to move full-time to Southern Georgian Bay from Toronto after spending weekends and holidays here for decades. As my children approached school age, I knew I had to make a decision on moving so they could start at Beaver Valley Community School. To be honest, I hadn’t really thought much about how the school would benefit Daisy or her younger brothers Alexander and Harrison. They were at the school from kindergarten to grade 8. They made many friends who are still part of their lives today and were also very fortunate to be part of a circle of dedicated teachers, office staff and educational assistants who made every school day safe, fun and engaging. The entire staff cultivated a supportive learning environment, giving an extraordinary amount of effort to each event, field trip or project. I loved every piece of artwork brought home, including the handprinted turkey I still have tucked away! The school helped me fit into the community through friendships with other parents, helping during the school day and volunteering for field trips. They were helpful in sharing information about other activities that might be of interest to my children, such as Ontario Track3 Ski School, which Daisy attended for three years. Through the school, my children were able to try many different winter sports, which for Harrison led to a love of hockey, and for Alexander, a love of downhill skiing. While we were photographing the home of Jim and Laura Brace for this issue, I had the absolute pleasure of meeting their three children, who are also attending BVCS. We chatted, catching up on the latest news. They were excited to share their experience about a recent assembly, where everyone in the school was asked to come to school dressed as their favourite Disney character. With everyone gathered in the gym, it was announced that a very sweet and special girl was granted a trip to Walt Disney World from Make-A-Wish Canada. The joy and excitement in Laura’s voice and her children’s happiness for that girl let me know that BVCS is still a special place for everyone who learns and works under its roof.

SPACE AND STORAGE, things I never really had to worry about for more than 26 years. My husband and I recently sold our spacious family home, a four-bedroom, three-bath with large walk-in closets. As empty nesters we seriously downsized to a 1,000 sq. ft. “cottage in the woods” near Georgian Bay. We are loving it! We quickly added a few things we couldn’t live without – a deck, a hot tub and a big kitchen window. We then added a few things we thought we could live without – a dishwasher, freezer and microwave. (Really, who were we kidding?) In this first issue of 2024, we see how four families live in their homes. We visited two young, avid ski/snowboard families. Both have many fun elements in their new permanent homes. We spoke with Brad Abbott, a well-known architectural designer who brought his expert space-planning knowledge to a polished weekend home. Then, over to a new build on a quiet cul-de-sac in Thornbury with a cool ski waxing room, located conveniently close to the hideaway martini bar. The Pantone Colour Of The Year on page 132 is one of my favourite annual features! Windows connect us to the outside environment and flood our space with natural light. They balance the architectural design and can frame views of nature. Why would we cover them up? Well, window treatments play a role from a functional and aesthetic point of view.

PRIVACY & SECURITY If you live in a city, town or close to a busy roadway, window treatments provide privacy that can increase your feelings of comfort. If you own a vacation property, obstructing the views to the interior provides additional security.

GLARE CONTROL Whether working on a computer or watching television, window coverings temper the light to avoid casting a glare on your screens (specifically during certain times of the day or year).

SOUND ABSORPTION With the prevalence of open-concept homes and vaulted ceilings, drapery made with a dense, tightly woven fabric can aid in absorbing the noise that travels throughout your home.

LIGHT TRANSMISSION Window coverings can help to protect furnishings from fading and sun damage, particularly from the strong south or west sun.

ENERGY CONSERVATION Windows are constantly being manufactured to higher standards of energy efficiency but window coverings can still help (especially from the westerly winter wind or beaming summer sun). Heavy draperies layered with a honeycomb cellular shade can provide additional insulation value.

Location Consider the material, style and design of the window treatment and the characteristics and use of each room, as well as frequent occupants (greasy fingers from little people may affect your selections).

Style Window coverings can elevate the home from an aesthetic point of view to support the overall design and architecture. There are generally two types of window coverings – hard and soft. Soft window coverings include drapery, curtains and shades, while hard window treatments include blinds, shutters and screens. Drapery is typically more formal than curtains. They are often pleated and hung on rods mounted outside of the window frame

at the ceiling or above the top of the window frame. Curtains are mounted inside or outside of the window frame. An example is the café curtain, which has made a comeback in recent years. They are installed halfway up the window (typically within the frame), providing privacy in the lower portion while allowing daylight to stream in from above. Shades control light by filtering or blocking. Roller, Roman, sheer and cellular shades are examples. Depending on the options, they can be translucent, opaque or black-out. Blinds are either horizontal or vertical and made of several materials, including wood, vinyl, metal or fabric. Traditional blinds can tilt to control light and privacy. Vertical solutions include slats and panel tracks. Shutters are rigid panels in a frame with louvres that tilt. They have hinges that operate like small doors installed within the window frame. Screens can be sliding or folding, such as the Shoji screen.

Operation Depending on the type of window covering, motorization is becoming more popular with smart-home automation, especially for difficult-to-reach windows, large windows or windows with sensitive fabrics that you want to avoid touching frequently. Some systems require a hardwire during the rough-in phase (possible for new builds and renovations), while others utilize a rechargeable battery system. Be prepared that motorized window treatments cost significantly more than their non-motorized counterparts.

Cost Window treatments are an investment and should be a line item in your home build or renovation budget from the outset. To help determine costs, schedule an appointment with a local expert. They will evaluate your needs and tailor solutions to fit your requirements, your lifestyle and your specific house. For example, the style/type of window operation, whether you have traditional casing or drywall returns, and if you need black-out versus light filtering will all affect the best mounting solution, which will determine the measurements. It is best to consult a professional!

Care As with anything, regular maintenance will extend the life of your window coverings. The style, material and design of your window treatments will dictate how frequently they need to be cleaned, but generally dust or vacuum during your routine and add a deep clean once or twice a year. OH

REAL ESTATE MARKET SNAPSHOT – 2023 IN REVIEW

Sheila Shepherd & Jane Moysey In the interest of brevity, my focus for this report will be the three key trading areas and home types with which I have the most expertise: sales of residential condominiums and detached homes in The Blue Mountains, Collingwood and Clearview. I also serve Wasaga Beach and Meaford and would be pleased to provide an analysis for those areas for you upon request. The trend from 2022 of fewer sales and more days on market for the properties that did sell has continued. There were a total of 874 sales, the months of highest inventory were May through November with each month offering from 287 to 571 active listings. Meanwhile, the only month to exceed 100 sales was May with 110 sales. The months with the most number of sales were April through September. If no new listings entered the market, it would take about 5 months for all inventory to sell in the first half of the year, rising to over 8 months in the 2nd half. In actuality, the average number of days on market for a property to sell was 43 and at 96.7% of its asking price. The average sale price fell about 4.5% from 2022’s $980,617 to $936,297. 2023 was most definitely a Buyers’ market.

• 293 (298) single-family home sales; avg DOM of 34 (23); avg saleto-list-price ratio of 96.7% (98.9%); avg sale price of $898,232 ($1,031,870).

THE BLUE MOUNTAINS:

Fewer sales, longer sale times, detached homes down about 16%, condos down about 12%. • The high sale was a 5,800 SF home with 126‘ waterfrontage on Cameron in September for $5,750,000. • The low sales were 7 studio condo units in the hotels at The Village at Blue, selling from $205-$285,000. • 114 (170) condo sales; avg of 47 (33) DOM; avg sale-to-list price ratio of 97.5% (99.1%); avg sale price of $640,398 ($732,500). • 139 (183) single-family home sales; avg DOM of 50 (32); avg saleto-list-price ratio of 95.4% (97.6%); avg sale price of $1,497,957 ($1,789,472).

CLEARVIEW:

Fewer sales, longer sale times, home values down about 11%. • The high sale was a 99+ acre farm near Stayner, developable, in January for $9M. • The low sale was an 1,181 SF home in Avening in November for $295,000. • 156 (183) single-family home sales; avg of 42 (31) DOM; avg saleto-list-price ratio of 97.2% (97.6%); avg sale price of $949,025 ($1,074,264). A

Alex grew up in Toronto and Collingwood and enjoyed skiing the slopes of Craigleith Ski Club from the age of one. His parents were ski patrollers for many years, which offered him the opportunity to enjoy the sport in every respect, including joining the racing team at the club. Haelie was raised in Medicine Hat and after meeting Alex while travelling in Greece, made her way east to begin their life together. Like Alex, Haelie has great affection for outdoor living. Alex is the owner and operator of Assante Wealth Management in Collingwood and happens to be a world-class squash player. Haelie, who works alongside Alex at Assante, is a master-class swimmer. They also share a common passion for the hills. Alex is an avid skier and Haelie snowboards. Along with their two children, Hudson and Rylie, skiing is the focus during the winter season and that focus ultimately led them to their new home and an ideal location to really appreciate their devotion to the sport. “It really is living the dream,” says Alex. “We love our place and its connection to nature.” In the fall of 2019, Alex and Haelie were driving by the base of the hill when they noticed a sign outside the house (they now own) that read Coming Soon. “It is very rare for one of these slope-side properties to come up for sale, as they are usually multigenerational,” Alex says. A chance to purchase a home that would offer the family ski-in and ski-out, couldn’t be missed. Continued on page 58

“It was structurally sound, and we knew it could be reworked and given a modern touch,” says Haelie. “My father is a retired architect, and we were able to find the original blueprints, some pictures and measurements and sent them to him, along with our wish list. We wanted to be able to appreciate the outdoors through large windows and doors and make sure we had easy access to and from the hill. We were looking to have great space for gathering lots of friends, club members and family,” Haelie says. “We also wanted the place to feel cosy and comfortable, like a lounge at a ski resort. We wanted a two-sided fireplace between the living room, the kitchen and dining area, high ceilings and lots of areas for everyone to relax and feel at home.”

Once the renovation plans were on paper, Alex and Haelie contracted Zack Hopkins of Hopkins Building Inc. to work his magic. “Alex and Haelie knew exactly what they wanted and were really easy to work with along the way,” Zack says. “They were very patient, and things went very smoothly throughout the building process.” Alex, Haelie and the kids lived in the home during the renovation. Zack built a false wall to separate their living quarters from the workspace and for almost a year, the family lived, worked and played alongside the Hopkins crew. “We all became pretty close during that time,” says Zack. “Some of my guys would even pick the kids up from the school bus occasionally. We kind of became part of the family.” “It was wonderful really,” says Alex. “We were basically glamping for nine months and it was a lot of fun for everyone.” Continued on page 60

Large spans of glass were installed to bring the wooded hillside into frame. The 12-foot double doors to the deck make for a seamless transition. A single-car garage was converted into a lovely sitting area. A ski room with easy access was a must and giving the entire house a new wood facing, as opposed to the original stucco, brought it from concept to completion. “We always saw the woods as a “piece of art” and Zack helped accomplish that,” says Alex. “The first time I saw the place, I actually skied down to the back deck from the peak of the hill. Alex intends to complete the whole concept of ski-in/ski-out, by making a run down the hill through the back door, down the hallway and out the front. Between the intentional planning of having the straight shot from one end of the house to the other and no small amount of prowess on skis, there is no doubt Alex will get the job done. SELECTING THE RIGHT SEEDS Nothing spurs the hope of spring more than sitting down with a seed catalogue in the dead of winter. Selecting seeds can be overwhelming, so making a list first will help. Know your climate and the conditions your seedlings will be exposed to when they are ready to plant. Do you have enough sun, how much wind and what kind of soil do you have? Opt for vegetable, flower varieties and native plants with a growing season that is in line with your location’s frost-free days. Southern Ontario has a spread of 115-190 frost-free days, depending on where you live. If you are just beginning on this garden journey, a local garden club will offer a great pool of experienced gardeners to help you choose which plants to grow. Continued on page 66

BASIC ELEMENTS FOR STARTING SEEDS INDOORS Late winter to early spring is the prime time for sowing seeds indoors. Follow the instructions on the package. Tomatoes, marigolds, basil, zinnias and cosmos are a few that are easy to start from seed. Always check the light and moisture requirements. There are no big secrets to starting seed. You will need patience and attention to detail, potting soil, containers, light, water, humidity and sometimes heat.

WATER AND HUMIDITY: Too little or too much water produces the same result – dead plants. Checking daily with the finger test is the best way to tell if your babies need water. It is best to let the soil dry out a bit between waterings. Keeping a container of water nearby keeps the water at room temperature and allows the chlorine to evaporate. Bottom watering is best. Houses can be drier in the winter than the seedlings like. You can use plastic bags to create humidity tents when needed. Watch out for mould on the soil surface. Using a fan to circulate the air is very helpful in preventing disease.

NUTRIENTS: Once the seedlings have produced their first set of true leaves (not the cotyledon), start to fertilize them. If you are wanting to keep your plants organic, fish emulsion or liquid seaweed are great fertilizers. (Cats might be attracted to your seedlings if you are using fish emulsion so beware!) The process of sowing, tending and witnessing the transformation of tiny seeds into thriving plants is a gratifying journey that connects us to the land and its rhythms. By selecting the right seeds and embracing the challenges and joys of gardening, we can cultivate our own slice of horticultural paradise. OH

POTTING SOIL: Needs to hold moisture, drain well and be free of contaminants. Special bagged potting soil for starting seeds is available at hardware stores or garden centres. CONTAINERS: You can buy seedling trays or make your own from a variety of items you have at home, such as egg cartons, plastic bottles with the tops cut off or Styrofoam cups. Each needs to be clean. LIGHT: It’s one of the most important elements to starting seed. Seedlings need lots of light. Fluorescent lighting allows you to grow your seed anywhere you have an electrical outlet. There are some fancy kits out there, but you can also visit a Re-Store and pick up a used fluorescent light and hang it from the ceiling. Putting your seedlings at the windowsill is okay if you have a southern exposure, but you will need to turn the trays, so the seedlings don’t all bend towards the light. 66 | ourhomes S K I S E A S O N 2 0 2 4

When Kevin Cowie found one of the last lots remaining at the base of Alpine Ski Club, he quickly scooped it up to build a hideaway for his extended family. Kevin is a partner at Sierra Building Group alongside Jeff Kansun. They specialize in custom builds and project management, working primarily between Toronto and Collingwood. Kevin and his family brought in architectural designer Brad Abbott of Abbott Design Ltd. to design a home that makes the most of the property’s mountain views. “The views guided the design and orientation of the structure itself,” Kevin says. “We are a full-service firm with the ability to take your project from start to finish, including site selection and planning, building design, interior design and landscape design,” Brad explains. He is known for assessing the merits and limitations of his clients’ sites and developing a unique concept for each one. Much of his work is here in Southern Georgian Bay, extending to Toronto, Muskoka and Prince Edward County. Brad’s collaboration with Sierra Custom Homes was an ideal match for him. “They were not only knowledgeable about building, but also had a great taste for modern architecture.” Continued on page 72

feature The Cowie family’s pie-shaped lot presented both a challenge and an opportunity. To make the most of it, Brad envisioned two split-level buildings, one behind the other, with an atrium entrance in between linking the two. Brad says the staircase by Deluxe Stair & Railing Ltd. “became a design feature of the atrium, but it’s also effective in linking the four levels. “It’s a good separation between public and private space. We also had to get up high for that prime view. That’s how we came up with the idea of putting the garage at the front of the lot and with the principal living space on top.” The bedroom wing is behind it taking advantage of the wider portion of the lot and the slope to provide a walk-out basement. “Every room enjoys an abundance of natural light, and those that really need it get the best view,” Brad adds. Kevin and Jeff helped to bring Brad’s design to life. “It’s not stark Scandinavian, but it pulls in a lot of light and bleached wood tones,” Kevin says of the home’s style. “We were going for warm and inviting.” Continued on page 75

Kevin says the great room is the showstopper. It features angled windows from Tiltco Architectural, which are essentially a skylight and a window in one. “If it were just a rectangular window at that elevation, it would still be a beautiful view, but those views of the mountain through the angled windows, especially on a really snowy day, are spectacular,” he says. Kevin emphasizes the importance of a well-coordinated team of trades and suppliers. Chubin Fine Cabinetry completed the millwork throughout the home with a high degree of craftsmanship. Tile is from the Cowie family’s business, Centura Tile, while countertops are Caesarstone from Marble People. The security system was installed by Red Brick Group, with landscaping by Springscapes Inc. Continued on page 76

“The project was to build not just a house, but a sanctuary for a family to gather and create lasting memories,” Brad reflects. These days, the popularity of birding is increasing, driven by younger demographics, and super-accelerated by the pandemic, which sent people out into open spaces in droves. Once out there, while tuning into nature, surprising numbers of people discovered birds, photographed birds and got interested in birding and bird photography. Around the same time, word about the Merlin app spread fast. This app records birdsong around you and pops up an identification on your phone, making the formerly difficult task of identifying one species from another much easier. With so many new fans, birding has evolved into a cool, interesting, fascinating and popular pastime. But for those newer to birding, as you delve deeper into the sport, you may be baffled by some of the words experienced birders bat about. A secret language even, (defined as a language used only by members of a group). As such, a bird-words primer may be helpful. So, as you hang up your binoculars for a bit of a winter break, it’s a good time to learn the lingo that has evolved. 80 | ourhomes S K I S E A S O N 2 0 2 4

One of the first terms a neophyte birder may come across is lifer. A lifer is simply a coveted first-time sighting of any bird a person has never seen before. A new tick on your Life List. Yes, most birders keep a record of every species they see on their Life List. Adding a new species to this list is what keeps you in pursuit of new-to-you sightings, and it’s what keeps the game interesting. Keeping a Life List is easy. You might start with a Yard List on your own property. That is a great way to while away the winter months when your feeders are most active. But come spring migration, any number of new species may take a rest-stop break in your yard. Your list will grow surprisingly fast. Many birders like to sort their sightings into other lists as well – perhaps a city or county list, your province, country, even a world list. Too many lists to keep track of? Nope! Each of these lists can be sorted for you if you enter your sightings into eBird!

eBIRD eBird is one of the largest natural history databases in the world, developed to capture the vast numbers of bird observations made each year by both hobby and professional birders. Simply enter where you were birding and select all the birds you identified on the provided checklist. Everyday recreational sightings contribute enormously to the data formerly collected by biologists alone. eBird transforms even your most casual sightings into scientific data. You’ve become a Citizen Scientist, and you have access to all your records at your fingertips, to boot.

As a new birder you may be frequently asked “What was your spark bird?” Many have a certain sighting or moment that sparked their interest in birds, and for some reason, drew them into the world of birds. A spark bird can be any species – a grand eagle, a gorgeous woodpecker, even an obscure LBJ (little brown job) that mesmerized you with its song.

FOY JOY Spring migration brings on a whole range of words to describe what’s happening at this most birdy time of year. Seeing a familiar species for the first time in the year gives you a shot of happiness, or FOY joy (First Of Year). It’s not unusual to hear birders say “that’s FOY joy.” If you see a group or a flock of birds in migration, you are witnessing vis-mig – visible migration, which you scan with your bins (binoculars) or scope (telescope) to start the ID process by their GISS – their general impression of size and shape. “It has the GISS of a buteo, not a falcon.” 82 | ourhomes S K I S E A S O N 2 0 2 4

ALPHA CODES

Occasionally, a rare, but truly amazing phenomenon occurs during spring migration, when a bad-weather front stops a major migration in its tracks, forcing the birds down to the ground. In these fallout situations, it can almost literally be raining birds, resulting in an awesome experience for birders. Not so much for the beleaguered birds.

Now just when you think you’ve mastered the commonly used bird lingo, you’ll begin to hear birders refer to birds by strange fourletter code words. The common Mourning Dove is a MODO, American Robin is an AMRO, Turkey Vulture is a TUVU, and on it goes. These alpha codes originated with bird banders but have become mainstream in general birding thanks to their usefulness when, say, hurriedly writing down birds seen on your outing, or calling out attention to a flyby. The codes are generally composed of the first two letters of a bird’s name, as you may have noticed above. They make for some interesting calls out in the field – “GREG overhead!” (Great Egret).

GOOD BIRDS If you’re lucky, one day you may chance upon a stray, vagrant, over shooter or accidental – a bird that has somehow flown or been blown off-course, far beyond their home territory. This is exciting stuff and these special sightings, of course, have another set of descriptives. Some strays show up each year, generally overshooting the north edge of their home range. These are considered a good bird. But then some are so rare that they are honoured with the title mega, mega tick or crippler! A first sighting ever in a region, such as in all of Ontario or Canada, is a mind-blowing mega. These are birds that tend to be from entirely different continents! How do they get here? These are birds that twitchers (extremely keen birders) chase (not literally; just drive, fly or otherwise get to the location of the mega as soon as possible, usually dropping everything to go). These rarities are birds that twitchers chase when they’re doing a Big Year. Many an avid birder decides at some point to see as many birds as they can in one year, striving for a personal best, or even a county, province, country or world record! More commonly, birders will do a Big Day, often to raise money for charity, and will bird for a full 24 hours, usually in the peak of migration to maximize their sightings.

FUZZY LI’L BIRB Finally, there is the less serious side of describing certain birds, often used to comment on internet images. Birb, or berb, is a deliberate misspelling of bird and is used as an affectionate term for cute little birds – “fuzzy li’l berb,” “sweet li’l birb.”

The home is finished in a Scandinavian hygge style, with an exterior of dark timbers, a long, dramatic roofline (Classic Roofing Systems Inc.), and large windows by Atek Windows & Doors and Cedarport Window and Door Centre. The interior is clean and cosy in white, black, earthy grey and warm wood tones. It is the combined creation of architect Kaegan Walsh, Dave Eaton of Baylyn Construction, and John Mealey of North Shore Ltd. (formerly The Flooring Place and The Glass Place). “It was a real pleasure working on this house with John and his team, who delivered great service and quality,” says Dave. Continued on page 118

John Mealey applauds the process of bringing visions and skillsets together to realize the build. “It starts with a great builder and architect,” he says. “Dave Eaton is a well-known builder in the area with years of experience building quality custom homes. Kaegan and Dave did an outstanding job maximizing the build within constraining factors with the lot’s proximity to a wetland and ravine. I have known Dave for more than 25 years and we always work well together. We also really enjoyed working with Kaegan, who is a very progressive architect with excellent taste and attention to detail.” Walking through the home, every line and angle feels purposeful. The palette has been selected to contrast with the natural world outside, and to effortlessly conjure it. Sleek black cabinetry sets off the white and honey-coloured countertops (both by Corinthian Kitchen and Bath Studio) in the same way birch trees outside complement the cedars. Glass (supplied by North Shore) is used throughout the home, including on the second-floor mezzanine. The result is light – in every room, in every corner. Continued on page 121

The pièce de résistance is without a doubt the living room fireplace, consisting of long porcelain tiles installed lengthwise to rise to a height of 20 feet. “The fireplace is a work of art,” agrees John. “This was the first time we used this format, and while we had to purchase some unique tooling and training, we used our glass handling equipment and know-how to handle this type of large format tile. The mantel features mitered corners and provides a super-clean, minimalist design that we are very proud of. Also, the backsplash is very interesting, with its raised profile tile providing texture to the space with its elongated design – it creates an interesting feature without being overstated.” As personal friends of the homeowners, John and North Shore enjoyed the privilege of being trusted to supply and install key features of the home, including the fireplace. “Kaegan Walsh and Alicia Lumby, project manager at North Shore, worked closely with the clients to source materials in keeping with the design intent,” says John. “In some cases, materials were considered that would be budget friendly, while in other areas that would be used for entertaining and everyday use, the clients chose to splurge a little to really showcase the design features.” Continued on page 122

A complex project like this one, that takes a home from blueprint to realization, is a cooperative process with dozens of players. “It’s very important to work well with all trades in order to execute the job,” John says. “For example, we worked closely with Chantico Fireplace Gallery and Clearlite Electric to ensure all components of the fireplace worked together. Dave Eaton has established strong relationships with all trades, which makes it very easy to address issues as they come up. We are used to working with the same tradespeople on each site, which minimizes issues and improves efficiency – which ultimately benefits the homeowner.” John talks candidly about the financial costs associated with building and recognizes that homeowners are looking to get the most for their investment, and now more than ever, the interest in cost-saving measures is a driving trend. “When investing millions and living in the home for many years, it is critical to do the research up front,” he says. “The reality is that building a home is very complex, and the costs are real to do it right. There are ways to reduce budget without compromising the build quality, such as reducing square footage, using lower-cost finishes in areas that are not utilized, pre-paying supplies and staging the build over a period of time.” With more than 15 years in the business, John has a lot of advice for those just getting started on a homebuilding journey. “The key is to make as many decisions as possible as soon as possible, and prior to the shovel entering the ground. Really understand the plans. Working with a designer is a good decision, but remember that you have the final say. Don’t be afraid to voice your opinions on choices and costs – you must live in the space ultimately, not the designer.” Continued on page 126

cooking at home INGREDIENTS (Serves 4) 1 Tbsp cooking oil (olive or avocado) ½ cup shallots or onion, diced 2 cups sliced mushrooms 2 Tbsp soy sauce Salt and pepper 1 Tbsp flour 2 Tbsp fresh herbs (thyme or rosemary) 2/3 cup dried lentils, rinsed and drained*

1 Tbsp tomato paste 2-3 cups vegetable broth 3-4 cups mashed potatoes, to serve *Soak lentils overnight for better digestibility, but not required.

DIRECTIONS In a large pot over medium heat, add oil and shallots. Sauté for 2 minutes, stirring occasionally. Add mushrooms and soy sauce and sauté for 5 minutes. Add salt and pepper to taste. Add flour and stir until combined. Add herbs, lentils, tomato paste, and 2 cups of vegetable broth. Reduce heat and simmer for about 20 minutes, adding more broth as needed. Once lentils are cooked and tender, taste and adjust for seasoning. Serve over mashed potatoes and enjoy! OH

There is a proper way to organize your fridge. Those drawers at the bottom aren’t just for hiding wilted spinach and forgotten herbs. A well-organized fridge not only looks good, but it ensures food safety and food quality.

HERE IS HOW YOU SHOULD ORGANIZE YOUR FRIDGE: The Top Shelf: Ideal for ready-to-eat foods, leftovers, drinks and foods that do not require cooking. By keeping these foods on top, you are limiting the risk of potential cross contamination from raw meat or fish. Foods that don’t require cooking should never be stored under raw meat, just in case there is some unintentional drippings. That can lead to a food poisoning nightmare. The Middle Shelf: You might have one or two, depending on the size of your fridge. It’s the most consistently cold area, so it’s perfect for eggs, milk, yogurt, deli meats and cheese. Alternatively, you might have a small drawer in the middle of your fridge, where you can also store deli meats or cheeses. The Bottom Shelf: Also consistently cold. Store your raw meat or fish here. It’s best to store raw meat on the bottom shelf, so that if it drips or leaks, there’s a smaller chance it will contaminate something that doesn’t require cooking (or cooking to the same temperature). The Drawers: They are intended to control humidity. If you have two drawers, one is high humidity (for berries, broccoli, lettuce, peppers and cucumbers) and the other is low humidity (apples, pears, kiwis and peaches). In an ideal world, one of these drawers would be used for raw meat, since it’s at the very bottom, with nothing below it. But if you need to use both for produce, consider keeping your raw meat in a clear plastic container or bin. The Doors: This is the warmest part of the fridge, so store foods that are not sensitive to temperature changes here. It’s perfect for condiments, jams, hot sauce, canned or bottled drinks and juices.

IF YOU GET THE SUDDEN URGE TO ORGANIZE YOUR FRIDGE, THERE ARE SOME STEPS TO TAKE FIRST: 1. Give it a good clean. Take everything out, including the shelves and drawers. Wash everything with hot, soapy water and then dry with a clean cloth. Throw out any food that is expired, growing mould or you know you won’t eat. 2. Restock your fridge in the proper order. If you have multiples of things (milk, yogurt, pickles), put newer, unopened containers behind opened ones that you want to eat first. 3. Label containers. This step is optional, but if you’re prone to putting something away and forgetting what it is, or when you made it, save yourself the food waste and headache by adding the date and what it is to some tape and stick it on the container. After the holidays or early in the New Year is a great time to clean and organize your fridge. Out with the old and in with the new. OH

If it’s a multi-purpose zone such as a main-floor great room or a gaming area with a pool table and bar, there will be ambient light and sound issues, so it’s better to stick with a large flat-screen television and strategically placed speakers. If you’re a film enthusiast looking to faithfully recreate a movie theatre atmosphere, a dedicated room that can be effectively darkened, with a ceiling-mounted projector, screen and more complex sound system will be a better fit.

“Really cool projection technology is readily available,” says Jason Rodrigues, general manager at London Audio, an audio/visual company specializing in home entertainment and automation. “For a multi-purpose media room, the current standard is a 75- to 98-inch high-definition 4K TV. Those with bigger budgets could opt for an 8K ultra-high-definition TV or the 114- to 140-inch micro-LED walls that are now available for residential use.”

John Stumpf, manager at Fergus-based Station Earth, a custom electronics integration company specializing in the design and installation of high-performance home theatres and automation, says shortthrow laser projectors will soon become more commonplace. These hybrid TV/projectors can throw a crisp image onto a 120-inch screen. The revolutionary LG Signature rollable television is also now on the market. The technology is housed in a sophisticated low black console with a front speaker and a 65-inch television rolled into a tube that can roll up for viewing or back down to disappear.

SOUND ADVICE According to Jason, “You can’t have a good home theatre without good audio. Clear, quality sound elevates the viewing experience, so it’s important to invest in highperformance speakers. Entry-level packages include five speakers and one sub-woofer and go up from there.” John recommends installing Dolby Atmos overhead channels, which typically include 11 speakers and four subwoofers. “We can directly place the sound within the room, providing an enhanced experience. You feel like you’re in the middle of the action – inside the car during a high-speed chase, in front of the tanks rolling towards you or directly beneath the plane flying overhead.” But he adds, “don’t forget the soundproofing.”

“We grew up snowboarding on the weekends and later worked together at the terrain park. We eventually got married here,” recalls Laura. Jim, a former member of Canada’s national snowboarding development team, competed throughout North America and Europe in half pipe competitions during the early 2000s. The couple settled in Oakville but purchased a chalet at Blue Mountain in 2018 as a weekend getaway. After a flood ravaged their Oakville home in 2020, they took refuge at the chalet while repairs were made. They considered staying in Oakville but their strong connection to Blue Mountain prevailed and they decided to permanently relocate with their children, twins Jack and Tommy, 5 and daughter Bertie, 7. “We sold our home in Oakville and decided to completely rebuild the chalet,” says Laura. “It was 50 years old and an awesome place but we knew it wasn’t a forever home.” Continued on page 152

The Braces entrusted the new build to Evan Reid, owner of Evolution Custom Building – a childhood friend and fellow snowboard enthusiast. “Evan is one of our best friends and we really wanted him to build our house,” says Laura. For 22 years, Evan has specialized in custom-built homes. He has owned his business for 10 years and loves finding creative solutions to challenges that arise during a project. “Our crew does not funnel into the easy way out,” says Evan. “We put our heads together to come up with the best solution for all parties.” Jim and Laura were involved in the planning and construction of their home. Laura, a structural engineer, worked alongside Barill Engineering Ltd. to develop shop drawings and tweaked plans supplied by architectural technologist Pamela Farrow. “We had such a good experience with Pamela,” says Laura. “She shared the plans with us in CAD (computer aided design) so we were able to adjust the floor plans as the house evolved.” Laura’s parents had a great experience working with Pamela when she designed their home in 2012, so Jim and Laura were excited to work with her as well. Jim, who owns PTNR, a print and fabrication company, along with friend Juri Kongats from KoPro Solutions, assisted Evan with the construction, including building the elegant, three-tier Douglas fir stairase and fabricating the steel beams used in the structure. “Jim and I spent a day in the bucket of a genie lift assembling the steel structure,” recalls Evan. “Probably the most fun day I’ve ever had in construction. And so fun to share that with a great friend.” Continued on page 155

The brick veneer accent wall by E/B Quality Renovations in the kitchen adds an unexpected design element to the space. Perimeter counters are quartz from the Marble Granite Depot with rich maple wood used on the island. Cabinetry was supplied by GK Interior Solutions. Lighting was sourced through Georgian Design Centre. Kitchen and bath fixtures were sourced through Atlantic Plumbing and installed by Pipeworx Plumbing.

The couple incorporated green technology to conserve energy and reduce their carbon footprint. Solar panels on the roof, installed by Hammond Renewable Energy, significantly cut their energy consumption. “What we don’t use goes back into the grid,” Jim explains. An automated system installed by Abtron Electric controls the lights and can power down the house via smartphone. The entrance level features a heated slab that warms most of the house while a pump/forced-air system provides additional heating and cooling as designed by Bryan’s Fuel and installed by Zeke Air. The four-bedroom, three-level family home evokes a contemporary mountain

vibe. The house is infused with a mix of metal, wood and stone that creates a warm, yet industrial ambience. On the ground floor, the spacious rec room/ bar is ideal for watching television, entertaining or enjoying cocktails with friends. Exposed steel beams intersect the ceiling of the open-concept room while a brick veneer accent wall by Paul Bauer of E/B Quality Renovations adds a rugged flavour to the space. A narrow hallway off the rec room links a guest bedroom, storage, playroom and bathroom. White shiplap cladding and doors with overhead transom windows brighten this corridor while an adjoining boot room conveniently stores coats and gear. A generous mapletopped island that doubles as a breakfast bar is equipped with blue cabinets from GK Interior Solutions Inc. A stately floor-to-ceiling two-sided granite fireplace constructed by Hart Strong Contracting sits majestically in the great room. Exposed beams intersect the rustic cedar ceiling while a sitting area skirts a pine coffee table Jim built. “I made it from leftover supports from the outside of the house,” he explains. A highlight of the great room is a slice of nostalgia from the couple’s youth. A steel chair lift, salvaged from the terrain park where Jim and Laura met, is suspended from a support beam. “It’s our lucky number 32, many laps were taken on that chair and now the kids love swinging on it,” says Laura. This hallway on the second level leads to the children’s bedrooms and follows the same design as the hallway on the main level. Trim and interior doors for the project were supplied by Thornbury Home Hardware.

The children’s bedrooms and play area are every kid’s dream. A rock-climbing wall, play zone and jungle-gym bed provide hours of entertainment. Their beds are covered with quilts Jim’s mother made from t-shirts recouped from snow and wakeboarding events. Laura’s office is a cosy nook with a fireplace, sitting area and workspace. Hanging above the fireplace is a striking portrait of Jim’s mother. “One of his Dad’s groomsmen painted it as a wedding gift,” says Laura. Continued on page 160

On the third level, the primary bedroom and adjoining en suite are a comfortable haven, reminiscent of a soothing spa. Basking in the deep soaker tub, situated in front of windows overlooking the mountains, is the ultimate way to unwind after a long day. A walk-in steam shower is one of Laura’s favourite features. “The sun rises in the morning and streams through the windows. It’s a pretty amazing spot.” Georgian Design Centre provided the soft subdued pendant lighting illuminating the grey quartz counters and double sinks. With snowboarding season in full swing, the Brace family is enjoying weekends on the slopes and cosy evenings in their unique alpine chalet. OH

cooking at home INGREDIENTS (Serves 4-6)

Cake 1 cup all-purpose flour ½ cup white granulated sugar ¼ cup cocoa powder 2 tsp baking powder ¼ tsp salt ¾ cup milk ¼ cup unsalted butter, melted 1 tsp pure vanilla extract

Sauce ½ cup white granulated sugar ½ cup packed light brown sugar 3 Tbsp cocoa powder 1-¼ cups boiling water

DIRECTIONS There are two layers to this cake.

Cake Layer Preheat oven to 350˚F. In a mediumsize bowl, add flour, sugar, cocoa powder, baking powder and salt. Stir in milk, melted butter and vanilla extract until combined. Add to a buttered and floured 9-inch square or round pan.

Sauce Layer In another bowl, combine sugar, brown sugar and cocoa powder. Sprinkle this mixture over the cake batter in an even layer. Carefully pour the boiling water over the top, being careful not to disturb the layers underneath. Do not mix the layers! Bake for 30-35 minutes. The middle of the cake will still jiggle when removed. Wait 15 minutes before serving, but the cake is best served out of the oven on the day you bake it. OH

CHRIS NEAL Chris Neal and his brother Peter started Neal Brothers Brands after graduating from university back in 1988, making gourmet croutons in their mother’s kitchen in Aurora. They sold and hand-delivered their packaged croutons to high-end food markets in the GTA. They were a hit. Their product line quickly expanded with a goal to always produce “better for you” snack options. Today, their renowned food products include organic corn chips, vegan queso, plant-based salad dressings, barbecue and tomato sauces, and Crank Coffee. Chris is also a partner in, and the CEO of, Jonluca Neal, a Canada-wide food distribution company. Chris and Peter marked 35 years in business last May and continue to donate a portion of their profits to many causes, especially food insecurity initiatives. Chris and his wife Wendy, a designer, recently bought a century home in Thornbury and are currently renovating. It’s here where they spend time with their twin daughters Sarah and Zoe, recent graduates of their parents’ alma mater, Queen’s University. Chris and Wendy love to walk and hike the trails with their dog Mollie. In summer, Chris and Wendy ride their Harleys. OUR HOMES spent some time with Chris and Wendy at their new home. OH: Why and when did you and Wendy decide to settle in Thornbury? CN: We were fortunate to have good friends from Aurora invite us up to Clarksburg in the late fall of 2022. It was an incredibly warm, sunny weekend and we spent most of it walking the two towns. We were so taken with the area that we were back up looking at five homes the following weekend and ended up on Bruce St., just south of the main strip for the winter. In love with the people and the area, we almost immediately knew this felt like home and so, early in the spring, we purchased our home in the heart of Thornbury. OH: How did your company Neal Brothers Brands and Crank Coffee influence your love of the area? CN: I have been coming up since the early 90s as I was the “delivery driver” for this area and was up regularly, but only for the day. We have lots of retailers in the area,

and for years have been involved in different events year-round and so I was already familiar with the beauty of the area and the relaxed pace. OH: Why is community and giving back so important to you and your companies? CN: We were fortunate to have great role models in our parents. Charitable giving of both our time and money was a part of our life growing up and became a natural extension of how we ran our business. As a consumer brand we rely on the support of the public and it only felt natural for us to make charitable contributions a part of our way of giving back. OH: Tell us about Manley, your latest endeavour. CN: Manley was the idea of my brother Peter and a friend during COVID. It is a line of men’s underwear with an added membrane to stop the dreaded pee spot and a per cent of all revenue will go towards supporting men’s mental health. We are now a team of six very diverse and talented owners who are working at building this direct-to-consumer business. OH: How do you spend your down time? CN: Wendy and I love that this area is a true four-season lifestyle. Whether it’s walking town or along the waterfront, hiking, skiing/snowboarding or exploring the area soon on our motorcycles, we are both incredibly relaxed when we’re up here. Much of our time currently is being spent on projects around the home, something we both love to do. OH: What was your favourite meal growing up? CN: It was Sunday night roast beef dinners. It was our standard Sunday night fare and always included roast potatoes and home-made gravy.

OH: What’s in your fridge? CN: We always have a good selection of condiments, including a variety of Heartbeat Hot Sauces and Kozlik’s Canadian mustards, as well as a wide variety of both hard and soft cheeses that get added into everything from salads to sandwiches and of course, enjoying solo. OH: What are your favourite restaurants in Southern Georgian Bay? CN: We can’t believe how fortunate we are to have such a vast array of great establishments within walking distance of our home. Bruce Wine Bar, our go-to for dining in or take-out, Fabbrica (Chef McEwan is a customer of ours for his retail shops), Bread and Butter Co. and The Corner Café & Grill are all regular haunts! OH: What are your favourite shops and markets? CN: Buying a second home means you must furnish a second home, they rarely come with any chattels, unlike when you’re purchasing a cottage. are part of our regular weekly tours and a lot of our pieces have come from these stores. We love The Nest in Collingwood as well. As art lovers, pieces from Loft Gallery Inc. in Thornbury, The Clark in Clarksburg and Butter Gallery in Collingwood all adorn our home. Food – now we’re talking – and there are lots of great shops. Surf and Turf Blue Mountains, The Cheese Gallery, Goldsmith’s Market and Foodland in Thornbury are all amazing operators, friends, and customers of Jonluca Neal, our distribution business. OH

OUR HOMES: Tell us about your very first visit to Southern Georgian Bay. Chris Neal: My dad’s colleague rented us his ski chalet, on Kitzbuhl Crescent in Craigleith, in 1975 and 1976 for the month of August. I vividly remember running across Highway 26 to Northwinds Beach with my parents and two brothers, where we would slowly work our way into the icy waters of Georgian Bay.
