we also want to showcase homes that represent diferent dreams. That led us to this year’s theme – A Dream for Many.
This year, the home tour will look a little diferent – expanding the event’s footprint and its housing variety. Heritage Crest, a nine lot, gated community in Happy Valley, will be the main show site and will feature three luxury homes that range from $1.5 to $2.5 million. These homes will awe and inspire, while also providing countless ideas and connections to products and providers attendees can use for their own homes (or future homes).
We will also showcase a new feature at the main site – a Housing Village. This beautifully landscaped and thoughtfully designed temporary area will include two container homes by Relevant Building, a local builder creating amazing homes from repurposed shipping containers. The Housing Village will also feature a new modular sleeping pod dwelling, designed as an even more economical way to build sleeping structures for those experiencing houselessness. One of our members, MODS construction, built these, and they will be used by our Foundation as part of its eforts to provide shelter for local homeless service providers in our region.
Additionally, the Street of Dreams will include nearby Pleasant Valley Villages, a master-planned community from Holt Homes, which will showcase three model homes that range from $500,000 to

This was an incredibly challenging year to construct and fnish these homes. The lingering impacts of the pandemic, supply chain delays, and overall labor shortage created an almost impossible framework to build in – especially for the three main luxury homes. We want to thank all of our builders as well as all the specialty contractors, designers, suppliers and others, who worked so hard and at an unbelievable pace to help us put together this year’s special show. Also thanks to our sponsors and partners for their support. You will fnd all of these people acknowledged throughout this publication. Our staf also have done an amazing job creating this show and deserve much appreciation.

Reclaiming Space: making home work for you in a changing world
Working from home, educating from home, vacationing from home, eating and drinking from home. Never have we called on our homes to serve so many purposes at the same time. For many, the pandemic has radically changed how we work, live and play.
“We would almost be lying to ourselves if we said that our spaces haven’t changed because of how much we’ve been using them and using them in diferent ways,” said Kevin Twitty, principal designer for Kevin Twitty Interiors. “Whereas some rooms were just what I call ‘vanity rooms,’ they’re now needing to be functioning rooms.”
With these changing needs, local designers share some of the creative solutions that have helped make ours homes work for our changing needs over the last year, reclaiming precious square footage in the process.
Goodbye to formal living
“The frst space that people are reclaiming is any kind of formal space,” said Twitty. “That’s been a trend over the past eight years anyway as people are shying away from formal dining rooms and formal living rooms.”
Many older homes were built with front living or dining rooms that mostly went unused apart from occasional holiday gatherings. These were some of the most obvious spaces for homeowners to reclaim as home ofce spaces or educational spaces for kids.
Rather than let precious square footage gather dust, invest in fexible furniture pieces that will let you use spaces in more than one way.
“If you need to seat 12 for Thanksgiving and Christmas, then let’s fnd a table that works for that,” said Rebecca Denis of Greylyn Wayne.
One family Denis worked with realized they had rooms in their home that were going unused because they weren’t comfortable. “They wanted to love the spaces they had,’” Denis said. “’How could they make it function for their family today?”
“Getting away from the formality, the formal living, the formal dining, opening those walls up, bringing it more into the kitchen space,” Denis said. “Making the fow of the house feel more open so that they really do truly live in all areas of the house since they’re there more.”
Moving attention away from unused formal areas opens room to design beautiful spaces in areas that weren’t previously a focal point like pantries, laundry rooms and mudroom.
If “command zone” or “throw zone” areas in entryways didn’t function as well as they could, it suddenly became very apparent.
“Even during the rainy season those walks really saved our mental health,” Twitty said. “With walks comes rain in Portland and mud. So an area for people to sit and take their shoes of actually increased the awareness of how important those spaces are.”
Many designers have also added home bars for clients or created expanded butlers’ pantries for aspiring home chefs.
“They’re trying to replicate some of the experiences we had outside of the home like beautiful restaurants and bars and areas that were visually stimulating,” said Nicole Kypreos, general manager of California Closets. “When that’s taken away from us and we have to stay within our own four walls, now we’re looking to create that within our own home because we can’t get it elsewhere.”
A room within a room
Redefning our spaces isn’t just about making them more functional. It’s also about refocusing our priorities, creating rooms with value tailored to our individual needs and wants. And as needs have changed and our homes have become ofces, classrooms, restaurants and gyms, we’ve needed to call on each room to serve many purposes.

“We had the same amount of square footage before the pandemic that we had during the pandemic, but we’re demanding a lot more from it,” Kypreos said. “So, we had to make it multi-purpose.”
Creating multi-functional spaces is all about getting creative with the space you have, looking at rooms that you don’t necessarily use all the time and fnding how to create a “room within a room,” Denis said.
“If there’s a family room, how do I add a desk?” Denis said. “If there are children, is there a way I can close this room of ? Getting creative with those kinds of spaces and making it feel private.”
The frst space Twitty has seen become multi-functional is kids’ bedrooms. “I know that sounds odd,” he said, “but I have taken out so many nightstands and put in a desk on one side of the bed. Because it’s not just becoming a place for the kid to sleep, it’s also a place for the kid to school.”
To make room for home ofces, Kypreos said, one solution is to add
a combination of a murphy bed and desk to a spare room. “We’re able to take that guest room that’s only used two or three times a year, and use a murphy to still welcome guests as well as set up a very efcient and efective home ofce for work and school.”
Bonus rooms have also been repurposed. “I’ve put in a lot of bars,” Twitty said. “Adults want their space now. They’ve really curated these spaces to give their kids everything and now they’re realizing, and now they want to treat themselves.’”
Another often overlooked area that can serve many purposes is the garage. Large spaces in the garage may be under utilized if you only think about them for storing cars. Kypreos has seen clients build out garages to support new gardening hobbies, at home gyms, bars and additional living space.
Breaking up spaces within rooms helps them serve multiple purposes while defning each area. Area rugs can create specifc zones, especially in large living or bonus rooms. Room dividers are also an easy way to build visual interest while adding a sense of privacy, Twitty said.
Just because rooms are more functional, doesn’t mean design should be overlooked. As people have spent more time at home over the past year, the need for visually appealing and uncluttered spaces has risen.
Solving visual clutter
One of the impacts of being home all the time is having to really look at our homes a lot more. If there were things about your home you didn’t love before, chances are you like them even less now.
“As people live in their homes more, those little things that in the back of their mind they were wanted to change ‘someday” becomes

changes they want to make ‘today’,”Kypreos said. “People ask themselves what they are waiting for.”
More people are also rethinking storage to hide away visual clutter. Instead of a minimal design, like an open concept console behind the sofa, you might use closed storage in that space to
neatly hide away kids’ toys, office supplies and other clutter.
“I’m seeing less of non-functional furniture, but rather furniture that can serve a dual purpose similar to how spaces are serving dual purposes,” Twitty said.
Custom cabinetry can also help bridge function and aesthetics. When repurposing garages, custom cabinetry can make the space feel intentional. “As opposed to these sterile generic white cabinets that feel very much like a garage, we instead are doing these beautiful cabinets with gorgeous faces that bridge our indoor-outdoor design,” Kypreos said. “We’ve actually increased our living space and upped our curb appeal as well.”
“It’s not just a matter of I have a place to put things,” Kypreos said. “I want that place to be beautiful, reflect the rest of the design aesthetic of the home and be a place that I enjoy going into, whether it be the closet, or a laundry room or a garage. How can I make these spaces customizable to my needs and the style in my home and have it be joyous since my world got really small?”

A Dream for Many
Home ownership has long been a foundation for the classic American dream. But in recent years, that dream has begun to feel further out of reach for many people.
This year’s Street of Dreams show displays a wider range of housing options than ever, proving that a home doesn’t a have to be a dream reserved for the few.
Think small
Carl Cofman had been wanting to do something constructive about climate change for a long time. He founded Relevant Building to transform shipping containers into afordable homes while trying to change how we think about living small.
“The obvious need to do something about housing, to live smaller, live more resiliently, more durably, maybe even less expensively, has driven us into building houses out of shipping containers,” said Cofman.
Relevant Building’s “Tea House,” seen in the Street of Dreams show, combines two 20-foot units with one 40-foot unit to create a twobedroom, one-bathroom home of about 775 square feet.
“It’s one of our most popular designs because it’s pretty afordable,” said Cofman.
With the growing popularity of smaller houses and the availability of shipping containers, it may seem surprising that the idea hasn’t caught on sooner. One of the challenges is the cost of engineering on a small scale.
“In the United States, it’s only done where it’s a one-of, and it’s very expensive,” said Cofman.
Instead, Relevant Building engineers models that are permitted by the state so they can build many homes based on a single design.
“The engineering cost goes down by 50 percent if you build two and additionally as you keep building them,” said Cofman. “We’ve invested a lot in design and engineering so that we can have models available to people that we can start right away.”
People are often surprised, Cofman said, to fnd that the homes feel bigger on the inside than they expect. Relevant Building adds bumpouts welded to the sides of the building to increase the standard 8-foot container width.

“People almost always walk in and you just hear them go, “Oh my God, this is nothing like I expected.”
Cofman hopes that the Street of Dreams will help bring the viability of container homes as a housing option to a wider audience.
“Our whole mission is to express the need and have conversations about living diferently,” he said, “and what better venue is there in Portland?”
Piece by piece
One of the most unique elements that visitors to this year’s Street of Dreams will see is a display of modular housing, built by MODS PDX in partnership with the Home Builders Foundation. MODS PDX has been using their modular construction to build homeless shelters in Portland.
“Our goal for what we’re showcasing out there is more of a solution to try to start to address the homeless issues that we’re having in Oregon and all up and down the west coast,” said Nathan Young of MODS PDX. “We need to come up with some standardization and some ways to be able to get people of the street efciently and at a lower cost than what we’re typically seeing done in some projects that we’ve worked on in the past.”

with central services grouped in one area surrounded by individual sleeping pods. MODS PDX had previously worked on a project with the city of Portland for 19 sleeping pods and a community center with a common kitchen, bathrooms and community space.
“During the process, we realized that the sleeping pods that we were asked to build were not very efcient form a building standpoint,” said Young. “So, we came up with a new design, and what we’re showcasing is one of the modular units that could be either sleeping rooms, bathrooms, ofce space or a kitchen mod depending on what they’re doing.”
Instead of individual sleeping pods, this new design joins 3 to 5 sleeping pods in a way that makes building more efcient but still leaves room for autonomy for each resident.
In addition to emergency shelter, MODS PDX has used modular building to create afordable housing, single family and multi-family housing.
“I believe it’s the way of the future because we’re able to build in a controlled environment,” said Young. “We build a much tighter house as far as being much more precise. We reach energy levels that are very tough to reach when you’re building outdoors.”
Built custom
Award-winning Street of Dreams builders Red Hills Construction became a frst-time Street of Dreams developer for this year’s show.
Builders Bill and Serge Krasnogorov reside in Happy Valley and felt they wanted to invest in the community they love.
“Happy Valley is home to us and we know the Street of Dream is a perfect opportunity to showcase this beautiful area,” said Bill.
As a small custom builder, Bill also noted that land availability is an issue so becoming a developer allowed them to build homes for their clients.
“Finding lots to build custom homes has been challenging in recent years, so we turned to developing as a way to meet the demand of our customers,” said Bill. “And we anticipate we will continue to develop and build custom homes moving forward.”
In this year’s show, Red Hills Construction also built two homes – Ohana and Zion. Ohana is an inviting transitional home that aims to connect the indoors with the outdoors. The homeowners hail from the beautiful state of Hawaii, where the term, ohana, means family. The Ohana’s single level foor plan was designed to be a multigenerational home that promotes an open and welcoming atmosphere.
Zion is a large 7,338 square foot home designed for quiet family times as well as entertaining large parties and is the pinnacle sanctuary for the busy homeowner’s lifestyle, cultural riches and life experiences that include music, sports, birds and adventure. An exciting feature of this home is a fully- appointed professional 1⁄2 court basketball gym with an NBA hardwood foor.
Anlon Custom Homes built their Street of Dreams home, “Hygge,” with a specifc vision in mind. They had the advantage of already knowing the family they would build for and were able to design a home to suit that family’s needs.
“We have made a focus on building custom homes for specifc clients,” said Michael Harn, owner of Anlon Custom Homes.
While incorporating their client’s love of Swedish and Danish ideas of living to the interior with a modern American farmhouse look on the outside, Anlon Custom Homes sought to understand how the family with two kids lived and what mattered to them in a home. They incorporated details like a prayer room and an English Premier league themed family room in the basement.
“Our way of doing it brings a level of peace to them,” said Harn about the process.
To build a house that suits their clients’ unique needs, Harn and his team spend time meeting with the families, getting to know them and discussing their wants and needs.
“It’s similar to a dating relationship,” said Michael Harn, “We start out just casually chatting about what they like.”
From there, they will also try to incorporate a few extras that make the home feel truly unique to each family’s needs. “It’s always fun to come up with a few things that are just like ‘Man, if we could just have this,” said Harn.
The number one question they always get, Harn said, is ‘What would you do if it was your home?’ Helping families answer that question for their own needs, while combining the builder’s expertise leads to a home that feels uniquely suited for any lifestyle.
“Coming out of a pandemic, having spaces in that home that are specifcally designed for how you live is so important,” said Harn.
A dream within reach
While luxury homes are the ultimate dream for some, a home starting in the $500,000s is a more realistic dream for many – so this year’s Street of Dreams will showcase three model homes in nearby Pleasant Valley Villages, a brand new community by Holt Homes.
“Our purpose at Holt is creating better places to live for families in the Pacifc Northwest -- and that’s something we’ve been dedicated to for over 30 years now,” shared Greg Kubicek, Holt’s founder and CEO.
As both a land developer and home builder, Holt is able to plan it’s communities holistically, to include not just comfortable homes, but also the conveniences that today’s homeowners desire. Pleasant Valley Villages, for example, will feature on-site trails, a basketball court and playgrounds, as well as a private community clubhouse and pool -- all within walking distance of Happy Valley stores and restaurants.
“This year more than ever we’ve heard how important it is to our customers to have greater access to outdoor areas and green space - and we’ve listened. We’re really excited to show buyers that it’s possible to get a beautiful home and dream amenities too.” said Kubicek.
In addition to selecting a lot and foor plan, Holt provides buyers the opportunity to choose between an array of fxtures and fnishes, including things like countertops and kitchen hardware, to ensure their home truly aligns with their needs and style. Each model home in this year’s show will provide a sample of some of the personalization options available in a Holt home.
“Every day we get to come to work knowing that we are helping to enable the dream of homeownership for our buyers. We’re humbled and honored to do what we do,” said Kubicek.
Growth of ValleyHappy F
rom a sky view of the greater Portland metro area, the large tree canopy surrounding Happy Valley is easily visible.
This is no happy coincidence, according to Steve Campbell, director of community and public safety. Happy Valley is a city built by design.
“We’ve had the unique opportunity to build a city with new ideas of open space, conservation land, pedestrian easements, connectivity with trails and that nuance of health and community and connection to mind,” Campbell said. “We think of it as smart growth. We keep in mind the environmental impacts to land. We keep in mind wildlife.”
The site of the NW Natural Street of Dreams® for the third time since 2014, Happy Valley has embraced the opportunity to show visitors what has made the city so attractive to families.
No call too small
While the speedy growth has brought an infux of residents, new restaurants and businesses, and opportunities for growth, it also comes with challenges.
Although Happy Valley has been one of the fastest growing cities in Oregon for the past two decades, its residents and city government have fought to hold onto their community- and family-oriented roots.
“It starts from the top down,” Campbell said. “Our mayor and council really embrace small town community. We’re getting to be a larger city, but we’ve never really lost that small town character.”
Customer service is at the center of Happy Valley’s identity as a city. “I think our city will always have the attitude that there’s no call too small for city hall,” Campbell said. “People can walk through our doors and get anyone from our professional staf working the line up to management or the mayor or council. No matter what their issue is, if they ask to talk to one of us, we always make ourselves available.”
In addition to a close-knit feel, Campbell points to community events, parks and recreation programs and top teachers and educational facilities as part of the recipe for growth. Nearly every school in Happy Valley has been built in the last fve to ten years, he said. At summer concerts, residents turn up to talk and meet with one another as much as to listen to the band.
“Happy Valley has got the feeling of being a very social community,” Campbell said. “It’s a very down-home feel when you live here. It’s a very tight-knit community.”
With an infux of new residents from the city and from out-of-state the pace of growth doesn’t seem to be slowing any time soon.
“We’re going to see growth here I would guess for the next ten years or more,” Campbell added.
“ Happy Valley has got the feeling of being a very social community”
“ A lot of people love to visit and tour historic downtowns,” Briglio said. “Those are the quaint, beautiful little villages and cities across America, and we’re hoping to kind of emulate that to some degree in the future. Even though it won’t be historic -- it will be brand new -- the sense is that it really does create a draw, creates a sense of civic pride and a sense of identity that we’re looking forward to.”
Looking forward
As the city grows, Happy Valley is faced with unique challenges. The city is within the urban growth boundary but also on the urban fringe. While other cities in the metro region are often locked in by the cities around them, limiting their development potential, Happy Valley still has wide areas of rural land to the east that must be planned.
“We have this incredible challenge of maintaining what we currently have, trying to keep current residents’ quality of life high, at the same time having the pressures from the state and regional government to continue to plan and develop parts,” said Joseph Briglio, planning manager for the City of Happy Valley.
To that end, the city has been working on the Pleasant Valley North Carver Comprehensive Plan, covering roughly 2700 acres east of the current city boundary in the former city of Damascus area.
“There’s beautiful buttes, the river’s amazing,” said Briglio, “And part of those plans are related to creating a downtown district area as well as a riverfront area that we’ll hopefully really utilize.”
The City of Happy Valley in recent years has sought to create a better balance of housing and local jobs to prevent residents from having to commute. But as the city has grown commercially, one thing it still lacks is a central downtown experience, to provide a sense of place for the pedestrian, resident and community experience. The city council has made it a priority to change that.
“A lot of people love to visit and tour historic downtowns,” Briglio said. “Those are the quaint, beautiful little villages and cities across America, and we’re hoping to kind of emulate that to some degree in the future. Even though it won’t be historic -- it will be brand new -- the sense is that it really does create a draw, creates a sense of civic pride and a sense of identity that we’re looking forward to.”

Our yards are our outdoor homes: fun, great spaces for relaxing and playing. By taking care of our lawns properly, we can save money, time and help the environment. Pesticides, herbicides and fertilizers can help control pesky weeds and insects, but every pesticide (including organic) has some level of toxicity to non-targeted, benefcial organisms, such as honey bees, earthworms, aquatic bugs, fsh and people.
Chemicals sprayed on a windy day can drift onto neighboring property. Pesticides applied before it rains can wash into a storm drain that connects to a local waterway. Local studies have shown that when pesticides enter the waterway, they create a toxic environment for aquatic organisms. Pesticides in the water can decrease the quality and availability of water for drinking, swimming, and fshing. These impacts are often the result of the overuse and misapplication of pesticides. When used sparingly, and according to the product label, you can minimize the adverse efects caused by pesticides.
You can help prevent water pollution and maintain a healthy environment
Grow vegetation wisely
• Plant native shrubs, fowers, and trees that thrive with the soil conditions, rainfall, and climate in your area, with little-to-no chemical additions.
• Mow your lawn at the tallest height suitable for the variety of grass planted because the roots of your lawn grow deeper as the grass grows taller. During a drought, deeper roots can better reach the water.
• Aerate your lawn to create space for benefcial organisms to enhance the soil and reduce compaction to boost root growth and increase the capacity of the soil to hold water.
Know your pest
• Research the insect or weed and fnd out the best controls for
your situation. For example, some weeds spread further when cut. Timing—when the control is applied—may be important for specifc pests.
• Look for information from OSU Extension Service, Clackamas Soil & Water Conservation District, or Metro.
Consider using natural alternatives to manage pests and weeds
• Use horticultural oil sprays or diluted liquid soaps.
• Use botanical insecticides, which include naturally occurring plant extracts.
• Physically remove weeds by digging or pulling, unless dealing with a weed that re-grows from fragments.
• Spray vinegar to kill targeted weeds.
• Lure yellow jackets into narrow-necked bottles with juice or sugar water.
If you must use a pesticide, use the least toxic and...
• Identify the pest and use a target-specifc pesticide.
• Carefully read the label and follow the instructions, especially weather conditions: don’t apply when windy or rainy.
• Only apply pesticides where needed and clean up any spills.
• Call a licensed Commercial Pesticide Applicator to hire someone else to apply pesticides on your property.

BUILDING HOPE AND HOMES Rebuilding Lives
The mission of Home Builders Foundation (HBF) is to help people experiencing or at risk of homelessness build new lives through construction, community engagement, and education. There are many reasons individuals and families find themselves without housing: the loss of a job, medical debt, increasing rental costs, or domestic violence, to name a few.
In addition to the growing homelessness crisis in our area, the economic downturn brought on by the global pandemic has caused job and income loss, food insecurity, and the isolation has caused an increase in substance abuse, mental health issues, domestic violence and child welfare calls.
The burden on our nonproft partners on the frontlines has increased and they will need our help even more. We are grateful for our generous supporters who have helped us weather this challenging year and continue to make a diference in the lives of those who need it. Founded in 1997 by the Home Builders Association (HBA) of Metropolitan Portland, Home Builders Foundation harnesses the resources and expertise of the home building industry to build and renovate shelters and transitional housing for those experiencing homelessness in our community. As an afliate of HomeAid, we do this through a unique approach that fnds builders and remodelers through the HBA and others in the industry who donate or heavily discount everything from labor to materials.
In 2020, despite the complications of Covid-19, Home Builders Foundation completed Anisa’s Place, a new home for girls escaping sex trafcking, with the help of over 60 trade partners providing over $400,000 of in-kind donations, a whole house remodel for Just Compassion, a resource center for houseless adults in Washington County, and work continues at the Veteran’s Village in Clackamas County where we added 11 new sleeping pods to expand the capacity. Natural gas offers comfort and convenience in any season
And any weather
If you’re a homeowner – or probably even if you’re not – you’re familiar with all the advantages natural gas delivers. In fact, from the precise heat of a natural gas cooktop to the warmth of a natural gas furnace, natural gas is known for creating homes people love to live in.
But creating a comfortable environment is only part of the story. That’s because in the event of a power outage, many of the appliances that use natural gas continue to perform. As we saw last winter, this versatility is significant because when you lose power, comfort becomes secondary to necessity.
Today, this topic is top-of-mind for homeowners and buyers. So, if you’re in the market for a new home or new gas appliances, there are a few things to check for before buying if this capability is important to you.
Now we’re cooking.
According to Bill Krasnagorov of Red Hills Construction, natural gas appliances are something homeowners are looking for, especially when it comes to cooking. When purchasing a gas range or cooktop, make sure the model you choose will still operate without electricity. That way, you can boil water if needed – something to consider as we’ve seen recently in areas of the Southern U.S.
Still in hot water.
Whether for bathing, showers or any number of household tasks, having hot water during power outages can’t be understated. If you choose to go with a conventional gas water heater, verify it has a continuous gas pilot light so it can keep working through outages. Tankless water heaters generally have control panels that require electricity. However, new tankless heaters can operate with a battery backup, so they can continue to provide hot water if the power goes out. Plus, having a battery backup in your home could also give you the ability to charge smaller devices like laptops and cell phones during outages. Feeling the heat.
Although all furnaces require electricity to run the blower motor, a natural gas fireplace can continue to provide warmth in a power outage. Note that many modern gas fireplaces require electricity to light the pilot. Look for a model that comes with a battery backup system for the ignitor.

A dependable favorite
Natural gas is much more than a reliable energy source – it’s a desired one. A recent study revealed that local homebuyers favor natural gas for heating, water heating and cooking, and that homes with natural gas features are more appealing than homes without them.
In fact, the independent study conducted by Escalent Research showed that when shopping for a home, the buyers not only preferred homes with features like natural gas heating and cooking, they were willing to pay more for those homes. The fndings of the study match Krasnagorov’s experiences. His company works closely with each of their clients to build their dream homes, and as they do, one thing holds true.
“They always land on natural gas appliances,” says Krasnagorov, noting that natural gas products for cooking, heating, and outdoor grilling are often included in the homes he builds. “Natural gas is a good product; people like it and they want it.”
The study surveyed 600 recent and prospective homebuyers in NW Natural’s service area and showed that an impressive 8 in 10 prospective homebuyers prioritized homes with natural gas.
